Examined area of concern by customer. Customer has viewed water marks on ceiling between foyer and dining area. Requested to view upstairs areas above. 2 standup showers, that sit side to back, show immediate signs of leaking around perimeter. Caulking is discolored and cracked/peeling. Made customer aware of process of repair required and gave customer investment option for me to perform task without warranty. Also, addition to home may be under warranty and customer would like to investigate that aspect. Install New Humidifier: replaced aprilaire 700 humidifier, checked operation didn't come on , checked low voltage wiring found no 24 volts, checked circuit board located hum terminal, checked operation humidifier is humidifying fine PAYNE MODEL NUMBER PG92SCS48100CAAA SERIAL NUMBER 0215A528
Arrived on site and met the customer she showed me to 2 different locations where there were leaks.the first location was in her pump room where there was a stained piece of drop ceiling when I took the ceiling tile off I saw there was no pipe so there was nothing that could've caused the leak in the ceiling so I chalked it up to condensation. but there was a leaking clamp on the suction machine for the dentist office which I tightened up and it stopped leaking. now the second leak was in the ceiling in the kitchen area when I took off the tile i saw that a screw had been drilled into the pipe whenever someone was doing the ceiling and I showed the customer a picture of it. I informed the customer that I needed to turn the water off to the building to repair that pipe but she did not know where it was and called the property manager And he said he'd be out there to turn it off but there was only a shut off for the whole complex not for each individual unit. we informed the customer and
NO HEAT CALL customer told me that the furnace would never get up to set temperature said had this problem since it was installed , checked error code 23, pressure switch, checked pressure found nothing wrong with it checked PVC flue pipe, checked condensate trap found wasn't set up for horizontal install, had to pop out hole for the trap reinstall rubber hose to the condensate line, checked operation furnace is working draining fine,. I arrived at my customer home for 2019 gas furnace not working properly I did a full system check and find the system short cycleing and one bad transformer for the uv light wire backwards and customer stereo plug into the furnace plug I removed uv light transformer and stereo wire system working at this time I recommend a replacement of the control board and UV light bulb parts have been ordered will return when parts get delivered.
Plumbing Parts Install: upon arrival of home I installed shower head. checked for leaks and found no failures.
Arrived on site and went to the front office the receptionist showed us to the bathroom where the toilet was "leaking" I open the lid and saw water was running down the toilet but it stopped I looked at the parts inside and they were old but I flushed the toilet multiple times and didn't really find a leak. when I examined the lid for the toilet I realized the lever on top was non operational and would have the toilet in a perpetual state of flushing regardless of whether you pushed it down or not. I informed the receptionist that either the toilet would have to be replaced or the parts inside and she asked me to call property management about it and tell them what needed to be done and I agreed. I called property management and gave them the options and showed them the pictures of the toilet and they said they would need the price for those 2 options. Thank you for choosing vito
Today, I arrived on site for heating maintenance on the furnace. Found an unused furnace with gas open and no flame; secured the gas to ensure safety. Main house furnace was serviced by pulling and cleaning the flame sensor. Conducted a thorough inspection of surrounding spaces of the furnace. Noted that the water alarm requires new batteries. Identified that the humidifier pad needs replacement; the water line to the humidifier shows signs of leakage. Observed slight condensation on the furnace inducer. Noted that the condensate pump is not wired in as a safety measure. Gas pipe union located inside the furnace housing, which is against code. Air scrubber need a dedicated transformer. Confirmed that the system had a chimney liner installed, but the gas was never upgraded. The furnace is currently heating as expected.
Examined area of concern by customer. Powder room toilet is malfunctioning. Customer states, either water runs continuously nonstop or water doesn't run at all. From description, fill valve requires immediate replacement. Gave customer investment option. Also, gave customer investment option for a Minor Tank Rebuild and possible replacement of existing toilet. Customer opted for Minor Rebuild of tank. Acquired materials from truck and returned inside. Removed existing fill valve and installed new Pro45 Anti-Siphon Fill Valve per manufacturer specifications. Removed 3in flapper and installed new Fluid master 3in Universal to seal flush valve. Tested multiple times for proper functionality and set water level in tank. No further issues in fixture. Hot Side Faucet Low Pressure: arrived onsite, obstruction in faucet supply line. advised customer new faucet will be needed
Examined area of concern by customer. Recently installed filtration system is leaking. Inspected system and all leaks appear to be from head of unit. Shutdown water system to home and isolated filtration system. Disconnected bypass and pulled free of head. Turned head almost entire circumference until resistance. Scooted full filtration system back in place and began securing connection points back in place. With all fully assembled, repressured water supply to filtration system and opened water supply to home. Closed fixtures in home and viewed system. No further leaks present onsite at this time. Today, I arrived on site for heating maintenance. Removed the Ed steam humidifier for the owner to clean. Brushed the evaporator coil to ensure optimal performance. Informed the owner about the potential need to move the UV light due to wire damage. Tested the I Wave R; it tested good. Recommended adding a surge protector to the blower for $280 to prevent further wire damage from power surges. Checked the heat pump; voltage and amps are within specifications. Noted that the drain line is pitched forward, making it harder to drain water; it appears pushed forward due to the line set. Next visit in spring, the plan is to move the I Wave to the right side of the air handler cabinet and the UV light to the right side. The UV light should be on site for installation. All conditions are normal at this time.
arrived on site for a clogged toilet customer showed me area of concern and said he tried to plunge the toilet but nothing flushed toilet and toilet backed up confirmed it's only a toilet back up and confirmed it is told customer we will snake the toilet and customer agreed went to truck to get snake once back pulled snake and started snaking went 6 ft and nothing pulled cable back and had nothing on the head went in again and worked the 1st 3ft and water went down flushed for a few times and as of ticket completion no back ups occurred pulled cable back and had nothing on the head thank you for choosing Vito. note:no warranty on drain cleaning customer is to be billed 301 recommendation:toto drake 999
Open Wall to Determine Issue: Opened wall and found a pipe in wall PVC 1/1/2 ... it seems someone cut the line and left it open; that line should belong to the gas sewer. I put a new wind block 1/2 to start the service gas line completed
System is a 2008 80% furnace/AC. Checked all components for proper operation found no issues with components. Secured any loose wires and checked for dirt and debris. Found blower is dirty and needs to be cleaned. System does not have a UV light. Changed air filter. Confirmed humidifier operations. Was not able todo combustion analyzer test because the device died while in home so was unable to perform it. Informed customer of issues with an old system and how unsafe the system can be. Customer agreed to have up us come back Tuesday or Wednesday next week to finish maintenance.
New Hot Water Heater Installation: Arrived on site. Confirmed breaker off to water heater. Shut off water lines and began draining electric water heater. Ordered additional material. Cut water lines and disconnected wiring. Removed old water heater from site. Tank circulating line loosened. Drained power vent water heater and removed circulating lines. Reconnected joints. Tied in new water heater and turned on water to fill. Checked for leaks and found none. Vented air from hot side and turned on breaker. Turned on power vent water heater. Cleaned up work area. Removed work related tools, debris, and equipment from site.
Customer has 2 systems. Checked attic system first. System is a 2020 90% Furnace/AC . Checked all components for proper operation found no issues with components. Secured any loose wires and checked for dirt and debris. Found blower dirty and needs to be cleaned along. System does not have a UV light or humidifier. Changed air filter. Final cycled system at this time system is operational. Checked basement system next. System is a 2020 90% Furnace /AC. Checked all components for proper operation found no issues with components. Secured any loose wires and checked for dirt and debris. Found blower is slightly and needs to be cleaned. System does not have a UV light or humidifier. Changed air filter. arrived on site for a leak front thru the celling customer said she notice yesterday her celling was wet and when checking it area was moist right above living room is the master bathroom and we installed new toilets last month started inspecting master toilet when flushing notice by the Jonny bolts holes water started to pool up. let customer know I will pull toilet and reseal it started by shutting off water to toilet and drained once drained undid supply line and johnny bolts and pulled toilet cleaned up old wax ring and placed new wax down and reset toilet and tighten down johnny bolts and connected supply line and tested for leaks as of ticket completion no leaks were found cleaned up work area and all work related materials thank you for choosing Vito. note: call back and customer will monitor leak area

Sewer Gas Smell: Arrived at location. We went up to the fourth floor and we were instantly hit with the smell of sewer gas. We started to Use the sniffer and try to locate the smell. We went into their office space and checked the sinks and mop sinks. We then moved into the electrical room, the smell was stronger. We noticed that a new wall was put up. Put the sniffer on the floor and found out there was a drain behind the wall. Recommended removing the drain from its original spot and move it to where it's more accessible.
Interested in Whole Home Water Softner: upon arrival of home I tested customer water . customer has high ph levels . customer is interested in two tank system with water softener. I have spoke with management on pricing for system, management will contact our distributor and get back with customer later on today. gave customer estimate on specific system of $8500. customer is aware that this a estimate and not the final pricing. customer would still like exact price at some point so he can make decisions.
