07/23/2024 arrived on site for a kitchen that backs up called up mr. paul once I was on site and he explained to me that he had the HOA plumber out and tried to snake the kitchen line and line was still backed up mr.paul explained to me that there's a clean out to the main stack in the basement behind the washer and dryer. explained to mr. paul that i take a look first am confirm what the issue is went inside and ran water in kitchen sink and water backed up and drained slowly went to the basement and looked at the stack but notice no clean out ran water in basement laundry sink and nothing backed in the basement meaning there's no mainline issue. called mr.paul and explained my findings and said we just have a kitchen issue and gave him a qoute to snake the line and asked about the camera said if we clear the line there will be no need for the camera started by setting up drop cloth and used a small bucket to drain remaining water from trap a good amounted of water came out of the pip

07/22/2024 NO AC customer explained that the fan on inside is working, fan outside isn't, checked circuit reset low and high voltage, checked attic air handler safeties all ok went back outside to recheck other parts, started raining very hard, closed cover came back in to get temperature split got 54 supply air temperature, got 76 return air temperature. system is working cooling at this time, this is all I can do till it stops raining. he explained to me that that nest thermostat will shut the system down when it doesn't see movement, and have to come back up and wave in front of the thermostat then I'll start cooling again, told him it's not supposed to do that and call nest tech support to see if that thermostat is defective OFFICE SAID NO CHARGE BECAUSE IT'S A CONTINUOUS PROBLEM

NO AC: 07/22/2024 Today, I arrived on site and found that the front door of the customer's system was not making contact with the switch. I tightened the screws to fix the issue, and now the system is working properly. Garbage Disposal Clogged: 07/22/2024 Examined area of concern by customer. Disposal unit is inoperable. Inspected area and used gd wrench to dislodge obstruction in disposal unit. Flushed with water and cleaned disposal unit. Disposal unit is operational at this time. Thank you for choosing Vito!

07/22/2024 I arrived at my customer home for a two system AC maintenance outdoor temperature is 80 and raining at this time customer like his or her thermostat set between 65 and 80 in the home I adjust both thermostat 5 below the room temperature in AC mode I flush both indoor drain pipes check all apps and components replace filters both systems are working properly at this time. customer signed up for a Vito VIP plan $244.00 for one system $120.00 for additional system a total of $364.00

07/18/2024 I arrived at my customer home for AC system not working did a system check on outdoor and found one bad dual capacitor I removed and replaced one dual capacitor AC systems working properly at this time. Diagnostic fee waived for repairs

Install New AC System 07/17/2024 recoved both systems and removed ac and coil in basement and also removed the full system in the attic. set and installed all new equipment and tied all lines back in with electrical and drains and flu pipe also installed new traps and safeties on system and new thermostats on both system and ran equipment and checked for proper operation

07/17/2024 I arrived at my customer home for the AC system not working properly I did a full system check and found the system iced up indoor and outdoor I recommend doing a full system leak check finding the leak fixing it recharge the system and startup or add dye sealant recharge the system and startup or just add refrigerant and startup no warranty will return tomorrow after 12:00 p.m. to complete service systems turned off at this time

07/16/2024 AC LEAKING The mini split unit that is leaking is all the way up in the attic space. I checked the washable filters and I noticed they were clogged so I went ahead and rinsed them off with water. I put the mini split of the cooling setting. I turned the fan speed all the way to high and I turned it down to 65 just so It can run. I let it run for 30 minutes and I took my temperature split and I got a return air temperature of 77 and a supply air temperature of 49. The whole time I was here I didn't notice any water leak. I went ahead and called The client by the name of Andy and he explained to me that this summer the unit wasn't working really well and it was installed by VITO in late December or 2017, Early January 2018. He also told me that he had another party come out and they found the unit low on refrigerant and that they added 6lbs of refrigerant. I told him that for now he should wait and see if the refrigerant holds, if In about two weeks from now it's not workin

Sinks Leak 07/15/2024 arrived in site for a customer shows sink is leaking thru customer already had the celling open there's a copper line that ties into a cast iron 90 that is leaking told customer that this something our comfort adviser has to come out and qoute Chris can come later today around 3-4 to give her a qoute thank you for choosing Vito.

07/12/2024 Examined area of concern by customer. Bringing current water heater up to local plumbing codes. Gave customer investment option on prior visit. Began draining water heater into drain next to water heater. After some time, drain backed up. Stopped draining water heater immediately. Went below to view water coming through dining room ceiling. Made customer aware of situation and customer states drain was cleared by HVAC recently. Made customer aware I will clear line today while onsite. Continued draining water heater into tub. Once water level in water heater was lowered, stopped draining water heater. Began cutting out piping and prepping area. Prepped cold side nipple and secured new adapter. Began building cold side with expansion tank tee, new ball valve and piping going up to 1st turn. Mounted bracket to wall between water heater and HVAC unit. Secured expansion tank to bracket. Began setting new piping and fittings to area. Once all set, inspected and all appears intac

07/11/2024 Today, I arrived on site and spoke with the customer about the recommended repairs, replacements, and additional services. Based on our discussion, I performed the following tasks: Replaced the customer's thermostat with a t-4 pro stat. Added a common wire to ensure proper functioning of the system. Tested the system to ensure it is operating normally. Please note that the system is currently working fine.

07/03/2024 Today, I arrived on site and found the following issues with the system: Contactor not closing Oil inside compressor System off due to low charge System has 0 charge Based on these findings, I discussed the unit replacement with the owner and comfort advisor. We have decided to replace the AC unit. The cost for the replacement is $5789.00, and a deposit of $1735.00 has been made. 07/05/2024 Did 3 zone AC Maintenance Zone 1- Carrier down flow system, changed customer provided air filter, checked temperature differential and ok for now. Drain line working ok so far. Checked blower motor amps and operations ok. Che ked outdoor unit, capacitor and Contactor have been replaced before but compressor is pulling 13.6 amps out of max 15.3 RLA. Compressor is not healthy and could potentially give out very soon. Condenser motor also shows signs of over heating and may lead to a motor failure soon. Unit is over 20 years old, highly recommend replacing soon. Zone 2 -upflow unit. changed customer provided air filter,ok for now, checked temperature differential and ok for now. AC Working But Not Cool 07/08/2024 I arrived at my customer home for the ac system not cooling I did a full system check and find the 1996 Air handler and ac working not cooling system low 6 pounds of R22 refrigerant customer will like to replace the full system. customer pay diagnostic fee to the office

Local AC Call Radiant Floor Not Working 07/08/2024 arrived to check floor heat floor heat is not operating because no power. checked breakers. all good. no power at wire. no switch or disconnect off. need electrician to find power. check AC unit because owner complained of lack of AC in one bed room. found that the bed room is at the end of the supply plenum after a up turn. looks like we are loosing air flow before this bed room. reccomend removing that supply and reattach to beginning of unit just go round the attic hatch door.

AC Summer Maintenance: I was called for a routine maintenance check. The AC system was on and running when I arrived. The customer had no questions or concerns with the system. Furnace SN: 6017C42672 Condenser SN: 5809E04077 SA: 76.3F RA: 94.4F Delta T: 18.1F The air handler was on and running when I arrived. The interior was slightly dusty, but no cause for concern. The blower was rotating smoothly and unobstructed. Coil shows no signs of freezing or leaking. The ductwork is neat and secure. No signs of leaking. The EZ Trap and Drain Pump both function properly, the drain piping has been unclogged. The filter was relatively clean, it had been recently replaced. No problems to report. The outdoor condenser unit was on and running when I got to it. The contactor read consistently across the poles. The capacitor gave a strong output. She just moved in and does not know the layout of the home and systems. Customer wants us to install Ecobee thermostats for her, she ordered online but won't be here till tomorrow. scheduled to come back Friday and replace. Home has 3 full system but currently there is only access to two. the Attic stairs for the attic system were blocked by a closet framing that was made recently, customer will have contractor back out to make a new access. Customer signed up for 3 zone Vito VIP maintenance agreement today. Quoted thermostat installation on Friday 6/28/24 Customer also wants to replace two ceiling filter grill frame (white) one has a Netflix filter in it and the other has 20x20x1 filter.
