09/12/2024 I arrived at my customer home for the ac not working and system ice up I did a full system and find the indoor blower fan motor not working parts back ordered I recommend a replacement of the full system
09/09/2024 Drain cleaning. Upon arrival of home I noticed that the kitchen sink would back up in laundry tub when ran. the laundry tub and laundry drain would not drain either. with customer consent I snaked kitchen drain and pulled back gunk and hair. ran water for testing and to ensure drain was clear . there are no further failures.
09/09/2024 upon arrival of home replaced two tubs spouts and replaced my water shut off valve. rebuild line surrounding shut off valve. restored water and checked for leaks . found no further failures.
09/09/2024 Today, I arrived on site for a cooling maintenance job. Mr. Liu informed me that there have been issues with the upstairs system not cooling the home properly on hotter days. Another company had already serviced the unit and found it to be performing properly. Here are my findings and recommendations: Upstairs System: Furnace blower wheel is dirty and blower capacitor is weak. Return inside the return duct was slightly crushed, but I opened it up to allow more return air from downstairs. Inspected unit safeties and voltage, found them to be proper. Temperature split is 20 on the top floor and 15 on the floor below. Zone control operation is operational. Recommend a load calculation to be done on this unit. AC Unit: Pressures fluctuate between 103/90 on suction and 270~ on head pressure. Both stats are calling for both zones and the system is cooling properly. Noticed burn marks on the contactor, recommend replacing it. Recommend replacing upstairs stat with a sta
09/06/2024 Examined area of concern by customer. Main floor toilet is clogged. Gave customer investment option to restore flow. Used closet auger to dislodge obstruction and restore flow in fixture drain. Flushed numerous times to ensure proper functionality. Flow is fully restored in area at this time. 09/06/2024 Today, I arrived on site for cooling maintenance on a 90% furnace AC system. Here is a summary of my findings and recommendations: Furnace: Identified a condensation leak coming from the trap, which will need to be inspected during heat mode. Supply temperature is currently at 53F. Blower wheel and housing are in good condition. Filters do not need to be replaced at this time. AC Unit: AC unit is located on the back porch, access can be granted through the basement or by removing the lock off the back. I had to jump the fence to access the AC unit. AC unit requires cleaning. Pressures, voltages, and amps are within specifications. Unit is currently cooling properly. Recommendations: Flip the capacitor upside down to ensure the door does not touch it when opening and closing. reccomend maintenance agreement to insure system efficiency. 09/05/2024 upon arrival of home replaced hall bath faucet with customer supplied faucet. replaced Kohler canister gasket and handle in toilet in basement . checked all components for failures and found none. there are no further issues.
09/04/2024 Today, I arrived on site for a multi-system maintenance. Here are my findings and recommendations for each unit: System 1 (Attic Right): Noticable rust coming from heat on the exhaust Blower wheel is exceptionally dirty and should be cleaned Recommend an air scrubber for indoor air quality Drain line is clear of debris Suction line has been resting against the unit frame and sweating down, I added insulation to prevent this Humidifier pad looks new, but the humidifier is unplugged and has a bite mark on the wire Unit 2 (Attic Left): Blower wheel and housing need cleaning Recommend indoor air quality improvement Filter does not need to be replaced Cleared obstruced drain line Unit 3 (Left Side of Weight Room): Filter does not need to be replaced Cleaned dirty drain line Blower wheel and housing are clean Condensate pump is operating properly Unit 4 (Inside Weight Room, Left Side): Condensate pump operations are good Filter has already been replaced Blower
09/03/2024 arrived onsite, both basement shop urinals with issues. urinal on right consistently running, urinal on left weak flush. changed diaphragm on rightmost urinal but still consistently running after turning water on. also changed batteries on Zurn AquaSense EZ flush to no avail. tried same method on left urinal, diaphragm change and battery swap out to no avail. spoke with Keith and advised him of next steps which would be turning water off and changing both control stops. need to order parts and come back after 5pm. office please reach out to Keith once parts are in.
09/03/2024 Examined area of concern by customer. Customer has leak in basement in laundry room. Viewed leak producing through bathroom wall and running across laundry room floor. Went into bathroom and toilet base is completely surrounded by silicone. Cut a chunk from back of toilet and flushed toilet. Water immediately produced from under toilet. Explained to customer that seal around base is concealing leak and water is running under tile to produce on laundry room floor. Gave customer investment option for required process of repair. Went outside to view leaking bibb. Gave customer investment option to rebuild frost free stem. Went to truck to acquire materials. Upon return, customer made me aware that she would like to move laundry room to bathroom area and vacate basement bathroom. Customer declined immediate repair to leak in basement. Mold has began to grow in area. Shutdown water supply to outside. Removed stem from bibb. Existing gasket is petrified and hard. Dug gasket out of
09/03/2024 upon arrival of home I noticed that the powder room wide spread faucet was leaking. contacted our vendor and contacted the maker of the faucet , who both stated that the faucet has been discontinued since 2014. customer is ordering a new faucet . customer also showed me a toilet in the basement that has a bad handle and often runs. explained to customer that I would need to replace handle and replace canister gasket in order to get proper functionality. customer is ordering faucet today and checked would like to have faucet replaced and toilet repaired when parts are in. customer will call when faucet is in.

08/30/2024 arrived on site for a plumbing inspection started by flushing while flushing inspected all plumbing in the house notice when I turn on drain valve for heater washer starts to leak out of valve water heater 12 years old. found no other issues in the house as of today visit brought up the valve to the customer and explained if I try to turn the valve off and water is still leaking then we will need to replace drain valve went back down stairs and notice valve still leaks once off brought to customer attention and gave her investment options to replace valve and customer agreed. started by shutting water off to heater and connected transfer pump and went to supply house to get needed materials onces back and heater drained removed old drain valve and placed new full port drain valve in and tighten down once tighten turned water back on and tested for leaks as of ticket completion no leaks were found cleaned up work area and all work related materials thank you for choosing Vito
08/29/2024 During my investigation of the building both upstairs and down I found no obvious sources of unwanted sewer gas nor did I smell any. The symptoms I learned of from multiple regular employees here are indicative of a sewer leak somewhere. Dr. Dunn also pointed out to me two plaster traps that he would like to get rid of as a first step in any remedy to this " rotten egg" smell. Serene told me that he really wanted to start there, she said she had mentioned the smoke test to him that she and I had spoke about but that he really wanted those traps out first. 08/30/2024 Arrived at the job site and started disconnecting the old traps for new p-traps I replace 3 in totally all the the main floor. one was in the kitchen sink which was a double sink and the other one was in the mechanical room the laundry mop. once I was done I ran water for 10 min to make suit was not lean and the drain was flowing. clean my work area and collected all my tools.
08/30/2024 arrived on site for a sink stoppage customer showed me area of concern and said it was her kitchen sink and said last week it was clogged then it unclogged it self then yesterday the sink clogged up again and today in the morning the sink drained it self after husband plunged it. while also on site customer said outside they notice sewer flies around the back but notice no sewer smell qouted customer to snake line out and customer agreed set up snake and removed p trap and started snaking went a total of 3 cables (22 ft) when adding the 4th cable and trying to go (30ft) the cable started to bind on itself pulled cable back and on the head found some roots and some dirt on the head. went again with out a head and around the same area cable didn't want to go thru and try to bind when cable was pulled back found more grease and dirt let customer know my findings and recommend our comfort advisor to come out and prepose to camera line and dig up line cleaned up work area and all
New Furnace A/C Installation: 08/29/2024 recovered all old refrigerant and removed all old equipment and set and installed all new equipment and tied everything back in from gas to lineset and drains and wiring also installed new thermostat and ran equipment and checked for proper operation
Aug 29, 2024 arrived at location to replace a tub and shoe, Theresa's main beam in between the tub shoe and tub, had to noch some wood out and also cut some of the drain back a bit to fit plastic fittings in, no leaks occurred In-order to do any work the hot and cold side of the tub had to be cut put checked for leaks as well no leaks occurred.
08/29/2024 arrived on site to flush filter started by shutting ball valve so no water can get thru the house then attached hose and ran into toilet then open boiler drain and turned on filter once I saw carbon deposit started flowing out let filter flush for 30 mins after 30 mins set to by bass let any air out of the boiler drain then turn drain off and open up filter and let water cycle thru thank you for choosing Vito.
Examined area of concern by customer. Kids tub drain is clogged with unknown objects. Customer states she thinks kids put toys in drain. Gave customer investment option to restore flow in area. Ran cables numerous times and had to cut cables numerous times due to whatever is sticking from waste into overflow is breaking my cables. Cut cables total of 4 times to continue attempts. Made customer aware I can't run cables any further. Customer agreed. Cleaned area and contacted MGMT regarding situation. Returned inside and made customer aware video of line will not work with trap and drainline must be rebuilt. Gave customer investment option and customer requested for additional drain cleaning attempt. Grabbed larger, stronger cable and returned inside. Ran drain cable into overflow and penetrated whatever is stopping between overflow and waste. Cables won't go through trap. Pulled back large mound of hair. Drain still clogged. Repeated same steps multiple times and cannot restore flow in

08/28/2024 Examined area of concern by customer. When master bedroom bathroom shower is used, a loud squealing noise is emanating from kids bathroom on other side of home. Engaged shower in master bedroom bathroom and went to kids bathroom. No noise. Opened hot side in faucets and noise started. Cannot locate noise. Closed faucets and opened shower. Noise began again. Opened toilet tank lid and noise is emanating from fill valve. Made customer aware I have to change fill valve in toilet. Customer agreed. Removed existing fill valve and installed new Pro45 AntiSiphon Fill Valve per manufacturer specifications. Tested fixtures and noise is not coming back. Thank you for choosing Vito!
08/28/2024 Examined area of concern by customer. Performing Preventative Maintenance Plumbing Check today. Water pressure in home is 65psig. Existing water heater is 32yrs old and scheduled for replacement with HVAC system tomorrow, per customer. Documented existing water heater. No issues in basement bathroom toilet. No issues in laundry sink. Laundry room moved to top floor. Exposed piping looks good in home. Main floor powder room is in good condition. Both upstairs bathrooms have recently been remodeled. Inspected both and there are no malfunctions in either area. Drainage is excellent in areas. Cleaned disposal blades at no cost to customer in kitchen. Performed Water Quality test in kitchen. pH is neutral with a reading of 7. Hardness level is Extremely Hard with a reading of 11GPG. Chlorine levels are excessively high with a reading above 11ppm. Customer states there is always a underground pipe getting repaired in neighborhood. Formulated option to rectify today's findings and
08/23/2024 Leak detection. Upon arrival to the home, I noticed water in the middle of the floor of the basement . Checked the ceiling and the walls nearby which were completely dry. This will be a foundation/waterproofing issue. Customer will call a water proofing company to check the issue.

upon arrival of home customer showed me a corroded main valve that has a small leak. customer also showed two Moen tub spouts that would need to be replaced. I gave the customer the price of $1564 to proceed with all work. if customer only wanted valve repaired it would be $804. customer would like to give us a call when they are ready to proceed.
08/22/2024 low pressure coming from newly installed shower. removed panel and noticed hoses were kinked. reinstalled panel and checked for proper functionality. there are no further failures.
08/21/2024 Customer advised us that they had a leak. Upon arrival I observed it to be the same leak I discovered when installing the new sump pump. Dc water came out and advised the customer that it could be a possible underground leak. During my investigation I notice that the sump pump was still running every minute or so. Also that the bedroom was flooded with water. I went out to see if I can find the water metter to the house. I can see that it is continuously spinning but spinning at a very very low speed. All fixtures and faucets are closed at this moment inside of the house so no water is running . The meter was still continuously spinning giving me an indication that it can be a possible leak between the meter and the house. I then went inside to shutoff the water to the entire house. Once the water was off I went back outside to the meter and observed that It was not spinning when the valve was close off to the house. This confirms that its a leak in between the meter and the

Hi Glen - We are sorry to see your review but wanted to point out a few things, including the fact the you were never charged (and did not pay) the $120 Diagnosis fee. But most importantly, we do believe the technician's recommendation was correct based on several factors including that the system was built in 1986 and is currently 38 years old. A standard system’s life expectancy is 15 – 20 years. Also, even though code prohibits any company from charging a system with more than 2 lbs. of R22 ... even if we could have charged system, it would not be financially wise for the consumer as it would most likely leak out of system (again) due to age.
