Specialized Commerical HVAC Services for Apartments, Condos and Townhomes
For 90 years, Vito Services has been a trusted name in plumbing and HVAC solutions throughout Washington, DC, Maryland, and Virginia. While we began in 1934 as a commercial plumbing outfit, we’ve evolved into a full-service provider for both residential and commercial customers, excelling in HVAC services across all types of housing, including single-family homes, condos, townhomes, apartments, and multi-family buildings.
When it comes to multi-family HVAC systems, Vito Services specializes in individual HVAC units and closed-loop systems. However, we do not service buildings with centralized chiller systems or large-scale HVAC units exceeding 25 tons.
If you own or manage a multi-family property and need HVAC services for individual units or closed-loop systems, Vito Services is the team to call. Contact us today to schedule a consultation!
HVAC for Multi-Family Housing: What We Do Best
Vito Services is well-equipped to handle the HVAC needs of multi-family properties, as long as each tenant has their own individual heating and cooling system. This includes:
- Individual Heat Pumps
- Furnaces and A/C Units
- Ductless Mini-Splits
For buildings that use closed-loop HVAC systems, Vito Services also provides expert maintenance and repair. Closed-loop systems operate by circulating water or fluid through a sealed loop of pipes to transfer heat or coolant without exposure to outside air. These systems are often found in multi-family housing and commercial buildings and rely on:
- Boilers
- Radiators
Because of our extensive experience with closed-loop systems, we’re able to troubleshoot, repair, and maintain these specialized setups efficiently.
What We Don’t Work On: Chillers & Large-Scale Boiler Plants
While Vito Services can handle boilers and radiators within closed-loop systems, we do not service chiller-based HVAC systems. If your multi-family building relies on a boiler plant with a chiller system for heating and cooling, this falls outside our scope. Additionally, we typically do not work on large-scale HVAC units over 25 tons.

What Are Closed-Loop HVAC Systems?
A closed-loop HVAC system is a heating and cooling setup where a fluid—typically water or a water-glycol mix—circulates through a sealed system of pipes. This fluid absorbs and releases heat as it moves through the system, but it never comes into contact with outside air or contaminants. This design helps maintain efficiency and reduces energy loss.
These systems are most commonly found in multi-family housing, office buildings, hotels, and other large commercial properties because they offer consistent, efficient heating and cooling without requiring massive ductwork or external venting.
Why Are Closed-Loop Systems So Common?
- Energy Efficiency – Since the same fluid is continuously reused, closed-loop systems conserve energy and reduce waste.
- Lower Maintenance Costs – Because the system is sealed, there’s less exposure to air and debris, reducing the risk of corrosion and contamination.
- Durability – These systems last decades with proper maintenance, making them a cost-effective choice for property owners.
- Consistent Comfort – They provide even heating and cooling across multiple floors or units, preventing hot or cold spots.
- Space-Saving – Unlike large ducted HVAC systems, closed-loop setups require less infrastructure, making them ideal for high-density buildings.
How Do Closed-Loop Systems Work?
- Heating Mode — A boiler heats the circulating fluid, which then travels through radiators or fan coil units to distribute warmth.
- Cooling Mode — A cooling tower or geothermal system removes heat from the circulating fluid, allowing it to absorb more warmth from the building’s interior and cool down the space.
Some closed-loop systems also integrate heat pumps, making them even more energy-efficient and environmentally friendly.
How Effective Are They?
- Cost Savings – Lower energy bills compared to traditional HVAC setups
- Eco-Friendly – Reduces waste and carbon footprint
- Reliable Performance – Less risk of breakdowns since there are fewer moving parts compared to open-loop systems
- Great for Multi-Family Housing – Ensures uniform comfort throughout the building without excessive equipment or maintenance
