07/18/2024 upon arrival of home I replaced the cartridge . while installing cartridge I realized that the handle was broken ( stripped) causing the stem on the cartridge to barely move. will order handle and return once retrieved .

07/18/2024 arrived onsite, performed plumbing inspection and flushed water heater. during inspection, found 2 fill valves needed to be replaced so I replaced them in 2 toilets. also fixed existing trip lever on toilet free if charge. customer needs total toilet tank rebuild on basement toilet (except for fill valve) and he would like to do it next week. he will call office to schedule. cleaned up and removed all job related debris.

Commercial Plumbing Job Install Valces Close Loop System: 07/18/2024 Arrived on site. Shut down chiller and closed loop pumps. Valved off sections of closed loop. Removed nuts and cut bolts of flanged connections of valves. Supported pipes with steel pipe. Removed old valves. Cleaned flange surfaces. Set new gaskets and valves in place. Tightened nut and bolts. Returned water service to closed loop. Turned on pumps and chiller. Tightened bolts and stopped leaks. 07/19/2024 arrived on site to double check the valves that were just replaced, checked for any leaks, valves were extremely condensated and sweating constantly, dried valves, checked for leaks, no leaks found, cleaned up work area and left

Local Plumber Commercial Call 07/18/2024 I arrive at the job site and turn off the water from the street and started draining the system. on e the system was drained I started to disconnect the meter. and setting everything up for when my materials arrived. once the arrived I started to put my meter together and pro press the 2" valves and connecting the meter back. once I was done I turned on the water to made sure ain't no leaks and fill up the system. I collected all my tools and clean my work area. thank you for choosing Vito.

Commercial Plumbing Call Gas Leak Search 07/18/2024 arrived on site to look at a gas leak in apartment 101, customer reported a positive reading of gas on the doorframe of the apartment, started out by using the gas sniffer to look for any readings of gas, searched all throughout the apartment and got no reading anywhere, decided to move forward with a pressure test to see if there were any leaks in the walls, ran the pressure test for a little over 15 minutes and had no change in pressure at all, after asking around determined the issue to likely be the doorframe having just been very recently painted over, giving a false reading, tested once more with the sniffer and still got no readings in the apartment, restored gas, cleaned up work area and left

07/18/2024 Today, I arrived on site to address the customer's request for a replacement of the compressor due to a lack of AC. After inspecting the system, I found the following issues: AC Unit: Unit is pulling itself into a vacuum, with 17 on suction and 290 on head pressure. Liquid line service valve snapped while recovering charge. Recommended replacement of service valve with proper service valve with piston. Replacement of filter drier is necessary. Line set needs to be flushed. System functions need to be tested. Air Handler: Air handler does not have a P-trap installed. To resolve these issues, the following actions are recommended: AC Unit: Replace the service valve with a proper service valve with piston. Replace the filter drier. Flush the line set. Test all system functions. Air Handler: Install a P-trap on the air handler. By addressing these issues, we can ensure that the system will cool properly and function efficiently.

07/18/2024 AC MAINTENANCE ON TWO UNITS. #1 2nd floor main unit. TRANE UNIT R-410A I checked the filter in the air handler downstairs in the basement and I replaced with one costumer provided. I checked the indoor blower wheel motor housing compartment for any instructions and found none. I checked blower amps and found within specs. I checked the evaporator coil and i noticed an excessive amount of fungal growth cultivating within the unit. I checked condensate line that goes to floor drain and flushed it down with a gallon of water. I checked all wirings and connections all limits and safetys found okay. I got a return air temperature of 75 and a supply air temperature of 56. I checked the outdoor condenser coil and found okay. I checked outdoor temperature of 85 and a discharge temperature of 96 I checked all components and found within working range. This unit is running and cooling as of now. I will advise the client that the only recommendation I have is to add an air scrubber

Master Bedroom Shower Leaking 07/18/2024 arrived on site for a customer who has a leak in Master bathroom customer showed me area of concern and said every time they run the shower waters starts to spray from the sides turned on shower and had water shooting out from the shower arm told customer sometimes all we need to do is removed the shower arm and re tape it and dope and reinstall. gave customer investment option for the shower and customer agreed started by taking shower head apart when trying to remove shower head the arm started to move and notice the arm snapped inside of the wall brought to customer attention that she needs a new shower arm and the price will be the same let customer know I will need to make a run to the supply house to get a shower and return to install it. once back from supply house taped and doped new shower arm and set in place and tighten ran water to make sure there's no leaks and confirm that there's no leaks placed shower head back together and as of

07/18/2024 arrived on site fona customer who disposal doesn't work customer showed me area of concern and flipped switch on disposal and it didn't turn on nor was the reset bottom popped out recommend customer to replace disposal and offer to join our service plan to save on today visit but customer didn't want to join plan and went ahead with the work. started by placing a small bucket and disconnected p trap and removed it then unmounted old dispaol and disconnected electrical then started to prep new dispaol knocked out dishwasher drain plug and connected electrical then mounted and secured new disposal in place and connected drain work again amd tested for leaks as of ticket completion no leaks were found but when turning disposal on had no power going to cable checked panel and found disposal breaker and wasn't tripped but flipped it on and still doesn't turn on have power to the breaker and the switch recommend to have a electrician come out and take a look at the DISPOSAL thank

07/18/2024 RETURN TO FINISH WORK. I returned today to finish the work on the Lennox unit. I cleaned took apart the outdoor coil and cleaned it down with coil cleaner i than rinsed it off and there is no more signs of dirt or debris on the coil preventing the compressor from working at its full potential. After I cleaned the coil I than put on the right capacitor which was an 80/10mfd capacitor and I added the hard start kit. I let the unit run and I put my gauges on. On the low side of I was getting a 50psi and on the high side I was getting a 200psi. This unit holds a total of 10lbs of r-410a refrigerant. I added the first pound of refrigerant and it needed 4 more pounds. I charged the system with a total of 5lbs today. I let the system run for about an hour after just to check my pressures and Temperature split. My pressures stayed firm and I got a Temperature split of 21. The system is running and cooling as of now. I did advise the client that with the 5lbs of refrigerant added t

The guys were great and identified the problem right away. I appreciate the fact that they showed up the day after I called Vito’s. I also appreciate the fact they were able to make the fix that day. I do think the price was very high for putting in a new valve and based on the options I was given it seemed like I was being steered to buy a new hot water heater rather than fix this one. I will price shop the next time I need something like this done.

Local Plumber Call Kitching Sink Backed Up 07/18/2024 upon arrival of home I noticed that the kitchen drain was clogged. with the customers consent I snaked the drain and ran about 35 feet. pulled back minimal gunk. advised customer to run dawn the drain with hot water every so often . reinstalled trap and ran water for testing. found no further failures.

AC Maintenance 07/18/2024 Arrived to customers home for a maintenance and replaced air filter. Customer upset we do not have the proper ladder to get on the roof. It's a RTU. this is our third visit and customer would allow me just for this one time to use a ceiling access to get to the roof but she is concerned with ceiling damage and for that reason does not allow us to use it. I manage to get on roof and inspect the system. 3 year old unit, checked capacitor, contactor, blower motor amps and all ok for now. Surge protector ok for now. Checked temperature differential and ok for now. Changed customer provided air filter. Please make sure someone shows up with a 28ft ladder next time.

07/18/2024 Today, I arrived on site for AC maintenance on a 1 zone system. Here is a summary of my findings and recommendations: Furnace Area: System is cooling with a 15 split on a cool morning. On hotter days, a 15 split is not sufficient to cool the home. Furnace blower is dirty and needs to be cleaned. AC Unit: AC unit is R-22. Capacitor capacity is within specifications. Unit charge is a little low. High side port has been leaking, as indicated by pressure when caps were removed and small bubbles forming around the king valve. Compressor amps are higher at 9.8. Outdoor fan is rusty and may go out soon, with fan amps at 1.1. Recommendations: Full system replacement is recommended to improve system performance and efficiency. Owner expressed interest in having a system installed in the attic for better control of conditioning in the home. My air-conditioning unit, located in the attic, was leaking condensate, and it was coming through the living room ceiling. The technician, Aaron Wade, came to check out the issue on a hot, 95-degree afternoon. It was much hotter in the crawl-space attic. He first had to locate where the condensate was leaking from because the condensate drip pan was dry. He poured water into the A/C unit to see where the condensate was leaking and discovered that the EZ trap had cracked. Once he found the problem, he fixed it. Great analytical work and service!

My only complaints are how long it took to get the part in, the absence of pro active calls to alert me of the status (or lack thereof) and a miscommunication on Vito’s end re the appointment yesterday and the representation that the part would arrive in the afternoon on Tuesday five minutes prior to the scheduled arrival earlier that afternoon. ( it sounded to me like the part was actually in but it didn’t get loaded on the truck the first time on Tuesday and someone didn’t think honesty was the best policy)
