Connor was very nice and professional; however the pricing jumped significantly from invoice to final payment and didn't even solve the problem. The main issue, a toilet that wouldnt flush all the way, is still experiencing the same issue even after wasting $600 on the "repair" of the system. Furthermore, a new system would have only cost $200 more (and at least fixed the problem!!)

2019 Lennox Heat Pump System Indoor Unit: • Temperature rise measured at 58°F. • Replaced 20x20x1 air filter (provided by client). • Evaporator coil shows no signs of corrosion but is dirty and should be chemically cleaned. Cleaning will improve efficiency, airflow, and system longevity while preventing buildup that can cause higher energy bills or breakdowns. • Blower wheel amps measured at 1.4. • Control board is communicating with the system properly, and all terminals are receiving 24v. • Heating elements are operating within normal range. • Blower motor has an ECM module, which is sensitive to power surges. A surge protector is recommended to protect the motor and electronics from voltage spikes that could cause premature failure or costly repairs. • Condensate line and pump are draining properly; drain test passed. Examined area of concern by customer. Customer has been experiencing very high water bills while she was traveling. I gave customer minimal investment option to perform a Pressure Leak Search. Documented meter dial. Went through home and there are 2 compromised toilets that customer states she shutoff prior to traveling. Located no leaks in piping. Located no leaks from faucets or tubs. Basement toilet hasn’t been used and drain has dried up. Master bedroom bathroom toilet is the oldest toilet in home and still has manufacturer parts in it. I can see a water current in tank very slightly. Sat and watched toilet and eventually water is overflowing in canister flush valve and then stops. Gasket is not good and very slowly leaks. Returned to water meter and consumption increased by 1 gallon. Cannot state how often master bedroom bathroom toilet runs but a 5000 dollar water bill would make me think someone has been using outside hose connections without customer knowledge or consent. Arrived onsite, customer had 3 areas of concern. 2nd floor toilet not flushing well - he was needing to hold down trip lever in order to get a good flush. Under kitchen sink, ice maker supply valve showing signs of wear. Lastly, outdoor water heater showing 6-1 soft lockout error code. Started by replacing the fill valve in toilet tank. Could not disconnect existing supply tube from Aquapiston so I needed to replace Aquapiston mechanism as well. Also replaced toilet handle because existing one was showing signs of wear. Flushed toilet to check for proper operation. It flushes better but I advised customer that he will most likely need to replace the toilet because the jets on the underside of the bowl are clogged. Next, turned water off to home. Disconnected ice maker supply line and then removed existing straight stop valve. Installed new valve and reconnected supply line. Turned water back on and checked for leaks. Lastly, unplugged outside power vent water heater and turned off gas

With this option, we will remove 1 existing kitchen faucet and install new Delta 400DST model kitchen faucet. Tie into existing water supply undersink and ensure proper functionality prior to departure. This installation will include 1yr warranty for the first year of manufacturer’s warranty. Formulated options for customer approval today and customer chose comparable model in stock. Removed existing faucet and staged in area. Cleaned upper sink thoroughly. Set and secured new Delta 400DST kitchen faucet to sink and tied in existing water supply undersink. Set and secured side sprayer and tied into faucet undersink. Cleaned undersink area thoroughly and repressured water supply to fixture. Tested new faucet for proper functionality and there are no leaks present on any connection points. Documented. 2023 Rheem 80% Gas Furnace • Evaporator coil has no signs of corrosion or leaks. • Condensate line is draining properly and has been drain tested. • Temperature rise measured at 55°F, within acceptable range. • Air filter has been recently replaced by the client. • Blower wheel is clean at the moment. • Blower motor is an ECM type, currently pulling 2.23 amps, and is not surge protected. • Inducer motor is operating normally, pulling 2.3 amps. • Gas valve is in good condition, amp draw 0.38. • Flame sensor and ignitor have been cleaned and are in good condition. • Burners are clean at this time. • Control board is functioning properly and communicating with the system. • All safeties have been tested and are operating properly. • All wiring is intact with no obstructions or visible damage. • Combustion analyzer reading: 27 ppm, well within safe operating range. • Gas leak test performed: No leaks detected. Arrived on-site for a warranty call regarding a faulty Kohler cartridge. Began by shutting off the water supply to the house and draining the system. Once fully drained, removed the shower handle and trim, then removed the bonnet nut and the defective cartridge. Cleaned the inside of the valve body, applied plumber’s grease to the new cartridge, and installed it securely. Turned the water back on and tested the shower for proper operation. No leaks were found. Cleaned up the work area and removed all work-related materials. Thank you for choosing Vito.
Returned 9/17/25 to clean both coils above parking lot. Cleaning was completed and units were tested before leaving. Pictures and videos were uploaded to service titan. Office will need to bill.

AC LEAKING: Upon arrival the client advised me that a lot of water had come down from ac and onto basement floor. Found backed up condensate line inside of the casing of the evaporator coil. I cut up a piece of sheet metal to get to the condensate pan , and sure enough it was filled with dirt, debris, algae and bacteria. This happens with time due to the moisture and humidity that the system pulls it gives life for spores to start cultivating within the system. I also noticed more fungus on the humidifier and pad. The client is also aware of the fungus. To make the repair It’ll only be a matter of vacuuming all the standing water, flushing the condensate drain line trap with cartridges and nitrogen. We will then test the line with approximately 5 gallons of water and add condenaste tablets to ensure proper drainage. I will also recommend adding 1x Aerus air scrubber to tje supply portion of the duct work. The air scrubber is a UV light that keeps the unit clean and efficient and your a

Found hockey puck moisture safety switch tripped reset safety unit started up advise the customer if it happens again we will change moisture safety switch did not have hockey puck moisture safety switch on my truck but there is no sign of moisture at all in the pan unit is operating properly now
Clean blower: During our service call, we identified two issues - a dirty blower wheel and a faulty ECM blower motor. The ECM motor is not operating correctly despite running. At the customer request, we only cleaned the blower wheel. Please be advised that the motor's underlying issue may cause the original problem to reoccur. We cannot be held responsible for the motor's performance moving forward. for that.
Arrived on site for a customer with a slow-draining shower and a request to inspect the steam shower in the master bathroom. The customer showed me the areas of concern. Shower Drain: The shower appeared to be draining, but the customer requested it be snaked as a precaution. I removed the shower drain cover and screen, then snaked the drain approximately 10 feet. Pulled the cable back—no debris was found on the snake head. Repeated the process two more times to ensure the line was clear. Steam Shower: Informed the customer that I have not worked on steam showers before. The customer appreciated the honesty and was understanding. Toilet Seat Installation: The customer provided a new toilet seat. As a courtesy, I offered to install it at no charge. Removed the old toilet seat, including bolts and nuts, cleaned the area, and installed the new seat per the manufacturer’s specifications. Cleaned up the work area and all work-related materials. Notes: No warranty on customer-supplied

Arrived onsite, customer was experiencing water hammer coming from main water line in utility room whenever she opened a tap. Also had noise coming from water heater after ignition. There was leaks coming from her water filtration system pipes as well. Lastly, she needed a trip lever and flapper installed on toilet in master bathroom (both parts were customer supplied). Began by turning water off to house and draining pipes. Turned off service valve as well to isolate existing PRV. Bypassed water filtration system as well by turning off both valves. Removed existing 1" pressure reducing valve. While waiting for PRV to be dropped off, took apart multiple nipples that comprised the filtration system. Applied Teflon and dope to nipple threads and put back together. Advised customer that one of the nipples is very likely to leak because it is plastic and was threaded in too deeply to the filter. Installed customer supplied trip lever and flapper next. Installed new PRV after runner dropped
Inspected multiple levels of the house for leaks and sewer flies. There are extreme foundation leaks around the entire perimeter of the house. They have work already scheduled to fix those issues.
Examined area of concern by customer. Cust cannot change his undersink filter. Documented. Removed existing filter and secured new filter in base. NO AC CARRIER IN THE ATTIC Found blown fuse. After further inspection I found that the 30/5mfd capacitor is weak on tolerance. The 30 amp single pole contactor is burnt and pitted. The entire hvac unit is exposed to any high voltage power surges due to it not containing a surge protection. After further inspection I also noticed that there is an excessive amount of fungus cultivating inside the system and circulating back into the air. Recommendations: • Repalce 30/5mfd capacitor due to low tollerance • Replace 30 amp single pole contactor due to it being burnt and pitted • Add 1x ecm surge protector to the indoor variable speed motor to protect motor and board from any high voltage power surges. • Add 1x outdoor disconnect surge protector to protect entire outdoor unit. • Sign up for VITO VIP annual maintenance contract for two unit two visits a year. One in the fall and one in the spring with an additional free plumbing inspection. • Add 1x aerus air scrubber to the sup
Arrived on-site for a customer who requested their tub to be snaked. After following up with the property manager, it was confirmed that the pipe in question belongs to the homeowner. I proceeded to provide the customer with an investment price to snake the tub and repipe the old galvanized P-trap. The customer agreed to the proposal. Work Performed: Set up the work area in the storage unit and began the job. Upon cutting the top part of the P-trap, water started shooting out. Removed the trap completely and noticed significant buildup inside. Cut back further until clean pipe was reached. Ran a snake to clear the remaining line. Re-piped the trap with new material. During testing, I noticed water leaking from the waste and overflow assembly. I attempted to tighten it, but it continued leaking. I informed the customer and recommended replacing the old waste and overflow. The customer agreed. I applied a discount for the repiping and only charged for the new waste and overflow a
Showed up on the job site for a back up in the basement of the property. I pulled one of the toilets. I ran 120 foot of the K 50 removed a few blockages pulled out some feminine products and paper towels draining properly now they would like to be set up on a reoccurring, sneaking every six months to start and then potentially move to nine months.

The work done was fully satisfactory but the technician did not provide me with a written list of actions taken (e.g. find source of gas leak, replacement part etc.) despite a request on two visits to do so (he did provide a verbal account of the total cost and the jobs to be tackled.

I had a seriously stopped up kitchen sink that I had tried to clear with home remedies - boiling water and the vinegar/baking soda but to no avail. I called Vito in the morning and they were there that afternoon and with a snake, unclogged it. Great job, technician was professional, respectful and knew what he was doing. Highly recommend although I am not sure that the cost should have been that much. But I am happy to get my sink and kitchen back!!

I was heading out of town so needed immediate service. They came next day and fixed my problem. Danny, the technician was friendly and very capable and did a good job of fixing the problem for us.
