My technician took his time and covered every nook and cranny of our system to make sure the equipment was up to par.
Arrived on site for a gas leak. The tenant showed me the area of concern, and Washington Gas had already come out and marked the leak at the tee and drip leg. I turned the gas back on, tested the system, and confirmed that the gas leak was present. I contacted the landlord and provided an investment option, which the customer approved. I began by disassembling the gas line from under the valve to the heater. Once everything was removed, I cleaned the fittings, applied gas tape and pipe dope, and reinstalled all gas piping. After installation, I turned the gas back on and tested for leaks. Once I confirmed there were no leaks, I relit the pilot on the water heater. I advised the tenant to allow 45 minutes to 1 hour for the water to fully heat. I cleaned up the work area and removed all work-related materials. Thank you for choosing Vito. With this option, we will repair both Toto toilets in home. 1 in powder room and 1 in upstairs hallway bathroom. Both toilets require a Minor Tank Rebuild including flush valve gasket and fill valve. This will allow water supply to shutdown properly once water level in tank is satisfied. Gasket will keep water in tank until demand is needed. Repairs will include a 30day warranty on parts and labor. Thank you for choosing Vito! Examined area of concern by customer. Powder room toilet and upstairs hallway bathroom toilets are shutdown due to constant running. Inspected toilets and spoke to customer. Formulated investment options for customer approval today. Customer opted to repair existing toilets and revisit replacement option in the future. Went to truck and acquired materials and returned inside. Performed Minor Tank Rebuild including both toilets in question and had to return to truck to acquire additional materials. Gaskets were wrong sized and upstairs needs a new supply hose. Co
Examined area of concern by customer. There was a leak coming from bathroom above that eventually produced through living room ceiling, above tv. Went upstairs to view bathroom. Found no imperfections in shower area. Standard pan with tiled up walls. Walls are in good condition. Drainline viewed through hole in ceiling is from shower. Tenants have stopped using this specific shower, but they continue to use sink and toilet. Exercised toilet numerous times to recreate leak to no avail. Leak is coming from shower drain, per trajectory of water damage inside ceiling to surrounding ductwork, which is everywhere around drain. Recommend gutting area to expose ductwork and drainline; Removal of ductwork to enable rebuilding drainline from shower; Rebuild drainline from shower to next fitting after trap. Haul away the old toilet and all job-related debris. NOTES: • All work to be performed during normal working hours (M-F) 7AM to 5PM excluding holidays. • Requests for additional work or items requested will result in an authorized change order and additional costs. • This proposal is valid for ten (10) days from the date of this proposal. Arrived on site for a customer who requested that we relight their fireplace. The customer showed me the area of concern and explained that after recent renovations, they noticed there was no gas going to the fireplace. They attempted to locate the valve but were unable to find it. I noticed an access panel next to the fireplace, removed it, and located the gas valve. The gas was in the OFF position. I turned the gas ON and used the remote to test the fireplace. After some time, the fireplace still did not light. Upon further investigation, I found that the pilot needed to be manually engaged. I pressed and held the pilot button and activated the igniter until the pilot lit. Once the pilot was on, I turned the fireplace fully on, and it is now operating properly. FALL CHECK WATER SOURCE HEAT PUMP: Checked filter 22x24x1 , checked indoor blower motor and wheel, checked capacitor, checked evaporator coil and uv light system, checked all safeties, checked all electrical wires and electrical connections, checked return air temperature 69* ,checked supply air temperature 99*
Fall maintenance on one Trane furnace from 2013: I checked the filter and found it had been replaced upon today’s arrival. I checked the operation of the system and found amps within spec. Temp rise was 70 degree. I checked and cleaned burners and heat exchanger. I checked all wiring and connections and all limits and safety’s. I pulled the flame sensor and ignitor and found both of these parts in bad shape. The flame sensor is pulling high micro amps even after I sanded it down. Once flame sensor is bad it will no longer sense the flame. The ignitor has a white spot in the middle of it, indicating that it’s brittle and likely to crack or shatter. Once ignitor is bad it won’t ignite the flame. These two parts only last 8 years. For a preventative measure I recommend replacing flame sensor and ignitor assembly. Additionally I also found that the Cap for blower motor is very low on tolerance. Once bad the blower won’t start and system won’t be able to function. I will write up estimate a
HEAT MAINTENANCE COUNTER FLOW FURNACE Upon arrival I walked into the realtor. The owner has moved out of the city. The realtor wants to close it out on Thursday next week. The inspector stated that , the gas line is not installed properly and needs padding to prevent any damage, the suction line insulation is damaged and needs to be replaced. Signs of leak in the ac coil inside need correction. Coil is out of level, coil is upside down. Duct work was done incorrect. Entire system was installed in 2016 10 years ago. I don’t recommend doing repairs on this unit because it may REPAIRS NEEDED: • HVAC needs deep heavy duty clean $499 • New insulation wrap $556.00 • Repipe and pad down gas pipe $442.00 • Replace evap coil. The A coil is out of level and installed upside down. The duct work is installed incorrectly. The duct underneath coil needs replacing due to severe corrosion and replace the pan due to it being corroded. $4-6k Due to the age of the unit and the corrections

FALL MAINTENANCE CHECK ON ONE SYSTEM INSTALLED IN 2024: I checked the filter and found it had already been replaced upon today’s arrival. I checked full operation of the system and found amps within spec. I checked and cleaned the burners and heat exchanger. Parts are in good shape. Temperature rise is 55 degrees. I flushed drains lines with water and added condensate tablets to ensure proper drainage. All wiring and connections were okay. All limits and safety’s found functioning properly. Humidifier was replaced with one from my truck. Overall furnace is running without any issues. Moving forward I recommend the client continue annual maintenance program. Today’s total $167.00. ****40 FT LADDER 🪜FOR OUTSIDE TO REACH THE HEAT PUMP OUTDOOR CONDENSER ON THE ROOF AND CUSTOMER HAS A BOILER****. I arrived at my customer home for a boiler system inspection outdoor temperature 46° at this time customer like her thermostat said between 65 and 68° in home. I just customer thermostat 5° above room temperature. I checked all amps and components and the boiler Age of the boiler 1991 all components are old still functioning when the boiler ignite flame rolled out around the bottom front and back boiler housing started to burn boiler system be on repair at this time. I recommend a replacement of the full system. Summer from the office will provide estimate for placement today no estimate for repair was provided at this time. Steam boiler working at this time.

Arrived on site, the customer advised me that the urinal flange had broke off and would like for it to be replaced. The customer already had a urinal flat supply but unfortunately, the customer had a brass flange which was threaded. I advised the customer that I recommend that we go back to a plastic urinal flange due to the ABS pipe and having no threads advised the customer that I will have to go to supply house to pick up the material and return the job site to complete job. Once back fine the supple house the customer mentioned that he’s unable to reuse the old urinal spud , so I advised the customer that I’ll have to go back to suppler house to receive one. I did a thorough search and could not find any signs of a leak causing water to accumulate under her front door I recommend calling a company called bylt that handles wall water proofing
Arrived at location to test fire sprinkler dcva Backflow in the fire sprinkler room, before testing had the customer call in to shut the system off until the test is over to prevent the fire department from coming. After he called in, I counting to do my test, first by flushing out the testcock, then proceeded with my test. After the test was completed with both checks valve, They both passed at 2.6 psi This is a Wilkins 4in ASSE: 1015 DCVA on a fire sprinkler system non toxic.
Installed new 2-stage Rheem 80% gas furnace. Added new auxiliary drain pan. Verified wiring and safety circuits—updated as needed. Tested heating operation; system is running within normal parameters.

Vito Services notified me when technician Jason Valladares was on the way. He arrived on time. Jason was very courteous, explained things well, and answered all my questions. He installed a surge protector after explaining the need for it and allowing me to apply a $100 coupon toward the cost.
Examined area of concern by customer. Previously, in August, customer had a flood due to toilet malfunctions in upstairs bathroom above kitchen. Kitchen floors are warped. Inspected prior repairs and there is no concern. Area is fully operational with no leaks. Customer concerned about shower area drainage. Removed drain cover to view condition of drain. Drainline is small, indicating this drain is an aged version. Ran both showers simultaneously and proceeded to 3rd floor bathroom to view tub drainage. No issues with tub. Returned to shower area and documented drain still flowing freely. There are no further concerns and no repairs to be made at this time. Arrived on site for a customer that had an emergency. Customer explained to me that they noticed water on their bathroom floor and the water leaking into the utility closet and wasn’t sure where the water was coming from but she had an idea that it was coming from her bathroom looked at the damage area first and looked up and saw water dripping from the toilet drain line and then had customer showed me where the bathroom was located. Once bathroom was located looked at toilet and saw water actively leaking out of the toilet upon further investigation. Left notice water coming out of the toilet handle lifted the lid and noticed the fill valve went bad, causing water to overflow and leak out of the toilet handle show customer and gave customer investment option to replace the fill valve and customer agreed when water off to the toilet replaced fill valve and install new fill valve per manufacturer specs at the light water back on Avenue and tested for leaks as a completion. Arrived on site and met with customer she told me she had 2 problems the first problem was that she had 2 bathrooms right next to each other That continuously back up every 6 months or so. Went into crawl space and inspected pipes and found a couple of fittings that were used incorrectly. Lady told me that they camera the line twice before in the last two years and did not find anything wrong with the pipe, but they did find something wrong with the grade. I will eventually come back out with my manager and we will try to figure out the issue of why it keeps backing up. Customer also said the insurance requires her to have a moment flow installed on her main waterline since she had had a lot of water damage previously gave her estimate for that and she agreed turned off water to the house and drained it down through a hose bib on the line cut into 1 inch copper line and installed mowing flo after the PRV. Kitchen sink in my Condo blocked. Vito gave cost range of $250 -$350 when scheduled (condo & Bethesda norm).Tech quoted $795 on arrival and then 'discounted' to $525 which I accepted. As longtime customer I expected priority cost treatment - not onsite negotiation. Tech was professional in the easy 1/2 hr job. Too costly.
