During routine maintenance of the two air conditioning systems, the attic unit—installed in 2019—was found to be in good condition. Water was present in the drain pan but is not causing any issues at this time. The drain line was flushed, and the air filter was found to be dirty and needs replacement. The condenser coils are also dirty and should be cleaned. Electrical connections were secure, and no signs of debris or damage were found. The main unit, installed in 2011, is operating properly, though the condenser fan motor is drawing higher than normal amperage, which could indicate future failure. The condenser coils are dirty and need cleaning. The drain line was flushed, and all wiring was checked and found to be secure. No significant debris was found inside the unit. Cleaning both condensers and monitoring the older unit’s fan motor are recommended. At this time system is operational. View visual findings from this job here - https://vitoservices.com

Arrived for 2 zone ac maintenance. Inspection on basement system system has been going off on high temp on suction. Found that the units need to be moved. Owner would like quote to move units down. Dirty and gravel area to move the units from under the deck. Thermostat for this unit need to be replace. Iam getting 53 on one end of the coil and 61 on the other. I put hand over txv. I was able to get supply temperature down from 61⁰ to 58⁰. System is cooling. But system need to be moved. Aswell both outdoor units need surge protection on the disconnect. Owner wants quote for all work. Move systems before replacing txv. Moving the system will help it get off more of the heat. System error code is high temp on suction. Attic unit stat is in hallway. If bed room door closes it will cause bedroom to be colder or hotter depending on the season. Attic unit insolation is not good. Areas near the air handler duct is sweating because insolation is not going all the way around and tape is on ins

NO AC Upon arrival the husband advised me that they changed the batteries to the thermostat and they cleaned the filters and that ever since, the system worked fine. I ran the system through its cycles. Fan ran and worked. Ac ran. I got a 20 degree split. Condensate drain line is clean and clear from any debris and obstructions. Blower wheel is running and amps are within specs. I checked outdoor condenser coil and found to be internally dirty and cannot see through the coil. These coils should be getting cleaned once every year or two with chemicals to ensure proper air flow for compressor and prevent any long term damages like an internal overload. I checked outdoor temp and discharge temp and found okay. Sub cooling 10 degrees. Pressures looked normal and had the correct charge. Parts still are reliable at this point however we need to keep in mind that parts such as the cap and the contactor only last 5-7 years. Outdoor AC is about 4 years. Overall system seemed to be performing

NO AC. 2003 furnace 2003 ac Found bad condenser fan motor on the roof. Found bad capacitor , found bad hard start and found burnt up contactor. We are able to make the repair if parts are available however the repair will total out to $4-5k and the repair is a gamble. Why? Because wires on the compressor are getting burnt more then likely to an overload. Meaning the next thing than can go in in the next week, next month or next year may be the compressor itself. The full system is passed it’s life expectancy and I do not recommend to keep investing in this unit due to it being no longer reliable. I have spoke to chuck and showed him videos and pictures of the situation and I recommended the full system to get replaced. He agreed on having Moe, who is one of our comfort advisors to build up a proposal based off my pictures or also Moe will contact chuck to set up appointment for him to come out and scope out work for the install. A crane will be needed on this job as well. I have tak

Edwin was extremely professional, demonstrated his knowledge of plumbing each and every time he was checking each room step by step. He checked under all sinks, toilets, showers / bathtubs as well as the laundry room piping He ran the waters for each sink and bathtub, as well as flushing every toilet to verify all were working properly. I followed along and felt very comfortable asking questions to which Edwin's responses were clear and confirmed that I understood. I am hopeful that come next year for the annual checkup, in requesting that Edwin be the employee to come out will be honored!

I want to especially commend Andrew, who made a tricky diagnosis, and an even trickier repair, that included twists and turns and false sensor readings. He did this despite challenges that included the factory sending the incorrect replacement part and a thunderstorm. He also explained what was going on at every step, and let me know what to expect. Kudos to Andrew, you are lucky to have him! Lisa

Kevin was thorough and very helpful. My only negative comment has to do with Vito's price for cleaning the outside compressor, which was $390. I checked the cost of the cleaning spray, and I would guess it's less than $25, which means I paid over $350 for at most one hour of Kevin's time to do the cleaning. Seems excessive to me.

Brandon did an excellent job at flushing out the sediment from my 13 year old hot water heater. This particular job was more complex than in previous years as the sediment did not come out as expected. Brandon identified the problem(s) and checked with his manager to confirm the best course of next action steps. The job was accomplished with outstanding results and I am pleased with Vito Services and its staff.
