During my inspection, I was called to verify if the HVAC piping in the attic was secure and intact. Upon inspection, I confirmed that all piping in the attic is properly connected, supported, and shows no signs of being loose or damaged. This system is a 90% high-efficiency Carrier furnace, which uses PVC piping to safely vent combustion gases. Instead of exhausting through the attic, these PVC vent pipes are routed directly to the outside through the side of the home. This is by design — high-efficiency furnaces use cooler exhaust gases that can be safely vented with PVC piping, unlike older furnaces that rely on metal flues. The only piping visible in the attic is the chimney exhaust, which is intact, sealed, and functioning properly. Findings: • Attic piping is intact and secure. • PVC vent pipes correctly terminate outside through the side of the house as designed for high-efficiency furnaces. • Chimney exhaust in attic is intact and in proper working condition.

Arrived onsite, customer's garbage disposal under kitchen sink was leaking. Recommended replacing the unit as well as rebuilding the k/s drain. Also basement toilet was running. Recommended fill valve and flapper replacement. Both outside hose bibbs had fittings that needed to be removed as well. Picked up necessary material for job. Turned off power to garbage disposal at breaker panel. Labeled breaker for disposal for future needs. Disconnected existing electrical connections under disposal after dismounting the unit. Removed existing extension tailpiece, p-trap, and waste arm. Disconnected dishwasher drain hose. Assembled new disposal and mounted. Reconnected DW drain hose. Reconnected electrical connections. Installed new extension tailpiece onto disposal waste arm. Connected p-trap to tailpiece and threaded new waste arm onto trap adapter. Turned power back on at breaker. NO AC: Upon arrival thermostat read 80 degrees. I called for ac, the indoor unit came on and so did the outdoor unit. I took temperatures and got a 14 degree split. After about 5 minutes the compressor shut off. I checked all safety’s and found condensate pump bad and filled with algae and constantly running without stopping. I disconnected the condensate pump and let the ac run. The unit was not blowing cool air. I went to the outdoor unit and hooked gauges up. Pressures read 130/250psi liquid line temp 74 degrees. I heard the compressor start to wind after several minutes of running. I took amps and found high amps causing compressor to heat up. I checked coils and found coils dirty. Once dirty it starts to restrict air flow to compressor and weakens parts such as capacitor and contactor. The indoor furnace and ac are from 2006 and are in bad shape. There is a lot of rust on the evaporator coil , the rust will weaken metal and cause a pin hole leak so the evaporator coil is no long

Main drain line running from the top floor to the bottom floor runs down into the basement floor. It’s clogged. I recommend a plumber to come out and unclog drain tenant will be home tomorrow after 3 PM. Please call to set date and time.

Upon arrival, the customer reported that the air conditioning system was not cooling. After inspecting the system, it was determined that the capacitor had failed. The technician informed the customer of the findings and recommended replacing the faulty component with a turbo capacitor for improved performance and reliability. The customer agreed to the recommendation, and the technician proceeded to replace the old capacitor with the new turbo capacitor. After installation, the system was cycled and tested. Job Description: come back and check water heater. customer is calling gas company to turn gas back on - Arrived on site , knocked on the customer door. The customer advised me that the outside service line needs to be attached to the riser before Washington gas can apply the meter. Went back to my truck to pull out material and tools in order to complete the job. Took of the nipples and 90’s that Washington has provided on the riser. Doped all fitting prior you screwing them in. Reattach the 90 and nipple. Used a pipe wrench to tighten all fitting. The service line was a flexible line which I was able to make 90 degrees angles to reattached back to the riser. I advised the customer that the service line is now complete and Washington has would have to return to install meter and turn back on the gas to the house. Pack up equipment, cleaned work area and left job site thanks for choosing vito 🙂

Job Description: hook up gas and check the water heater - Arrived on site , knocked on the customer door and waited for the customer. The customer informed me that Washington gas was installing a service line and they would like for us to hook up the connections. Also the customer wanted us to to check the water heater once finish. I asked the customer did Washington gas turn the gas off prior to leaving. The customer was unsure, i went around back and seen that the gas is completely off and that only the riser is sticking out of the ground with no meter attached to it . I advised the customer that I can only attach the service line to the manifold serving the appliances and add the cap for the drop leg. I went out to my truck to source through material. Came back inside of the the house and began making the service lime connections. Informed the customer to give a call to come check the water heater and for gas leaks. NO AC: Another company came out and diagnosed a bad compressor. I came out today and sure enough the compressor is shut and has gone bad. Well what caused compressor to go bad and trip fuse? 9 times out of 10 a restriction will cause a compressor to go bad. For example a clogged air filter or a clogged condenser coil or even a clogged evaporator coil can cause restriction and damage the compressor. However all of those were fine and not Clogged. So that leaves us with a filter drier and the txv. There is no telling which of the both may have caused this compressor to go bad. I do not recommend just replacing the just compressor because it may be a gamble. To make the repair on this system I recommend replacing the compressor under warranty and the Txv under warranty, additionally we will need to replace filter drier whenever it’s exposed to air and moisture. The process will be recovering the refrigerant, sweating parts off, installing new ones. Pressure testing it , vacuuming it and

AC MAINTENANCE AND FLUSH CONDENSATE DRIAN LINE. The entire system checked out. Amps were within specs. Temperatures were normal and on point at a 20 degree split. I checked all wiring and connections and all limits and safety’s working properly at this time. Condensate EZ trap was flushed with cartridges and i flushed it down with approximately 3 gallons of water and added condensate tablets to ensure proper drainage. Outdoor system was hosed down. Unit running and functioning properly at this time without any issues. All pictures and uploaded to XOI. Recommendations: • sign up for annual maintenance contract. • moving forward I recommend adding an air scrubber to the supply portion of the duct work for the unit in the attic. Due to the moisture and humidity that the system pulls, fungal spores start to cultivate. Most of the fungus and bacteria gets in the drain line and with time it clogs it up. For better efficiency and for cleaner air I recommend adding an air scrubber. T

Generated material list. Retrieved material and returned on site. Opened ceiling bulk head and stairway wall. Disconnected gas line. Removed supports to old gas line and removed old gas line. Ran new gas line in ceiling and supported. Capped one end and installed test gauge. Pressure test of 15min@2psi held. Cleaned up work area and removed tools and equipment from site. AC MAINTENANCE BASEMENT/MAIN FLOOR UNIT I called Rich from Bylt this morning and he advised me that a gas line needed to be replaced from meter outside and the discharge of the sum pump outside? Upon arrival It smelled like there was a fire in one of the room’s downstairs. Sure enough there seemed to have been a fire almost about a month ago according to client. There was an arched wire that caused a fire. Grounded wire to gas meter straight. The 1” 5/8 main gas line from meter going inside needs to be replaced and re piped. Sum pump discharge line pvc needs to be replaced as well due to it getting melted by fire. I did check the AC and the ac ran and functioned properly. The blower , the evaporator coil and the filter were cleaned. At this time I have taken as much pictures as possible and uploaded them to Service titan. I called dispatch and advised them this is a plumber job all the way.

Examined area of concern by customer. Customer has followed previous recommendations to replace ALL toilets in home. Spoke to Mrs. Clarke prior to entering site and gave customer investment options for today’s installations. Customer agreed. Proceeded to unit 301 and viewed 2 Kohler AquaPiston toilets and 1 AMS Champion toilet for installation. Recovered water from existing toilets in home. Removed powder room toilet and staged in AMS box and set in hallway. Installed AMS Champion toilet per manufacturer specifications and sealed base due to undeveloped tiles in area. Proceeded to upper floor. While transporting toilets upstairs, slipped on step and fell into wall. Wall has a dent in it. Documented damages and forwarded to Mgmt. Personnel will be onsite to address wall damage tomorrow late morning/early afternoon. Made tenant aware and he will be onsite. Upstairs toilets are sealed to floor with heavy epoxy.
