FALL MAINTENANCE ON ONE UNIT 2018 Payne 90% HIGH EFFICIENCY CONDENSATING GAS FURNACE. I checked the 16251 filter and replaced with one costumer provided. I checked the indoor blower wheel motor housing compartment for any obstructions and noticed squirrel cage is dirty with fungus. I checked blower amps drawing a bit high amps due to the amount of fungus on the blades of the motor. I checked the Inducer draft motor and flue vent pipe and found okay. I checked the Inducer amps and found within specs. I checked and cleaned the burners and heat exchanger. I checked the Ignitor and found minor wear on it. Today, I arrived on site for AC maintenance. Checked the Rut package unit and confirmed that all unit safeties are functioning properly. Noted that the float switch inside the unit is taped to the frame but still operational. Recommended replacing the condensate safety due to the current mounting method, which poses a risk of failure. Identified that all unit filters require replacement at this time. Will need to schedule a return visit to install 4 filters (20x25x2). Verified that the unit is operating with proper voltages and amps.

SPRING MAINTENANCE ON TWO UNITS. #1 Bryant 80% GAS FURNACE/AC FROM 2007 IN THE BASEMENT I checked the 16251 filter and replaced with one Costumer provided. Upon arrival the client advised me that the Inducer draft motor was making loud noises. I proceeded to check the AC. I checked the indoor blower wheel motor housing compartment and noticed the squirrel cage full of fungus. I checked blower amps and found high , I checked blower motor and noticed oil on the shaft which is not a good sign. I took whole unit amps and also drawing very high amps. I checked the EVAP coil and noticed an excessive amount of rust on it that can potentially lead to a leak in the coil. I checked around the coil and also noticed a fungle out brake that's been cultivating. I checked all limits and safetys and all wiring and connections. Water Heater Install With ION-6 Water Filter: arrived on site to install new 75gallon gas heater+ion 6 started by shutting water off to house then connected transfer pump and started draining house and old water heater while draining shut gas off and took apart gas union and flue pipe then set down carpet shield to protect floor from the water coming from the heater. once heater was drained cut out old heater and removed once removed and set outside took out new water heater and removed from box and started to prep new water heater and taped and doped nipples then brought new heater in set in placed then connected gas pipe and flue pipe then started piping in water heater and mounted expansion tank and bracket. when piping in cold side missed a few fittings and had parts brought out to me once brought to me prep ion 6 and finished dry fitting in cold side once done marked and pressed fittings then turned water on and tested for leaks as of ticket completion no leaks were found cleaned

arrived at location for toilet clogged on mens 3rd bathroom, went inside and flushed the one closest to the wall and did not back up, noticed a "out of order" on one of the stalls, went in there filled with toilet paper, grabbed argue and ran 6ft before clearing it, noticed as well very low water pressure while flushing, took the diaphragm off and once it came off it was so brittle it fell apart on my lap used a new diaphragm 3.5 gpf, try replacing the sensor battery as well but seems like somone previous work on it runing the Star to place an Allen wrench in. put back everything tested everything, flushed good no back ups and no leaks occured at this moment. recommend replacing solan sensor valve for future maintenance won't be an issue replacing the battery.

Today, I arrived on site for heating maintenance on the furnace. Cleaned the flame sensor to improve performance. Noted a faint smell of gas from the burners, indicating a failing gas valve. Observed heavy rusting on the back end of the middle burner, potentially due to improper combustion. Inspected the blower wheel and housing; they were mostly clear of debris but slightly dirty. Checked the furnace condensate, which was free and clear. Inducer motor was making a sound; its FLA registered at 2.8, while the furnace inducer flutes were between 1.6 and 2.2, suggesting the inducer motor is going bad. Blower amps were found to be within specifications. Furnace shut off due to a dirty filter, which was pulled and washed outside. Commercial Hydro-Jetting Service: Did the regular pm jetting with some additions. Instead of going only 100 feet up the channel directly across from the channel going to the city, we now will continue to go 200 feet up that channel. We also got three half bricks out of the downstream manhole which would have caused a problem at some point. We also got out some considerable white grease. It's a good thing to continue this pm.

Got a call asking me to assist Ramon on a call he was fighting since eleven o' clock the previous night. I went to the job and found Ramon in a difficult situation. I helped him get the 180 of cable out of the sewer and then went and got the jet. We cleared the line from the manhole at 50 feet. I got the camera sent out and found a conduit had impaled the sewer at that 50 foot mark. We are more than certain that this damage to the sewer was caused by the electricians who installed a new outdoor power panel for the booster pumps. I told Kevin I would get him a proposal to repair the pipe but I will also need to talk to the electricians about the service line to this " new panel".

Outside hose Bibb is broken and requires replacement. Identified line in basement and piping goes up into living room wall to exit approximately 23in to left of windowsill. Gave customer investment option for demolition and new hose Bibb installation. Piping required for installation will be supplied at no additional cost to customer. Opened wall per outside measurements and there is no piping. Cut further down and located piping approximately 17in from windowsill inside. Cut out 90 fitting to enable removal of Bibb and piping. Went outside to pull Bibb and piping to no avail. Beat away excessive mortar in area and Bibb just fell off pipe in wall. Viewed 90 fitting inside the exterior brick wall. Made customer aware of situation. With consent, continued to open outside brick wall to enable removal of pipe. Install New Water Fountain: arrived at the job site and started to take out the old water fountain. it took me a some time due to that we couldn't figure out the power connector to the unit. once we figure out taking it out we everything out. the we had to made some modifications on the drain line and also the water line for the new water fountain. once I made the modification I starting putting together the new one. once I connected everything I started bleeding the line and making sure the drain was connected properly. once I was done I clean up my work area collected all my tools. SPRING MAINTENANCE 2021 CARRIER checked 45 mfs capacitor and it read 45. AC system about 4 years old. Checked compressor amps and fan motor amps ok for now. Capacitor and contactor ok at this time, surge protector also ok. FALL MAINTENANCE ON 2016 ARMSTRONG AIR 90% FURNACE Upon arrival I changed 16x25x4 filter that customer provided I checked inducer amps and it was reading within range. clean burner compartment from debri and cleaned flame sensor. all safeties were intact and good. I checked max amps and it was reading within range I checked blower wheel and noticed it was a ECM motor but no ECM surge protector I recommended to client that he needs one. a surge protector protects ECM blower wheel from power surges that can corrupt the motor. also needs a fuse for control board as it's a communicating board. over all the blower wheel is pulling amps needed and it's clean. the wiring are intact and clean. arrived on site for a plumbing inspection started by flushing heater while flushing inspected all plumbing in the house water heater was just installed in 2021 tested house pressure and house pressure is at 65 psi then walked around customer has 3 bathrooms but was allowed in 2 since one of the bathroom customer said it was really dirty and said it was fine. as of today inspection found no issues in the plumbing all valves turn and hold an went back to basement and let heater flushed out for awhile longer then wrapped hose up thank you for choosing Vito.

arrived onsite, met Dana who let me into building. went to basement level mens restroom and noticed light switch does not work so had to use flashlight to work in the dark, also brown paper towels were stuffed into urinal so I had to throw them into nearby garbage to continue working. made sure water was off to flushometer, used hex key to loosen the 2 screws on top of unit, then removed complete cover assembly. unplugged electrical connector from existing blue module. made sure proper batteries were installed in new electronic sensor module. plugged electrical connector into new sensor's battery compartment cover and reinstalled sensor module onto plate. reinstalled complete cover assembly onto the plate and tightened 2 screws on top of the unit. turned water back on to flushometer. flushed unit by depressing button multiple times to check for proper operation. stood in front of unit and stepped away after a short amount of time to ensure sensor is working properly. reinstalled vandal

FALL MAINTENANCE 1999 80% GAS FURNACE Upon arrival I checked the 20x25x1 Air - filter it was past it's change date. client provided one so I changed it. I had a temp rise of 64. I checked 7mfs capacitor and it was reading 7. I checked blower wheel and it was pulling normal amps the blower wheel it's self although was pulling amps it was dirty and dusty and in need of a cleaning cause of how dirty it was it can cause the wheel to work less efficient further in my maintenance I checked the air ducts and it needs a duct cleaning ASAP I let the client know that the furnace is at its last life expectancy and if they're not willing to change the system they need to keep it up to date (maintenance wise). I checked flame sensor and ignitor and it was good. all wired were intact and pulling the right amps. Commercial Hydro-Jetting: went to job with the camera and the jet. Ran camera while jet filled but couldn't see much. Cleared line with the jet and also ran more distance. We looked in the clearer line now and saw a mortar like substance obstructing the first 25 feet of pipe. Some of it I was able to retrieve but the majority I could not. I made video of this obstruction. This material is locked in place and the pipe must be replaced. I will make a proposal.

I think that the $1300 quoted initially to remove the existing drain and replace it and the p trap is pretty extreme. And I had a replacement pop up drain I provided on site. The tech removed the drain (which was main issue) for $300. Which means your company was asking for $1000 to replace the slip and p trap (in PVC no less). That’s really outrageous. HOWEVER The tech was very respectful and courteous on the phone

We used Vito since they installed our Hot Water Heater 10 years ago, August 2014. We are very disappointed since Vito now charges a Credit Card Usage Fee of 3%. If we had know ahead of time (my mistake) we would have had the service performed by another local company like "Len The Plumber". We will not be using Vito in the future since it is a decision of the customer. Service by Darrell was great, but just have to say what I need to say. The cost was no biggie, but not telling me or notifying me before the technician arrived. I should have asked which is on me, not Vito. It was good service.
