Call todo maintenance on 2 systems. Checked upstairs system first, 2016 Furnace/AC. Tested all components for proper operation and system is in good standing. Changed filter and checked humidifier canister. Humidifier is functioning properly. Found that there is a dust built up in system and ducts should be cleaned to get rid of it. Also to prevent further duct cleaning and to clean air I recommend adding an air scrubber to system. Checked basement system 2016 90% Furnace/AC. Tested all components for proper operation and system is in good standing. Changed filter and checked humidifier canister. Humidifier is functioning properly. Found small leak coming from drain tube of humidifier tightened coupling and leak stopped. Also found dust built up in system, recommend the same for basement system a duct cleaning and air scrubber to keep system and air clean. At this time both systems are working properly. I inspected carrier gas furnace. I replaced filters. I cleaned flame sensors and checked all safeties. I checked temp splits. return 70 supply 130. I checked ignitor ohms 46. I took amp readings on all motors and components. I completed combustion analysis on furnace. 7.5 capacitor reading 6.8 I recommend replacing as well as add surge protector to system.

arrived onsite, customer declined plumbing inspection but wanted me to look at upstairs bathroom shower that she said wasn't getting hot water. shower was fine, showed customer how to operate handle to get hot water

upon arrival of home I noticed that the garbage disposal was making a weird sound as if something was loose. customer said the disposal was here when they moved in 6 years ago. with the customer consent I replaced the disposal and checked all connections for leaks. applied a loop to the discharge hose to prevent smells. customer signed up for service plan. there are no further failures.

Remove Existing Unit to Demo New HVAC: pumped all refrigerant back to compressor and moved outdoor unit to the other side of house. cut lineset inside of house for relocation and strapped everything up and cleaned up job

arrived on site to install new control board removed trash bag covering the battery box and removed nuts on terminal and installed new control board and tested for proper functions as of ticket completion no issues were found closed lid and placed trash bag back on top of battery box to prevent water from coming in thank you for choosing Vito.

Upon arrival customer confirmed 2 units on site. 1st unit is a 2018 LP gas Furnace/AC. During maintenance found system is in good condition but is dirty. All components are amping properly and functioning well. Found Air knight bulb is out and needs to be replaced, also found blower dirty and needs to be cleaned. During maintenance of 2nd system found system is also in working order and is very clean. All components are working and amping properly.

I serviced heat pump and minispit. I washed filters and cleaned drain. I took temp splits rerun 68 supply 110. heater kit amps 20.13. I took amp readings on all motor, and compressor. 40/5 capacitor is reading 40/5. tested system in defrost. I also tightened all 24 bolts and checked system fuses.

Filter does not need to be replaced but humidifier pad does. Informed customer of finding and customer agreed to have pad installed. None on truck will need to return to install new humidifier pad.

FALL MAINTENANCE ON 2021 Water supplied furnace. I checked the filter and found okay for now. I checked blower amps and found within specs. I checked all limits and safety and all wirings and connections found okay. I checked the temperature rise and I got a return air temperature of 72 and a supply air temperature of 123. I detected a fungle growth cultivating within the unit near the blower motor and near the coils and the the wirings of the blower motor. As of now the unit is running and heating. I willa advise client of findings and provide recommendations. After today's visit I am pleased to say that the unit is running properly as needed but there is one concern and that is the fungle outbreak through the unit which is being circulated back into the air. I recommend adding an air scrubber to the unit , basically being a birth control to fungus. Estimate to Replace Pipe: Arrived at location. Inspected the Broken pipe. Proceeded to cut the Pipe into sections and assembled on dry cloth that was placed on the floor. Started to measure the different pieces to install new pipe and placed them in the spot and connected them with sheer bands. Unable to check for leaks due to being after hours but there was a section that was active with water and no leaks started to appear after installing new pipe. (That was the beginning of the pipe) Cleaned up our area and left.

Customer has purchased new tub spout for upstairs hallway bathroom tub. He has also purchased new shower valve and trim for installation in other upstairs bathroom that connects to office area. In basement, customer would like laundry faucet repaired with no leaks. Formulated investment options for customer approval and customer approved all repairs. There are no valves behind tub for shower valve replacement. Gave customer investment options. Made customer aware that tub spout installation and basement laundry faucet repair are gonna be complimentary today. Customer agreed. Shutdown water system to home and drained. Cut out piping and shower valve in bathroom. Removed tub spout in adjacent bathroom and replaced with customer supplied tub spout onsite. Sealed spout with silicone. Went to basement and rebuilt cold side stem to prevent further dripping. Had to cut out threaded spout branch upstairs and cut off spout. arrived on site to replace the flame rods and service the burner in the tankless water heater in the kitchen, took apart the tankless and replaced the flame rods, serviced the burner, put the heater back together and tried to turn it on, heater would turn on but the controller would not, after a few attempts contacted tech support, got the controller to turn on but it does not respond to button presses, recommended to replace the controller, vent for the heater is too long and likely to cause problems, recommended to be shortened, 2 small PVC pipes are draining from the fresh air and exhaust, recommended to disconnect line from fresh as it may cause issues, aside from that the heater is currently fully functional and heater at just under 140F, cleaned up work area and left

customer notified us that they had a toilet that was leaking and a toilet that squirts water from the valve when flushing. upon arrival the manager informed me that both toilets were located in the women's restroom. once on site I began to flush the toilet that was leaking and I observed that it was leaking was the bottom area of the toilet. turned water supply off and unbolted nuts holding the toilet down. once unbolted in then pulled the toilet from the flange. once the toilet was disconnected I observed and very very old wax ring that needed to be replaced. went out to the my truck to get a horn wax ring. set new wax ring in place and set toilet tighten bolts and turned water supply back on. flushed toilet 5-6 times no leaks occurred. moved to the 2nd toilet, I observed the water to be squirting from the bottom section of the valve that connects to the toilet. turned of water supply to the toilet and took apart the flush meter assembly. I replaced the bottom gaskets and put silico

Arrived on site and met maintenance man at the front door he took us to the first level and to a women's unit who's sink was clogged. he explained to us that he tried to snake it with his own machine under the sink but it wasn't working. i looked around in the adjacent units to see if I could find some type of easier access. in the room to the right of the affected unit I found a pipe that had a fernco on it which had previously Been snaked and which fed right into the affected line. I cut open the dry wall around the pipe and took out the fernco. I got my snake and went 20 feet through the line and cleared it. I re connected the trap in the affected unit and ran water to test if the line was clear and it was. we cleaned up our tools and showed the tenant and the maintenance man what we had done. arrived onsite, got pressure reading from water heater drain - 30 psi which is normal. located breaker panel and turned off power to water heater. turned main water and WH valves off. opened all faucets to allow water to completely drain from pipes. set up transfer pump and partially drained WH. removed existing expansion tank. cut CPVC pipe closest to wall and deburred. used sharkbite removal took to remove leaking sharkbite elbow. installed new fittings and new copper pipe and pressed all connections. glued copper transition fitting onto CPVC. threaded new expansion tank into existing tee and tightened with wrench. used plastic strapping to secure expansion tank to ceiling. turned main water valve and WH valve back on and let water heater tank fill. checked for leaks. opened faucets and bled all air out of pipes. turned power back on to water heater. cleaned up and removed all job related debris.

arrived on site for a customer who has a rusted pipe in the basement bathroom customer showed me area of concern and saw under sink and pop up assembly was rusted bad also notice supply lines were rusting to customer said they had the bathroom remodel a few years ago and not sure why everything was rusting that way notice a good amount of build up on the fuacet told customer we can replace the pop up assembly and also replace the supply lines for free and customer agreed. told customer I will need to head out and get a finish to match the faucet since all I have is chrome and also I'll test the water as well once back removed p trap and let water drained in bucket then unthreaded pop up assembly and removed and cleaned up area then started prepping new pop-up assembly placed a bead of lexel on the surface and flange then set in place and tighten then connected pop up arm and removed old supply line and placed new lines in. then filled sink up and tested for leaks as of ticket completi

Great fall inspection of our HVAC system to include assessing the performance of both HVAC systems, cleaning and changing air filters, and verifying the systems are ready for fall and winter heating season. Also inspected and turned on the humifier system to deal with the very dry winter air, and made sure our air purifier is still doing a great job of keeping the indoor air clean. Complete inspection and service - glad to have it done every fall!
