07/16/2024 Today, I arrived on site for AC maintenance and found the following: Furnace: Filter was already replaced by the owner. Blower amps and voltage in the furnace are good. Condensate drain is free and clear. System cooling with a temperature split of 15 (59 supply, 74 return). Flex line for gas going into the furnace housing is touching the furnace housing. Repairs are needed to fix the gas line and bring it outside of the furnace. AC Unit: Pressures look good. Voltage across the contactor is good. Capacitor is within specifications. Voltage and amps within the unit are good. No burn marks on the contactor. AC unit was a little dirty, but washing it did not significantly change the pressures (130/310). Subcool is 15. System is cooling well due to it being a Lennox elite system, but the 15 cooling capacity concerns me. The unit may be a little low on charge, as it is not achieving a 20 split. Faulty Thermostat 07/03/2024 arrived. found power switch off next to furnace. thermostat no longer works. need to replace stat. do not turn off switch unless it's an emergency. with permission. replaced stat with t6 pro- Honeywell. system on and running

Local Plumber Call Running Toilet: 07/05/2024 upon arrival of home I noticed that the customer was having issues with basement toilet. customer replaced fill valve and flapper but couldn't get toilet to stop leaking. with the customer consent I replaced the toilet supply line and made sure all other connections were good. restored water to toilet and checked for leaks. found no further failures.

AC LEAKING WATER said she replaced the clogged filter, and turned the system off, checked for any ice on the evaporator coil found none, checked filter new 16x20x1, checked temperature split return air temperature 74 , supply air temperature 54 , checked condensate pan, line, and trap all clear , checked thermostat setting found set on 77 , looks like the evaporator coil iced up due to clogged filter.

06/18/2024 NO AC CHILL WATER SYSTEM customer told me that the plumber said it has a air blockage , checked water lines found do not have bleed access on it, asked management to access boiler room to see if bleeder valve is there, the said im not allowed in the room only other HVAC company and also said it's not air lock it needs to be pressure cleaned and flushed.

Plumber's Call Toilet Tank Not Filling: 06/14/2024 upon arrival of home I noticed that the toilet has a faulty trip lever and a broken flapper. with the customer consent I replaced them both. restored water to toilet and checked for leaks. found no further failures.

Plumbing Call Toilet Clog 06132024: upon arrival of home customer showed me a toilet that was clogged and hadn't flushed properly since yesterday. I flushed the toilet and it flushed properly. customer was surprised that it had cleared itself. I then ask the customer if he would like me to to auger the toilet for $255 to prevent this reoccurring back up from happening again. the customer said he would just call us if it happens again. asked the customer show me any other concerns he had throughout the home and he had none.

HVAC Call Check Condensation Pipes 06/14/2024 SPRING CHECK CHILL WATER SYSTEM I checked filter 14x24x1, checked indoor blower motor and wheel, checked oil free motor, checked condensate pan, line with no trap or water safeties, added condensate tablets, checked for water leak did not find, reinsulated condensate pan that the insulation came apart, checked temperature split 70 return air temperature, 56 supply air temperature

HVAC Parts Replacement: I arrived at my customer home on 06/12/24 for a part replacement under warranty I removed and replaced the outdoor condenser fan motor check all amps and components indoor and outdoor ac system working properly at this time.

AC Call Install New Control Board and Surges: 06/06/2024 Replaced inverter control board under warranty and tested system. Came on right away, tested cooling temperature differential and there is a 20Split. Turned system off and installed surge protector and tested system on and had a fan motor error, I believe the wiring inside the cabinet is to tight and when door is put on it cause a loose connection. Correct wiring and tested and now working ok.

Air Conditioning Spring Checkup 06/05/2024 AC MAINTENANCE ON ONE UNIT I checked the 16254 filter and replaced with one customer provided. I checked indoor blower wheel motor housing compartment and found okay. I checked blower amps found within specs. I checked the evap coil and found okay I checked the Condensate line that goes down to condensate pump and flushed with a gallon of water and added condensate tablets. I checked all limits and saftys all wirings and connections okay. I checked coil and noticed a fungle outbreak cultivating within the unit. I checked the return air temperature and got 74 and a supply air temperature of 54. I checked the outdoor condensor coil found okay. I checked outdoor temperature 83 and a discharge temperature of 93 i checked the single pole contactor okay. I checked the 70/5 MFD capacitor and found within specs. After today's inspection the unit is running and cooling efficiently, I will recommend adding an air scrubber to fight against any harmfu

Plumbing Call Clogged Kitchen Drain and Broken Garbage Disposal 06/04/2024 Arrived on site. Kitchen sink blockage identified as drain clog. Quoted options necessary to resolve issue. Price approved. Made access in drain line and set down drop cloth. Snaked with K50 and cleared blockage at 15 feet. Snaked an additional cable length and pulled back hair and grease from 20 feet. Reassembled drain and clog remained. Snaked again and found resistance at 15 feet. Snaked passed and snaked to a total of 35 feet. Pulled back more hair and waste. Reassembled drain and found no backups or leaks. Cleaned up work area and removed all work related tools, debris, and equipment from home. Customer is now a a Vito VIP plumbing member!

Call for No A/C: I arrived at my customer home on 05/28/24 for ac not cooling I did a full system check and find the outdoor fan blade off the motor I reinstalled the blade turn the system on and find the outdoor fan motor making a loud noise and vibrating I recommend a replacement of the outdoor fan motor parts have been ordered will return when parts get delivered.
