Install New Smart Thermostat: recovered all old refrigerant from equipment and set and installed all new equipment and tied everything back in from lineset to wiring and drains and fired everything up and checked for proper operation and installed new thermostat
I arrived at my customer home for a two systems heat maintenance outdoor temperature is 69 degrees at this time customer like his/her thermostat set between 65 and 80 degrees in the home I adjusted customer thermostat five degrees above the room temperature in heat mode customer do not have any replacement air filters at this time and will replace them later I check all amps and components indoor both systems working properly at this time. I will provide pricing for replacement for the basement AC and coil 4ton
upon arrival of home I noticed that the customer has two 75 gallon power vent heaters in the basement of the home. one of which is 18 years old and the other is 17 years old. I explained to customer that there were risks at state with flushing heaters this old. customer complied and only wanted one of the tanks flushed. I then flushed the 17 year old. customer wanted prices on 50 gallon power vent which was $4846. and the price of a 75 gallon heater is $5783. I flushed one of the heaters . customer had a $79 coupon. customer will call us when ready to replace.

Basement 80% gas furnace standing pilot - system run for five minutes over heat shut down and start up when cool off, chamber rust around the edges, blower fan motor drawing 3.8 amps, blower fan motor leaking oil both systems working at this time.
09/11/2024 I arrived at my customer home for the outdoor compressor not running I did a full system check and found easy trap trip and drain pipe clogged I unclog indoor drain pipe check all amp and components indoor and outdoor AC systems working properly at this time customer signed up for Vito VIP plan duct cleaning and air scrubber customers going out of town and would like work to be done when he's back.

09/10/2024 Examined area of concern by customer. Kitchen sink is backing up and bar sink has standing water in it. Documented issues. Spoke to customer regarding history of clogs in this specific area of home over the years. Gave customer investment option to restore flow in kitchen sink and reduced investment option to restore flow in bar sink on other end of kitchen. Customer agreed. Brought protective floor covering inside and prepped area for repairs. Brought equipment inside and staged on dropcloth. Attempted to open cleanout under kitchen sink and black waste produced. Closed cap and cleaned gunk. Drained bar sink and disassembled drain undersink. Ran total of 52.5ft of drain cables through drainline to smell sewer gas produce, indicating I have broken through all clogs in branchline and reached stack. Pulled cables back to reveal exuberant amount of grease covering cables. Wipes cables as they came back and wrapped in basket. Moved protective covering and equipment to kitchen si
09/09/2024 Examined area of concern by customer. Arrived and met Mrs. Martin. Mrs. Martin made me aware that water is not producing through dishwasher. I made customer aware that we do not work on appliances, but, with my knowledge, there is a couple areas I can take a look at and formulate an opinion of what may be happening today. Customer continued to explain to me that numerous issues have happened in home regarding buildup in screens and such from water quality. Made customer aware I can test the water quality of home while I'm onsite today. Customer agreed. Went to main service area and documented area fully. Dual Check on Sprinkler system requires replacement. Returned to kitchen and gathered test tubes for water quality and filled in bathroom, where there is no point of use filters. Chlorine levels are normal, but customer states neighborhood has fair amount of water main breaks. Explained to customer that when those moments happen are the worst for water quality due to the Chl
09/09/2024 Examined area of concern by customer. Customer concerned about toilets in home. Main floor bathroom toilet recently had trip lever nut replaced. Nut is backwards. Adjusted flapper chain and installed nut properly. Upstairs hallway bathroom toilet requires a Minor Tank Rebuild. Master bedroom bathroom toilet requires new flapper. Customer has flapper. Installed new flapper in toilet. Gave customer investment option to perform Minor Tank Rebuild on upstairs hallway bathroom toilet. Customer agreed. Removed existing fill valve and installed new Pro45 AntiSiphon Fill Valve per manufacturer specifications. Removed deteriorated flapper and installed new Toto 3in Universal Flapper. Reassembled area and repressured water supply to fixture. While turning water back on to toilet, noticed piping from wall covered in tape. After closer inspection, portion of piping that can be viewed is corroded. Touched area and pipe is wet. I believe pipe is seeping inside wall and leaking down throug

09/06/2024 COMBO MAINTENANCE thought I was here to do a AC checked customer informed me Vito doesn't do the AC on NAVIEN combo boiler, this requires having the flush kit, don't have it on my truck at this time, will reschedule for OCTOBER 18 2024 AM and had interest in replacing the acid neutralizer ( SHOULD BE REPLACED EVERY 12- 36 MONTHS) 275.00 to replace. the 399.00 is the price for the flush only
09/04/2024 NO HEAT checked Pepco thermostat found no heat setting only cool said it worked last year with no problem, checked menu settings to see if I can put the heat label back on the thermostat, did not work, so I installed the customer supplied thermostat Honeywell T3 programmable , needs 2 AA BATTERIES to operate install customer supplied batteries, went in ( ISU ) installer set up programmed the time,date,year, and set it for 1 heat 1 cool gas furnace, checked operation AC and heat is working at this time.
NO AC TOP FLOOR checked top floor air handler to see if it's off on any water safeties , yes short cycling on ez trap float switch, checked condensate pan, line and ez trap found algae buildup in the trap and line, the algae buildup came from the clogged restricted filter, this is allergy free filter that have to be replaced every 2 to 4 weeks, replaced clogged filter 16x25x1 with the same type and must be replaced every 2 to 4 weeks, added condensate tablets, checked temperature split return air temperature 81 supply air temperature 64 ,
08/26/2024 Garage ac system age 2021 - I arrived at my customer home for a one system AC maintenance outdoor temperature 73 at this time customer provided air filters customer address the thermostat five degrees below the room temperature in AC mode outdoor coil need to be clean I flushed the indoor drain pie check all apps and components indoor and outdoor AC system working at this time
08/15/2024 upon arrival of home I noticed that toilet in the master bath wouldn't drain and nearby shower would bubble. pulled toilet to snake line and pulled back a substantial amount of wipes. instructed customer to not flush wipes anymore. reinstalled toilet and restored water . flushed multiple times there are no further failures. quoted customer $1207.

08/09/2024 Examined area of concern by customer. Cust has kept stairwell area clear of leaves and drain does not back up, but during torrential part of storm, water filled stairwell and entered home causing water damage in home. Pulled rug out of way and drain is built like a shower drain, with a shower drain cover. Water is at normal level in drain. Made customer aware that drain cover with all the little holes will restrict drainage flow. With customer permission, pulled cover from drain. Grabbed hose in area and placed in drain at full pressure. Went around house to sump pump discharge and viewed water coming from discharge piping outside. Drain is not clogged. 08/09/2024 arrived, found stat temp could not be adjusted but system still operates. replaced stat with t6 pro stat. system on and running.
07/31/2024 AC LEAKING I arrived on site and noticed a puddle of water. I looked into the the P trap and noticed it was over flowing. I took the face cover off of the evaporator coil and flushed the line with two cartridges. The line came clear and I tested the unit out with 3 gallons of water. The water was flowing and going to the Condensate pump and the Condensate pump was pumping the water out. I also added Condensate tablets. The source of the overflow was a dirty drain pan with dirt and debris. I also noticed a fungle outbreak that has already been cultivating. I did advise the client of my findings and recommended attacking it now. I told the client what I would do it spray the unit down with Antimacrobial growth spray and add an air scrubber to the unit. 07/23/2024 arrived on site for a kitchen that backs up called up mr. paul once I was on site and he explained to me that he had the HOA plumber out and tried to snake the kitchen line and line was still backed up mr.paul explained to me that there's a clean out to the main stack in the basement behind the washer and dryer. explained to mr. paul that i take a look first am confirm what the issue is went inside and ran water in kitchen sink and water backed up and drained slowly went to the basement and looked at the stack but notice no clean out ran water in basement laundry sink and nothing backed in the basement meaning there's no mainline issue. called mr.paul and explained my findings and said we just have a kitchen issue and gave him a qoute to snake the line and asked about the camera said if we clear the line there will be no need for the camera started by setting up drop cloth and used a small bucket to drain remaining water from trap a good amounted of water came out of the pip

07/22/2024 NO AC customer explained that the fan on inside is working, fan outside isn't, checked circuit reset low and high voltage, checked attic air handler safeties all ok went back outside to recheck other parts, started raining very hard, closed cover came back in to get temperature split got 54 supply air temperature, got 76 return air temperature. system is working cooling at this time, this is all I can do till it stops raining. he explained to me that that nest thermostat will shut the system down when it doesn't see movement, and have to come back up and wave in front of the thermostat then I'll start cooling again, told him it's not supposed to do that and call nest tech support to see if that thermostat is defective OFFICE SAID NO CHARGE BECAUSE IT'S A CONTINUOUS PROBLEM
NO AC: 07/22/2024 Today, I arrived on site and found that the front door of the customer's system was not making contact with the switch. I tightened the screws to fix the issue, and now the system is working properly. Here is a summary of the recommended repairs, replacements, and additional services: Recommended Repairs: Tighten screws on the front door to ensure proper contact with the switch. Replacements: No replacements are needed at this time. Additional Service: No additional services are required at this time. Overall, the system is now functioning correctly after tightening the screws on the front door.
