Diagnosis: Upon arrival, the system was not operating, with the thermostat not sending a call for heat. Correction: Heat was initiated by bypassing the thermostat at the control board. Resolution: The thermostat requires replacement. Customer Notes: The customer has requested to reschedule the follow-up service for next week, Friday morning. Replace thermostat Maintenance: Air Filter: Checked, clean, and in good condition. Blower Assembly: The wheel and motor were inspected for wear and proper operation. The blower capacitor was tested and found to be within manufacturer specifications. Ignition System & Combustion: The ignitor and flame sensor were cleaned and tested for safe and correct ignition sequence. The combustion blower was checked and is operating correctly. Gas and Pressure Controls: The gas valve and pressure switch were tested and confirmed to be functioning within normal parameters. Arrived on site and did a full plumbing inspection of the house. Flushed water heater into the nearest toilet. Walked around the house to each bathroom and kitchen and looked at all the fixtures. House had been renovated within the last 2 years so all the fixtures were brand new and working properly. Thank you for choosing vito
FALL MAINTENANCE ON ONE CARRIER 90% HIGH EFFICIENCY CONDENSING FURNACE FROM 2020 I checked both filters and found both dirty, the client didn’t have replacements for now but she will be responsible for purchasing and replacing them. I checked full operation of the unit and found amps within specs. I checked and cleaned the burners and heat exchanger. I checked all parts and found in good shape. I checked condensate lines trap to ensure proper drainage and added condensate tablets. While the system ran I took temp rise and got a temp rise of 65 degrees. I checked blower wheel compartment ande evaporator coil and found clean. The main Tstat is on the main floor near the living room. There’s another thermostat upstairs but that one doesn’t do anything. Costumer was advised of this. All wiring and connections and all limits and safety’s found working properly. Overall this system is fairly new and I would recommend continue annual maintenance on it. Annual maintenance contract sign up

General Condition The First Co Aqua Therm System Model 36VAQ3 was inspected and tested under normal operating conditions. The unit is properly installed, securely mounted, and connected in accordance with manufacturer specifications. No major physical damage or water leakage was observed in or around the cabinet, coil, or plumbing connections. The system is older and shows signs of age-related wear. While still functional, internal components and cabinet surfaces have a moderate buildup of dust and debris. A thorough cleaning is recommended to maintain efficiency and prolong service life. 2. Electrical Performance Supply Voltage: 120V (within normal tolerance range) Motor Amperage: 8.3–8.5

Examined area of concern by customer. Customer has been experiencing drain backups in kitchen and has snaked line multiple times with motorized drain cleaner. Viewed drain cleaner and machine is more than adequate to clear line. Viewed drainline from basement and tell portion of line is the cause of repeated clogs in area. The pipe is rusted out and requires replacement. Made customer aware that long term, this is inevitable. Customer would like Comfort Advisor to come out at his earliest availability to propose repipe of kitchen drainline from kitchen to fernco coupling viewed in basement ceiling where line transitions to PVC. Examined area of concern by customer. Son took shower recently and leak presented itself. Spoke to son upon arrival. Made son aware that leak search wasn’t charged in prior visit and I will be performing leak search through wall today. Made son aware there will be NO charge for leak search today. Tested toilet and toilet is no longer contributing to leak. Opened drywall behind tub and viewed water on backside of tub as if it’s dripping in area. Engaged tub and tested overflow. No leaks. No leaks from shoe either. Engaged shower and water immediately is spraying behind tub from back of tub spout. Made son aware spout requires replacement and gave investment option. Parents on phone. Went to truck and acquired materials. Returned inside and removed spout and slip sleeve. Installed new tub spout per manufacturer specifications and tested for proper functionality. There are no further leaks behind tub. Closed drywall and put some tape on to hold in place. Used vacuum to remove drywall dus

FALL MAINTENANCE CHECK ON ONE FURNACE. Checked washable filter. I checked and cleaned burners and hear exchanger. I checked combustion of the system to make sure it’s safe to run and found ppm within safe operation. I checked all parts and found parts to be okay and in good shape. I checked all wiring and connections and all limits and safety’s working properly. Drain line was clear. I checked for any possible gas leaks and found none. Temp rise was 52 degrees. Moving forward I recommend the client considering adding uv protection to the system. Right now there is visible bacterial growth that’s cultivating and circulating back into the air. An air scrubber will keep the system clean and efficient and prolong the life of the system. It’s a UV light that contains a cell and that cell holds oxygen and water molecules, once air passes through that cell those molecules transform into oxidizing molecules that go and kill any air born viruses. Maintenance performed on heat pump system. The indoor unit's air filter was replaced. All remaining inspected components, including the contactor, capacitor, blower motor, blower wheel, ductwork, and resistance heating coil, were found to be within normal operating parameters. Recommendations: It was recommended that a surge protector be installed on the outdoor electrical disconnect to protect the system from power fluctuations. Furthermore, an upgrade to an Electronically Commutated Motor (ECM) was suggested to improve efficiency, but the customer confirmed a surge protector is already installed at the main electrical panel.

Arrived at my customer home for a one system heat maintenance outdoor temperature 64° at this time customer like his thermostat set between 65 and 80° in the home. I adjust customer thermostat 5° above the room temperature and heat mode. Customer provided all air filters. I check all apps and components and found inducer fan motor overheating combustion reading 21 ppm blower 3.8 A 24 V gas valve 0.5 amps sensors 0.4amps flames, natural blue burners, normal wear and tear rust on the edges. I recommend a replacement of the inducer fan motor due to overheating or a replacement of the full system. Customer would like to replaced inducer fan motor at this time. Parts has been ordered. Will return my parts get delivered. Customer paid in full. Return to my customer home I removed and replaced one inducer fan Motor check all amps and component indoor gas furnace working at this time customer paid in full
FALL MAINTENANCE CHECK ON ONE SYSTEM INSTALLED IN 2025. I checked the full operation of the system and found functioning properly. I checked and replaced the filter with one that the client provided. I checked all wiring and connections and all limits and safety’s are working properly. All drain lines are clear. The system is burning properly and safely. All parts are in good shape and reliable. I tested the humidifier and found it was working properly. I water panel is in good shape. I checked temperatures and got a final temp rise of 69 degrees. Overall this system is running and performing as needed. There are no gas leaks near the furnace. Moving forward I recommend adding 1x ecm surge protector to the variable speed motor to protect and save against any spikes or surges. The surge protector will protect the board and the motor. First, Kevin, the technician that checked my equipment was excellent. I would request him again in the future. That said, the overall experience was less than excellent. I was told the technician would arrive between 8:00 and 5:00 on July 10. The fact that you can't give a shorter arrival estimate is frustrating. At 4:00, I called the office because no technician had arrived. No one answered so I left a message. When my call was returned, I was told no one would come that day and needed to reschedule for July 11. The fact that no one proactively called me to tell me I didn't need to wait anymore on July 10 is infuriating.

Brandon did an excellent job at flushing out the sediment from my 13 year old hot water heater. This particular job was more complex than in previous years as the sediment did not come out as expected. Aaron was sent out to take a look at a failed instant hot water combination unit. Was very knowledgeable on how they work, how it could be fixed and the economics on whether it was worth fixing or not. Was right to the point and able to translate his plumbing knowledge in a way that was easy for me to understand. Plus just a very nice guy. Vito is lucky to have him on their team.

Paris was great, very respectful, listened carefully, made sure to put covers on his shoes, opened the furnace and within a couple of minutes noticed a loose wire which he secured and everything started fine again. No charge because we have a maintenance plan with Vito!
