Plumbing Call for Leaking Pipe Off Water Heater 06/12/2024 Examined area of concern by customer. Customer concerned about scaling around nipple. Appears there was a leak in area in past. All is dry and secured with no leaks visible. Inspection of area produced Ball valve above has leaked at some point. Also, water heater was installed in 2020 and never inspected and not installed within local plumbing codes. Formulated options to properly pipe in cold side per local plumbing codes. Emergency Plumbing Call Sunday 06/09/2024 I arrived onsite, basement laundry sink backing up individually and also when running 1st floor kitchen faucet above. basement kitchen sink drain affected as well. located cleanout approximately 5 feet downstream from laundry sink. removed PVC cap from wye fitting and set up drop cloth and K-50. snaked approximately 45 feet with K-50 based on previous job site history. pulled back cables and found roots on cable head. ran laundry faucet, upstairs kitchen faucet and basement kitchen faucet simultaneously. drain line started to back up within 10 minutes of running all 3 faucets. snaked line again with K-50, this time putting in approximately 60 feet of cables. pulled back snaking cables and ran all 3 faucets simultaneously for 20 minutes. stopped up basement k/s and released stopper a few times. basement k/s draining well. checked all sinks for proper drainage. re connected PVC cap on cleanout. recommended customer have drain line scoped with cam

AC Maintenance 06/10/2024 Lennox I checked the filter was dirty then I replaced .I check indoor blower I check the indoor wheel compartment for any construction found none. I checked the blower capacitor it doesn't have any problem and still good. I checked the EVAP coil it looks clean. I checked the condensing line the water is flowing fine in the pipe. I just checked all wirings and connections found okay. I checked my delta TI got to return air temperature of 70" in supply air temperature of 48. and then I went to the outdoor condenser unit was okay.

Plumbing Checkup 06/07/2024 arrived on site for a plumbing inspection started by flushing heater while flushing inspected all plumbing in the house tested house pressure and was at 65psi water heater was just installed 3 months ago so it's a new heater tested water quality and have a ph level of 6.4 and a chlorine level of 0.6 and as of today inspection found no issues in the plumbing system all vlaves turn and hold we t back to basement and let the heater flush for awhile longer then wrapped hose up thank you for choosing Vito.

AC Maintenance 06/05/2024 Today, I arrived on site for a cooling maintenance job. Here is a summary of the recommended repairs, replacements, and additional services: Furnace: Inspected furnace blower housing. Replaced the filter provided by the owner. Condensate pump is cycling properly. AC Unit: Checked the AC unit. Found a badly rusty fan motor. Heard a buzzing noise coming from the unit. Compressor amps are at 7.7, which is within the normal range. Discovered a dead mouse house next to the contactor. The 2 pole contactor is vibrating badly and needs replacement. The unit is from 1995 and I recommend replacing the full system. The system is equipped with a turbo capacitor. Temperature Split: The temperature split is 20, which is within the acceptable range. Please let me know if you have any questions or if you would like to proceed with the recommended repairs and replacements.

AC Maintenance 06/05/2024 Today, I arrived on site for a cooling maintenance job. Here's a summary of the work I completed: Replacements: Replaced 2 filters (16x25x1) provided by the owner. Recommended Repairs: The fan motor is dirty and should be pulled and cleaned. Additional Service: Noted that the flex gas line into the furnace housing is not allowed. The owner is already aware and has placed a paper under the flex line to prevent it from rubbing against the furnace housing. Outdoor Unit Check: Checked the outdoor unit and found that the capacitor and contractor are within specifications with no burn marks. Washed the coil with water. Checked pressures and observed that the temperature split changed to 17. Future Plans: Will check the system again next season before adding a charge to the AC system. Overall, the cooling maintenance was completed successfully, and the system is now in good working condition.

06/03/2024 Examined area of concern by customer. Kitchen sink has standing water in it. Customer states drain has been clogged all weekend. Gave customer investment option of 601 to restore flow in area. Removed trap undersink and drained basin. Ran total of 20ft of drain cables through drainline to restore flow in area. Felt obstruction at approximately 12-15ft feet. Pulled cables back to reveal black gunk, indicating liquid drain cleaner has been used in building. Do not know how far customer responsibility of drainline is. Recommend customer communicate with building personnel regarding responsibility. Reassembled drainline and began running water. No backups. Filled basin and drained. Documented. Flow is fully restored in area at this time. Thank you for choosing Vito!

HVAC Call Air Conditioning Spring Tuneup: I arrived at my customer home on 06/04/24 for a one system Ac maintenance outdoor temperature is 76 degrees at this time customer like his/her thermostat set between 65/80 degrees in the home customer provided all air filters I flush the indoor drain and check all amps and components indoor and outdoor indoor coil rust on the edge, coil drain pan rusted out, blower fan motor drawing 6.8 amps, blower fan motor needed to be clean, indoor coil needed to be clean, wet switch not working, no ez trap, drain pan rusted out, system very low on R22, contactor burn Pitt, outdoor coil needed to be clean, ac system not working properly i recommend a replacement of the full system Ac only.

Call for Leak Under Kitchen Sink with Rusty Valve: Examined area of concern by customer. Customer has dishwasher technician onsite and since he left there has been a leak under kitchen sink. Inspected undersink and identified leak from disposal unit where dishwasher discharge connects. Gave customer investment option to replace disposal unit. Customer states there is nothing wrong with disposal unit. Made customer aware she needs to call dishwasher technician. Hot side stop is recessed inside wall and customer cannot shutoff. Technician couldn't either. When I tried, sheet metal cut my finger. Ripped sheet metal off wall to access stop and turned with no issue. Demonstrated to customer for future references. Air Conditioning Check up: I arrived at my customer home on 05/24/24 for a two systems Ac maintenance outdoor temperature is 70 degrees at this time customer like his/her thermostat set between 65/80 I adjusted customer thermostat five degrees below the room temperature in AC mode customer will remove and replace all air filters do not have any at this time I flush all indoor drain pipe and pump check all amps and components indoor and outdoor both systems working at this time not cooling properly systems very low on R22 I recommend a replacement of both systems age 2004 and 2005.

NO AC call: The fan was running but it was not cooling. I checked the indoor unit all safeties all wiring okay. I checked the outdoor unit found not running. the contactor was pushed in but no receiving 240v I checked the wirings and connections at the disconnect and found some loose connections. I also checked the capacitor reading low on capacitance. I tightened everything back up and replaced capacitor. I checked the unit it is running and cooling as of now.

Call for No Air Conditioning in NW DC: Found ac system no running due to a bad capacitor. Advised customer of findings, also noticed contactor was in very poor conditions and no longer reliable. Advised customer of systems age (15 years old) Quoted current repair cost and Recommend considering replacing system. Customer opted to repair system today. replaced contactor and capacitor. Tested system. Operating ok for now but older unit may not be as reliable.

Leak Search: Upon arrival of home I noticed that the water in the basement had been removed from the home. I then restore water to home via outside shut off valve and found the leak immediately. the leak has come from a split hose to the washer machine. I explained to the customer that I could replace the washer machine hoses. customer does not want washer machine hoses replaced. customer only wants shut off valves to washer machine shut off. Mr Leon plans to sell the house as is soon and does not want any work done unless it is a emergency. Thank you for choosing Vito!

Responded to Call for Broken Pipe and Basement Leak: Upon arrival, customer has a burst pipe or split hose in basement that caused massive flooding in basement. customer wanted me to call insurance company because that he has dealt with in the past and they are is coming today to remove water . HVAC Maintenace Check in Chevy Chase MD, Lennox Heating & Cooling System - I checked the filter then I replaced dirty filters. I checked the indoor blower and also checked the indoor wheel compartment for any construction and found none. I then checked the blower capacitor, which was problem-free, and I then checked the Evaporator coil and it looks clean. I checked the condensing line and confirmed that the water is flowing fine in the pipe. I also checked all wirings and connections on the Lennox unit and found to be okay. I checked my delta TI got to return air temperature of 49.9" in supply air temperature of 68.8 which is in line and I then went to the outdoor condenser unit, which was also okay.
