09/05/2024 upon arrival of home I performed plumbing inspection checked all drains and toilets for stoppages checked all faucets and valves for leaks checked the disposal found no failures customer had a new heater installed a month ago customer also needed flapper for upstairs guest bath toilet.

08/30/2024 upon arrival of home I performed a full plumbing inspection checked all toilets and drains checked all faucets and valves checked disposal which appeared to be working fine checked and flushed 50 gallon gas heater there are no failures throughout home

08/29/2024 Worked with Tom to find a source of clean water for the water fountain that is not contaminated with lead. We found one likely prospect with a 3/4" valve that is capped off. We have to schedule with Tom to come back and take samples of the water from the aformentioned capped line.

08/28/2024 Arrived on site and waited for the property manager we then called and he sent 2 of his engineers to meet us and explain to us what we were going to do. saw that the cast iron 45 was rusted so we planned on removing that. we went to the store to buy blades and a grinder to cut out the cast iron. we came back and there was a scissor lift for us so we started cutting the piece out and hammering it in certain areas and eventually got the whole pipe out from the roof drain. we then started preparing the PVC pipe and fitting on the ground and took all of our equipment up to the area in the ceiling. we piped everything in and put a fernco connecting the roof drain to our pipe and tightened everything. we could not test it since it's a storm drain for rain water but we cleaned up our work area and put the scissor lift back in place. 08/26/2024 arrived onsite, turned water off to flushometer (flushometer in question is womens restroom - rightmost stall when facing forward, not handicapped stall). removed Sloan valve and existing vacuum breaker. cleaned out vacuum breaker tube with wire brush, rag, and CLR cleaner. placed new vacuum breaker in its place. also replaced tailpiece O-ring. placed Sloan valve back in place and tightened both couplings. removed existing diaphragm and installed new 1.6gpf diaphragm. finally, removed existing handle and installed new. turned water back on to flushometer and flushed multiple times to check for proper operation. placed cap back on stop and tightened set screw in place. cleaned up and removed all job related debris. Material used: 1 Sloan B-73-A handle

08/23/2024 RETURNED TO INSTALL FOAM TAPE ON LINES THAT WERE SWEATING. ALL IS GOOD NOW I DO RECOMMEND NEXT TECH TO COME OUT IN THE FALL TO CHECK WATER VALVES TO SEE IF INSULATION CAME OFF OR NOT. Thank you for choosing VITO SERVICES.

08/22/2024 arrived on site for a plumbing inspection started by flushing heater when customer showed me heater customer has a tankless unit let customer know that the service plans covers tank units not tankless since it's a different method of flushing and does require a fee looked around the unit and found in one bathroom a slow draining tub and sink fluid nothing else wrong in the unit. talked to customer about investment options and also on flushing the tankless unit and also about a ion 6 which is a in line scale inhibitor meaning you won't have to flush your tankless ever again but recommend that if that's a options he would like to go with i recommend getting the tankless flushed first then install the ion 6 for better results and if customer wants to move forward with the ion 6 we can snake there tub and sink for free and just charge for the ion 6 and a thankless flush customer said he will talk it over with his girlfriend and call us back thank you for choosing Vito.

08/20/2024 arrived onsite, both urinals in 4th floor mens restroom backing up. used clobber (sulfuric acid drain cleaner) and urinal auger to clear blockage. also needed to rebuild both Sloan valves. located shut off valve for urinals and turned off water. both flushometer control stops needed guts replaced. taller urinal needed new handle and new vacuum breaker as well as a new tailpiece O-ring. replaced both diaphragms as well with the correct 1.5gpf diaphragm. put flushometers back together and turned water back on. flushed both urinals multiple times to check for proper drainage and operation. cleaned up and removed all job related debris.

08/20/2024 I arrived at my customer home for the basement AC system working not cooling I did a full system check and find the 24v wires disconnect I reconnect all wires and find compressor short to ground keep tripping the breaker system very low on R22 contactor burn Pitt and 30uf dual capacitor reading 12+3 uf I recommend a replacement of the R22 Ac and coil system not cooling at this time.

08/14/2024 Arrived on site. Spoke with Contractor of #202 (Sandy). Sandy found a pinhole of " copper line in wall and patched temporarily. Advised Sejun of Process to make a permanent repair. Sejun will call to schedule shut down to make a permanent repair with two couplings and five feet of pipe. 08/15/2024 arrived at the job side spoke with 102 tenant and she explained to me what was going on . we had to wait for the tenant from 202 because she was not at the condo and it was not body with a key to open the door. saw the leak made my materials list.. once I got all my materials started to replace the leak on the 1/2 " pipe. come I was done I collected all my tools and clean my work area. turn on the water to make sure everything was working properly. Replaced leaking T&P valve on AO Smith GPVL-50 electric water heater. Drained tank partially, removed old valve. Installed new Watts 100XL temperature and pressure relief valve. Reconnected discharge pipe, added dielectric union. Refilled tank, checked for leaks. Tested new valve operation, adjusted thermostat to 120°F.

08/08/2024 NO AC CALL I called for cooling at the thermostat, the indoor blower motor came on but no cool air was coming out the vents. i checked filter and found clogged and replaced it for the Costumer. I went to the outdoor unit and I only heard the fan running but not the compressor. I checked the 40/5 MFD capacitor and found reading 0.000mfd. I swapped out capacitor and added a hard start kit and the compressor and fan both came on. The outdoor coil is dirty and In need of a cleaning. The ac is only 8years old but the furnace is passed its life expectancy. I checked my temperature split and found within range at 18 split. The unit is now running and cooling. The costumer told me he will personally clean the coil. Recommendations: I recommend adding an air scrubber to the unit. The air scrubber is designed to fight and kill any fungus spours that contaminate the unit and the air quality. 08/06/2024 performed AC Maintenance on fan coil unit found unit is working properly but has condensate drain issue and pipe insulation issues. Made all needed repairs and unit is draining properly.

07/31/2024 upon arrival of home customer showed me a disposal that needed to be replaced, along with its drain. customer also showed me a main shut off valve that will need to be replaced. customer also wanted the shut off valve to the toilet replaced as well. customer said that the building shut down is scheduled for next Wednesday but wanted the quote emailed before he made a decision. 3/4 ball valve $328 disposal $791 drain rebuild $303 stop replaced $255 service plan $90 service plan is necessary to ensure cheaper pricing while active.

Commercial Plumbing Estaimte for New Water Service: 07/31/2024 Arrived on site. Took notes on water cooler specifications. Called Elkay Technical team and sent information for warranty in the case that water tanks are still covered.

07/26/2024 I arrived at my customer home for the attic AC not working I did a full system check and found indoor drain clog I flushed indoor drain with CO2 cartridge and nitrogen and add a gallon of water AC system cooling at this time.

Commercial Plumbing Call Meter Repair 07/25/2024 Ran new meter reader wire in ceiling for the merry maids unit. Used 70 feet of 5 wire thermostat wire from the shop. Tested for continuity after the wire was in place and then ran water until the reader moved. Took readings on the meter and the reader.

07/25/2024 Today, I arrived on site to address the customer's concerns regarding a leak. After conducting a thorough inspection, I found the following: Leak Investigation: No leaks were detected in the evaporator coil, AC unit, or the line set leading to the wall from the AC unit. The remaining portion of the line set, which runs behind the air handler and is inaccessible, could not be inspected. System Performance: The unit pressures were inspected and found to be within specifications. The system is currently cooling properly, with the pressures reading 134/300. Based on my assessment, the system does not require any immediate repairs, replacements, or additional services. The customer's concerns regarding the leak have been addressed, and the system is functioning as expected.

07/25/2024 Met inspector and got an approved stamp from Mark Shaw of wssc. for irrigation backflow serial number 255272 that replaced serial number w54807.

07/24/2024 upon arrival of home I installed a new prv , new check valve , and main water shut off valve . checked all components for leaks and found no failures. customer signed up for Vito VIP service plan.

Commmercial Plumbing Call Estimate to Rebuild Backflow Preventer 07/23/2024 Turned water off to the assembly and then broke down the assembly. It was not long before I found extreme damage to the second check valve. I have included a picture in this work order. The damage I observed looks like there had been some profound water hammer and possibly an element of heat. It's difficult to say.

07/23/2024 Arrived on site. Shut off water and disconnected water, waste and electric to old water cooler. Removed old Water cooler. Cut back of new cooler for plug access. Installed new mounting bracket and mounted water cooler. Removed old waste trap and replaced. Connected drain line. Flushed water line and connected water lines. Turned on water and tested for leaks. Found no leaks. Plugged in power, flushed lines of air, and adjusted bubbler orientation and water height. Cleaned up work area and removed all work related tools, debris, and equipment from site.

Local Plumber Call Ceiling Leaking 07/22/2024 customer will need prv dual check valve and main valve installed . customer has leak in utility room from parts . will install tomorrow am.

Back Flow Prevention Testing 07/22/2024 Performed a total rebuild on the 2" backflow preventer for the building. All went well so I put the certification test on it and it passed well. We will submit results to w.s.s.c.
