Arrived onsite, started by removing 2nd floor toilet. Noticed toilet supply lines will need to be replaced as well. Quoted customer and he accepted. Put together both toilets by connecting tank to bowl and installing seat as well. Installed new Kohler toilet in 2nd floor bathroom and connected new supply line. Flushed toilet multiple times to check for leaks and proper operation. Removed 1st floor toilet next. Noticed flange was level with floor and wax ring was not making a good seal with the existing toilet. Set 2 wax rings on flange and installed new closet bolts as well. Set new toilet in place and tightened closet bolts. Connected new water supply line and flushed toilet multiple times to check for leaks and proper operation. Cleaned up and removed all job related debris.
Arrived onsite, made necessary adjustments to powder room faucet cross handles. Picked up materials. Installed new water supply lines to connect angle valve to faucet valve body. Installed new oil rubbed bronze clicker drain. Installed new plastic tubular p-trap and connected to clicker drain tailpiece. Turned water on and ran faucet to check for leaks and proper operation. Next, started work on 2nd floor master bathroom. Installed existing supply lines to left most faucet. Existing drain does not line up with new sinks on both sinks. Cut out existing drain and installed plastic tubular drain to connect to tailpiece. Followed same procedure on right most faucet, but had to install new hot water supply line because existing had worn out washer and was leaking. Turned water on and checked both faucets for leaks and proper operation. Cleaned up and removed all job related debris.
NO AC CALL - Found weak capacitor, after further inspection I also noticed contactor is pitted and also no longer reliable. Moving forward I recommend adding a surge protector to outdoor disconnect box due to entire outdoor unit including board and compressor are exposed to any high voltage power surges. I advised client of today’s findings and recommendations. He has decided that he will purchase part online and replace himself. Will collect dispatch fee.

During the maintenance inspection of the 2023 furnace and air conditioning system, all components were found to be in good working condition with no issues noted. The system was clean overall, including the indoor unit and filters. However, the condenser coil was found to have a buildup of debris and is in need of cleaning. The customer was informed and stated they will take care of washing it off themselves. As part of the ongoing maintenance and to enhance system performance and protection, it is recommended to consider the installation of an air scrubber to improve indoor air quality and a surge protector for the outdoor unit to help safeguard the system against power surges.
AC MAINTENANCE ON ONE UNIT. I checked the filter and replaced it with one that the client provided. She also wanted me to replace water panel for the humidifier. I checked the indoor blower wheel motor housing for any obstructions and found none. Motor Amps are within specs, however the variable speed motor is exposed to any high voltage power surges due to it not containing a surge protector. I checked the evaporator coil and found clean. I flushed condensate line with approx 1 gallon of water and added condensate tablets to ensure proper drainage. I checked the Rmax UV light and found okay. I checked all wiring and connections and all limits and safety’s found okay. I proceeded to check the outdoor condenser coil and found inside of the condenser coil full or leafs causing air flow restriction to compressor. I checked pressures and the looked a little high but also due to dirty coils. I checked parts such as the contactor and the capacitor. The capacitor is reading within manufactu
Arrived to look at 2 bathrooms that were backed up, 8 toilets in total were affected, flushed the toilets repeatedly to recreate the backup, after about 40-50 flushes there was no backing up in the drain or toilets, informed customer of findings, he said he'll keep an eye on it, cleaned up work area and left
Job Description: 2" cast iron pipe 1st floor - Arrived on site , contacted the customer to advise home that im the main lobby. Wait for the customer to come retrieve me from the main lobby. The customer advised that there’s a crack cast-iron pipe inside of the ceiling inside of a café in the building once in the area I use a 6 foot ladder to get closer look at the size of the cast-iron pipe I discovered that the pipe is 2 inches and I advised a customer that I will have to go to supply house to purchase New pipe and also two new no hub bands to reattach the new pipe. Went out to the supply house to pick up material once I return I took out the old existing pipe and took.measurements so that I can measure the new pipe for proper fitment. The length of the old existing pipe was 44 1/2 inches so I cut the new pipe exactly the same length. I attached brand new, no hub bands to the existing piping and attach my new pipe and made final connections. Had the engineer run upstairs to run water.
Arrived onsite, customer's 2nd floor toilet leaking from tank. Recommended replacing toilet as opposed to repair because of the toilets age. Determined repair would not be possible without breaking the tank itself. Offered 15% discount for 2 toilet replacements - customer accepted. 2 beige toilets on order - will call customer once they are in to schedule a day for installation.
Commercial Plumbing Job: Trapped drains that are overflowing in the restroom
Arrived onsite, performed plumbing inspection. Found all fixtures to be in proper working condition.
AC MAINTENANCE ON TWO UNITS. #1 Carrier communicating heat pump 2022 feeds main floor and basement. Filter was okay, indoor blower motor housing was free from any obstructions. I checked condensate drain pan and ez trap that go to floor drain and flushed out with approximately 2 gallons of water and added condensate tablets. All wiring and connections and all limits and safety’s okay. Delta T was 20 degrees. Uv light was on and running. Outdoor coil was hosed down with water. I checked outdoor temp, discharge temp, suction line temp and liquid line temp. I checked outdoor fan motor and compressor amps and found within spec. Also I wanted to note that the entire outdoor unit is also exposed to any high voltage power surges due to it not containing a surge protector. #2 Carrier heat pump from 2016 Filter was okay, indoor blower moto
Backflow Preventer Testing: Went to job and met Fred. We went to the tenant space with the failing backflow to speak with the manager who had requested further explanation of work to be done and any ramifications. He was satisfied with my explanations and assurance that he would suffer no ill consequences as a result of the needed procedure. Water service to the " humidifiers" will not be interrupted. I then quickly looked at some prv's in a data room, one of which needs to be replaced. I told him I would make sure he got a quote.
HVAC Parts Installation: Installed New Smart Thermostat
Arrived at my customer home for AC system not working. I did a system check and outdoor system not running and two bad fuse. I removed and replaced two fuses added 2 pounds. Refrigerant flush indoor drain pipe check all amps and component system is working at this time above the coil temperature 68° temperature at 71° in the house system is working at this time. I also recommend a replacement due to age of the equipment 2012.
Arrived at my customer home for AC system not working properly. I did a full system check and found no refrigerant and equipment compresses at 60% outdoor fan reading caution I recommend a replacement of the full system. I provide a price of proposal for replacement contract was sign Will install fall system next week office will call customer to confirm date diagnostic fee waived for a full system.
Upon arrival customer concerns system is turning off. Checked system and found it is running. Checked pressures and electrical components found everything OK. Weather took a turn for the worse. Checked tstat error codes and found a lot of thing. Unable to continue testing becouse of weather. Will return to complete diagnostic.
Upon arrival customer concerns outside unit is not running. Turned system on and check condenser and found capacitor has failed. Replaced 45/5 capacitor and cycled system at this time system is operational. Signed customer up for monthly VITO VIP membership.
Backflow Prevention Testing: Quote to rebult back flow preventer system
SCOPE OF WORK: Scope of work is to hydro-jet sanitary bathroom stacks, in eight buildings, from eight toilets per building. • Fill hydro-jet tank on site. • Put drop cloth down for protection. • In eight buildings hydro-jet and camera, from second oor bathroom. Eight bathrooms per building, eight buildings, 64 bathrooms in total • Shut off supply to toilet and pull toilet to jet and camera. • When nished, reset toilet with new wax ring, test for leaks, repeat process until complete. • Clean up work area. NOTES: • Clear access to bathroom will be engineering’s responsibility. • Delays due to inadequate access to work area will be billed as an extra at time and materials rate. • Each line will be cleaned a maximum of three times. If additional cleaning is needed, additional fees may apply. • Run video camera after each cleaning to ascertain condition of pipe. • We will jet each line approximately 100 feet, but due to unseen conditions, i.e. too many turns or broken pipe, it may be less.
Upon arrival customer concerns system is not cooling went to thermostat and found it blank. Went to Air handler and found EZ trap switch up. Cleared EZ trap and flushed with water. At this time system is operational.
System Serviced: 2019 Carrier Furnace with Central Air Conditioning System Overview: Performed routine maintenance on a 2019 Carrier furnace system, including a comprehensive inspection and service of both the indoor and outdoor components. The system is currently operational and cooling adequately; however, several observations and recommendations were noted during the inspection. Indoor Unit (Furnace) Maintenance: Inspected blower motor and wheel: No unusual noises or signs of wear. Motor amperage readings within manufacturer specifications. Checked control board and electrical components for signs of overheating or loose connections – all components functioning properly. Evaluated condition of evaporator coil: No excessive buildup noted; coil remains clean and free of blockage. Verified proper drainage from condensate line: Flow was unobstructed at time of service. System filter was heavily soiled due to ongoing home renovations. Filter was replaced, but increased dust and p
Upon arrival customer concerns system is not cool on unit worked on. Unable to do leak test todo. Need to reschedule for leak test. Arrived to do leak search. Found that there's 2 issues not 1. Downstairs a leak seal was preformed. Downstairs units is cooling. I preformed leak search on Downstairs unit and found no die. I checked all line set exposed. Only lineset I could not check was between the home. System is cooling. The main issue is upstairs unit is aswell not cooling. Found system with charge of 80/290. System low on charge. Added brochure to system. System pressures went to 141/400. I noticed the spike in charge. Went to system found 20⁰ split on one side of coil and 10⁰ split on other. Found leak is at the txv. Thermostat is restricted. One half of coil is not getting charge. Need to replace unit with Smart Thermostat.
During the maintenance visit, I checked over the 2021 heat pump system. It’s currently running well and cooling the home as expected. Most components are in good shape and working properly for a system of this age. I did notice that the blower is dirty, with a good amount of dust and debris starting to build up. This can reduce airflow and make the system work harder than it needs to, which could affect efficiency over time. I recommend having the blower cleaned to help everything run more smoothly. I also found that the UV light is no longer working—it appears the bulb has died. Replacing the UV light will help maintain better air quality by reducing mold and bacteria inside the system. Other than those two issues, the system looks good. I recommend continuing with regular maintenance every 6 to 12 months to keep everything in solid shape. Arrived onsite, customer sump pump had failed causing basement to flood with water. Customer also has a backup pump. Opened sump pit and noticed a Fernco fitting had disconnected. Unplugged pump and pulled out of pit. Noticed that the piping and Ferncos going to the backup pump had not been changed and hose clamps had rotted out. Replaced Ferncos and set pump and backup back into pit. Plugged pump in and waited but no water was being pumped out. Advised customer that Zoeller pump must be replaced. Check valve for backup pump had failed as well. Installed 2 new check valves, one for new pump and other for existing backup pump. Tightened connections and set new pump assembly into pit. Plugged in and pump is now operational and working properly. Plugged backup cord in as well. Set cover over pit. Cleaned up and removed all job related debris. Customer refused to sign, wanted to talk with someone about remediation. Advised customer to call office for help with remediation.
