T2 Main Line Stoppage 08/01/2024 arrived at location, we went into third floor first and the line was disconnected so we reconnected the line. We moved down to the first floor, there was a partial blockage in the condensate line. Used the K-50 to unclog it. Tested the line with water and it was draining fine. Cleaned our area. Told the contact if it happens again anytime soon, recommended the line be changed.
07/19/2024 NO AC upon arrival the thermostat was set to 71 and the indoor temperature was 80. the unit had water all over it due to unit getting iced up. The furnace and AC are past its life expectancy. The filter was extremely clogged. The repairs to make on this unit to get it up and running will be to replace capacitor on blower wheel motor. Pull and clean blower wheel motor, clean the EVAP and outdoor coil. Flush the condensate line with nitrogen and lastly add Refrigerant. The refrigerant used is r-22. I did advise the resident manager that making the repairs won't be a permanent fix due to its age. More parts can get compromised quickly. I did recommend her to replace the full system. Price for repair Capacitor $380.00 Blower wheel clean $799.00 EVAP coil clean $699.00 Outdoor coil clean $680.00 Flush line with nitrogen $450.00 First pound of R-22 $420.00 Any additional pounds of r-22 $380.00 The other option will be to get a comfort advisor out there to provid
