arrived on site to look at a pipe that was of some concern to the tenant, pipe is a 1/2 copper line with 2 tiny pinhole leaks that is causing dripping in about a 1foot long section, quoted the customer $396 to replace the section of the line, customer said they are undecided and will call back in the future if interested
Toilet On 5th Floor Is Running: arrived at the job site and started playing with the valve to see what was the issue. I notice that it wouldn't stop flushing. so I first replace the diaphragm on the flushing valve so see if that would stop the issue. once I replace it I started to flushing the valve and it fix the issue. once I was done I collected all my tools and clean my work area. #101 Leaking Water Heater #201 Bathtub Slow Drin Arrived at location. Grabbed the key to the building from the lockbox that was provided to us. Entered the building and entered Unit 101. Inspected Water heater for the leak, found out that fernco was expanding with water and leaking from it. Proceeded to check even deeper into the water and found out water got into the electrical part and declared need to be changed. Replaced 40 gallon electric water heater. Customer advised that we check the kitchen drain in the same unit if it was backed up and if was, snake it. It was not backed up. Cleaned up our area and left Proceeded to go to Unit 201, shower drain was draining slowly. Ran 15 ft of cable with K-50, but seems like the drain was still clogged with hair. Started to remove hair from drain and it unclogged. Cleaned up our area and left.

Today, I arrived on site for heating maintenance on the Rheem furnace. Furnace Condition: Heavy rusting observed due to previous water damage. Gas union inside furnace housing shows significant rust; relocation is mandatory to move to outside housing. Gas shut-off valve needs replacement with a standard valve for easier access. Rust present on gas valve and inducer housing. Spark ignitor had heavy calcification; cleaned during visit. Flame sensor was in good condition and wiped clean. Burned tubes exhibit rusting. Recommended adding a surge protector to the blower motor due to water damage. Water Leak: Noted a water leak above the sink outside the furnace room. Previous visit indicated a plumber was to address the leak; tenant reported no repairs made. Owner informed about the ongoing leak and will arrange for further inspection. Testing: Performed a combustion test on the furnace; results within specifications. Owner will consider necessary gas repairs.
arrived back on site to install the new Flushmate in the women's bathroom on the 2nd floor, took apart the old toilet and installed the new Flushmate in it's place, reinstalled the tank and adjusted the flow, tested the toilet, no further issues or leaks, cleaned up work area and left
arrived on site to look at a toilet that was previously repaired back in September, customer did not know if the repair was completed or not, looked at the toilet again and found that it was halfway disassembled and covered with a trash bag, toilet was not left in that condition when repair was made, someone else had looked at the toilet and left it disassembled, reassembled the toilet and tested it, the tank of the Flushmate seems to be compromised and needs replacement, am able to get the new part shipped within a week, quoted a price of $510 to do replacement, customer accepted price, ordered new part, cleaned up work area and left

09/18/2024 arrived on site to replace the broken Flushmate tank on the 3rd floor toilet and install repair kit on the 2nd floor toilet, installed the new flushmate tank and checked it for leaks, after tightening a few bolts everything was working fine, went and installed the repair kit on the other toilet on the 2nd floor, no issues with installing it, everything is working as intended, cleaned up work area and left
08/30/2024 arrived on site to look at a leaking toilet in the women's bathroom on the 3rd floor, a Flushmate tank is leaking from the back causing loss of pressure, called Warranty services form Flushmate and found out the tank is part of a recall, warranty will ship a new tank for the toilet, customer wanted to see if there were any other recalled toilets in the building, checked 6 bathrooms and found 3 toilets with Flushmate tanks, only found one other tank that is under recall, tank currently has no issues so a repair kit will be sent instead, other Flushmate is newer and has no apparent issues, ordered parts will be delivered within 5-7 business days, customer was quoted a price of $516 for the tank replacement and $386 for the repair kit for a sum total of $902, customer agreed to price, will return once parts are delivered, no repairs made today, cleaned up work area and left
08/06/2024 arrived on site to install new toilet Handel started by removing chain from Handel then undid nut and removed old toilet Handel once out placed new Handel in tighten and tested for proper function as of ticket completion no leaks no issues where found thank you for choosing Vito.
07/10/2024 arrived on site for a customer who has a clog tub drain customer showed us area of concern and filled tub up and tub filled up and dishes drain customer brought to my attention that she tried to use draino to unclog drain gave customer investment option to snake tub and customer agreed. started by removing overflow plate and started snaking went a total of 20ft then the water started to drain while water was running pulled cable back and a chunk of hair on the head filled tub up ajd tested for backups and as of ticket completion no back ups occurred cleaned up work area and all work related materials thank you for choosing Vito.
Local Plumber Call Kitchen Sink Backing UP 07/05/2024 arrived on site for a clogged kitchen sink customer showed me area of concern and notice water standing in the dispsoal turned dispsoal on to see if water will drain but doesn't and comes back up meaning the line is clogged qouted customer to snake line and customer agreed started by using a shop vac to get remaining water out of the drain and started to set drop cloth down and with a small bucket took apart p trap then set snake up once set up started to snake with a pig tail head went a total of 5 cables(37ft) and pulled cables back has a good amount of grease coming back while pulling cable on the head had a bunch of hair then placed drain back together amd tested for leaks and back ups as of ticket completion no leaks no back ups occurred cleaned up work area and all work related materials thank you for choosing Vito. note:no warranty on drain work
Commercial Plumbing Call Check 7 Bathrooms for High Water Bill: 07/03/2024 arrived at the job side, started taking out the old toilet and shutting the water off... once I told the old toilet out I clean out the old wax ring and put a new one, new toilet bolts, and supply line. the starter putting together the new toilet. once I put the new toilet in I turn on the water made sure I left the water in the tank where the line in. make sure everything was working properly and clean. collected my tool clean up my work area. thank you for choosing Vito

Commercial Plumbing Call for Water Hose Sheered Off Toilet 06/03/2024 Arrived on site. supply line broken on plastic nut. Quoted price to replace and price was approved. Disconnected old and installed new. turned on water and found no leaks. Flushed and found all in proper working condition.
Today, I arrived on site for cooling maintenance on the furnace AC system. Here are the findings and recommendations: Furnace AC: Filter needs to be replaced with a 20x25x1 size. Blower wheel and housing are in good condition. Informed tenants about the importance of using fully organic kitty litter near the furnace to prevent damage to the evap coil and heat exchanger. Drain line is free and clear of debris. Copper Leaks: Identified 2 pin hole leaks on the 1/2 inch copper outside the furnace room. Recommended having a plumber come out to make the necessary repairs. Furnace Cooling: Furnace cooling is functioning properly at this time. AC Unit: Checked unit voltages and amps, all within good range. Capacitor is within capacity. Contactor shows no burn marks. AC unit is dirty and requires cleaning. Additional Actions: Spoke to the owner and supervisor, who approved a free condenser coil cleaning. Call to Install Under Sink Water Filter at Home: Examined area of concern by customer. Installing new Pentair Undersink Filtration system today. Shutdown cold supply undersink and began cutting tubing to existing filter system. Removed system and all tubing. Removed tee supply for system and removed spout. Prepped new Pentair system system. Secured all supplies and ensured cold side open on faucet. Opened Cold supply to fixture and began flushing debris and air from new filtration system. Once fully flushed, engaged timer for filter life. Demonstrated replacement and timer reset functions for customer to complete installation. Industrial Plumbing Job for Running Toilet: Arrived onsite, office toilet running after tank fills. removed toilet tank cover and flushed toilet. water looks to be escaping through flapper because of poor seal. flushed toilet while simultaneously turning off water at valve. removed existing flapper by cutting out with utility knife. installed new 3" flapper and set to proper setting. attached chain to trip lever/toilet handle. turned water back on at valve. flushed toilet multiple times to check for proper operation. placed tank cover back on, cleaned up, and removed all job related debris.
Arrived on site for a plumbing inspection started by flushing heater while flushing inspected all plumbing in the house in the basement only issue I found was that the kitchen faucet has no water pressure and only has water on the side sprayer faucet has to be replaced and supply lines as well tested water quality chlorine level is at 1.5 and a ph level of 7.2 found no other issues in the plumbing system wrapped hose up and thank you for choosing Vito.
Spring Plumbing Checkup: Performing Preventative Maintenance Plumbing Check today. Water Heater is 15yrs old. No issues in laundry area. Walked through apartment area and there are no issues in there. Viewed main service valve and sump pump in apartment area. No malfunctions. Battery Backup is good and READY. No issues in kitchen. Performed Water Quality test. Chlorine is Ideal with a reading of 2.2. pH is neutral with a reading of 7. Hardness is on the low end of Moderate with a reading of 5GPG. No issues in hallway bathroom on main floor of home. Formulated some options for customer approval today and customer opted to replace undersink filtration system with a Pentair filtration system that will run full pressure filtered water through faucet and not spout. Sump Pump Replacement Call in College Park, MD: Upon arrival of home I noticed that the pump in the pit was spitting water non stop. When the float is not engaged the pump will stop but this wasn't the case; the pump will need to be replaced. The customer asked if we could get the pump installed today since it was supposed to rain. I was able to get an emergency opening at the supply house for the required sump pump. I then returned to the home and replaced the faulty pump as the older Ridgid pump had burned out causing the pump to run constantly; this failure could have been caused by a bad check valve. the handles to the pump were rusted as well. the new pump is a cast iron Zoeller Sump Pump.
