Today, I arrived on site in NW Washington, DC, to perform cooling maintenance on a system with 3 zones. Here is a summary of my findings and recommendations: Zone 1 - Main house: System turns off before reaching the desired temperature on the thermostat. Checked condensate pump operations, which are functioning properly. Inspected the humidifier pad, which is clean and does not need replacement. Ductwork is free and clear of debris. Drain line is also free and clear of debris. Blower amps are within specifications. AC unit pressures, voltages, and amps are all within specifications. Unit needs a cleaning, but the owner will wait until it gets dirtier. Advised the owner against covering the AC unit to avoid potential damage. System is currently cooling properly. Zone 2: Replaced the filter and humidifier pad provided by the owner. Noticed a leak in the humidifier solenoid valve and three wires without wire nuts. Turned off the humidifier for now and will need to turn

In Washington, DC, I performed maintenance on two heat pump systems. For the downstairs unit, I replaced the filter and UV light, brushed and flushed the EZ trap, inspected the slightly dirty evaporator coil, and confirmed the blower wheel and housing are clean. System pressures, voltages, and amps were within specifications, and the system is cooling properly. At the owner's request, I replaced the capacitor with a 40/5 capacitor. On the rooftop RTU, I checked pressures, voltages, and amps, all within norms, and confirmed the existing filter was still adequate. The system is functioning well, maintaining proper cooling.

Today, I arrived on site in Washingtonn DC for a 2 zone cooling maintenance job. Here's what I found and the actions I took: Air Handler: Air handler in the basement is 24 years old. Fan amps are within specifications, but the fan is starting to rust. Discovered 2 filters inside the system, one of which was sucked up into the coil. Removed both filters. Noticed bacterial growth on top of the coil and around the blower wheel housing. UV light was installed but disconnected, so we reconnection the U.V. Light. Drain line is slightly clogged, but water is running freely. Air handler is currently operating properly. Filter Door: Found the unit filter door in the attic and returned it to the unit. Advised the owner to use a 16x23 filter instead of the current 16x20 filterr, as the current filter is too small. Attic Air Handler: Found a noticeable amount of rust, indicating water overflowed into the drain pan. Flushed the drain line with warm vinegar water. Replaced

I told the customer about my discovery and disassembled the toilet and put a new wax ring. after some time I still noticed water and I saw it was coming from the angle stop valve connections next to the toilet. I told the customer what I saw and tightened the angle stop and replaced the supply line. At time of ticket completion there was no longer any leak in or around the toilet.
