Performing Preventative Maintenance Plumbing Check today. Water pressure in home is 50psig. There is a Pressurizer water pressure booster on main service line in utility area, that increases water pressure to 65psig. Water Heater is 6yrs old. Flushed water heater in effort to remove sediment buildup and minimize calcification buildup in tank. Flushed directly outside. Customer states she doesn't have a Sump Pump. While in utility area, located sump pump below carpeted floor. Customer states in 26 yrs, she has been unaware of its presence. Made customer aware when storage area is emptied out, we would like to assess existing sump pump. Basement bathroom is in good condition. Pulled pop-up and cleaned. Sewage smell is producing in main floor of home. Tenant believes it is coming from sink in powder room. Smell is NOT producing from corner sink. However, drainline coming from wall is too short for pedestal sink drainline and other personnel onsite has installed a slinky style tailpiece and bent around to reach trap. Drainline will require to be extended for trap to be under pop-up assembly and regular tailpiece be utilized. Sink is not causing smell. Smell is sewage. Entered lower area of home to access crawlspace and crawlspace is not accessible to me. There is moisture that comes across floor and many Rat traps due to nearby restaurants causing area to be infested. Many rodents dropping viewed in lower area of home(basement). Made tenant aware I believe there is a cracked sewer line under the flooring of main floor and smell is coming up through wood flooring or through walls. Further inspection would be required to confirm. Only other possibility is there are dead rats under there.

Today, I arrived on site for heating maintenance. Observed considerable dryer wall dust throughout the unit. Recommended shutting off the unit during any work to ensure safety. Found that the incoming power wire is not grounded. Noted that the breaker inside the unit is zip tied. Suggested adding a disconnect and surge protector for enhanced safety against power surges. Advised replacing the ungrounded wire with a grounded one for better reliability. Confirmed that the system is currently heating effectively. Due to ongoing roof work, access to the unit on the roof was not possible. System temperature rise appeared satisfactory during the assessment.

arrived onsite, customer needs water at all taps to not exceed 110 degrees due to handicapped residents. first, I tested the kitchen faucet water temperature and it was reading around 120 degrees. next, I checked what temperature setting the gas control valve on the water heater was set to - setting was on "low", which is the lowest temperature setting that WH can be set to. adjusted dial to "A" and "hot" but temperature from taps was still at 120. called Bradford White tech support and they advised me to replace the gas control valve. if that does not correct the issue then a thermostatic mixing valve will need to be installed on water heater piping. we will order the gas control valve today and come back to install once it arrives. office please call and collect $289 for today, commercial customer, and remaining balance will be paid once work is completed.

Change Out Valves: arrived on site to replace the thermostat that was previously capped off due to a leak, shut off the water to the building and drained the lines, cut out the old tee and 90, replaced it with new pipe and a new thermostat, pressed all the fittings, restored water and tested the like for leaks, no leaks found, thermostat is reading temp,cleaned up work area and left

arrived for cooling maintenance. u have to remove furnace condensate to remove filter left side. replaced filter provided by owner. filter rack right side of u it is loose and not connected good. making a heavy buzzing noise. tried to adjust this but it needs a new slip and tape to make repairs of leaking air. split temp is within range. blower wheel and housing are good at this time. ac unit it is a very old r 22 unit. unit needs a chemical coil cleaning. capacitor is reading extremely low but system turns on. contactor has heavy burn marks and need replacement. there was a mouse home inside unit. blood from mouse bodies on contactor and controle board. system should be replaced. customer would like quote to replace ac coil.

North or West Laundry Room Floor Drain Backed Up: arrived at location for laundry sink backing up and also customer seen water coming from sink underneath. went to the west and north side of the laundry room. the west side everything seems to.be working fine no issues at all . went to the north side and found that floor drain was backing up, also checked underneath for any water coming from the sink. no water, snake the floor drain and ran 40ft of cable about 10-15ft the clogged was unclogged. tested with water and no back up, clean up as much as possible.

FALL MAINTENANCE 2012 90% GAS FURNACE CHANGED 16x25x1 Air-filter provided by client got a temp rise of 57. checked inducer motor amps and it's reading within range checked blower motor amps and it's running fine reading within range. checked 15MFS blower wheel capacitor it read 15mfs it's good checked blower wheel wires it's intact and running I checked air vents and seemed really dirty and time for a cleaning. checked all safeties flame sensor was in good shape I cleaned it to make sure it's better and it's good. recommendations WITH VIP DISCOUNT % AIR VENT CLEANING 1 ZONE $948.00 EZ TRAP $200.00 customer went with my recommendations and dispatch would need to schedule a day to do the services. for any more questions or concerns feel free to give us a call at VITO SERVICES THANK YOU.

System is a 2024 90% Furnace/AC.Checked all components for proper operation found no issues with components. Secured any loose wires and checked for dirt and debris. Found blower is clean along with evaporator coil. System does not have an Air Scrubber but does have a Humidifier. Checked condenser unit for proper operation. checked all starting components and refrigerant levels found system in good condition. Found capacitor fan side is low then original MFD mean it starting to final. Customer want to wait at this time. Final cycled system at the time system is operational.

Today, I arrived on site for heating maintenance on the heat pump. Replaced the filter provided by the owner. Noticed a leak in the water heater with calcification present; recommend a plumber inspection. Inspected the blower capacitor; it is functioning well. Blower wheel and housing are clear of any debris. Voltage and amps are within specifications. Evaporator coil is also free and clear of debris. Conducted an inspection of the heat pump; all pressures, voltages, and amps are good. The system is 10 years old and heating properly at this time.

FALL MAINTENANCE ON ONE UNIT 2018 Payne 90% HIGH EFFICIENCY CONDENSATING GAS FURNACE. I checked the 16251 filter and replaced with one costumer provided. I checked the indoor blower wheel motor housing compartment for any obstructions and noticed squirrel cage is dirty with fungus. I checked blower amps drawing a bit high amps due to the amount of fungus on the blades of the motor. I checked the Inducer draft motor and flue vent pipe and found okay. I checked the Inducer amps and found within specs. I checked and cleaned the burners and heat exchanger. I checked the Ignitor and found minor wear on it. I checked the flame sensor and cleaned it off today. I checked the condensate trap and pump and found both okay. I added some condensate tablets. Flushed directly outside and documented buildup removed from tank today. Documented flush running clear afterwards also. Replaced handle to hose Bibb on back of home at no cost to customer. Customer already had a handle onsite for replacement. Cannot locate shutoff valve for hose Bibb on back of home. Formulated option to open wall and install shutoff on line coming down to Bibb. Home is in great plumbing condition throughout. Performed Water Quality test in basement bathroom. Chlorine levels are Ideal with a reading of 2.2ppm. Hardness levels are HARD with a reading of 9GPG. Spoke to customer regarding Hard water effects and customer states she is not experiencing any effects on her person, but does notice spots on shower door. arrived at the shopping center and started to check all the bathrooms in unit 200 to make sure none of the toilets were leaking or any other internal leaks. next went to the vacant building on the corner and it there were no leaks and all toilets were working properly.went to the European wax store and everything was also working properly but they would like to add a a new sub meter. the restaurant also would like to add a new meter for their unit as well. also the employees toilet runs all day all night which was causing the issure. once we found out where the leak was coming from I shut the valve off. SPRING MAINTENANCE ON ONE UNIT I checked the filter and found it has been replaced upon today's arrival , I checked the indoor blower wheel motor housing compartment and noticed more of the fungle cultivating again. I showed the client and I suggested UV protection. I checked blower amps and found within specs. I checked all the wiring and connections and all limits and safetys working okay. I checked the ez trap safety Condensate trap and flushed it down with two gallons of water. I checked EVAP coil and also noticed funlge growth. I checked temperatures and I got a delta T of 22. I checked the outdoor condenser coil and found it okay. I checked the outdoor temperature, the discharge temperature, the suction line temperature, and the liquid line temperature. The technician previously replaced a single-handle faucet fixture in the master bathroom shower last summer. With this cold winter, I couldn't get the shower water hot enough. The water could get warm, but not hot, even with the faucet turned to the maximum hotness. The technician removed a piece inside the faucet that limited the hotness of the water. Now, the water can be adjusted for a hotter shower.

I really appreciate Bobby and his ability to deescalate high emotions and concerns from frustration plumbing issues. The way he simplifies explanations is also very helpful for anyone who does not understanding all the technicalities that go in plumbing. I would recommend Bobby to anyone. He gets a 5 star from me. On the contrary, the initial technician who came to diagnose the issue was two hours late from when he said he would arrive. He also gave the wrong recommendation and diagnostic review from my understanding. I would not recommend this guy and suggest he gets more training.
