Today, I arrived on site to address a no heat issue with the furnace located in the basement. Furnace is 40 years old. The primary issue preventing heating was a dirty filter. Recommended cleaning of the burner compartment to ensure optimal performance. Blower wheel and housing require cleaning due to significant buildup on fan blades. Area around the gas valve was found to be cluttered with debris. Gas valve is currently hot and may be at risk of failure soon. The system is heating properly at this time. Suggested replacement of the filter with size 16x25x1. All 1-inch filters should be replaced every 30-45 days for best results. owner will call and pay via portal. $120 diagnostic fee $150 non specific.
New Hot Water Heater Installation: Arrived on site. Took pressure reading of home water (60PSI). Shut off water to water heater and drained. Shut off gas line and disassembled gas line in front of and connecting to water heater. Disconnected vent pipe. Installed support straps for hot and cold water pipes. After water heater completed draining, cut out existing water heater and removed from work site. Water continued drain pouring from hot water system. Shut off water to home. Set new water heater in place. Preassembled piping for new water shut off before removing old valve and pressing new valve in place. Installed mounting bracket, pumped expansion tank to 60 psi, and mounted new expansion tank. Piped in gas line and turned on gas; checking for gas leaks. Piped in water lines including new mixing valve and expansion tank. Connected flue vent and reinstalled supporting straps at new elevation. Turned on water to home and checked for leaks. Found no leaks. Lit pilot. Set gas cont
Boiler Is Not Keeping Up With Cold Temperature: I arrived at my customer home for gas furnace not working I did a full system check and found battery corroded in thermostat sending negative signal to control board gas furnace and lockout mode I reset all power and removed battery from thermostat control board inducer fan Motor run when call for ignition no power coming from control board I recommend a replacement of main control board and thermostat or replaced gas furnace due to age and out of warranty need to check operation of gas furnace and do a combustion test system need to be in operation mood to know what else is wrong with it system not working at this time
arrived on site for a plumbing inspection started by flushing water heater while flushing inspected all plumbing in the house house pressure is at 80psi which is high by code anything above 70psi is called excessive water pressure ntifie expansion tank was leaning and expansion tank is full and bladder has been ruptured heater is a 15 year old 75gallon gas heater. found no other issues in the house as it today visit explained to customer my findings about the heater and also explained if we were to install a new heater we would have to bring the heater up to code and we have to pump up the expansion to match the house pressure but if there's no prv we will have the same issue with a bad expansion tank gave investment options to customer and said he will talk it over with wife thank you for choosing Vito.
New Hot Water Heater Install: Installing new water heater today. Shutdown water system to home and drained through water heater with Transfer pump to minimize drainage time. Once drained, cut out existing water heater and disconnected gas line and flue. Removed gas line from existing gas control valve. Noticed saddle valve on cold supply. Per code, saddle valves are outlawed on new installations due to propensity to leak at any time. Sent helper to acquire properly sized valve for replacement. Mounted expansion tank bracket in wood beams overhead. Secured gas fittings to new water heater gas control. Set new water heater in place. Set and secured flue with proper pitch to B-Vent from HVAC system. Began setting new fittings and piping. With all set, secured all new fittings to new and existing piping in area. Materials arrived and secured Humidifier line to new valve. Repressured water system to home and bled air from new water heater and piping in home. With home and appliance full wit
Customer Has No Hot Water: Customer concerned that 25yr old water heater is no longer producing hot water. Made customer aware I do not recommend any repairs to this water heater due to age of appliance. Pilot lit with no issue. Pilot will not hold. Gave customer investment option to replace Thermocouple and advised against repair. Customer would like to move forward with repair to 25yr old water heater. Went to truck to acquire materials and returned inside. Made customer aware I will clean Thermocouple and see if water heater activates. Removed burner assembly from combustion chamber and cleaned free of debris and used dollar to clean Thermocouple good. Lit pilot and kept button depressed for exuberant amount of time without engagement from gas control. Performed additional tests to water heater and gas control is no good. Gas control is not registering flame and not producing gas to Burner Assembly any longer. Investment option for new water heater installation is in Recommendations
Install Customer-Supplied Faucet: Customer has purchased new kitchen faucet for installation. Spoke to customer via phone and gave customer investment options for required process of repairs. Spoke to customer regarding valves undersink and supplies. Shutdown stops undersink with no issue and both held with no leaks. Removed existing faucet with minimal difficulty. Cleaned sink and set new faucet in place. Went undersink and secured new customer supplied kitchen faucet to countertop. There is an existing supply extension on hot side but cold side will require an extension due to short supply hoses on faucet. Went to truck and acquired materials. Returned inside and secured new extension to supply hose and secured to stop undersink. With all secured, opened stops and tested faucet for proper functionality. Went through all functions and documented. Cold water produces a blue light on wand, Hot is red and Warm is green. Installation is complete with no leaks present on any connection poi
New Heat Pump Installation: Arrived. Replaced the carrier heat pump in the attic to a new Armstrong heat pump , recovered refrigerant removed old system new system working good .
System Has Error Code 13 Systems Lock Out: arrived at my customer home for gas furnace not working properly customer have a 5 ton system in the basement customer just had a renovation in the home capped off a few vents and add a second system for the upstairs basement system not getting enough air and too big for the basement I recommend a replacement of the basement system customer would like an estimate for replacements I will provide pricing and proposal for replacement today.
arrived on site for a customer who doesn't have no hot water customer said around Wednesday they notice the water started to die down on heat and now it doesn't what up heat up like it use to told customer I'll check the heater first turned power off and tested both upper and lower element and both read around 15 omhs which is a good reading meaning both elements are fine check heat setting in heater and it's set between 120-140 upper and lower at 120 went up stairs and tested water temperature and max temp it reached was 109 meaning heater is not heating up like it should. told customer this is a sign that the water heater will slowly give out told customer I would leave investment options for a new heater and also the water filtration and conditioner customer wants to talk it over with husband and see if they want to wait for the heater to give out thank you for choosing Vito. recommendation: option 1: 50 gallon electric heater with mixing valve heater st:3178 vip:2702 mixing
Leak Under Kitchen Sink: Found hot side supply blown off the stop for the kitchen sink faucet. I closed the stop and turned the water back on and the stop is holding. I instructed the homeowner that under no circumstances can the water temperature be adjusted through the faucet handle, it must remain in the cold position until faucet is repaired. I also explained to him why and he understood. I recommended taping the handle down in position and he said he would handle it. There were no tools or material on this job. These people are friends of the Vitos and I will let the office determine any price.
Leaking Toilet: Son showed me leaking faucet handle in powder room. Son took me upstairs where he stated that he "thinks toilet won't flush". Inspection of toilet showed me that tank is leaking into bowl consistently. Kohler Rosario toilet requires new manufacturer flapper to seal flush valve and stop leaking. Cannot locate son. Went to truck and acquired materials and returned inside. Faucet cold handle has scratches on it from prior repairs performed in area. Documented. Used vice grips undersink on handle assembly to stabilize cold side. Used toothless channel locks to loosen escutcheon above countertop to remove and access cartridge in handle. Installed new cartridge per manufacturer specifications. Cannot determine manufacturer of faucet. Assumption at this time is it may be a Glacier Bay. However, faucet requires Delta parts to operate. Reassembled handle and leveled handles to match. Had to loosen hot side and resecure to match level. With all reassembled and tested, there are
FALL MAINTENANCE ON ONE UNIT. Checked full operation of the system. I changed the filter with one costumer provided. I replaced humidifier panal and cut the humidifier on and checked its operation and found working okay. The humidifier is draining into a condensate pump and I added Condensate tablets to the pump and found working okay. I checked Indoor blower wheel motor housing compartment for any obstructions and found none. Blower amps are within specs. I checked inducer draft motor and flue vent pipe found okay. Induce amps found within specs. I checked and cleaned burners and heat exchanger, I checked the flame sensor and ignitior and found still reliable. I checked all limits and safetys and all wirings and connections found okay. I got a return air temperature of 70 and a supply air temperature of 130 right where we want it. This unit is running and heating as of now. Recommendations after today's visit: Add 1x Ecm surge protector due to the indoor blower motor and communicat

Toilets That Leak: arrived on site to install new flush vlave started by shutting water off and drained then removed remaining water with a shop vac then removed supply line and undid tank to bowl bolts and removed tank then removed old flush vlave and placed new flush vlave in per manufacturer specs and tighten new flush vlave in and placed new tank to bowl gasket and set tank back in place and started tightening to bowl then connected supply line and tested for leaks as of ticket completion no leaks were found cleaned up work area and all work related materials thank you for choosing Vito. note: work warranty for 40 days
Leak Under Kitchen Sink: arrived on site for a customer who has a leak under there kitchen sink customer said yesterday they notice a puddle under there kitchen sink ran water in sink and found water leaking thru the disposal shier customer findings and gave investment options and today customer went with a new dispaol and signed up for a vip plan. started by taking apart p trap and let water drain in a bucket once drained unplugged disposal and disconnect dishwasher drain and unmounted old dispaol then started prepping new disposal knocked out dishwasher plug and connected plug to new disposal then mounted and locked in place and connected p trap and dishwasher washer drain connection and tested for leaks as of ticket completion no leaks were found cleaned up work area and all work related materials thank you for choosing Vito.
FALL MAINTENANCE ON THREE ZONES. #1 ATTIC SPACE I called for heat at thermostat and waited at least 15 minutes to get a temperature rise and got no reading. I touched the refrigerant lines and noticed no refrigerant was being pumped. I went to the outdoor heat pump and heard only the fan running but not the compressor. I noticed the 25/5 capacitor was swollen, and one of the contactors had burn pitting on the coil of the contactor. The capacitor also had a hard start kit on it. I changed the capacitor and the compressor never kicked on. I checked the compressor and found shorted to ground. I went back inside to the air handler and checked the emergency heat and found working ok for now. I did notice a fungle outbreak cultivaing within the air handler neat the coil , and wirings. I also noticed that the system is pulling very high amps therefore using more energy. Also the drain pan and condensate line doesn't contain an EZ trap safety switch on it preventing and overflows or backup'

arrived on site for a customer who has a high water bill customer called in saying she got a notice from wssc saying her water bill doubled started by placing dye tabs in the toilet and waited to see what leaks up stairs bathroom everything looks fine but 1ft floor toilet I had dye leaking into bowl. also notice fill vlave to be over filling and was went under water as well gave customer investment options and today customer went with replacing the fion valve and flush valve started by turning water off to angle stop and flushed remaining water in tank and used shop vac to get rest out disconnected supply line and tried to get tank to bowl bolts off but nuts were rusted in place to had to cut bolts off once off removed tank from bowl and cleaned up old tank to bowl gasket and removed old flush vlave once off cleaned up surface and started placed new parts placed and tighten new tank to bowls bolts and flush vlave then placed new tank to bowl gasket and set in place then removed old fil
FALL MAINTENANCE ON GOODMEN 90% HIGH EFFICIENCY GAS FURNACE I checked both filters and replaced with ones client provided. I checked the Indoor blower wheel housing compartment for any obstructions and noticed there is a fungle outbreak just cultivating within the system and circulating back into the air. The register vents have visible fungul growth on them. I checked the ECM blower amps and found within manufacture recommend. The variable speed motor is very expensive and right now it is exposed to any high voltage power surges due to not containing a surge protector. I checked the inducer draft motor and flue vent pipe and found okay. I checked Inducer amps and found within specs. I checked and cleaned the burners and heat exchanger. I checked the ignitor reading 49ohms working okay. I checked the flame sensor and got a reading of 1.6micro amps and the recommended micro amps is .5 I cleaned off the flame sensor but made no difference. arrived on site for a customer who wants there disposal replaced customer showed me area of concern and said that there disposal stopped working the reset button popped out and he reset and used the key to free up anything that's stuck but now when running the disposal it just hums gave customer investment options for a new disposal but said he spoke to the office and requested a 3/4hp disposal and I wasn't aware of it called parts and said they will bring one out to me. customer went with the work while waiting started taking apart old disposal took apart p trap and let drained in a bucket then disconnected dishwasher drain and unmounted old disposal and undid electrical once new disposal was in started by removing dishwasher drain plug connected remotely and mounted new disposal and connected p trap and dishwasher drain and tested for leaks and as of ticket completion no leaks were found cleaned up work area and all work related materials thank you for choosing Vito. note: disposal
arrived onsite for a customer who has leaking toilets customer showed me area of concern and said there hallway bathroom is always running and there master bathroom runs from time to time when checking hallway bathroom notice gasket on the flush valve was severely worn out checking canister gasket and canister gasket wasn't good shape this toilet needs a new flush valve one checking master bathroom notice flapper was starting to crumble causing it to leak while on site customers brought to my attention that their shower sometimes doesn't drain all the way and leaves a pot of water on top so gave investment options to customer to have shower snaked out replace flapper and also replace the flush valve in the hallway bathroom as of today customers went ahead for the flush valve and to have the shower snaked out flush Rod will have to be ordered so I can come back and install started by removing old flapper in master bathroom then install new flapper per manufacture specs tested for leaks
Today, I arrived on site for a heating maintenance check on an 80% furnace. Filter did not need to be replaced at this time. Humidifier filter also did not require replacement. Inducer voltage and amps are within specifications. Blower amps are within specifications but could benefit from a surge protector. Blower is free and clear of debris. Humidifier operations are normal. Pulled and cleaned the flame sensor. Inspected ignitor; both ignitor and temperature rise are within range. System is heating properly at this time. Noted that the gas union is located inside the furnace housing. Repairs will be needed to remove the gas union from inside the furnace housing. today's visit does not count as first visit on contract. ac maintenance is first visit.** wssc approved gas after unit installation with union I side furnace housing.
HVAC Maintenance: homeowner informed me they called into the office and cancelled appointment.
Examined area of concern by customer. Tenant states area of prior technician work is leaking still. Inspection prior technician repair and all is intact with no leaks present on any connection point. Current leak is approximately 3ft down hot water line after ball valve on outlet of water heater. There is a drip producing from union connection. Over time, contraction and expansion can cause this style fitting to loosen if not properly secured at installation point. Today's leak appears to be just that. Tightened union fitting and inspected area piping for any further infractions. None visible at this time. There are no current active leaks in area. Thank you for choosing Vito!
arrived on site for a customer who has low water pressure customer showed me area of concern and it was the ro system customer said she was low water pressure but she had the filter replaced last year and not it's having the same issue customer got in contact with Culligan and said they tank needs to be pumped up connected air pump and had no air in the tank pumped up per manufacturer specs tested again but only could fill 3 glasses of water and went back to how it was notice age of tank and it's from 2008 storage tank last 8-10 years called Culligan to see what they can do and they recommend having there techs come out and take a look at customer know and gave number thank you for choosing Vito. customer is to be billed for time on site
