System is a 2017 Oil Furnace/AC. Checked all components for proper operation found no issues with components. Secured any loose wires and checked for dirt and debris. Found blower is clean along with evaporator coil. System does not have an Air Scrubber or Humidifier. Checked condenser unit for proper operation. Checked all starting components and refrigerant levels found system in good condition. Found capacitor is failing and should be replaced before it does fail. Also found condenser coil dirty and needs to be cleaned will Lvl 1 cleaner. Final cycled system at the time system is operational. During maintenance looked at water heater and found water heater is 20+ years old and is well past life experience (10yr). It's recommended to replace before serious leak or potential hazard happens. Recommendations 1. Capacitor $330 2. Condenser coil clean $247 3. Hot water tank $4500

Arrived on site. Met with Chico and was shown to the clean out last cleared from. Took video recording of pipe inspection and saved to thumb drive. Followed line with locator and noted turns before Reaching stopping point under water and verbally relaying all information to Chico.

Change Out Valves: arrived on site to replace the thermostat that was previously capped off due to a leak, shut off the water to the building and drained the lines, cut out the old tee and 90, replaced it with new pipe and a new thermostat, pressed all the fittings, restored water and tested the like for leaks, no leaks found, thermostat is reading temp,cleaned up work area and left

arrived at location to snake garage strom floor drain near the exit side. noticed it was backed up but off by the main stack about 2 ft away, the floor cover is cemented to the ground and I try to Pop it up but was unable to do I took pieces off to fit my snake in snaked 24ft out and pulled backed nothing, recommend installing new 3in floor drain cover ( measured to be 8in ) to prevent bigger things coming into the storm drain system which could cause a bigger back up if heavy rain occures.

Floor Drain in Parking Lot Backed Up: car is blocking the storm drain where it needs snaking, will come back first thing in the morning to do the work.

Hydro-Jetting: Got jet and went to the job. After filling the jet we jetted from the street manhole approx. 300 feet to the backed up manhole clearing it. I jetted another 75 feet in towards the building pulling out a lot of grease. After I was in the truck ready to go I decided to call Chico back and ask if he wanted me to try the snake and he said yes. I went in one line that was holding water 100 feet and hit nothing. I went to the other side of the kitchen to another clean out holding water, next to an office. There is evidence of previous drain work there as proved by the PVC clean out and the newer tile. In that line I had trouble at 35 feet, maybe a broken pipe by the feel of it. It is there I cleared the line and told Chico we need to run the camera and investigate that area. All the other backed up clean outs drained at the same time.

arrived on site for a customer who hot water keeps running out we installed the heater in 2023 customer showed me area of concern and said we installed the heater in 2023 then the heater failed and tech support recommend to replace the heater so we came out again and replaced the heater and had a mixing valve installed. before testing check water temperature and water temp is at 114 the highest I can get from the faucet then tub the highest I can get was 104 checked heater and removed upper and lower panels and realized temperature is not set right cranked both upper and lower thermostat to 140 and set out going temperature to 120 when a mixing vlave is installed is recommended to have the water heater set at a higher temperature and then set the mixing valve set to the recommend water temperature. checked shower in question and had 123 coming from the lavy faucet and around 114 coming from the tub removing handle and turned anti scolding up not birth showers get up to 123 called mange

Hydro-Jet Kitchen Line: jetted six clean outs one of which I drilled a stripped screw out of the cover to get open. jetted six clean outs averaging 51' each. Two kept holding water near the top. It was finally discovered a manhole a hundred feet from the building is partially blocked and holding some water to a level higher than it's normal level. The next manhole is at least three hundred feet away close to a street. Chico said we could come back on this tomorrow. A change order I would say needs to be involved. The kitchen has been jetted.

arrived on site to replace a 2-1/2 inch valve on the 1st floor, cut open a hole below the access panel and cutout the old pipe, replaced the pipe with a new valve, pressed the fittings and restored water to test, no leaks, cleaned up area, helped with the other job in the building involving the pump

Arrived at location, Customer has advised us they were able to turn off the water and drain it. We started to loose up the bolts and nuts connected to the flanges of the recirculating pump. Take the old one off and started to install the new one. We were able to connect the new and install a hanger since the old one didn't have one that was supporting it. When installing the new thermostat, the threads of the female connected to the tee was old and corridored. It destroyed the threads and we couldn't thread on the male for the thermostat. We would need to come back and install a new female to make the connect for the Male and the thermostat. Cleaned up our area and left.

HEAT NOT WORKING PROPERLY. ELECTRIC HEAT AND AC. I arrived to the clients property and upon arrival he advised me that the unit was acting up in a manner that it wasn't doing anything. I called for heat at the thermostat. Electric heat came on and ran for 2 minutes and then kicked off it kept repeating that cycle. The temperature would rise to 170 and then drop to 90 and then rise again to 170. Electric heat is failing and no longer reliable. I checked both Contactors and found pitted with burn makes on them. I checked the indoor blower wheel motor and I noticed an excessive amount of dirt and debris built up within the housing also causing less efficiency. The unit is trying to run but it won't. The unit is from 2007. The outdoor unit is running off of R-22 refrigerant which is fazed out and no longer made. Due to the amount of wear and tear this unit consists of I recommend the client upgrading the full system. I have brought down the client and visually showed him what we have go

Spoke with tenant and he explained the inconsistency of hot water production in shower area. Inquired about other areas of home and tenant states only area "hot water is comes and goes" is shower. Engaged hot water supply from faucet and water is HOT. Shut off faucet and engaged hot water supply to shower. Was hot for maybe 3min and then went ice cold, then back to almost warm, then cold again, then hot and back to cold. All this occurred without moving handle. Shutdown water system to home and partially drained. Removed components of shower system and inspected. Pressure balancing unit is compromised and requires replacement. Located materials at local supply house and made tenant aware I will return. Went to supply house and located required materials to restore functionality to shower system. Returned onsite and installed acquired materials in Sterling Shower system. Will all components secured, went downstairs and repressured water system to home and bled air from piping en route b

arrived at location for snaking multiple kitchen floor drains, ran about 150ft to the main cleaning the line which was full of grease,.noticed that the dishwasher drain was still backing up, threw a cable down there running 40ft of cable then the line was clear. no issues occured after that The customer informed us that their main line was backing up. Upon arrival, the customer informed us that multiple drains were backing up in different places in the kitchen. Went back out to the truck to get the k-50 and the k-1500. setup equipment , once the equipment was set up, we then walked around to find the nearest clean out to the floor drain so that we could clear the blockage. once the clean out was open, I can observe high-level water in the pipe, indicating that theirs a blockage somewhere along the line. using the k-1500, I went approximately 180 ft inside of the drain. ran hot water while snaking the line to break up any grease or particles blocking the flow of water for proper drain

Water Going From Hot to Cold Frequently: arrived onsite, found inconsistent hot water at all home fixtures. checked power going to water heater as well as upper/lower thermostats and elements. water heater only 1 year old. believe 38 gallon unit is undersized for home - could try installing mixing valve on top of water heater to fix issue. tenant/owner situation and owner not onsite

Customer notified us and advised that they would like for us to find their water shut off and to also winterize the building. the customer advised that their was a lock box on the back of the building to gain access. once inside the building, I searched every room on the first and second floor. upon searching, i discovered the sprinkler valves and shutdown valves. also , on the outside of the building, there was a valve about 10ft below the ground where a special toop is needed to tune the valve on and off l. I turned the valve off, hoping that it was the main water shutoff, but unfortunately, it was the shutoff for the sprinkler system itself. I continued to search through the building, but I was unable to find a shutoff inside of the building. I called john to try to get a helping hand, trying to find the valve.john arrived on site, and we started to walk around the while perimeter of the building. couldn't figure out where the shutoff was inside of the building. l. arrived onsite, 2 floor drains in kitchen backed up. floor drain that was easiest to access had grate on it that couldn't be easily removed. had to snake floor drain underneath cabinets in kitchen hallway. snaked approximately 30 feet with K-50. noticed a lot of white grease on cables while removing them from drain. ran faucets while removing cables and while cleaning up. cleaned up and removed all job related debris. arrived back at the job site and they had 2 drains clug. first I try to use the k50 but I try to use different tips but the was not vending to go there the trap... I called conned for her because he has a tipe that is bended for this type of situation . once it finally went threw the trap I ran bout 75' ft of cable to make sure the line is clear.. ran it bout 2 times in and out to make sure it knock anything that was making clogged. once I was done I ran water for about 15 min. collected all my tools and clean my work area.

arrived onsite, lobby ceiling to the right of entrance appeared to be wet. set up ladder and drop cloths and cut out large area of ceiling. viewed mostly PVC storm drain lines but all were dry and did not see any cracks. found one 3/4" copper water line as well. advised manager to keep the ceiling open for now and see if the situation happens again because currently I do not see any issues.

Radiator Leaking Through Ceiling: I arrived at my customer home for pipes replacement I drain the boiler system I removed and replaced old pipes going to the bedroom radiator refill the boiler system bleed all radiators and startup boiler system working properly at this time.

I arrived at my customer home for radiator leaking water I did a full system check and found one bad radiator valve I recommend a replacement of radiator valve I drain the boiler system removed and replaced one radiator valve refill boiler system bleed all radiators and startup boiler system run until the temperature reaches 170 boiler pipe expand and start leaking in the ceiling I asked customer for permission to open up the ceiling to see where the leak is coming from and I found pipes old and brittle needs to be replaced boiler system turned off at this time will return on Monday to fix pipes

Arrived at location, Customer advised that she was getting no water to any fixture. Turned up the water heater to see if we could heat up pipes. No water was coming out. then we took off the cartridge from the faucet to see and once I took it off and turn it on to spray if any debris was in there no luck at all. try the washer as well to see if a cycle of water would come out and you can hear the pump struggling to get water. then we found a main shut off in the main room and touched and tap the pipe, rock solid as in ice up.

Arrived at location, Customer wanted a quote on a Circulation pump. We looked that the pump, got the model information. We will be sending over a quote via email, the email will include parts and labor. If customer accepts the quote, the 90$ will be waived off. we will be in contact with the customer.

FALL MAINTENANCE ON ONE UNIT GOODMEN 80% GAS FURNACE 2009 OWNER/TENANT SITUATION I checked the filter and the tenant says she replaced it quarterly and it was okay and not clogged. . I checked the indoor blower wheel motor housing compartment and once I opened the door I felt a lot of heat hit my face. I checked the capacitor and found has lost a little capacitance. I checked blower amps found ok. I checked the Inducer draft motor and flue vent pipe found okay. Inducer amps ok. I checked the flame sensor and the Ignitor and found both have wear and tear and are no longer reliable. I checked and cleaned burners and heat exchanger. I checked all wiring and connections and all limits and safetys working okay. I got a temperature rise of 50 within the manufacturer recommended. Going back to the concern about the blower over heating. It can simply just simple wear and tear due to normal operation. I checked the filter and found it okay so that wouldn't cause it to over heat. All vents are

Commercial Property Hydro-Jet: arrived at location to hydro jet kitchen line done in p2, when jetting we noticed a large amount of grease that it also filled up the diameter of the pipe, we had to open different parts of the line inorder to get it from both side since then grease was so thick it was a bit harder just going in, in one motion. we cleared the line out and also went upstairs and dropped the jet down to clean the 90 that was clogged up since yesterday, clean line no leaks occured at this moment. the 90 was on the LL floor and the rest of the pipe we did which was only 2 line were in P1 .
