Potomac Plumber, Kitchen Sink Coming Detached: upon arrival of home I noticed that the undermount sink was loose in the kitchen . I attempted to tighten undermount clips to no avail. the sink is glue to countertop without clips which is an improper install. customer will call countertop company. customer would like office to call and collect dispatch fee.
I arrived at my customer home for a one system heat maintenance outdoor temperature is 75 degrees at this time customer like his/her thermostat set between 65 and 80 degrees in the home customer provided all air filters customer adjusted the thermostat five degrees above the room temperature in heat mode for me I flush the indoor drain pipe check all amps and components indoor Rheem 2022 90+% gas furnace working properly at this time.
arrived on site to install new float switch started by removing old float switch and and unplugged from controller once removed placed new float switch and secured on pipe per manufacturer specs then connected float to controller and tested for proper operation and as of ticket completion no issues were found recommend customer to place a trash bag over battery so no water can get in thank you for choosing Vito.
Local Plumber, Repair Pipe Install New Toilet: Installing new AMS 1pc toilet seat today. Removed rusty bolts existing and cleaned toilet area. Set new bolt adapters and set new seat with gaskets. Secured seat to bowl and exercised for proper functionality. Slow Close Seat is fitted and secured. Thank you for choosing Vito!
Arrived on site for heating maintenance. Discovered water heater leaking. Replaced the leaking water heater. Installed a drain pan and a water alarm for safety. Installed a carbon monoxide (CO) detector in the basement. Noted existing CO detectors on the first floor and upper levels. Recommended installation of a CO detector for the garage. Checked heating system functionality; confirmed it is operational. System is 15 years old; discussed current sale on new units. Coordinated with comfort advisor regarding full system replacement scheduled for Friday.
I arrived at my customer home for a system maintenance and find the gas furnace not working rain water running down the vent pipe into the furnace I recommend a replacement of the gas furnace I provide a proposal and pricing for replacement.
Today, I arrived on site for heating maintenance on a two-zone system. Zone 1 Furnace: Checked the condensate drain; it was free and clear. Found the humidifier pad frame installed backwards and flipped it around. Noticed rust on the gas pipe and burner assembly. Inducer and blower amps were within specifications. Inspected the burner compartment; rust was present on burner ports and flakes in the heat exchanger. Observed two space diffusers for air flow; unit shut off when the door was reattached. Flue pipes exiting the home were covered; removed the covering to allow proper ventilation. Filter does not need replacement at this time. The AC unit attached to the furnace is 20 years old. Water Heater: Inspected the water heater; it is in good condition and up to code. Recommended installing a water alarm for the drain pan. Heat Pump Maintenance: Checked the evaporator coil; it was free of debris. Electric heat amps were within specifications with a temperature rise of 21

Repair Pipe Once Ductwork Moved: Met HVAC personnel onsite and proceeded to basement to enter undeveloped section of basement through wall opening. HVAC personnel removed section of ductwork to enable repair in area. Cut out piping and went outside to pull existing bibb and piping through wall. Set new bibb and piping through wall and secured bibb outside in hose box. Returned to undeveloped section of basement. Prepped area and secured new fitting to new and existing piping in area with solder. Cleaned pipe. Repressured water supply to area and tested for leaks. No leaks present on any connection points. HVAC personnel began reassembling ductwork. Removed tools and equipment from site and returned inside to clean work area thoroughly. Closed all access panels. Replace Outdoor Faucet and Toilet Seat: Examined area of concern by customer. Hose bibb outside is leaking when operated. Attempted to tighten packing nut to no avail. Bibb leaked worse. Made customer aware I can replace with a more reliable model today. Located shutoff valve in basement ceiling access panel and looked through camera in ceiling. Pipe appears to run straight out wall to bibb. Gave customer investment option for required process of repair today. Customer agreed. Cut pipe and went outside to pull out. Pipe not coming out. Retrieved brighter light and shines in original section of ceiling. I can see pipe turn into crawlspace area. Went in crawlspace area and located pipe coming through beams and going out front wall above ductwork. Cannot work in space allotted. Will require ductwork removed temporarily while I perform repairs. Spoke to customer regarding situation. Sealed pipe where originally cut at. Contacted office personnel to begin communicating regarding a possible

Plumbing Call Flooded Basement Backed Up Drain: upon arrival of home I noticed the floor drain in the basement would fill when running the kitchen and the laundry . I snaked thru laundry line . cleared line at about 20 feet . removed cables and pulled back hair. showed customer. recommend customer gets a finer laundry lint catcher. customer signed up for service plan.
Sump Pump Alarm: arrived on site for a customer who's back up alarm that kept going off customer explained to me that after a rain storm they kept hearing the back up alarm going off outside when customer showed me area of concern notice back up pump was running told customer I'll go ahead and see what's causing the issues. started by removing lid and notice right away that the float was down when lifting float up back up alarm started going off and once float dropped notice that the back up pump was still running continuously called zoller tech support to see and they said it's a bad float switch and gave me part number. explained to customer the issue and how to fix it customer went ahead and wants to get the float switch replaced explained might take a few weeks for part to come in since normally when ordering from manufacturer they take a while to send it as of now disconnected back pump so alarm work go off and so back up pump will burn out as well thank you for choosing Vito.
Local Plumber Call, Clogged Kitchen Sink: Examined area of concern by customer. Customer states kitchen sink has backed up every year since addition was added on to home. Customer states we have cleaned the drain each year. Referred to Site History and last drain cleaning I, personally, have done here was in 2018 to bathroom. Last time anyone from company performed drain cleaning in kitchen was in 2013-15. Explained investment options to customer and discounted specific drain cleaning for his drainline issue today. Customer agreed. Went to addition area and staged equipment for drain cleaning. Ran total of 30ft of drain cables through drainline to penetrate and dislodge obstruction in drainline. Once cables moved freely in drainline, ran additional .tft to ensure flow restoration. Began running water in kitchen sink while pulling cables back without any backups in kitchen sink or addition area sink, that is used to clean pottery. Plumbing Call, Replace Shower Spigot: Examined area of concern by customer. Tub spout leaking at wall connection point. Shower handle also leaking. Removed spout to ensure spout branch was not compromised. Branch is good. Removed handle to shower and tightened nut. Handle leak stopped. Gave customer investment option for required process of repair. Secured new diverter spout per manufacturer specifications and tested for proper functionality. Plumbing Call Leak Search: Examined area of concern by customer. Customer had WSSC in home and identified toilet repairs required in home. Went through home with customer and identified Powder Room toilet needs a Minor Tank Rebuild.. Basement toilet, upstairs bedroom bathroom toilet and master bedroom bathroom toilet upstairs all require new flapper style gaskets for flush valve in toilets. Bundled tasks and presented to customer. Customer has agreed to be serviced today. Shutdown water supply to fixture and removed existing fill valve. Installed new Pro45 AntiSiphon Fill Valve per manufacturer specifications and installed Korky Ultra Flapper to bring toilet up to proper efficiency. Replaced flapper gasket in basement bathroom toilet with Fluidmaster 3in Universal Flapper. In master bedroom bathroom, replaced flapper with Korky Ultra Flapper and tested for proper functionality. 09/18/2024 arrived onsite, turned water off at main water valve. opened up all faucets and showers to drain down water lines. set up drop cloth in work area in front of kitchen sink. cut out wood at bottom of cabinet surrounding the valve to be replaced. disconnected faucet and dishwasher supply lines from dual angle valve. used sawzall to cut directly underneath existing valve's 1/2" brass nut. cleaned pipe and deburred. installed copper pro press as well as 2 short pieces of copper pipe, one horizontal for d/w supply line, and one vertical for faucet supply line. installed straight stop valve on horizontal. picked up material. installed angle stop valve on vertical pipe. pressed all connections. reconnected faucet hot water supply line to new angle valve. placed 3/8" brass nut and 3/8" plastic sleeve onto d/w supply line after cutting off short piece of the polyethylene line. connected to straight stop valve. turned water back on to house. checked for leaks. also checked for proper
09/18/2024 upon arrival of home snaked kitchen drain and reinstalled trap. rebuilt drain in basement . checked for leaks found no failures. office is collecting remaining balance . no service.
09/10/2024 upon arrival of home customer didn't want a full plumbing inspection customer wanted a price for a hose bib in front of the house and back of the house. gave customer price of $575/ each hosebib. the price of $283 for each shut off valve . customer also has a older sewage ejector pump that he wanted to have replaced of $1571. the price of around $550 to have pit cover replaced. customer will consider pricing and give us a call back . no service on premises will need office to call and collect. dispatch fee
09/09/2024 FOLLOW UP CHECK Previous tech added 2lbs of 410a to new unit. i called for cooling at thermostat and unit came on. I checked my temperature split and I got a 18 delta T. The outdoor temperature is 66. I will recommend waiting for it to hit 80 to see if there's any issues. The client states that AC has been running just fine and keeping up. 09/05/2024 Examined area of concern by customer. Customer has concern in basement regarding water leaking into utility area coming down wiring through foam spray insulation. Identified concern to be Foundation related, possibly, but not a plumbing situation. Recommended waterproofing company to assess. Customer states electrical box in home is vacated and inoperable. Performing Preventative Maintenance Plumbing Check today. Water Heater installed a few months ago. Did not flush water heater today and explained water heater service to customer. Documented installation not performed by us. Expansion Tank is good. Water pressure in home is 75psig. Basement bathroom has no infractions. Main floor powder room is in good condition. Laundry area is fully functional. Upstairs hallway bathroom has no malfunctions. Master bedroom bathroom is operational with no leaks present on any fixtures. 08/28/2024 upon arrival of home installed 50 gallon gas heater. refilled home and checked for leaks . found no further failures. customer has 6 year manufacturer warranty and 1 year labor warranty.
08/29/2024 upon arrival of home installed 75 gallon gas heater. checked all components for leaks and found no further failures. replace the fill valve in the upstairs master bath as a courtesy to the cuatomer. there are no further failures.
08/28/2024 Today, I arrived on site to address the customer's complaint of their HVAC unit freezing up. Here's what I found and recommended: Recommended Repairs/Replacements: Checked unit pressures and they appear to be okay. Unit is extremely dirty, so I advised cleaning the coil to ensure proper pressure readings. Unit is 16 years old and uses R-22 refrigerant. Customer was informed that a charge was added previously. Found an old dirty washable filter lying on top of the coil. Advised removing it and replacing it with a 1-inch 20x25x1 filter. After cleaning the HVAC unit and removing the old filter, the supply air temperature improved from 75 to 69 degrees. Despite the improvement, the system is still not cooling properly, and I recommend having a comfort advisor quote a replacement Additional Service: Suggested considering a heat pump as a backup in case the boiler goes out. Overall, I addressed the freezing issue, cleaned the unit, and improved the supply air temperature
08/28/2024 Today, I arrived on site for cooling maintenance on the customer's second system. Here is a summary of the recommended repairs, replacements, and additional services: Electronic Precipitator: Found that the electronic precipitator is blown and still powered in. Unplugged and cut wire to filter area. Recommended using only a filter instead of the electronic precipitator. Door is damaged, see pictures. UV Light: UV light is glowing, but I would recommend using an air scrubber. Spoke with the owner about air scrubbers. Condensate Pump: Condensate pump was dirty and filled with buildup. Flushed with water and vinegar. Condensate pump is attached to humidifier, furnace, and AC. AC Unit: Brushed spider webs off electrical components. Found a capacitor that was very close to touching the housing of the unit. Turned off power and put a new screw in the bracket to hold the capacitor. Checked both capacitors to be within range.
