Call to perform maintenance on 2 systems. Both systems are in the basement Checked zone 1 first. System is a 2019. Checked all components for proper operation found no issues with components. Secured any loose wires and checked for dirt and debris. Found blower is found clean along with evaporator coil. System does not have an Air Scrubber or Humidifier. Checked condenser unit for proper operation. Checked all starting components found starting components in good condition. Check refrigerant level and found system is good. Final cycled system at the time system is operational. Zone 2 System is a 2024 Furnace/AC. Checked all components for proper operation found no issues with components. Secured any loose wires and checked for dirt and debris. Found blower is clean along with evaporator coil. System does have an Air Scrubber and Humidifier. Checked condenser unit for proper operation. Checked all starting components found starting components still new. Check refrigerant level and fo
A/C CHECK ON 2005 WEATHER KING Arrived. The customer unit is old and collected some rust on cage. capacitor reading within range and contactor pulling 24 v compressor amperage is in range and fan amperage is reading within range. I had a temp difference of 9. checked all wires for any obstructions and found none. over all the system is 20 yrs old and is at its last life expectancy. recommendations: new unit in the near future landlord will pay through the office for any questions or concern feel free to contact us thank you for choosing VITO SERVICES.

arrived onsite for plumbing inspection. customer had 2 areas of concern - loose kitchen faucet and replacing a shower head (customer's older showerhead) which I took care of free of charge.
Washington gas has been onsite and marked pipe as leaking going to furnace. Cannot smell gas in area. Bubble tested area of concern and eventually I could see bubbles growing, not popping. Leak is very slight. Very. Gave customer investment option to disassemble line and rebuild with joints sealed and secured properly. Customer agreed. Removed branchline to furnace up to cock. Began removing reducing coupling. Doped and taped fittings and pipe. Secured fully and lined up for furnace branch. Secured furnace branch and secured union fitting. Repressured gas supply to home and lit water heater pilot. Area is repaired with no further leaks in area. Thank you for choosing Vito! 30day warranty on today's work
Leak From Unit 219 To 119: arrived on site, contacted the customer so that he can call the cleaning lady to give me access tp the building and into unit 119 and 219. wait d a couple min for the cleaning lady to arrive. once she arrived I went up to unit 219 and started to run water to recreate the leak to see where coming from directly. I pinpointed the leak is on the side supply line. I called the customer to ensure that I can turn off the water and the customer advised me that every apartment as their own shutoff valve. once the valve was closed I opened all the fixtures in the unit to drain all the water that's remaining in the line. once the water was a finished draining I started to cut of the the cpvc line. went down to my truck to pick out materials I needed to complete the repair. glued and primed all my fitting to ensure no leaks would occured. allow glue to cure for about 15-20 min turn water back on to the unit. no leaks. pack up equipment, cleaned work area and left job sit
THERMOSTAT PROBLEM checked system found someone wired fan straight to 24 volts to the G terminal making the fan run all the time, checked 120 volt thermostat found not bringing on the fan, will need to order magicaire variable speed thermostat that's capatable, he prefers a wifi if possible MAGICAIRE MODEL NUMBER DVB10BARA1BAAM SERIAL NUMBER W210627038
arrived on site for a customer who wants there disposal replaced customer showed us area of concern and customer has a 1hp disposal that hums and customer tried to move it with the key but disposal still hums gave customer investment options and customer went ahead with a new 1hp disposal told customer I'll have to go out and get a 1hp disposal and be back. got unit from supply house and came back on site customer changed his minded and wanted to explore his options and told customer it will just be our dispatch fee today thank you for choosing Vito.
UNIT OUTSIDE SWEATING TOO MUCH. Upon arrival I called the owner so he could walk me through what he noticed. He advised me that the outdoor unit was sweating. The owner was not home but there is work being done to the home at the moment. I tested both heat pumps. One supplys the main floor the other supplys the upstairs. Filters had been replaced upon today's arrival. I checked ducts to make sure they were sealed properly. I checked insulation to make sure there wasn't any poor insulation. I went to the outdoor units which were right next to each other. Both units ran for about 1 hour. I didn't notice much sweating at this point. I checked outdoor temperature and discharge temperature, I checked the liquid line temperature, and the suction line temperature. All okay. I checked the outdoor coils and I also checked inside of the condenser and u can visually see the accumulation of debris which later causes restriction to the compressor. Overall, the sweating that the Costumer saw was
FALL MAINTENANCE ON ONE UNIT 90% HIGH EFFICIENCY CONDENSATING GAS FURNACE I checked the filter and replaced with one costumer provided. I checked the indoor blower wheel motor housing compartment and found some fungle growth on the wiring of the blower motor. I checked amps and found within specs. I checked the Inducer draft motor and flue vent pipe found okay. I checked Inducer amps and also found within specs. I checked and cleaned the burners and heat exchanger. I checked the flame sensor and cleaned it off today. I checked the ignitor and noticed visible wear and tear. The ignitor has white spots on it, indicating its brittle and likely to crack or shatter at any moment. Next fall it will be time to replace the Ignitor. I checked all limits and safety and all wirings and connections found okay. The unit has an EZ trap safety switch that goes down to a condensate pump. Attached to it also is the condensation from the humidifier and the condenstion from the collectors box. I tes

arrived on site for a call back customer showed me area of concern and notice drain for washer has popped off to drilled hole on laundry tub and secured it with zip ties and not drain doesn't move while on site customer said the last time I was out during his inspection we found out his floor drain was clogged and we snaked it 4 months ago and while testing to make sure the floor drained wasn't backing up and notice floor drain was starting to back up again let customer know of options of snaking the line out again or hydro jet the line and customer said he's going to think about the best option to go with cleaned up work area of all work related materials thank you for choosing Vito. recommendation: snake floor drain: vip:578 hydro jet: 450 for the 1st hr 380 every hr after that with a 2hr minimum
FALL MAINTENANCE ON ONE UNIT. Checked all 8 baseboard and thermostat. Took temperatures and found okay within reccomendations. I also checked the newly installed AC only carrier unit. Washed washable filter. Checked indoor blower wheel motor housing and got good amp reading. This variable speed motor is exposed to any high voltage power surges due to it not containing a surge protector. I checked all limits and safetys and all wirings and connections and found okay. I checked EZ trap safety switch and flushed it down with a gallon of water. Temperatures look good. I went outdoor to the condenser unit coil okay. I checked outdoor temperature, discharge temperature, liquid line temperature and suction line temperature okay. I checked the single pole Contactor and found okay. I checked the 35/5 capacitor found okay. As of now the unit is running without any issues. Reccomendations after today's visit: Add 1x Ecm surge protector to the indoor variable speed motor to protect it from a
Hot Water Heater Install: arrived at location to installed power vent water heater 50gal, drilled through a new vent for the heater, supported pipe, gas flex the gas line to the water heater, the consisation line is connected to the havoc pump and expansion tank is hung on wall, checked for leaks, no leaks occurred, the combustion pipe as well is not leaking, also the pipe is higher then the out of the way and up to code as well.
call back on a 2014 Payne 80% furnace transformer went out, so we installed a 75va transformer and a 40va transformer. Air scrubber was pulling too much amps for one transformer so we installed 2. now it can have more power. helped client adjusting new thermostat and called for heat to test system and it's up and running. got a temp rise of 55 everything is up to date. for any more questions or concerns feel free to call us at VITO SERVICES THANK YOU.

arrived on site to install new laundry tub started by shutting water off to house since Laundry faucet doesn't have shut off valves so once drained took apart supply line and drain work under sink then removed old laundry tub out then brought new tub in and started preparing new sink. brought new laundry tub in and placed legs and new faucet on before setting tub in placed then tired in drain work and turned water back on and tested for leaks as of ticket completion no leaks were found cleaned up work area and all work related materials thank you for choosing Vito. note: work warranty for 90 days

FALL MAINTENANCE ON ONE LENNOX HEAT PUMP I checked and replaced the filter with one Costumer provided. I checked the indoor blower wheel motor housing compartment for any obstructions and found none. I checked blower amps and found within specs. I checked electric heater element and found okay. I got a temperature rise of 35. I checked all wiring and connections and all limits and safetys working okay. Upon arrival the client advised me that the humidifier was not working and that maybe the water might be shut off. I tested humidifier and nothing happened. Solenoid valve will energize but nothing happened. I checked orphis and found it has gone bad. Replaced orphis and tested humidifier and it ran. Left humidity at 35%. I checked the EVAP coil and found okay. I checked the UV lamp and also is okay. I proceeded to check the outdoor unit. I checked the outdoor temperature, discharge temperature, suction line and liquid line temperature. I checked amps and found okay. I checked the 30mfd
Install Customer-Supplied Toilet: arrived at location to installed customer provided toilet, toilet is a glacier bay toilet with a power flush in the tank, comfort height round toilet bowl. checked for leaks no leaks occured at this moment.
arrived. found transformer installed on unit it dead. inspected thermostat and found some pins was going to ground. check wiring to be OK. did not find continuity in the wires. uv light needs a dedicated transformer installed. if system shuts back out to a bad transformer. thermostat need to be replaced. it is a known that gen 3 nest stats had/has issues on the common wire.
I arrived at my customer home for the thermostat blank I did a full system check and find one bad transformer I recommend a replacement of the furnace transformer I ordered the parts get it delivered install check All amp and components indoor gas furnace working at this time .
Upon arrival customer concerns tstat is giving error code for communication. Checked furnace 1st found system is cycling properly. Went to condenser unit and found high voltage fuses blower in disconnect switch. Both 45amp fuse were blown and is why the Tstat is giving error code. Informed customer of findings and recommended replacing them but they are not under warranty. Customer want to replace fuses them selves since the there not under warranty. Nothing to collect today because of VIP membership. AC will not run until they are replaced.
arrived onsite, leaking underneath kitchen sink from multiple sources. garbage disposal mounting flange/basket strainer has rotted out and leaking and disposal unit itself is leaking. p-trap and drain inaccessible and was directly behind disposal. drain was cocked at an angle and not allowing sink to drain properly. starting by disconnecting all electrical connections from the disposal and removing the dishwasher drain hose. mounting flange was in such poor condition that I had to cut it out from underneath sink with sawzall. cleaned out kitchen sink (k/s) and installed new disposal mounting flange/basket strainer. wired new disposal and made necessary electrical connections, then set it off to side. cut out back of kitchen cabinet until I located straight PVC pipe where I can cut. cut existing PVC in an accessible spot where it will be easy to access p-trap and drain if necessary in future. cemented long sweep 90 in that location. hung disposal on mounting flange. connected new p-trap
I arrived at my customer home for the boiler system not working I did a full system check and find one bad thermocouple and gas valve I recommend a replacement of both parts customer approved the work parts is 2 to 3 days wait boiler system turned off at this time.

The technician previously replaced a single-handle faucet fixture in the master bathroom shower last summer. With this cold winter, I couldn't get the shower water hot enough. The water could get warm, but not hot, even with the faucet turned to the maximum hotness. The technician removed a piece inside the faucet that limited the hotness of the water. Now, the water can be adjusted for a hotter shower.
