07/23/2024 Today, I arrived on site to address the customer's recommended repairs, replacements, and additional service. Here is a summary of the actions I took and the findings: Thermostat Communication: Stat was not communicating initially, so I reset the system. After the reset, the stat started operating normally. Wire Connection Check: I thoroughly checked all wire connections to ensure they were properly connected. No issues were found with the wire connections. System Operation: I tested the system's operation without the stat. The system turned on and ran without any problems. Stat Reset: I reset the stat again to ensure it was functioning correctly. After the reset, the system started working as expected. Recommendation: If the issue of the stat not calling the system happens again, I recommend replacing the stat. 07/23/2024 upon arrival of home I noticed that the powder room toilet would leak when flushed. with the customer consent I pulled toilet and found that the flange was 1/4" below floor. I then raised flange and 1/2" putting it at 1/4" above finished floor. installed new wax ring and flushed multiple times for testing. found no further failures. customer is already a spp member .

07/18/2024 arrived onsite, performed plumbing inspection and flushed water heater. during inspection, found 2 fill valves needed to be replaced so I replaced them in 2 toilets. also fixed existing trip lever on toilet free if charge. customer needs total toilet tank rebuild on basement toilet (except for fill valve) and he would like to do it next week. he will call office to schedule. cleaned up and removed all job related debris.

07/17/2024 AC CHECK ON ONE UNIT. I checked the filter and found clogged, the client will need to order and replace it as soon as possible.i checked the indoor blower wheel motor housing compartment for any obstructions and found none. I checked blower amps and found within specs. I checked EVAP coil and I noticed a lot of rust and fungle growth around it. I checked the Condensate line that goes to floor drain and I flushed it down with a gallon of water and added condensate tablets. I checked all wiring and connections all limits and safetys working properly at this time. I checked the return air temperature of 70 and the supply air temperature of 48. I checked the outdoor condenser coil and found okay for now. I checked the outdoor temperature and got 91 and I got a discharge temperature of 104. I checked the 45mfd capacitor and found within specs. I checked all other components and working within range. The unit is running and performing as needed. After today's inspection I did

Dirty Water Coming From Basement Toilet 07/16/2024 I arrived on site for a customer who has black water coming out of her toilet in the basement customer showed us area of concern and notice sewage on the floor and as we got closer to the bathroom notice sewage coming out of the shower drain and from the toilet meaning we have a mainline blockage. customer already call her insurance company to come out and clean up the sewage after we was done gave customer investment option to snake main thru the toilet and customer agreed started by shutting water off to toilet undid Jonny bolts and pulled toilet and notice water standing on top of the pipe. set up snaking equipment around 5 cables(75ft) water in pipe started to drain but not in shower ran water into pipe and the pipes filled up with water again then we went a total of 10 cables(150ft) when the water in both the pipe and In the shower drained completely ran water in pipe for 10 mins and nothing backed up in those 10mins, checked outs

Local HVAC Call NO AC 07/16/2024 Found Amana AC system completely empty on 410 refrigerant, this indicates a significant leak on the system. Advised customer of repair option ranging from 3k-4k to replace a bad coil. But advised him the best option was to replace system due to age and reliability concerns. Customer opted to have a comfort advisor come out today. Office assigned one and will be in touch today

07/16/2024 Return and injected UV dye into the main floor system (Lennox 5 ton) Tested and performed full AC maintenance and ok for now. Customer aware if system loses refrigerant we will return and do dye search. Performed maintenance on the 2 other system in home. Changed customer provided air filter with the exception of upstairs unit (20x20x4) Customer will need to order and replace. Checked temperature differential and tested drain line ok for now. Checked blower motor amps and ok at this time. Checked Outdoor compressor, capacitors and contactors ok at this time. Recommend surge protectors for 2 Lennox system (Amana system already has surge protector) Washed down condenser coil down and checked all electronics ok for now. Amana system was not working when I arrived, Indoors control board said it was on AC2 but nothing was coming on. Reset and system came on ok. May be an intermittent problem with control board but ok for now. May need to monitor

07/15/2024 I arrived at my customer home for AC not working outdoor temperature is 98 at this time I just customer thermostat 5 below the room temperature in AC mode I checked the indoor unit I checked the outdoor unit and fine the system very low on 410A outdoor control board have moisture spots behind and in front I recommend a replacement of the control board I recommend doing a full system late check finding the leak fixing it add nitrogen run a vacuum recharge the system and start up or adding dye leak sealant and recharge the system customer would like an estimate to replace the full system

Pipe Leak In Ceiling 07/10/2024 arrived on site for a customer who has a leaking pipe cutsomer showed me area of concern and it's on a different spot from last time notice a pipe with a pin to hole leak quoted customer 586 to repipe section with pin hole and customer agreed. started by shutting water off and let house drain while draining gather needed material once back and house was drained cut and removed old section placed new section in marked slips fittings and pressed new section of pipe on. turned water back on and tested for leaks as of ticket completion no leaks were found cleaned up work area and all work related materials thank you for choosing Vito.

07/11/2024 Found Lennox AC system low on Refrigerant. Advised customer of possible leak in system and provided with options to recharge with UV dye, or Possibly replacement of system considering potential expenses if leak found on coil. Currently system likely under 10 year warranty if it was registered by home air, if not then it would be out of warranty. Advised that a recharging system is no warranty that it will last and approximately will be spending anywhere between 3-5K when it's all said and done after leak is discovered. Customer opted to recharge with dye. Added 4 pounds today and will return on Tuesday to add Dye.

07/11/2024 Examined area of concern by customer. Canister flush valve security arm has broken in Kohler toilet. Made customer aware I have part in stock and can repair today. Customer agreed. Inspected other toilets in home and adjusted water hose in tank to stop slipping off. Went to truck and acquired materials. Returned inside and removed existing arm and installed new security arm to canister flush valve per manufacturer specifications. Tested multiple times for proper functionality and there are no further malfunctions. Thank you for choosing Vito!

07/11/2024 Today, I arrived on site for a cooling maintenance job on a 2-zone system. Here's what I found: Zone 1 (side house): Condensate drain line is free and clear of debris. Owner has already replaced the filter. Temperature split is 21 and the evaporator coil is free and clear of debris. Checked the heat pump outdoor unit and found a snake present, but it was not aggressive. Checked voltage, amps, and capacitor of the heat pump, all within range. Checked heat pump pressures, they are within specifications. Zone 2: Customer had a concern about the system not cooling properly at a certain point in time, but they believe it was due to thermostat operation issues. Checked the system and found that it is currently cooling properly. Reattached the filter door. Checked heat pump, pressures, voltage, and amps are within specifications. Pressures could be a little better, but the system is cooling well. Overall, the system is cooling properly at this time.

07/11/2024 Found thermostat set to cool at 72 Room temperature was 74F Went down to furnace and noticed system was running ok and it all of a sudden shit down. Thermostat was still calling for cooling and no error codes. No error codes on control board either, just on standby. System then came on after about 5 minutes with blower coming on first and then after a few minutes blower ramps up and AC comes on. Will need to order a new thermostat Bryant evolution connex thermostat and possibly control board. System less then 10 years old, will verify warranty. 07/10/2024 I arrived at my customer home for the ac system leaking oil I did a system check and find oil leaking from the indoor coil connection customer going out of town today will be back on the 07/09/24 need to return on the 07/10/24 first call to fix the leak add 400 psi nitrogen run a vacuum recharge ten pounds of 410 and start four hours of labor customer ac system turn off at this time. (Customer will like to be bill say she's a friend of Vito) I return at my customer on July 10th 2024 to fix the leak on the attic system located in the basement I recover the full system fix leaking joints at 400 PSI of nitrogen to the system found no other leaks run a vacuum for 45 minutes 10 lb of 410A refrigerant and startup AC system working properly at this time.

After conducting a thorough inspection, I have identified several issues that require attention. Here is a summary of my findings and recommended repairs: Issues: Water leakage from AC unit Frozen coil causing short cycling Broken locking caps Improper sub cooling of the system System going off on high head pressure Clicking sound from the compressor No Thermostat (Thermal Expansion Valve) installed Restricted system Recommended Repairs and Replacements: Remove and replace broken locking caps Evacuate and recharge the system Install a new filter drier and position it correctly Install a Thermo stat to improve system performance and efficiency found water leaks. will need plumber to make repairs. need to discuss replacing AC coil. and repairs. owner will need quote to replace ac coil and quote work to evacuate and recharge system. owner will discuss option

Emergency Weekend Call NO AC: 07/07/2024 Today, I arrived on site to address a no AC issue reported by the customer. Here is a summary of my findings and recommendations: Downstairs System: Found the downstairs system freezing, but this is not the system I was initially here to check. Will return to check the system after addressing the issues with the first system. Upstairs System: Discovered that the outdoor unit is not operating. No high voltage was detected. Checked the power at the breaker and confirmed that there is power. However, power is lost between the breaker and the disconnect. An electrician is needed to fix this issue. Downstairs System: Conducted a thorough check on the downstairs system. Found that it is low on charge and is using R-22 refrigerant. Recommending a full system replacement instead of repairs due to the high repair cost associated with this unit. AC Maintenance 07/08/2024 AC CHECK ON ONE UNIT I checked the filter in the air handler located in the basement and found good. I checked the indoor blower wheel motor and housing compartment for any obstructions and found none though I did notice some fungal growth cultivating. I checked blower amps and found within specs. I checked the EVAP coil and found okay , but also some fungal growth on the insulation and near the drain pan. I checked the Condensate line that contains and ez trap safety, that goes to the Condensate pump. I flushed the line with a gallon of water and added Condensate tablets. I checked all limits and saftys and all wirings and connections okay. I checked my Delta T and I got a return air temperature of 72 and a supply air temperature of 54. Local Plumber Install Customer's Toilet 06/28/2024 upon arrival of home I noticed that one of the customer supplied toilet was broken. customer will reorder Kohler toilet and call us back. we still installed other toilet. removed master bath toilet and replaced with new Kohler toilet. restored water and checked for leaks . found no further failures. customer will call us back .
