Milton, Thank you for your interest in our services. Based on our survey and our discussions James Vito, Inc. will provide the necessary labor and material to complete the work as specified below. SCOPE OF WORK: 1. Drain down and remove the old water heater. 2. Supply and install one State EN650DORT45 50-gallon electric water heater. 3. Supply and install one Proflo 2.1-gallon thermal expansion tank. 4. Supply and install one Holdrite expansion tank mounting bracket. 5. Supply and install one 24” metal emergency pan. 6. Remove the old gate valve that’s serving the water heater. 7. Supply and install one 3/4"" press valve. 8. Haul away the old water heater and all job-related debris. NOTES: • All work to be performed during normal working hours (M-F) 7AM to 5PM excluding holidays. • Requests for additional work or items requested will result in an authorized change order and additional costs. • This proposal is valid for ten (10) days from the date of this proposal. - Arrived onsite to assess the situation and valved off the existing system. - Removed the old pump and installed a new Grundfos pump. - Successfully bled air from the system lines. - Initiated the operation of the new pump and conducted a thorough functional check. - Confirmed that the pump is operating effectively. - The system has been configured to remove air from the lines to ensure optimal performance.
Proposal for removal of booster pump
Checked pumps
Removed old 80% carrier furnace. Installed new 80% carrier furnace. Installed new gfi and flip switch. Change new condensate pump. Changed flue to furnace and to the water heater. Changed new thermostat. Tested the heat to make sure it’s operating ok. Cleaned up work area after finishing work. Customer prefers to pay online or contact sales to make a payment
Examined area of concern by customer. Master bedroom shower is clogged. Ran water to determine depth of clog and after awhile drain backed up. Continued running water and ran drain cables down through drainline. At approximately 20ft water is shower went down and cables buckled at same time. Switched gears and went further into drainline. With free movement began pulling cables back to reveal a large mound of trash with hair entangled in it. There is nothing identifiable in bathroom that could contribute to this clog. Documented trash pulled from drainline. Flow is fully restored in shower area at this time. Thank you for choosing Vito!
Examined area of concern by customer. Customer was winterizing hose Bibb lines and is concerned about bleeding caps on valves producing water. Explained to customer that the caps are supposed to produce water while winterizing. I did check caps and both have gaskets and operate perfectly. Formulated some investment options regarding immediate area of concern and presented to customer. Customer would like estimates emailed for her to sit down and decide. While speaking with customer she expressed concern about master bedroom bathroom toilet. With customer consent we proceeded to upstairs. I viewed hallway bathroom toilet and master bedroom bathroom toilet. Formulated option to replace toilet with an up to date Toto model and explained the Drake with Tornado Flush to customer. Arrived. Customer would like an estimate to install new Zoeller ProPak system. Inspected area and equipment onsite. All appears intact. Explained unit modifications that will be required in pit to accommodate new installation. Formulated estimate and emailed to customer for approval. Customer will discuss with spouse and contact us with decision. Collected no Dispatch Fee today for customer only wanted estimate and we offer Free Estimates. Unit Leaking Into Other Unit Below: Also another customer was complaining about no hot air coming from the radiator this indicates that’s the main problem is coming from the boiler itself. Manger was contacted and will bring someone out tomorrow.
Kitchen Faucet Replacement: Arrived onsite, customer said a technician from another company already came and took care of the issue. Office needs to bill customer for dispatch fee.
Arrived on site and met customer at the building front door he led me upstairs where he had a backed up shower. Gave him, the estimate to snake it and he accepted. Snaked 5+ feet and cleared blockage and pulled nothing back. Ran shower for five minutes straight and it did not back up. Told customer we were all good to go. Cleaned up work area of material and debris thank you for choosing Vito.
Proposal for electric water heater
Arrived on site that customer at the back of her house went upstairs with a new Kohler hose for their faucet, which was leaking put new color hose in and turned on water and it started leaking. Told customer the best option will be to replace the whole faucet and they agreed. Turned off water to the house since angle stops where the plastic kind took apart old faucet while new faucet is being delivered to me put in new faucet connected all water supply lines and turn water back on the house checked for leaks and found none cleaned up work area and showed the customer what I have done thank you for choosing Vito.
Arrived onsite and was able to get into unit # 175. Upon entering bathroom could tell there was a leak coming from above. opened ceiling and wall that were very wet and found issue coming from unit 177. Could see that the bathtub from unit 177 had a bad waste and overflow. set up day to come back when all tenants are home to complete repair.
Plumbing Maintenance: Arrived on site and no one answered the door dispatcher called me saying the customer is not ready today but will call me and ask me a few questions and schedule next week
Installed shut off valve in order to stop running water.
This will include ordering spark ignitor and flame sensor due to them being in bad shape. Additionally we will install 1x ecm surge protector to the variable speed motor at the furnace.
Examined area of concern by customer. Drainline undersink in kitchen is leaking. This is very old chrome drain undersink. Contacted owner and gave her investment option for today’s services. Applied coupon for customer to lower investment. Removed all metal sections of drainline undersink. Set and secured new drainline undersink. Ran water to test integrity of drainline and there are no further leaks undersink at this time. Tenant confirmed no leaks prior to my departure. Examined area of concern by customer. Pressurizer that supplies sprinkler system to home is leaking from pump. Initially assumed tank would be serviced by Sprinkler company. Proposal for sewer line work
FALL MAINTENANCE ON ONE LENNOX UNIT FROM 2016. I checked the filter and found it to be extremely clogged. I didn’t see any extra filters laying around. I checked the full operation of the unit and unit amps were within spec. I checked and cleaned the hear exchanger and burners. I checked all wiring and connections and all limits and safety’s found working properly at this time. I checked all parts and for the most part they were in good shape except for the ignitor. The ignitor has visible wear and tear on it making it no longer reliable. Once ignitor goes, the unit will short cycle and eventually go into lockout. I checked the temperature rise on low heat and high heat and found temp rise of 55 and 65 degrees. Overall system is running and heating properly, however for a preventative measure I do recommend replacing ignitor and order more filters. I have provided the client with a quote on additional work. He was not home today but I will have the office follow up with the client.
Customer is furloghed. Can'not offered replacement now, will call back when government is back open

First, Kevin, the technician that checked my equipment was excellent. I would request him again in the future. That said, the overall experience was less than excellent. I was told the technician would arrive between 8:00 and 5:00 on July 10. The fact that you can't give a shorter arrival estimate is frustrating. At 4:00, I called the office because no technician had arrived. No one answered so I left a message. When my call was returned, I was told no one would come that day and needed to reschedule for July 11. The fact that no one proactively called me to tell me I didn't need to wait anymore on July 10 is infuriating.

Brandon did an excellent job at flushing out the sediment from my 13 year old hot water heater. This particular job was more complex than in previous years as the sediment did not come out as expected. Brandon identified the problem(s) and checked with his manager to confirm the best course of next action steps. Aaron was sent out to take a look at a failed instant hot water combination unit. Was very knowledgeable on how they work, how it could be fixed and the economics on whether it was worth fixing or not. Was right to the point and able to translate his plumbing knowledge in a way that was easy for me to understand. Plus just a very nice guy. Vito is lucky to have him on their team.

Paris was great, very respectful, listened carefully, made sure to put covers on his shoes, opened the furnace and within a couple of minutes noticed a loose wire which he secured and everything started fine again. No charge because we have a maintenance plan with Vito!
