upon arrival of home I noticed that the master bath toilet was constantly running. with customer consent I replaced fill valve. powder room toilet was leaking from supply line, disconnected supply line and replaced fill valve shank . reinstalled supply line and checked for leaks . replaced shank as a courtesy to customer. no further failures.
Toilet Leaking To The Pipe: arrived at the job site and as soon as I flush it I saw where the leak it coming from the til piece and gasket and vacuum breaker. I had one I replace it only the vacuum breaker and gasket I didn't replace the till piece. one I was done I flush it multiple times to make sure is working properly. collected all my tools and clean my work area. arrived on site for a plumbing inspection started by looking at heater customer showed me heater and was a tankless unit let customer know that the vip plan doesn't include tankless units a gave price to flush tankless and customer agreed while having flush kit brought out to me inspected house. house pressure is at 65psi and as of today found no issues as of today inspection once runner came with kit turned off power to unit then shut off cold and hot supply then connected pump to cold service port and one hose on the hot then opened and let viniger flushed thru the system for 20mins then turned off cold service port and turned on water to let viniger flushed out of system once done capped service lines and turned water back on and power thank you for choosing Vito.

Plumbing Repairs: upon arrival of home - replace master bath faucet, and rebuilt drain -replaced hall bath faucet and rebuilt drain -replaced kitchen faucet -replaced flapper in master bath toilet and replaced wax ring -replaced plunger in basement toilet actuator checked all connections for leaks found no further failures.
HVAC FALL MAINTENANCE: Job Summary Today, I arrived on site for two-zone heating maintenance. Main Level Unit (Carrier 90% Furnace) Filter is in good condition. Ignitor and flame sensor are functioning well after cleaning. Inducer capacitor and blower capacitor inspected; both within specifications. Removed all programming from the thermostat. Noted rust at the bottom of the unit; source is unclear. Informed the owner about the water heater operation. Found the circulator pump plug only had 16v; moved it to a 120v plug for now. Recommended inspection or replacement of the plug. Temperature rise on this unit is 45. AC condensate and furnace condensate share the same drain. Top Floor Unit (90% Furnace) Inspected ignitor and cleaned flame sensor. Noticed gas pipes have leak lock after the shut-off valve. Condensate line is on the wall but has a clean-out; drain could be improved. AC condensate and heating condensate are connected. Filter for this unit needs replacement.
Local Plumbing Call Stoppage: arrived on site for a customer who as the same back issue as last time customer showed me area of client and explained that when the wife was showering water started coming up from the kitchen sink found no water in the kitchen sink so for 20mins ran water in both shower and kitchen sink checked in the basement on the line we worked on last time customer said when the kitchen sink was clogged water starter backing up in the landry stane pipe so last time we snaked both Landry and kitchen sink pulling wipes or dry sheets form the line. to the left of the heater is the main stack can hear water flowing thru it bucket and after the 20mins no backs up occurred is it was a mainline probably was a soft blockage and cleared it self told customer to make sure no wipes are flushed down the toilet since the pipe underground is cast iron thank you for the choosing Vito.

HVAC Maintenance: Today, I arrived on site for heating maintenance on a Carrier furnace operating at 90%. Conducted a thorough system check. Cleaned the flame sensor to ensure optimal performance. Verified the ignitor was functioning properly. Noted that the filter is nearing replacement. Inspected the heat exchanger using a camera; initial observations indicate it appears to be in good condition. Assessed ductwork and surrounding systems; all were found to be in good shape. Confirmed normal operation of the condensate pump. During the heating system start-up: Observed that the furnace flames were dancing, with the first burner tube fluttering. Measured gas pressures at 2.4 iwc, which are low. Attempted to increase gas pressure; however, flames became more vigorous and the system shut off. Consulted with a supervisor regarding findings and conducted a second inspection of both the primary and secondary heat exchangers, both appearing satisfactory. Replaced the gas valve, b
09/17/2024 upon arrival of home I spoke with a customer who discussed concern of a older American standard toilet that overflowed a few weeks back. flushed toilet multiple times and was unable to reproduce back up. customer then stated that he wanted a new toilet and that he and his will go to Lowe's to pick one out. the customer stated that his wife wanted a beige toilet and that she would like to pick it out herself. customer said he will go and call us back.
09/16/2024 arrived on site for a clogged toilet customer said they notice it backed up awhile ago but they tried to unclog them self and then it backed up again ran water in shower to confirm it's not a main line and after running water and notice it's just a toilet clog. qouted customer to auger toilet and customer said if we can do better on the price and offer customer 90 Vito discount and customer agreed started by snaking toilet the first 3ft and water drained then extended to 6ft and felt some resistance then cable went thru flushed toilet 3 times and toilet drains fine pulled cable back and found nothing on the head flushed toilet and toilet drains thank you for choosing Vito.
09/16/2024 Examined area of concern by customer. Rinnai Tankless water heater is producing error code 79 indicating low water pressure. Removed front cover plate to access diagram on inside panel. Immediately upon opening cover, water poured out of system. Cannot locate cause of leak inside system. Contacted manufacturer. While on hold with Tech Support, researched existing model and found system to be discontinued. Located replacement model and formulated installation investment option. Spoke to customer to make her aware of situation onsite. Gave customer investment option to replace unit. Contacted parts dept and was given installation date of tomorrow, potentially, pending on customer approval. Customer would like until end of business day to confirm and she will call office to confirm. Time of confirmation may delay installation,. depending what time of day it is. 09/13/2024 arrived at the job site and started putting together the PRV and soon as I was don't I turn upon the water make sure it was no leak and everything was working perfectly. I clean up my work area and collected all my tools. THANK YOU FOR CHOOSING VITO
09/11/2024 used one foot of 1/2" copper of my truck, a 3/4"x1/2" reducing coupling pro press. And a 1/2"x3/8ths shark bite straight stop. We got the samples and a clear test so now Tom wants us to use that source of water to supply water to the fountain. I made a material list and we have to return.
09/11/2024 arrived on site for a "mainline" that's clogged customer showed me area of concern and showed me the kitchen sink that was backed up and how a tea basket strainer fell inside the disposal and they tried to get out and the disposal is jammed then in the basement they found the water was overflowing from the Landry stack. have customer investment options to snake the drain fork below and also add a clean out for any future issues and also notice old 50 gallon electric heater as well customer agreed to the price for us to snake and add a clean out started in the basement area filled up Landry stand pipe and started rubbing cables went a total of 7 cables(52ft) and we heard water drained from the stand pipe. checked kitchen sink and notice line is still clogged so snaked from upstairs used shop vac to get water out of sink and with a small bucket undid p trap then started snaking and went a total of 4 cables(30ft) and heard water drain dispaol is still jammed gave customer optio
09/10/2024 Arrived on site and met the Head engineer st the door he let us in and showed us where each of the water fountains where. started taking apart the first fountain and realized I needed new parts since the fittings I had didn't match the size of the fountain. after I came back from the supply house with the new fittings I put went to each water fountain and put in the PRV's and adjusted each one to restrict high flow. cleaned up our work area and called the Head engineer and told we what we had done. We will be back another day to do the 4th and final fountain when the part arrives. Thank you for choosing vito
upon arrival of home I noticed that the 18 year old 75 gallon gas heater had began to the leak. gave customer price of $4948 to replace which includes installation warranty and plumbing service plan. customer said they will need to contact their insurance to check what they cover. customer would like to give us call before close of business. will include pics in ticket so we will know what is needed when customer calls back.
09/09/2024 FALL CHECK HEAT PUMP checked filter found wrong size 16x20x1, need 16 1/2 x 22 x 1 got sucked up onto the evaporator coil, now evaporator coil have to be cleaned, someone instructed him to install a return grill on the main floor but not on the top floor reason why the evaporator coil got dirty , checked emergency heat strips, checked all safeties and limits, return air temperature 73 , supply air temperature 100 , checked heat pump side return air temperature 74 supply air temperature 103 , checked condenser motor and coil, checked contactor and capacitor found capacitor is weak and needs replacing soon, checked outdoor air temperature 70 , checked discharge air temperature 65 , checked all electrical wires safety and connections found no surge protector, too warm outside to check defrost controls and operation. checked freon level liquid line temperature 89 , suction line temperature 168 CARRIER MODEL NUMBER 25HCE430A300 SERIAL NUMBER 3417E00293 REPLACED 35/5 MFD CAPA

08/30/2024 upon arrival of home I performed a full plumbing inspection checked all toilets and drains checked all faucets and valves checked disposal which appeared to be working fine checked and flushed 50 gallon gas heater there are no failures throughout home
08/29/2024 Worked with Tom to find a source of clean water for the water fountain that is not contaminated with lead. We found one likely prospect with a 3/4" valve that is capped off. We have to schedule with Tom to come back and take samples of the water from the aformentioned capped line.
08/28/2024 Arrived on site and waited for the property manager we then called and he sent 2 of his engineers to meet us and explain to us what we were going to do. saw that the cast iron 45 was rusted so we planned on removing that. we went to the store to buy blades and a grinder to cut out the cast iron. we came back and there was a scissor lift for us so we started cutting the piece out and hammering it in certain areas and eventually got the whole pipe out from the roof drain. we then started preparing the PVC pipe and fitting on the ground and took all of our equipment up to the area in the ceiling. we piped everything in and put a fernco connecting the roof drain to our pipe and tightened everything. we could not test it since it's a storm drain for rain water but we cleaned up our work area and put the scissor lift back in place. 08/26/2024 arrived onsite, turned water off to flushometer (flushometer in question is womens restroom - rightmost stall when facing forward, not handicapped stall). removed Sloan valve and existing vacuum breaker. cleaned out vacuum breaker tube with wire brush, rag, and CLR cleaner. placed new vacuum breaker in its place. also replaced tailpiece O-ring. placed Sloan valve back in place and tightened both couplings. removed existing diaphragm and installed new 1.6gpf diaphragm. finally, removed existing handle and installed new. turned water back on to flushometer and flushed multiple times to check for proper operation. placed cap back on stop and tightened set screw in place. cleaned up and removed all job related debris. Material used: 1 Sloan B-73-A handle
08/23/2024 RETURNED TO INSTALL FOAM TAPE ON LINES THAT WERE SWEATING. ALL IS GOOD NOW I DO RECOMMEND NEXT TECH TO COME OUT IN THE FALL TO CHECK WATER VALVES TO SEE IF INSULATION CAME OFF OR NOT. Thank you for choosing VITO SERVICES.
