Commercial Plumbing Call Meter Repair 07/25/2024 Ran new meter reader wire in ceiling for the merry maids unit. Used 70 feet of 5 wire thermostat wire from the shop. Tested for continuity after the wire was in place and then ran water until the reader moved. Took readings on the meter and the reader.

07/25/2024 Today, I arrived on site to address the customer's concerns regarding a leak. After conducting a thorough inspection, I found the following: Leak Investigation: No leaks were detected in the evaporator coil, AC unit, or the line set leading to the wall from the AC unit. The remaining portion of the line set, which runs behind the air handler and is inaccessible, could not be inspected. System Performance: The unit pressures were inspected and found to be within specifications. The system is currently cooling properly, with the pressures reading 134/300. Based on my assessment, the system does not require any immediate repairs, replacements, or additional services. The customer's concerns regarding the leak have been addressed, and the system is functioning as expected.

07/25/2024 Met inspector and got an approved stamp from Mark Shaw of wssc. for irrigation backflow serial number 255272 that replaced serial number w54807.

07/24/2024 upon arrival of home I installed a new prv , new check valve , and main water shut off valve . checked all components for leaks and found no failures. customer signed up for Vito VIP service plan.

Commmercial Plumbing Call Estimate to Rebuild Backflow Preventer 07/23/2024 Turned water off to the assembly and then broke down the assembly. It was not long before I found extreme damage to the second check valve. I have included a picture in this work order. The damage I observed looks like there had been some profound water hammer and possibly an element of heat. It's difficult to say.

07/23/2024 Arrived on site. Shut off water and disconnected water, waste and electric to old water cooler. Removed old Water cooler. Cut back of new cooler for plug access. Installed new mounting bracket and mounted water cooler. Removed old waste trap and replaced. Connected drain line. Flushed water line and connected water lines. Turned on water and tested for leaks. Found no leaks. Plugged in power, flushed lines of air, and adjusted bubbler orientation and water height. Cleaned up work area and removed all work related tools, debris, and equipment from site.

Local Plumber Call Ceiling Leaking 07/22/2024 customer will need prv dual check valve and main valve installed . customer has leak in utility room from parts . will install tomorrow am.

Back Flow Prevention Testing 07/22/2024 Performed a total rebuild on the 2" backflow preventer for the building. All went well so I put the certification test on it and it passed well. We will submit results to w.s.s.c.

Local Plumber Commercial Call 07/18/2024 I arrive at the job site and turn off the water from the street and started draining the system. on e the system was drained I started to disconnect the meter. and setting everything up for when my materials arrived. once the arrived I started to put my meter together and pro press the 2" valves and connecting the meter back. once I was done I turned on the water to made sure ain't no leaks and fill up the system. 07/17/2024 Customer had a technician out yesterday from a different company and had their capacitor replaced.The compressor did not come on and the technician left without resolving. They turn the system off. I arrived today and turned system on. Noticed the compressor came on just fine and checked refrigerant charge and amps ok for now. Advised customer the the compressor may have over heated yesterday and by turning it off it allowed the compressor to cool off and turn on today. Also advised them about the system age (2007) and that it's a R-22 Freon system. This is a concern due to age and potential failure due natural wear and tear. Customer would like to hear from a comfort advisor and get a free estimate.

07/16/2024 Examined area of concern by customer. Customer has received High Water bill claiming water consumption this Quarter has increased from 177g per day to 1272g per day this Quarter. Performed Minor Leak Search in home to determine cause of high water bill. Water meter is inside home with a meter outside for reading. Not a remote, a meter. Documented. Meter outside is reading higher than inside house meter. At this time, meters are malfunctioned and requires WSSC Personnel attention. No further issues located in home at this time. 07/15/2024 tested one backflow preventer and it failed. In the pool pump room.

07/15/2024 Arrived on site. Leak in ceiling identified on 1" shut off valve for 20B tier hot side. Set down drop cloth. Shut off water to building and drained line. Cut out existing valve and sanded pipe ends in ceiling. Pre fabricated new valve and pipe segment. Joined segment to pipe ends in ceiling and turned on water. Checked for leaks and found none. Cleaned up work area and removed all work related tools, debris, and equipment from site.

Performed AC maintenance on Goodman system. Adjusted thermostat 5°F below room temperature. Checked amperage and components of indoor and outdoor units. Lowered water heater temperature from "B" setting. Inspected dryer vent, found cleaning necessary. Recommended full system replacement due to age and condition. Outdoor temperature was 78°F with rain during service. All systems operational upon departure.

New AC Install: 07/11/2024 recovered old refrigerant and removed all the old equipment and set and installed all new equipment and tied everything back in from duct work and water lines, electrical and drains and ran equipment and checked for proper operation

AC Not Cooling 07/09/2024 Tenant states system struggles to cool during peak hours of heat. Thermostat will go up to 78F. They also stated the fan motor on AC system appears to slow down when this happens. Inspected system and checked operations. I noticed fan motor did seems slightly off on its strength ( replaced by us two years ago) I Checked capacitor was very weak on both compressor and fan motor side. Checked refrigerant pressure and ok for now. Advised landlord of findings and recommended a new capacitor, he agreed. Replaced capacitor and tested system again. System now performance is better. Refrigerant readings were 130/316 psi. Temperature differential was 17 and air filter looks good. system should perform better now Recommend Annual maintenance Vito VIP agreement $244 per year to prevent unexpected break downs.

07/08/2024 AC LEAKING I arrived today and found water leaking from AC unit. I removed cover and noticed the Condensate clogged up. The filter was passed due to be changed. the EVAP coil was extremely dirty. I cut the pvc and flushed the line and repaired it. I cleaned the air handler and the EVAP coil and added an air scrubber to the unit. Before Any work was done I did advise the costumer that the unit was passed its life expectancy with a lot of problems and worn out components. The client chose to do the work today and is considering replacing the unit in the future. I do recommend following up with client and recommended her to get a comfort advisor out here to provide quote on a new unit.Thank you for choosing VITO SERVICES. 07/06/2024 No AC Call I checked the thermostat and called for AC and only the outdoor unit came on. The indoor blower motor never came on. I went to the furnace and found it is 20 yrs old and past its life expectancy. I by passed the fan and it never came on. All I heard it do was try to come on as it was humming. I will speak to the client and provide options and they will decide how they would like to move forward. Back Flow Preveter Testing 07/08/2024 Tested one backflow and it failed, the test cocks are leaking also. I will get a proposal together for the complete rebuild of that together with the test cock replacements. Mo also would like a proposal for a preventative measure on the ac drains, I told him I would get that to him as well.

Possible Condensate Line Leak Jul 8, 2024 arrived at location, for hvac system drain line back up, inspected the drain line which was not backed up, need a hvac to come out to inspect the system also wasn't able to go to unit 102 nobody was home.

Air Conditioner Maintenance 07/01/2024 Today, I arrived on site to check the customer's AC unit, which was not working. After my assessment, I found that the AC unit was low on charge, resulting in a 10 split. To address this issue, I performed the following tasks: Added 2lbs of 410a refrigerant to the AC unit to restore the charge level. Applied leak seal to prevent any potential leaks in the system. Noted the need for a return trip to determine if there is a leak present in the evaporator coil or the AC unit. Based on my initial inspection, these are the recommended repairs, replacements, and additional services: Schedule a return trip to further investigate and identify any potential leaks in the evaporator coil or AC unit. Industrial Plumbing Small Pinhole Leak in Restroom 07/01/2024 arrived at the job site and spoke with Kevin. he showed me the issue above the ceiling it was a pin hole in the 3/4 pine cold side that feed both bathrooms.i replace bout 3' ft of pipe.. after fixing it I turn the water on made sure it was no leak and turn the water heater back on. everything was working properly and it was no leak... 06/27/2024 Examined area of concern by customer. Customer attempted to replace fill valve DIY to no avail and had to shutdown water system to home to prevent flooding. Inspected area and there is a piece of fill valve stem broke off in tank and dangling underneath. Customer has her own fill valve onsite for installation. Noticed there is no flex supply, no trip lever and flapper is warped. Gave customer investment option for a Minor Tank Rebuild today and I can cover missing parts and install customer supplied fill valve while in process. Removed existing piece of fill valve. Installed new customer supplied fill valve and located tube in truck to fit fill valve. Pulled and replaced 3in flapper. Secured new toilet flex supply and had customer repressure water system to home. Toilet components operate properly. Secured new Strongarm Trip lever. Leak Under Sink, Broken Hose Bib 06/25/2024 upon arrival of home I noticed that the hosebib was split. I also noticed that the ptrap on the powder room was split as well. with customer consent I replaced both the hosebib and the drain. refilled home and checked for leaks. found no further failures.
