HVAC Tuneup: Called to do maintenance on 2006 80% Furnace/ 2013 AC. Checked all components for proper operation found no issues with components. Secured any loose wires and checked for dirt and debris. Checked heat exchanger and found multiple rust and stress cracks near demples. Informed customer of findings and let them know system is not looking good because of age of system. Performed combustion analyzer test and found system is over safety limit for carbon monoxide being produced. Limit is 100ppm system was reading at 200ppm. Informed customer of findings and shutdown furnace via gas. System is a safety hazard and can cause serious harm to occupants in home. By law we are required to shutdown system if it is a safety hazard.
HEAT MAINTENANCE ON TWO UNITS. #1 Basement/1st Floor HEAT PUMP: I checked the filter and found it has already been replaced upon today's arrival. I checked the indoor blower wheel motor housing compartment for any obstructions and found none. I checked motor amps and found within specs. I checked all wiring and connections and all limits and safetys working properly. i checked electrical heater element and found okay. i checked EVAP coil found okay. I checked the Aerus air scrubber found okay and working as of now. i checked the EZ trap safety switch and condensate pump and tested it with about half gallon of water and found okay. i got a return air temp of 71 and a supply air temperature of 114. i checked the outdoor condenser coil and found ok I checked outdoor temperature and discharge temperature found okay. liquid line temperature and suction line temperature found okay. I checked inverter board and found okay. All components outside and reliable. Indoor breaker for unit has a

arrived on site to do an inspection for room 407, was shown all fixtures including 4 sinks, 2 toilets, and 2 showers, water heater is communal, shut off all sinks to test the valve, all held as they should, tested the drains of all fixtures by draining a large amount of water, no issues draining, all toilets are functional with no issues, tub and shower faucets working as intended, garbage disposal has no issues, customer has no additional concerns, cleaned up work area and left
FALL MAINTENANCE ON TWO UNITS (BOTH FURNACE ARE IN THE ATTIC) #1 Main lvl unit. The filter had been replaced upon today's arrival. I checked the indoor blower wheel motor housing compartment for any obstructions and found none I checked the 7.5mfd capacitor and found okay. I checked the inducer draft motor and flue vent pipe and found okay. Inducer amps okay. I checked and cleaned burners and heat exchanger. I checked the flame sensor and found worn out and no longer reliable. I checked the Ignitor and noticed white spots on it indicating it is brittle. I checked all limits and safety and all wiring and connections found okay. I got a return air temperature of 80 and a supply air temperature of 133. This unit is running and heating as of now. Recommendation for unit #1 Replaced flame sensor $374.00 Replace Ignitor $570.00 Total $944.00 #2 Top lvl unit The filters had also been replaced upon today's arrival. FALL MAINTENANCE ON ONE UNIT 2017 80% GAS FURNACE I checked the 20254 and found clogged, the client will purchase more and replace this will need to be done ASAP. I checked the ECM motor and found it is exposed to any high voltage power surges due to not having a surge protector on it. I checked blower amps and found okay. I checked the inducer draft motor and flue vent pipe and found okay. inducer amps are okay. I checked and cleaned burners and heat exchanger. I checked the Ignitor reading 50ohms. I checked the flame sensor and noticed wear and tear on it making it no longer reliable. I checked all limits and safetys all wiring and connections found okay. I checked the humidifier and humidifier panal found needs to be replaced. I got a return air temperature of 73 and a supply air temperature of 138. I arrived at my customer home for a one system heat maintenance outdoor temperature is 55 at this time customer like his thermostat set between 65 and 80 in the home I adjust customer thermostat 5 above the room temperature in heat mode customer provided all air filters I checked all amp and components and found indoor gas furnace will run for 5 minutes overheat shut down and start up I did a combustion test systems reading 18 PPM customer asks for a price for replacement I provide pricing and proposal for replacement of the gas furnace customer getting a second proposal and will let me know by Wednesday systems working at this time.
HVAC Maintenance Check: did a fall check up and ran equipment and checked for proper operation did amp draws on blower motors and checked caps and everything checked out fine but did make recommendations for expansion tank to have strap installed on it to bring it up to code. also made a note that blower motor on indoor unit required 5 amp draws and I was getting 8
I arrived today to replace two Contractors. One contactor was for the outdoor heat pump which was a single pole Contactor. The second one was for the air handler electrical heater element double pole Contactor. I checked operation after replacing parts and found okay with no issues at this time. customer informed us that they would like an plumbing inspection done at their residence. once on site I contacted the customer and began inspection. started in the bathroom where the water heater and groundfos pump is and worked how way up through the house. flushed water heater . after flushing the water heater we then started ton inspect every faucet and bathroom in the home. recommended replacing two faucets and and 4 supply lines customer with an explanation. pack up equipment and left job

Performed maintenance on Aquatherm system. Checked all components for proper functioning and no issues at this time. All components are working properly. Flipped handle on hot water tank to circulation pump. Checked heat rise of system getting 50 rise. Blower is slightly dirty, changed filters and secured any loose wiring. HVAC Fall Maintenance: I serviced Lennox 90 percent gas furnace. all filters and humidifier clean and set to heat position. I took delta t return 74 supply 149. I took amp reading on all major components and motors. I cleaned dirty flame sensor and checked ignitor ohms 60 ok at this time. gas pressure is at 3.5 w/c. both dampers are open. combustion was completed and 7 percent oxygen. 100 stack temp. 36 ppm. all uv lights are operational at this time.
HVAC Fall Maintenance: I completed heat maintenance on 80 percent gas furnace. I checked all major components and checked for correct amp reading. I took temp splits. I checked all safeties and replace all filters and humidifier pads. I tested and set to 35 percent. I cleaned dirty flame sensor and checked ignitor ohms 49 ok at this time. I also checked combustion Co is 56 ppm. stack temp 226. oxygen 9 percent. system is heating properly at this time. water heater expansion tank is corroded as well as the female fitting and will need to be replaced.
Performed maintenance on 2015 Furnace/AC x2. found systems in decent condition. checked all components and found both systems are operating normally. Found blower is dirty and need to be cleaning on basement unit. not finding any issues with systems at this time. Final cycled both systems at this time systems are operational. Recommendations: Blower clean $340
checked on new unit all limits and safeties within specs all wires and connections found okay all components are okay flame sensor igniter I take all amps on the inducer draft motor and blower wheel motor I check the humidifier humidifier is not in use I checked night UV bulb it has not been changed for 5 years that client does not want to replace bulb at this time I checked the water heaters running leaks found none I checked temperature rods found within specs. at this time there's no recommendation any recommendations to continue with annual maintenance. all pictures are up on Xoi. thank you for choosing vito services.

Performed maintenance on 2021 AC/Furnace. found system to be in good condition. All parts are operational and amping correctly. checked steamed humidifier, found in good condition with new container. At this time system is fully operational. recommended ECM surge protector $189
arrived at location for a customer provided faucet in master bed room, customer bought there own faucet for us to install, the first faucet gave no issues and good in and out, but the second faucet it's p-trap was glued on, advise the customer about it and how it would need too be changed out in order to put the new pop up assembly in, customer agreed and was advised of an up charge as well, replace trap tested for any leaks no leaks occured. went back inside to install old faucet, because the customer had the wrong one which caused the medicine cabinet to not be able to open fully.

Performing Preventative Maintenance Plumbing Check today. Water pressure in home is 65psig. Water Heater is 2yrs old. Flushed water heater directly outside. Minimal buildup removed from tank today. Customer states since she started using deodorizer product in wash machine, sour smell has stopped in laundry area. Kohler Aquapiston toilet handle sticks up when flushing. Inspected area and sprayed handle with WD-40 and exercised. Aquapiston goes up and down properly now. In master bedroom bathroom, connected faucet Pull to control arm undersink to operate stopper. Customer Roman Tub Faucet leaks when used. Signs of leak going inside wall to tub area. Grout is cracking badly. Front wall of tub frame will require removal to perform replacement. Customer would also like tub replaced. Spoke to customer regarding situation and customer states she would like framing preserved. If framing cannot be preserved, she would like tile matched to bathroom to avoid retiling entire bathroom. Kitchen area
