During the inspection, both HVAC systems were evaluated for performance and condition. The attic system, a 2011 heat pump, is currently operating without any issues, but due to its age and wear, replacement is recommended to ensure continued reliability and efficiency. The basement system consists of a 2008 furnace paired with a 2018 air conditioning condenser. While the system is functioning at this time, the capacitor on the basement AC condenser was found to be failing and should be replaced to prevent future operational problems. Given the age of the furnace, replacement is also recommended to maintain optimal system performance and energy efficiency moving forward.

Today I arrived on site to address the no AC call. CARRIER Indoor Unit (Attic): Observed the unit fan setting on high, causing the fan to run continuously. Noted a system communication error on the thermostat. Accessed the attic unit after removing items from the closet with owner assistance. Confirmed no triggered safeties inside the unit. Identified error code 16, indicating a loss of communication. Attempted to reinstall the system via the thermostat, but communication failed. Disconnected the blower motor due to the continuous fan operation. CARRIER Outdoor Unit: Verified the outdoor unit control board had no error codes and power was present. Checked outdoor fuses; they are currently functional. Recommendations: Recommend full surge protection for the indoor unit. Recommend surge protection for the outdoor unit. Reccomend replacement of unit controle board and blower motor. May need to replace carrier infinity thermostat. Unit is 19 years old. May want to replace

NO AC FOR TWO UNITS. #1 SECOND FLOOR AND TOP FLOOR UNIT: Found bad thermostat because True home zone panel is bad. It must’ve gave a bad signal to thermostat and compromised it. I replaced thermostat and called for ac. Found outdoor fan running but compressor was not. Found weak 45/5 mfd capacitor and replaced it and compressor still did not come on. I added a hard start kit to capacitor and compressor kicked on. Outdoor coil is clogged and in need of a cleaning to prevent any air flow restriction for the Thermostat. Once I got the unit back up and running. I took temperatures and my temperature were off. I inspected further and found unit to be low on at least Lb of 410a refrigerant. The unit is back up and running. Once I got here it was 90 degrees upstairs before I left it dropped down to 86. The system is somewhat cooling but not effectively upstairs. What was done today: •Thermostat • Capacitor • Hard start What still needs to be done to this unit: • Replace true home

We will install new Customer Supplied kitchen Touch faucet per manufacturer specifications. There is no warranty on customer supplied products. There is a 30day warranty on installation labor only. Arrived on site for a customer who has a running toilet and a issue with there whole house water filter customer showed me areas of concern and first showed me toilet and said the toilet runs non stop when looking inside lid notice flapper was completely deformed causing toilet to run. Then customer showed me basement where the water filter is at and said he replaced his filter today and notice it was still leaking and said he didn't replace the o rings and order new o rings gave customer investment option to replace flapper and customer agreed started by reming old flapper and clean flush valve up then installed new flapper in per manufacturer specs and tested for proper function then cleaned up work area and all work related materials thank you for choosing Vito. Arrived on site for a backed-up kitchen sink that also backs up into the neighboring unit (Unit 414). When the sink or disposal is run, it causes a backup into Unit 413. Spoke with the front office and confirmed that it is not a building issue. Quoted the customer to snake the line, and the customer agreed. They also signed up for our VIP plan. Began by taking the P-trap apart and letting the water drain into a bucket. Then set up the snaking equipment and began snaking the line. Noticed that the snake kept skipping and going into Unit 413's drain line. I didn’t have a drop head available, so I called the office to have one brought out to me. Once the drop head arrived, I pulled the cables out and snaked the line again, going a total of 6 cables (approximately 45 feet). Pulled the cables back and heard water begin to drain. Reassembled the drain and tested for backups. As of ticket completion, no backups occurred. Cleaned up the work area and removed all work-related materials. Not

Customer has outside drain that he wants maybe jetted or if needs to be 25' out dug up but first he wants to jet (wants to talk to Paul) before Clearing and evaluating storm line. Got jet and camera, went to job. Robert is with me. Line was backed up after we started jetting. Kept jetting until the line cleared: Went in with the camera and found the majority of the root clusters still in the line. Jetted again and looked again with the camera and did not like the results. Got my Spartan 300 ( big main line snake) and snaked 75 feet pulling back a lot of roots. I flushed the system in-between most of these steps. The line is good now and as I was explaining to Mrs. Radice, the roots are not desperate to get in to a storm line, not like sanitary. It is possible that the work we've done today may be enough for years to come especially if they were to add some preventative measure like root buster which we talked about. if there is any kind of trouble let's say within the next 5 years then

Arrived with 2 zone maintenance. Started with attic unit. Recently replaced. Check system cooling. System split was 14⁰. Checked over rest of system at time found all to be good at this time. Went outside to outdoor unit. Outdoor unit running. Checked voltages and amps to be good at this 5ime. Checked charge. Subcooling was off. System subcool was 0. Pressures look OK but it is a hotter day and Indoor temp is 79⁰. Charged system to subcool 8. Unit design suncool 8 system cooling at this time. Basement unit. Recently replaced 454b unit empty on charge. Turning system off. Outdoor unit leaked system need pressure test. Office would like to come do pressure test tomarrow.

Customer has a leaking kitcken faucet that is badly corroded. When turning the supply on water will start the leak from the handles of the faucet. Also the hot side angle stop is badly corroded also causing the valve to become stiff and hard to open and close when turning. I recommend replacing the faucet and angle stop to prevent any more leaks and possibly failures. Also the customer has a two handle delta bathroom faucet that is only leaking when turning the handles off. I explained to the by replaceing the cartridges inside of the handles it will stop the leak when using the faucet.

For this job I did an ac maintenance on a 2014 Lennox ac Indoor 80% furnace I got a split temp of 18. Evap coil has no signs of leaks or corrosion. I replaced 2 16x24x1 filter provided by client. I noticed air duct has been polluted with dust mites and will need a duct cleaning soon. Client is aware of this. Blower wheel amps pulling .45. Blower wheel is still clean. Control board is functioning and communicating with system. Condensate line is draining properly. Condensate pump is working well at the moment. Outdoor unit 2014 Lennox 55/5 capacitor reading 55mfs. I noticed contactor has signs of burn out and will need to be replaced. I replaced it and I have 240v/24v. Fan Amps reading .74 amps compressor amps 6.7. Condenser coil needs to be chemically cleaned as it has dirt and outside debris stuck to the coils. All wires are intact with no obstructions found. Checklist sent to client Client pain with check. Arrived for 2x no ac, 1 air flow issues (meeting room) And quote for maintenance x10 10 units on site. First no ac is a frozen coil. 2nd floor by elevator. Filter extrely dirty. Coil frozen. Put system fan on and defrosted coil vacuumed drain pan 2nd floor unit back side(straight across from elevator) system low on charge. Added 11lbs 410A + leak seal. System has lost most of it charge. Pressures was 40/40. Charged system to subcool 8. System has a leak. I think I found the leak on the 3rd floor straight from elevator in the over head. Line set heavily oily. Charged this system to cool. 3rd floor system. Office space. System is cooling. Issue is improper air flow. Door needs to be open to move more air. This space should have a return duct ran to it. All the ducts freely vent above pop panel. This system return is above one room causing it to get cold but the other room we not returning air from. Customer showed me the area of concern and mentioned that their toilet continues to run after filling up. The toilet is an older American Standard model. Upon inspection, I found that both the flapper and fill valve are faulty. I provided the customer with investment options and explained that she would need to speak with her landlord before deciding how to proceed. I recommended a major rebuild due to the age and condition of the internal tank components.
