09/05/2024 AC MAINTENANCE ON TWO UNITS. (BOTH UNITS LESS THAN A YEAR) #1 Attic Space I checked filter and replaced with one costumer provided. I checked the indoor blower wheel motor housing compartment and found okay. I also checked blower amps and found within manufacturer recommended. I checked the evaporator coil and found okay I checked the ez trap switch on Condensate drain line and found working I flushed drain line with two gallons of water and found draining properly as of now. I checked every other limits and safety and all wiring and connections found okay. I got a return air temperature of 72 and a supply air temperature of 51. 08/28/2024 AC MAINTENANCE ON TWO UNITS #1 Attic lvl I checked filter and found okay client replaced upon today's arrival. I checked indoor blower wheel motor housing compartment for any obstructions and found okay. I checked indoor evaporator coil and noticed a FUNGLE outbreak cultivating within the unit. I flushed condensate line that holds Safe T switch with a gallon of water and found okay. I checked all limits and safetys all wiring and connections found okay. I got a return air temperature of 80 and a supply air temperature of 60 I checked outdoor condenser coil and hosed down with water for client. I checked out door temperature and got 89 discharge temperature is 99 I checked 45/5 capacitor and found within working range. I checked single pole contactor and found okay. This unit is running and cooling as of now. Commercial Plumbing Call Floor Drain (Storm Water) Clog & Floor Drain Clog 06/07/2024 I arrived onsite. 2 separate clogged floors drains - PVC floor sink in unit G60 (vacant restaurant on ground level) and CI condensate drain in mechanical room across from hair salon on 1st floor. started with floor sink. used wet vac to remove waste from top to be able to see drain. snaked approximately 40 feet with K-50 and hit blockage at 37 feet. worked cables back and forth once clog was reached. pulled back paper towels likely from public restroom. filled up bucket with water and tested drain. floor sink was still backed up so I snaked it again with K-50 and went 45 feet. pulled back more paper towels. poured buckets of water down drain to test for proper drainage. cleaned up work area. next, went to condensate drain on 1st floor. snaked approximately 25 feet with K-50 and encountered blockage at 20 feet. tested drain for proper drainage. cleaned up work area.
