09/12/2024 upon arrival of home I performed a full plumbing inspections checked all toilets and drains for stoppages checked all faucets and valves for leaks checked the disposal which appeared to be working fine checek the 80 gallon electric heater which is Farley new and it is working fine adjusted fill valve in toilet in powder room bathroom. toilet was double flushing .

Sep 12, 2024 arrived at location for backed up mop sink and urinal, snaked the urinal and cleared out both the mop sink and urinal, replaced old wax ring with new wax ring also had to rebuild slogan vacuum braker and water valve, no the urinal flush3s well ran 24ft of cable, clean the best I could of the urinal discharge goes through.

09/11/2024 arrived onsite, cleared 1st floor (basement) women's toilet with plunger. set up ladder in 1st floor mens bathroom and cut open ceiling where leak was (above urinal). located vertical copper pipe going up to 2nd floor. water was coming from this pipe but there were no pinholes in the section of pipe that I exposed. talked to Gianmarco and let him know I will need to remove tile on wall of 2nd floor mens bathroom as well as take the urinal down in order to find source of leak. he will have a general contractor meet me tomorrow to remove the tile. need to come back tomorrow morning with helper. cleaned up and removed all job related debris.

09/10/2024 arrived onsite, flushed water heater into nearby floor drain for approximately 30 minutes. customer declined whole house plumbing inspection.

09/10/2024 arrived onsite, found sitting water in 1st floor ladies room lavatory sink. removed stopper and used pistol snake to snake directly into sink drain. ran approximately 15 feet of cable while simultaneously running water. pulled snaking cables back and out of sink. filled up 2 gallon bucket of water and dumped into sink to ensure it was draining properly. also ran faucet for approximately 10 minutes while cleaning up to check for proper drainage. cleaned up work area.

09/10/2024 arrived onsite, isolated recirc pump by cutting off valves before and after it. removed bolts, disconnected electrical connections, and took down pump. replaced impeller and bearing assembly. rehung pump on volute by tightened bolts. turned valves back on and checked for leaks. wired pump back up and turned on switch. cleaned up and removed all job related debris.

09/10/2024 upon arrival of home I noticed that the toilet in the master bath would run on its own and also the shut off valve would leak. gave customer recommendation of replacing toilet for $999. customer just wanted toilet repaired and angle stop replaced. shut off main water and drain water system. removed existing angle stop and replaced with new. replaced flapper inside toilet. replaced supply line as a courtesy to the customer. restored water and checked for leaks. flushed multiple times to ensure proper functionality. there are no further issues. customer is already spp member .

09/09/2024 Arrived at the job. mob sink valve need Teflon tape on the nipples that was the reason it was speaking... the one of the slowns valve that I installed is not working properly from manual factory so it need to be replaced... the other valve that needs to be replaced needs to be scheduled for breaking the wall because is concrete to replace the valve properly. after I was done I clean out my work area and collected all my tools. 09/09/2024 Customer notified us that their hot water recirculating pump was leaking. Upon arrival I noticed that the pump was leaking from the bearing seals. I notified the engineer that the bearing went bad on the pump and needed a new bearing assembly to stop it from leaking and for the pump to work properly. The engineer pointed out another pump that was also leaking from the bearing seals and needed a new bearing assembly to stop it from leaking. I notified the engineer that I will have to order and source these parts out and I will give him an update. Ive found both bearing assemblies in stock at the supply house. Engineer gave us the green light to replace both assemblies. Isolated both pumps with the isolation valves and began to unbolt each pump. Once each pump was unbolted, we then disassembled the bearing assembly to put new assembly together. Reinstall the pump along with the new assembly and then tested for leaks. Reopen both isolation valves and No leaks occurred on pump J

09/06/2024 customer had leak underneath kitchen that stemmed from a loose sprayer hose. customer just wanted hose tightened and was not interested in replacing faucet. checked all components for leaks and further failures but found none.

Hyrdro Jetting Call 09/05/2024 Got jet and went to the job. Went to the two cleanouts in front of La Limana in a parking space. From the clean out further from the building we went 45 feet into the building with the jet. From the cleanout closest to the building we went 150 feet which was almost to far, it was difficult to get back. We then went to the cleanout in front of 1051 in the parking lot and went 250 feet with the jet. Everything seemed okay.

09/05/2024 I checked the Condensate line and flushed it with two gallons of water to make sure the line was draining properly and it sure was. There was no back ups or overflows. Thank you for choosing VITO SERVICES.

Today, I arrived on site and found the system on, but not cooling properly. After inspecting the system, here are my findings: The filter is dirty and needs to be replaced. The evap coil is really dirty and requires cleaning. I went to the office to gain access to the unit on the rooftop. I found that the compressor is running, but the fan is not. Upon further inspection, I discovered a burnt contactor and a bad capacitor. I replaced the contactor and capacitor. I also cleaned the evap coil. The system's subcool is 8, and it is currently cooling okay. The system is 13 years old. The fan motor for the heat pump shows signs of overheating. The blower wheel and housing should be cleaned for unit efficiency, but the system is cooling well for now. In summary, the recommended repairs, replacements, and additional services are as follows: Replace the dirty filter. Clean the evap coil. Replace the burnt contactor and bad capacitor. 09/05/2024 arrived a the Job site started filling up the sink and it wasn't draining at all. I use the k45 to unclug it and I had to run it multiple times because it was hair in the pipe it seems like somebody washing their hair in that sink once I clean it up I ran water for bout 15 min to make sure it was clear.. once I was done I collected my tool and clean up my work area. 09/05/2024 arrived onsite, turned water off at valve and disconnected supply line. removed existing closet bolts and hauled old toilet away. prepped existing flange and set wax ring and bolts in place. installed new tank to bowl then installed seat. set new toilet in place on flange. tightened down closet bolts and cut to size to put bolt caps on. reconnected supply line and turned water on. flushed toilet multiple times to check for proper operation. cleaned up and removed all job related debris. office to bill and collect payment from customer.

09/04/2024 arrived back on site to further address the leak and replaced the line, shutoff the water and drained the building, once building was drained went to remove the patch and cut open the line, went upstairs and found the line needed to connect to, all of the line rising up the wall is bad but found one spot that could prove to work as a good spot to reattach to, could not remove the old nipple, union, or 90 as a spot to rebuild from, decided to cut the old nipple and Propress to it and rebuild as copper and attach a valve to it so the water can be restored regardless of progress, with sudden change in fix, did not have the proper materials to finish the fix, restored water and checked for leaks, no leaks in new pipe but old pipe is backfeeding and leaking right next to the original leak, ran around the building and worked with the engineer to try to find a valve that would top the leaking, found the backfeed to be from a closed loop line for the buildings AC systems, chased mu

09/04/2024 Today, I arrived on site to find that the customer's AC was not working. Here is a summary of the recommended repairs, replacements, and additional services: Checked the indoor unit operations and found everything to be in good condition. Verified that the condensate pump was functioning properly. Inspected the outdoor unit and discovered that the board was indicating "off" due to thermal issues. Removed insulation from the compressor to help cool it down. Cleaned out the inside of the unit, removing any debris. Identified two capacitors that were wired incorrectly and were also faulty. Replaced the faulty capacitors with a turbo capacitor, which has a rating of 70/7.5 and is a dual capacitor. Started the system, and it is now running smoothly. Checked the system pressures, and they are within the appropriate range. The exterior coil of the outdoor unit is clean. Recommended opening the back panel and cleaning the inside of the unit for optimal performance. Overa

09/04/2024 system is on and cooling. unit picking up a lot of dust and debris from work around it. evap coil is extremely dirty and restricting air flow. coil needs to be removed cleaned and re installed to clean properly.

08/30/2024 arrived onsite, leak coming from existing galvanized water line in ceiling of 1st floor. maintenance had turned water off in basement utility room but valve was not holding. went to basement and traced line to locate alternate shut off valves. also located curb stop in street but water had slowed down before needing to turn off at street. waited for leak to slow down before using fernco and hose clamp to make temporary repair on pipe. pipe was full of rust and uneven so could not get leak to stop completely. turned water back on but not at full pressure and left nearby faucet running to avoid pressure build up in pipe.

09/03/2024 FALL MAINTENANCE ON ONE UNIT. Both filters had been replaced upon today's arrival. I checked indoor blower wheel motor housing compartment for any obstructions and found none. I checked blower amps and found within specs. I checked inducer draft motor and flue vent pipe and found okay. I checked gas Valve 24V I checked ignitor and I cleaned flame sensor. I checked the return air temperature of 77 and a supply air temperature of 112 I checked all limits and safetys all wiring and connections found okay. I checked pressures switch and found okay I checked limit switches and found okay. I cleaned burners and flames look consistent with a nice blue color to them. The unit is running and heating as of now.

08/29/2024 Arrived at location. Looked at the leak, the pipe was too corroded for a simple fix. Replaced the old patch with a steel repair coupling. Will need to schedule a return to properly fix the pipe. The hole in the pipe was bigger then anticipated, managed to keep the leak to a controlled drizzled. Needs to be fixed ASAP. Cleaned up our area and left.

08/29/2024 Examined area of concern by customer. Performing Preventative Maintenance Plumbing Check today. Water Heater is 8yrs old. Flushed water heater for duration of inspection in effort to remove built up sediment and minimize calcification buildup in tank. Minimal buildup removed from tank today. Water Heater is well taken care of. Laundry stack closet has no malfunctions. Hallway bathroom is in good condition. Removed clogged screen from showerhead. In master bedroom bathroom, hot handle on Kohler widespread faucet leaks when used. Removed handle and viewed. Tightened cartridge and leak stopped. Cannot replace at this time due to key required to shutdown angle stops undersink. Made customer aware cartridge will require replacement as some point sooner than later. 08/29/2024 Examined area of concern by customer. Customer spoke to me regarding past backups and issue in street that WSSC has been working on over the years. There have been roots located in city side of sewage line. Property is backpitched from street apparently and WSSC recommended customer have Backwater valve installed to stop home from backing up while rectification outside is performed, to prevent frequent backups of home from city line. Made customer aware I will forward information to Comfort Advisor for proposals. Documented areas where main runs through, per customer, from when basement bathroom was built. 08/28/2024 arrived on site to look at the leaking toilet, looked at the toilet and found that the bolts connecting the tank to the bowl were loosen and causing it to leak, tightened the bolts and tested for leaks, no leaks or issues, cleaned up work area and left

08/27/2024 arrived onsite, 2 sinks backing up. disconnected drain and snaked 40 feet from sink with disposal with K-50. reconnected drain and ran both faucets for approximately 10 minutes to check for proper drainage. cleaned up and removed all job related debris.
