What Causes HVAC Units To Freeze Up?


If you are living in the Washington DC Metro you have Two options for weather.  One is extremely hot and humid with no rain.  Second is severe storms that bring mass destruction and heavy rain in short waves.  BTW, both come with unbelievable humidity.  Who is moving to DC?  It is actually a great place to live just need to be prepared for the mid summer months.  With that said we here at Vito receive over 100 daily service calls regarding plumbing, heating and air conditioning problems.  We have been doing this for over 78 years, so we have heard and done it all.  Of course when you think that you something new.  However, there are some things that are simply “the facts” when it comes to reasons why your AC unit is freezing up.  They are and in no particular order:

— Dirty filter caused from not frequently changing your filters (twice per year at minimum).

— Bad Fan motor

— Low Freon

Bad fan motor is the most serious / costly but Freon can also be an expensive repair.  The key is to have the system checked before the heating and cooling seasons are mid stream.  View this like an oil change for your car.  With the proper attention your system will last longer, work better and more efficiently and save you future headaches.
