NO AC. I called for cooling at thermostat. I heard the outdoor unit kick on but I never heard the indoor unit kick on, all I heard was humming. I checked the 20251 filter and replaced with one Costumer provided I do recommend he purchased more because I used his last one. I took cover off of blower motor I checked for 24v at blower and found present. I checked the 10mfd capacitor and found reading 0.000mfd. I replaced blower capacitor for new one and blower came on. I checked my temperature split I got a return air temperature of 72 and a supply air temperature of 52. The costumer is happy and I will ask to sign up for contract. 09/04/2024 arrived onsite, customer noticed holes in furnace venting pipe. also interested in changing main furnace pipe that runs vertically up and out to roof. need HVAC technician to properly diagnose and fix issue. customer is renovating upstairs bathroom which is where the pipe is and they are planning on closing up walls this week so they requested HVAC tech to come out ASAP. Leaking. The pipe flue for water heater has holes inside of it at the T. The T than going 20ft up to the roof. The flue vent pipe from furnace and water heater both have to be changed out to B vent. The T and the line that runs 20ft to roof needs to be changed out to B vent. At least 8ft of B vent for furnace and at least 8ft of B vent for water heater. 09/04/2024 upon arrival of home customer needed pan replaced underneath washer machine. gave customer price of $900 to remove washer machine and replace pan. unfortunately no stores in the area have the pan readily available. explained to the customer we will need to order the part . customer said he will call us tomorrow because he may be able to get part sooner.

09/03/2024 I arrived today to replace shredder core valve due to it leaking. I made sure unit has no pressure. I removed old stem and replaced with new one. I added 7lbs of 410A my pressures held at 110/254psi. I checked my temperature and I got a return air temperature of 73 and a supply air temperature of 55. I will need to come back in about 2 weeks to check if pressures held or not. The unit was left running and cooling as of now. I will collect the remaining balance of $1510.00. 08/29/2024 Client did not want maintenance done. They wanted me to check the gutters and tell them why is water leaking in certain parts. I brought out my telescope ladder and I checked where the water was leaking and the gutter just has cracks in it. I told client she will need to either repair them or change her gutters. AC SYSTEM NOT WORKING PROPERLY Client advised me that we were out here for a spring maintenance and added one pound to the system. the client told me that the unit kept coming on and off outside. it was cutting off on low pressure because there is a leak at the shrader core valve and all the refrigerant has escaped. The unit holds 6lbs of R-410A. The unit is 9yrs old. First option: We will have to order shrader core and return to fix leak. After repairing leak we will have to top it off with 410. Will get client approval and set up date to return. 08/26/2024 Removed old expansion valve and filter drier. Install new expansion valve and filter drier, vacuumed,recharged and test system it's working properly.

08/23/2024 arrived on site to a stoppage in the kitchen sink in the 4th floor, found the sink and recreated the backup, engineer said he snaked line already about 10 feet, still had issues, took apart the line and snaked it for about 15 feet twice, reassembled drain and tested the line for backups or leaks, no more issues found, found coffee grounds on the end of the line and informed customer, cleaned up work area and left

08/23/2024 arrived on site, found leaking urinal, installed new plug, tested plug for leaks, no leaks, cleaned up work area and left

Aug 16, 2024 arrived at location for a 90 lekas 4in CT, tested all toilet and couldn't see it drip etc, then we went upstairs and saw only one urinal leaking amd made th3 assumptions it was that that was causing the *leak*, the urinal trap has a plug that was leaking, will need to order part etc. new wax ring was installed om the unrial.

08/15/2024 Tested three backflows and they all passed. For the domestic, irrigation and car wash. They said the two on the fire system were good.

08/14/2024 Today, I arrived on site for AC maintenance on a 9-year-old Lennox system. The owner explained that the system was not cooling properly at times. Here is a summary of my findings and recommendations: Repairs and Replacements: Replaced the filter with a 15x25x1 filter, but the owner will order and change to a 4-inch filter. Evaporator coil is dirty and should be cleaned. Blower wheel and housing are dirty and can be cleaned. Contactor has heavy burn marks and should be replaced. Checked the outdoor unit and cleaned it with water only. Capacitor is within capacitance. Drain line is a little dirty but flowing. Unit pressures are a little low. Aug 13, 2024 arrived at location, to replaced a section of broken pipe, but I noticed it was going to require more piping dine as well and also included a hanger as well for the pipe. before work I noticed the floor drain to the ,en bathroom was cracked and we try to save it but started to leave and will need to come back tommorw to fix it or so etke,s this week tested the line with water and checked for leaks no leaks occurred.

08/09/2024 customer advised us that they will like to have their kitchen drain sink camered to see the condition of the pipe either it's filled will grease or is cracked. once on site I notified the maintenance tech that I will go head a get started. during setup observed a floor drain that was filled with grease. the first attempt the camera was to go down the p trap. unfortunately in was only able to go about 4-5 ft into the p trap. the camera was hitting against something causing it to not get further into the pipe pulled the camera back to observed clay on the top of the camera head. called John to advise him that the p trap can possibly be cracked at the bottom.tried a least 2-3 times at the p-trap. moved over to the floor drain which was filled with grease. put the camera into the drain and instantly covered with grease so I wasn't able to get a clear picture of the condition of the pipe. pulled the camera back to attempt to clean it out and put it back down the drain. took 4

08/08/2024 arrived on site to jet and camera 5 different lines in the parking garage, filled up the jet, started with the walkway drain, jetted the line for about 100 feet, ran the jet through the line twice, had trouble pulling it back near the very beginning 90, had to take apart the 90 and found a very large buildup of sediment in the line, cleaned out as much as possible before putting it back together, recommend to replace that 3 inch line, could not camera that line, jetted and camera'd 3 more lines in the first floor of the parking garage, each line ran about 100 feet of jet and camera'd for about 50 feet before it couldn't go any further, cleaned up all 4 areas and went to the 2nd floor of the parking garage to hit the last line, opened the line and it was full of dirt and debris, ran the jet through it twice for a little under 100 feet, then proceeded to camera the line, line was completely clear, cleaned up work area and left

AC MAINTENANCE ON TWO UNITS. The costumer had changed all filters upon today's arrival. There is one unit in the attic and another in the basement I checked both indoor blower motors for proper function and found okay. Motor amps are within specs. I checked and drained both Condensate lines with a gallon of water each and made sure there was no back ups of over flows. i checked all limits and safetys all wirings and connections found okay. I got a 18 delta T for the first unit and I got a 19 delta T for the second one. I checked both outdoor condenser coils. I noticed both coils clogged and dirty will recommend the cleaning on both. All components are still within range and functioning properly. Both units are running and cooling as of now. The coil clean is $382x2 it will be cleaned with coil cleaner and than rinsed down with water. Leaking In Closet Ceiling 07/29/2024 Arrived at apartment #P3 cut into the ceiling an found a leak from wet line and water line is was to difficult to cut but i replaced the drains I also removed a wet line and 1\2 Copper line and used pro press too tighten the line put all drains in place and turn the water on and found no leaks

Commercial Plumbing Call Camera Drain Line: 07/26/2024 Check storm drains, Hydro-Jetting will be required. Also, recommend installing a new check valve on 4-inch pipe going up ... customer would like an estimate to jet all storm drains.

07/26/2024 Examined area of concern by customer. Performing Preventative Maintenance Plumbing Check today. Water Heater is under a year old. Inspected water heater and expansion tank bladder is good. Installation is intact with no leaks present. Water Heater is fully operational with no malfunctions. No backdraft present when water is heating. In hallway bathroom, toilet runs too long. Inspected tank under shelf and water level is at brim of overflow tube. Adjusted water level with fill valve float and tested multiple times. Water level was set too high in toilet. In master bedroom bathroom toilet is taped closed and Lavy faucet is dripping constantly. Broke down to customer how much this could effect water bill. Gave customer investment option to repair faucet today. Customer agreed. Spoke to customer regarding toilet and apparently someone was changing seat and couldn't get bolts off. Customer taped toilet closed to stop people from slipping on broken seat and possibly injuring thems

Local HVAC Call Drain Line Blocked: 07/22/2024 AC CHECK UP / Possible leak. As soon as I arrived the tenant showed me where the issue was. There was a leak coming from the AC unit due to a clogged condensate line. All the rust, the dirt and the debris had accumulated into the Condensate clogging it and causing an over flow. This indoor unit is a Carrier from 2006 and passed its life expectancy. The outdoor condenser coil is a Lenox from 2008 (running off R-22)I checked the evaporator coil and found it really clogged and noticed a fungle outbreak cultivating within the EVAP coil. i checked the blower wheel motor housing and also noticed an excessive amount of fungal growth. I checked all limits and saftys working okay. I got a return air temperature of 71 and a supply air temperature of 53. I repaired the leak temporarily by cutting pvc piping and flushing the Condensate line with nitrogen. After I cleared line I repaired the PVC and I cleaned the evaporator coil on top of that. This

07/19/2024 I arrived at my customer home on July 19th or a two system AC maintenance customer say both systems are working not cooling properly outdoor temperature is 80 at this time customer like his or her thermostat set between 65 and 80 in the home I adjust the thermostat 5 below the room temperature in AC mode customer provide all air filters I check all amps and component indoor and outdoor main house downflow system - 80% 70,000 BTU downflow gas furnace two and a half time Ac/coil 115 volts pump 24 v easy dtrap air filter 16x20 x1 4" c vent blower fan motor indoor control board indoor control wires the additional system 66,000 BTU upflow gas furnace variable speed blower two stage control board 16x25 x1 air filters c vent 1 ton and a half AC and coil check both capacitor both contractor both outdoor wires add 2 lb of 410A refrigerant one pound each unit boat systems are working properly at this time.

New AC Installation 07/16/2024 disconnected old rooftop unit and crane lifted and took away. also brought up new system and set system and tied everything back in and ran equipment and checked for proper operation.

Arrived at location on July 11, 2024 to address a toilet issue. Removed the existing faulty flush valve assembly. Installed a new flush valve, ensuring proper fit and alignment within the tank. Replaced the toilet's fill valve with a new unit, adjusting it to the correct height for optimal water level. Secured all connections and fittings to prevent leaks. Installed a new toilet flange to ensure a tight seal between the toilet and floor. Conducted a thorough leak test, flushing multiple times and inspecting all connection points. No leaks were detected during testing.
