Thermostat Is Not Working: Upon arrival customer concerns Thermo Stat is not working. Checked voltage coming to tstat, getting 24 volts indicating Tstat should be working. Tstat is under warranty customer only need to pay labor to install Tstat along with dispatch fee. Will collect total ($300) after installing new Tstat. Showed customer how to temporarily work heat tell part comes in.
I arrived at my customer home for a one system heat maintenance outdoor temperature is 56 degrees at this time customer like his/her thermostat set between 65 and 80 degrees in the home I adjusted customer thermostat five degrees above the room temperature in heat mode customer provided air filters 20254 I check all amps and components indoor Rheem 80% gas furnace working properly at this time.

I arrived at my customer home for a one system heat maintenance outdoor temperature 65 and raining customer like his/her thermostat set between 65 and 80 degrees in the home I adjusted customer thermostat five degrees above the room temperature in heat mode customer provided all air filters I flush the indoor drain pipe check all amps and components indoor and outdoor heat pump system working properly at this time.
Performing Preventative Maintenance Plumbing Check today. Water pressure in home is 70psig steady. Water Heater is 6yrs old. Flushed water heater directly outside for duration of inspection in effort to remove built up sediment and minimize calcification buildup in tank. Minimal buildup removed from tank today. Basement bathroom is new and in good condition. Powder Room is good with no leaks. Both upstairs bathrooms are in good condition. Exercised all gate style stops in home. None leaked, all held. Gate style stops could use an upgrade to turn models. Kitchen area is in good shape. Performed Water Quality test in kitchen. Chlorine levels are low with a reading of 1.3ppm. pH is neutral with a reading of 7. Hardness level is HARD with a reading of 9GPG. Formulated investment option to combat Hard water effects in home. Customer has accepted options for future references. With exception of identified concerns, home is in good plumbing condition at this time. Thank you for choosing Vito!
08/15/2024 Examined area of concern by customer. Tub has standing water in it. Gave customer investment option to restore flow in area. Ran drain cables through drainline for approximately 25ft to clean entire branchline and restore flow in area. Difficulty getting through trap. Documented flow restoration. Customer made me aware of leaking toilet in same bathroom. Appears leak is coming from tank. Gave customer investment option to install new gasket between bowl and tank. Customer declined this task stating they can do it themselves. Cleaned tub area thoroughly and documented area. Flow is fully restored in tub at this time. Thank you for choosing Vito!
Air Conditioner Tune-up: 05/31/2024 I arrived at my customer home on 05/31/24 for a one system Ac maintenance outdoor temperature is 67 degrees at this time customer like his/her thermostat set between 65/80 degrees in the home I adjusted customer thermostat five degrees below the room temperature in AC mode customer provided all air filters I flush the indoor drain pipe check all amps and components indoor and outdoor= Air filter 20254, 115v furnace power input drawing 4.2 amps, supply temperature above the coil is 50.5 degrees, return temperature above the filter is 73.8 degrees, blower fan motor drawing 3.8 amps, indoor 24v control wires good, indoor control board good, outdoor fan motor drawing 0.7 amps, compressor drawing 5.2 amps, 40+5uf dual capacitor reading 39+3uf, 240v contactor good, 30amps disconnect box with fuse good Ac system working properly at this time.
