Arrived onsite, performed plumbing maintenance check. Recommended numerous tasks. Replaced kitchen faucet and installed 2 faucet supply lines for new kitchen faucet. Turned off water to home. In basement bathroom, replaced 2 angle stop valves and supply lines for lavatory faucet. In same bathroom, replaced toilet angle valve and supply line. In 2nd floor hallway bathroom, replaced toilet angle valve and supply line. Was unable to replace lavatory faucet valves because the ridgid supply lines were connected to the faucet itself. Turned water back on to house and checked for leaks. Cleaned up and removed all job related debris. Recommended replacing 25 year old water heater.

I arrived at my customer home for a one system heat maintenance outdoor temperature 85° at this time customer like thermostat set between 65 and 80° in the home. I adjust customer thermostat 5° above your room temperature in heat mode. I check all amps and components indoor combustion reading 27 ppm system working properly at this time. Age 2016

Arrived on site for a plumbing maintenance visit. Started by flushing the water heater. While flushing, I inspected all plumbing throughout the house. The water heater is from 1998, making it 25 years old. I also noticed the T&P valve is dripping. Went through the house and found no other issues in the plumbing system. I brought my findings to the customer’s attention and provided options for a replacement water heater, including a hybrid model. Scope of Work: Faucet handle screw (Allen key) is stripped. Shut off water supply to the faucet and drain remaining water. Disconnect supply lines and unmount the old faucet. Remove the old faucet. Install new pull-down kitchen faucet and secure it to the countertop. Connect supply lines and test for leaks. Clean up work area and remove all work-related materials. Arrived on site to flush the water filtration system after a 5-day soak. Before flushing, tested water quality: pH level was 7.5, and chlorine level was 1.0. Shut off water to the house and isolated the filter. Connected a hose to the boiler drain and began flushing. Opened the water supply to the filter inlet and started the flush — water initially came out black. Continued flushing for a while, then shut the valve off, allowed the tank to fill, and repeated the process until the water ran clearer. Spoke to customer and made customer aware of pricing to relight pilot and test for backdraft to determine cause of pilot extinguishing. Relit pilot with minimal activity. Gas diagnostics state that gas control valve is bad. Documented gas control and reset gas control by shutting off and relighting pilot after. Diagnostics are the same. Bad gas control. Customer states she just wants to replace it and sell it with the house in new condition. Formulated investment option and made customer aware today’s payment will be applied to installation as a deposit. Customer would like installation to be performed on Monday the 22nd. Gas leak from a kitchen down to the basement
Minor repair, condenser coil clean and renew a VIP membership. Draining and condensate pump clogged: Located and accessed the condensate pump and drain line. Emptied excess water from the condensate pan. Used a wet/dry vacuum to remove debris and suction out the blockage from the condensate drain line. Flushed the drain line with a cleaning solution to eliminate algae and prevent future clogs. Tested the condensate pump for proper function and flow. Monitored the system to ensure it was draining correctly and no further leaks were present. Outdoor coil cleaning: Used a professional-grade coil cleaning solution to break down grime and dirt. Flushed the coil with water from the inside-out to remove all buildup, restoring proper airflow. The customer also purchased the annual vito vip membership.
For this job, I checked the thermostat, capacitor, transformer and the blower motor capacitor. Everything was fine but customer should think about replacing the blower motor capacitor reading (38/40). The diagnostic testing concluded that no equipment failure or system fault was present during the service call. Arrived onsite, customer has multiple plumbing issues needing to be addressed. Back yard hose spigot leaking, water heater expansion tank not supported, main water gate shut-off valve, kitchen sink right basin leaking from basket strainer and p-trap, and 1st floor bathroom toilet fill valve not operating properly. Not able to locate water shut off outside so WSSC would need to come out to locate shut off. Quoted customer for all tasks. If customer wants to go with option #4, fill valve and basket strainer will be complimentary with no charge.
For this job I did a ac maintenance on a 2020 rheem heat pump. Indoor unit 2020 therm air handler. I got a split temp of 19. Evaporator coils has no signs of cortisone or leakage. Condensate line is draining properly followed by a drain test. Ez trap has been cleaned and it’s working well. Condensate pump is working properly. Arrived on site to install a new Toto Drake toilet, rebuild the 1st-floor bathroom toilet, and repipe a hose bib (a callback on work done by the previous technician). While waiting for the helper to bring the needed materials, I began working on the hose bib. I shut off the water supply to the hose bib and drained the line. Once drained, I removed the old hose bib, which was secured to the deck, and cut out the existing pipe. I then soldered a new pipe onto the drop ear. Next, I began dry-fitting the new hose bib. I asked the customer where she would like it installed, and she showed me the desired location. I dry-fitted the hose bib in place, then marked and pressed the fittings. The new hose bib was secured to the siding and the deck. Since the copper pipe is exposed outdoors, I applied a coat of Rust-Oleum to protect it from the elements. Initially found no active leak within the coil or unit itself. Line Set Repair: Identified an oily area on the exterior line set, indicating a potential leak source. Confirmed the leak location using bubble testing. Applied leak seal to the identified area on the line set. Re-tested with bubbles; no further leak was detected. System Status: Observed a 20° split, indicating the system is currently cooling effectively. Today I arrived on site to address the no AC issue with the attic unit. Here's a summary of the work completed: Indoor Unit Inspection: Observed the system filter, noting it hadn't been replaced in 3 years. Inspected the indoor unit, finding the capacitor showing signs of rusting. Blower is operating within specifications, and the capacitor is currently functional. Noted the absence of safeties (drain pan and condensate line). Brushed the evaporator coil, which is currently in good condition. Measured a temperature split of -5.75⁰ with 70⁰ room temperature (room has a window AC). Outdoor Unit Inspection & Repair: Discovered the RUNTRU outdoor unit was not running. Found a power wire hanging and removed power noting this repair is needed to prevent accidental grounding of the 240V line. Connected gauges and found the system pressure at 0, indicating a complete loss of refrigerant. Recommended a pressure test to identify the leak source. Recommendations: Recommended install
