07/25/2024 AC MAINTENANCE ON 2 UNITS. #1 TOP FLOOR. UNIT FROM 2024 I checked the 16254 filter and found clogged, the client will need to buy more and replace as soon as possible. I checked the indoor blower wheel motor housing compartment for any obstructions and found none. I checked blower amps and found within specs. I checked the evaporator coil and found okay I checked the Condensate line that holds an EZ trap safety switch and flushed it down with a gallon of water. I checked all other limits and safetys all wirings and connections found okay. I checked return air temperature and got a 71 and a supply air temperature of 50. I checked the outdoor condenser coil and everything checked out. The unit is new and running as it should. I do recommend adding an AIR SCRUBBER to the unit. Why? Because this unit is newer and we want it to run efficiently as long as possible. The air scrubber is a UV bulb that also creates hydrogen peroxide. This air scrubber will Bring the air qualit

07/25/2024 NO AC CALL. 2 UNITS ARE NOT WORKING. #1 Basement unit. I called for cooling and only the indoor fan is running. The 20204 filter is extremely clogged. i checked the evaporator coil and also found clogged. I went to the outdoor unit and found the condenser coil excessively clogged. The capacitor and the Contactor both need to be replaced and add a hard start kit. This unit is from 2005 passed its life expectancy and seems to have been poorly maintained. The repairs will be costly and we don't know what else might've gotten damaged. I recommend replacing the full system. #2 Attic.This unit is from 09 and has reached its life expectancy and also seems to have been poorly maintained parts are compromised and unit is no longer in good shape. The evaporator coil is clogged and The condenser coil outside is also extremely clogged. The Contactor and the capacitor have been compromised. 07/25/2024 The furnace that was making noise. I kicked it on and i didn't hear anything until about a few minutes later. the blower motor seems to be going bad. The furnace is older and i recommended a replacement of furnace. The client will think about it and get back to us. We should reach out to client to set up an appointment to have a comfort advisor out here to provide quote on a new system. installed air scrubber parts checked operation and all okay. Commercial Plumbing Call Meter Repair 07/25/2024 Ran new meter reader wire in ceiling for the merry maids unit. Used 70 feet of 5 wire thermostat wire from the shop. Tested for continuity after the wire was in place and then ran water until the reader moved. Took readings on the meter and the reader.

07/25/2024 arrived to search system for leak in coils. check evap coil. no leak was detected. checked all coil runs, condensate drain, and the line set inside up to the wall. checked at the heat pump and as much of the line set I could see. I noticed that the straps on the line set may not be supporting much. the line set has indication the it has come down some/ moved this may have caused stress on the line set and may have sprung a leak. no leak indicated on this day. system cooling with 18 split. comphort advisor to quote replacement of insolation and to re strapp the line set. aswell quote for air scrubber and customer would like

07/25/2024 Today, I arrived on site and found the following issues with the system: System was off and the return had water, with water around the drain pan. The coil was frozen, likely due to a dirty filter that was removed. The system supply temperature was 51. The outdoor unit needs cleaning. Checked system pressures and found a 1 subcool. Charged the system with 2 lbs of 410, bringing the subcool to 9. as per supervisor. The system is currently cooling. Here are the recommended repairs, replacements, and additional services: Replace the filter every 30-45 days with a 20201 size. There are 4 filters remaining in the box next to the air handler. Please note that no future plans, after-work condition of the system, or parts order procedures were mentioned in the notes.

07/25/2024 Today, I arrived on site to address the customer's concerns regarding a leak. After conducting a thorough inspection, I found the following: Leak Investigation: No leaks were detected in the evaporator coil, AC unit, or the line set leading to the wall from the AC unit. The remaining portion of the line set, which runs behind the air handler and is inaccessible, could not be inspected. System Performance: The unit pressures were inspected and found to be within specifications. The system is currently cooling properly, with the pressures reading 134/300. Based on my assessment, the system does not require any immediate repairs, replacements, or additional services. The customer's concerns regarding the leak have been addressed, and the system is functioning as expected.

I removed the drain stopper and noticed a lot of debris. with the customers consent I removed the drain and pulled a lot of hair out of the drain. properly reinstalled drain and ran water for testing. there are no more failures in water flow.

07/25/2024 Examined area of concern by customer. Performing Preventative Maintenance Plumbing Check today. Water Heater is 3yrs old. Flushed water heater for duration of inspection in effort to remove built up sediment and minimize calcification buildup in tank. Flushed directly into sump pump well. Sump pump is fully operational. Documented. No malfunctions in laundry room. Sump pump well is located in back right corner of laundry room. Partially concealed by appliance but accessible. Located main service line in front wall panels of basement area near steps. No issues in basement bathroom. Piping above water heater has signs of corrosion and past leaks. Formulated option to rebuild section with new ball valve and inserted in report. Proceeded upstairs to kitchen area. Cleaned disposal blades at no cost to customer. No malfunctions in kitchen. Performed Water Quality test in kitchen. Chlorine is abnormally low for this area and is reading below 0.6 with no carbon filter on home supply

Low Water In Toilet Bowl 07/25/2024 arrived on site for a customer who was a toilet that doesn't fill up right In the bowl customer showed me area of concern and explained that after awhile they can hear the toilet start to fill up on its own looked and notice flapper was old and can wipe the rubber off below it gave customer investment options for a new flapper,new flush vlave customer choosed a new flapper explained to customer 99%of a running toilet is a flapper but there is the 1%chance of being the flush valve. removed old flapper and cleaned surface and set new flapper in place and set chain per manufacturer specs as of ticket completion no leaks were found cleaned up work area and all work related materials thank you for choosing Vito.

07/25/2024 arrived on site for a plumbing inspection started by flushing water heater while flushing inspected all plumbing in the tested house pressure and water pressure is at 65psi water heater was just installed last year by us so heater is a year old on today inspection found a flapper in the 2nd floor bathroom that was starting to break apart and found no other issues. brought up issue with the customer on site and said the owner approved of us to replace the flapper and it will be billed to the owner will pay it online started by removing old flapper then cleaned up flush valve face then placed new flapper in and set chain length per manufacturer specs and tested for leaks as of ticket completion no leaks were found wrapped hose up thank you for choosing Vito.

07/25/2024 arrived at the job site.. notice the 4" pipe was cracked bout 20 inch line on the bottom of the pipe. I cut the pipe 24" down the pipe to make sure the crack line was not more then that. put my new peace with 2 francos and and bands. once I was done I started collecting all my tools cleaning my work area. made sure the job was done correctly and it was no more leaks before I left. thank you for choosing Vito.

Leak From Condensate Line in Closet 07/24/2024 arrived onsite, ran unit G shower and water leaking onto bathroom floor from pan. unit G resident left so we will need to come back when they are onsite to make repair. called unit C landlord Jackie and informed her about situation. need to do more investigation but it is likely a waterproofing issue or a crack in the plastic shower pan which would then need to be replaced.

07/24/2024 Arrived on site. Men's locker room urinals backed up. Set down drop cloth and removed left urinal. Snaked with 90 degree pigtail. Snaked jumped over to other urinal before going down stack. Passed resistant area at about 25-30 feet. Tested drain by flushing right urinal. Drain is clear but seal of right urinal failed. Mounted and connected left urinal with customer supplied parts. Disconnected and dismounted right urinal in order to install new customer wax seal. Mounted right urinal and flushed several times. No leaks or back ups remained. Cleaned up work area and removed all work related tools, debris, and equipment from site.

07/24/2024 customer informed us that the upstairs bathroom faucet on the cold side wasnt turning on. upon observation I've discovered that during the installation of new material. we didn't connect the cold line back to the faucet. drained the water down to the house and made a connection on the 1/2 inch line using a tee and a coupling. turns water back on and clean work area.

The guys were great and identified the problem right away. I appreciate the fact that they showed up the day after I called Vito’s. I also appreciate the fact they were able to make the fix that day. I do think the price was very high for putting in a new valve and based on the options I was given it seemed like I was being steered to buy a new hot water heater rather than fix this one. My air-conditioning unit, located in the attic, was leaking condensate, and it was coming through the living room ceiling. The technician, Aaron Wade, came to check out the issue on a hot, 95-degree afternoon. It was much hotter in the crawl-space attic. He first had to locate where the condensate was leaking from because the condensate drip pan was dry. He poured water into the A/C unit to see where the condensate was leaking and discovered that the EZ trap had cracked. Once he found the problem, he fixed it. Great analytical work and service!

Jaime was excellent, competent and a pleasure to be around…. My only complaints are how long it took to get the part in, the absence of pro active calls to alert me of the status (or lack thereof) and a miscommunication on Vito’s end re the appointment yesterday and the representation that the part would arrive in the afternoon on Tuesday five minutes prior to the scheduled arrival earlier that afternoon. ( it sounded to me like the part was actually in but it didn’t get loaded on the truck the first time on Tuesday and someone didn’t think honesty was the best policy)
