I arrived at my customer home for a one system heat maintenance outdoor temperature 55 degrees customer like his/her thermostat set between 65 and 80 degrees in the home customer adjusted the thermostat five degrees I checked all amp and components indoor gas furnace working at this time.

FALL MAINTENANCE 2012 90% GAS FURNACE CHANGED 16x25x1 Air-filter provided by client got a temp rise of 57. checked inducer motor amps and it's reading within range checked blower motor amps and it's running fine reading within range. checked 15MFS blower wheel capacitor it read 15mfs it's good checked blower wheel wires it's intact and running I checked air vents and seemed really dirty and time for a cleaning. checked all safeties flame sensor was in good shape I cleaned it to make sure it's better and it's good. recommendations WITH VIP DISCOUNT % AIR VENT CLEANING 1 ZONE $948.00 EZ TRAP $200.00 customer went with my recommendations and dispatch would need to schedule a day to do the services. for any more questions or concerns feel free to give us a call at VITO SERVICES THANK YOU.
System is a 2024 90% Furnace/AC.Checked all components for proper operation found no issues with components. Secured any loose wires and checked for dirt and debris. Found blower is clean along with evaporator coil. System does not have an Air Scrubber but does have a Humidifier. Checked condenser unit for proper operation. checked all starting components and refrigerant levels found system in good condition. Found capacitor fan side is low then original MFD mean it starting to final. Customer want to wait at this time. Final cycled system at the time system is operational.
arrived at the shopping center and started to check all the bathrooms in unit 200 to make sure none of the toilets were leaking or any other internal leaks. next went to the vacant building on the corner and it there were no leaks and all toilets were working properly.went to the European wax store and everything was also working properly but they would like to add a a new sub meter. the restaurant also would like to add a new meter for their unit as well. also the employees toilet runs all day all night which was causing the issure. once we found out where the leak was coming from I shut the valve off. Lower level of residence is clogged and not draining. Inspected sewage Ejector and it is not operating. Disassembled pit lid and pulled ejector from pit. Inspected ejector and does not seem clogged. With pump out of pit, plugged into electrical supply and nothing. Pump requires replacement. Made engineer onsite aware and he called Aimee. I spoke to Aimee and made her aware of the current situation and gave her investment option for required process of repairs today. Aimee agreed. Went to truck and contacted Parts Department and ordered required materials for today. Materials were delivered and I staged materials inside residence. Removed all existing fittings and secured new 2in Check Valve to discharge line. Set new fernco coupling and sheer band to discharge line. Secured discharge line to new Zoeller Sewage Ejector and lowered into pit that is full to brim. Secured all connection points. Additional line coming into well from above had to be positioned into pit lid and installed new
Customer has basement toilet that constantly runs. Inspected Kohler 1pc toilet and water is above float level, indicating fill valve requires replacement. Gave customer investment option for required process of repair today. Went to truck and acquired materials and returned inside. Removed existing fill valve and installed new Pro45 Anti-Siphon Fill Valve per manufacturer specifications. Adjusted water level in tank and tested for proper functionality. Tightened a few faucet handles while onsite today at no cost to customer. Toilet is fully operational with no leaks present on any connection points. Commercial Back Flow Prevention Testing: tested one backflow and it passed, sn 24729. Dr. Hunsinger told me of what sounded like a dumping episode that occured last week. He told me it has not happened since he turned it off and then back on.
arrived on site for a call-back to a customer who's toilet gap customer showed me area of concern and customer was talking about the yellow stain left from the old toilet since the footing of the new toilet toilet is smaller compared to the old one used scale remover and a scouring stick to remove scale and there's no more yellowness from old toilet thank you for choosing Vito.

Flushed water heater for duration of inspection in effort to remove sediment buildup and minimize calcification buildup in tank. Flushed directly into floor drain. Saddle valve present on supply piping to water heater. Laundry tub drain is corroded due to condensation lines emptying into tub. Basement bathroom is good. Main Service Valve is on horizontal line in basement wall. Will have to remove drywall in area to replace valve and install PRV. Documented area. Service Line. Powder room toilet requires new flapper. Kitchen is good. Faucet could use an upgrade, but if fully operational. Tightened wand hose to stop drip going below. Today, I arrived on site to assess the heating system and perform a thorough inspection. Humidifier canister identified as incorrect; a D-shaped canister connector is required for proper functionality. Noted that the blower motor is producing a whistling sound that needs attention. Discovered two filters in poor condition; recommended switching to a single 16x25x4 filter instead of two 16x25x1 filters for improved efficiency. A persistent whispering noise remains present; further investigation revealed a completely clogged secondary heat exchanger that requires cleaning. $520 Blower wheel and housing were found to be in good condition. The power switch for the furnace is non-functional and needs to be replaced to ensure safety.$345 During the inspection of other units: Detected a gas leak at the furnace's basement gas header, which requires immediate repair to the gas line.$585 Found a condensate leak in the attic furnace; the condensate trap does not connect well inside the

Floor drain in laundry room is backing up periodically. Customer doesn't know exactly when and from what. Can view kitchen line coming down and laundry drain ties into it before terminating underground. Recreated backup from laundry sink. While backup is active, requested customer to go flush a toilet. This practice is used to determine if clog is isolated to area branchline or a more serious situation in main sewage line exiting home. No movement in backup from toilet flushing. Gave customer investment option to restore flow in area today. Ran total of 45ft of drain cables through floor drain to restore flow in area. Restored flow at approximately 35ft and ran additional cables to ensure flow restoration. Pulled cables back and removed trash from cables coming back. Rubber bands, etc. Made customer aware. Continued running water while retrieving cables from line with no further backups in area. Wiped floor in area of work and confirmed flow restoration. Flow is fully restored in area
Today, I arrived on site for heating maintenance. Discussed the impact of outdoor temperatures dropping below 30F on electric bills. Owner reported a significant increase in the Pepco bill recently. Noted that the system uses electric heat, contributing to higher costs. Found the air filter to be nearly a year old. Advised that filters should be replaced every 30 to 45 days for optimal performance. Discussed findings and recommendations with the owner and Tennessee. Collected payment of $120 for the service.

The tenent will be responsible for purchasing and replacing filter ASAP. I checked the indoor blower wheel motor housing compartment and noticed it is filled with dirt and debris. The amount of dirt and debris in the blower housing is causing the motor to pull high amps which will eat up energy causing a higher bill. I checked the capacitor on the blower motor and checked out okay. I checked the Inducer draft motor and flue vent pipe and found okay. Inducer amps found within specs. I performed a combustion analyze test and I got a final reading of 10ppm which is beyond okay. I checked and cleaned the burners and heat exchanger..I checked the flame sensor and and found it to be in good shape. I also checked the ignitor but the Ignitor has white spots on it , indicating it is brittle and likely to crack or shatter at any moment. I c

arrived on site to replace toilet and replaced hot side stem started by shutting water off to toilet and flushed and used shop vac to get remaining water from tank and bowl then removed tank from bowl and cut out old caulk line and removed old toilet once out cleaned up old wax ring from flange. then brought new toilet upstairs and placed together and set new toilet down on a new wax ring. then connected supply line and let toilet fill up while filling turned off hot side faucet and removed Handel and removed bonnet nut and pulled out old stem once out greased up new Moen faucet stem and set in place and tighten bonnet down and turned water back on and faucet no longer drips placed Handel back as of ticket completion no leaks were found cleaned up work area and all work related materials thank you for choosing Vito. note: toilet warranty for 1 year stem warranty for 30 days
Call to perform maintenance on 2 systems. System in attic is a 2006 90% Furnace/AC. Checked all components for proper operation found multiple issues with system. Secured any loose wires and checked for dirt and debris. Found blower is very dirty and needs to be cleaned and evaporator coil is very rusty and probably has micro leaks. System does not have an Air Scrubber or Humidifier. Found heat exchanger in bad condition has lots of wear and tear. Insulation is starting to fall on to heat exchanger cell. Found minor leak coming from inducer motor. Because of the condition of system it's recommended to replace system completely. System is a 2024 90% Furnace/AC .Checked all components for proper operation found no issues with components. Secured any loose wires and checked for dirt and debris. Found blower is clean along with evaporator coil. System does have an Air Scrubber but not a Humidifier. Final cycled system at the time system is operational.
I arrived at my customer home for parts replacement under warranty I removed and replaced one condenser fan motor blade and coil add 300 PSI of nitrogen for 30 minutes run a vacuum for 30 minutes recharge the full system and start up Lennox heat pump system working at this time
State Water Heater Not Working: Arrived on site. Recorded ignition process and verified 24 volt. current not made to actuator, causing fuel valve to not open on demand of computer. Replaced actuator of both water heaters and confirmed all in working order. Allowed system to cycle on and off.
Hydro-Jet Hose Stuck: Arrived. Got the hose out.
Rep seemed pleasant however I was unable to open the e-mailed report. Request for a re-send not responded to as of this date. Since I couldn't read the report I am unable to evaluate the quality of the service.

I needed my furnace and air conditioner replaced because they were both 22 years old and the furnace had stopped working this week. I requested a service call which was completed very promptly. I was given an explanation of the problem and the options for replacement. I did not shop around because I trusted Vito from previous experience. So, I anticipated that the cost would be significant. I was given a quote with a modest discount, which I accepted. The furnace and air conditioner were replaced 48 hours later and the work was done very efficiently, the technicians were extremely polite and they cleaned up after they were done. They showed me their work and asked me if I had any questions. I would say that the whole experience was positive and that it went very smoothly and to my satisfaction.
