09/05/2024 Examined area of concern by customer. Customer has concern in basement regarding water leaking into utility area coming down wiring through foam spray insulation. Identified concern to be Foundation related, possibly, but not a plumbing situation. Recommended waterproofing company to assess. Customer states electrical box in home is vacated and inoperable. Performing Preventative Maintenance Plumbing Check today. Water Heater installed a few months ago. Did not flush water heater today and explained water heater service to customer. Documented installation not performed by us. Expansion Tank is good. Water pressure in home is 75psig. Basement bathroom has no infractions. Main floor powder room is in good condition. Laundry area is fully functional. Upstairs hallway bathroom has no malfunctions. Master bedroom bathroom is operational with no leaks present on any fixtures. 08/28/2024 upon arrival of home installed 50 gallon gas heater. refilled home and checked for leaks . found no further failures. customer has 6 year manufacturer warranty and 1 year labor warranty.

08/29/2024 upon arrival of home installed 75 gallon gas heater. checked all components for leaks and found no further failures. replace the fill valve in the upstairs master bath as a courtesy to the cuatomer. there are no further failures.

08/28/2024 Today, I arrived on site to address the customer's complaint of their HVAC unit freezing up. Here's what I found and recommended: Recommended Repairs/Replacements: Checked unit pressures and they appear to be okay. Unit is extremely dirty, so I advised cleaning the coil to ensure proper pressure readings. Unit is 16 years old and uses R-22 refrigerant. Customer was informed that a charge was added previously. Found an old dirty washable filter lying on top of the coil. Advised removing it and replacing it with a 1-inch 20x25x1 filter. After cleaning the HVAC unit and removing the old filter, the supply air temperature improved from 75 to 69 degrees. Despite the improvement, the system is still not cooling properly, and I recommend having a comfort advisor quote a replacement Additional Service: Suggested considering a heat pump as a backup in case the boiler goes out. 08/28/2024 Today, I arrived on site for cooling maintenance on the customer's second system. Here is a summary of the recommended repairs, replacements, and additional services: Electronic Precipitator: Found that the electronic precipitator is blown and still powered in. Unplugged and cut wire to filter area. Recommended using only a filter instead of the electronic precipitator. Door is damaged, see pictures. UV Light: UV light is glowing, but I would recommend using an air scrubber. Spoke with the owner about air scrubbers. Condensate Pump: Condensate pump was dirty and filled with buildup. Flushed with water and vinegar. Condensate pump is attached to humidifier, furnace, and AC. AC Unit: Brushed spider webs off electrical components. Found a capacitor that was very close to touching the housing of the unit. Turned off power and put a new screw in the bracket to hold the capacitor. Checked both capacitors to be within range. 08/26/2024 upon arrival of home I performed a full plumbing inspection checked all toilets and drains checked all valves and faucets checked the disposal checked and flushed the 16 year old 50 gallon gas heater . recommend replacing $2939 customer is also interested in having both hosebibs replaced $575/each.

08/23/2024 arrived on site for a customer who had a leaking tub customer said that she had a rinse aru that goes over the tub spout and said cause of that water was leaking back thru the wall and causing water damage downstairs she said before leaving she felled her tub and up to the overflow to make sure nothing is leaking and everything was gone dry. while on site customer asked for a price of a vanity and said that normally out comfort adviser will have to come out and take a look at and give a price for it there's was nothing leaking today and customer just wanted pricing thank you for choosing Vito. note: have Comfort Advisor come out and qoute

08/23/2024 SECOND OPINION I called thermostat for cooling. The indoor fan motor came on but not at full speed. I checked filter. I checked Condensate line and emergency drain pan had sign's of previous leaks causing lots of rust. While I was trying to get a reading for my Delta T I suddenly hear the compressor stop but the fan continues, This happened twice within 8 minutes. I went to outdoor unit and I noticed fan spinning but compressor not running. After about two minutes of being outside compressor kicks in. I cut the power I checked all connections found okay. I checked components such as two capacitor and both capacitors are low on strength. I also checked the single pole Contactor that has signs of wear and tare with burnt marks. The unit kept on short cycling Due to its age and low efficiency. No parts of anything is causing this short cycling but with time this does accur. 08/21/2024 arrived on site for a kitchen sink that backed up again last tech that was here snaked the line out but customer said line backed up again customer showed me area of concern and said there dishwasher doesn't drain they had a appliance man and said it's a drain issue look inside of dishwasher and notice standing water at the bottom of the dishwasher. took apart Franco holding the drain in place and didn't see pipe was full of water by notice a small amount of water sitting at the bottom of the pipe ran a quick rinse cycle to see if water from dishwasher would drain and after cycle water was still standing in dishwasher removed Franco pipe and had water slowing coming out the dishwasher drain then removed Franco and found that water grew about a centimeter. showed customer and said we can snake the line again to make sure I'm not sure how far last tech went but to make sure it's not a drain issue we can snake it again customer agreed and qouted price of 510 set drop cloth down

08/19/2024 arrived on site for a toilet that leaks into living room customer said after there daughter or someone used that bathroom it leaks into the living room told customer all she will need is a pull and rest and qouted for that price and customer agreed started by shutting water off to toilet disconnected supply line then used shop vac to get remaining water out of toilet. cleaned up old wax ring while cleaning wax ring notice that the left side of the flange was cracked brought to customer attention and let her know I can repair it and customer agreed set spanner in and secured to flange then set new wax ring and bolts and set toilet back connected new supply line and turned water back on and tested for leaks as of ticket completion no leaks were found cleaned up work area and all work related materials thank you for choosing Vito.

08/16/2024 I arrived at my customer home for an estimate for repair I did a full system check and found the attic system has been leaking water for years water has been leaking down the customer ceiling from the attic outdoor compressor short cycling indoor coil icing up leading to water in the Attic unit and drain pan I checked all amp and components flush the drain check all safeties AC systems not working properly I recommend a replacement of the 2006 full system

08/15/2024 AC MAINTENANCE ON ON 3 UNITS #1 BASEMENT/ TRANE I checked the 16251 and found clogged. The client did not have one for me to replace. Will have to order for client. I checked indoor blower wheel motor and amps and found within specs. I checked the EVAP coil and did notice a fungle outbreak already cultivated within the unit contaminating it and circulating back into the air. I checked Condensate drain line and flushed with a gallon of water. Condensate drain has no water safetys. I checked all other limits and safetys all wiring and connections found okay. I got a return air temperature of 73 and a supply air temperature of 54. I checked the outdoor condenser coil found okay rinsed off with water for the costumer. I checked a components and found okay except the Contactor which has signs of failure and wear and tear due to normal operation. 08/15/2024 upon arrival of home I opened the ceiling in the basement and found a leaking 3/4" water line. replaced faulty piping and restored water. checked for leaks and found no further failures. quoted customer $300/each for angle stops in basement bathroom sink. $337 for leaking hosebib shut off. customer will schedule jobs at later date.

08/15/2024 arrived on site to install new back up battery and new controller for battery back up started by disconnecting old battery and removed then unpluged back float and pump connections from old controller then placed up battery container then set new battery in placed and connected new battery back up controller and tighten connections. once tighten tested back up system and as of ticket completion no issues were found on the back up system and noise stopped cleaned up work area and all work related materials thank you for choosing Vito. note: replace battery every 2 years

08/13/2024 arrived. the air purifier is receiving 24 volts. volts are making it threw the fuse. the controle board inside is not sending the voltage threw. no 24 volts past the controle board inside. reccomend to replace the unit( air purifier). phenomenal aire series r6.0 cold plasma air cleaner.(2003 08 23481). I look online prier to arrival because I knew it was a different unit attached to the system. this system is special order and I must receive pricing from manufacturer. system controle board is bad.

08/12/2024 I arrived at my customer home for a one system AC maintenance outdoor temperature is 84 at this time I adjust customer thermostat 5 below the room temperature in AC mode customer like his/her thermostat set between 65 / 80 in the home customer provided all air filters I flush indoor drain pipe check all apps and components indoor and outdoor AC system working at this time.

08/12/2024 arrived on site for a plumbing inspection started by flushing while trying to flush heater notice I could not flush heater drain port was clogged up not allowing me to flush the water also heater is a 75 gallon gas heater from 1992 brought to customer attention and how I can't flush heater then inspected all plumbing in the house notice 3 worn flappers as of today visit brought to customer attention and gave options but for today customer said he was fine also explained for us to replace heater I would have to repipe recer line to drain heater thank you for choosing Vito.

08/06/2024 Examined area of concern by customer. Performing Preventative Maintenance Plumbing Check today. Water Heater is 2yrs old. Documented installation and began flushing water heater into tub in basement bathroom. Water is producing clear from water heater. Did not flush for duration of inspection due to cleanliness of water producing. Flushing a water heater annually is needed to remove built up sediment and minimize calcification buildup in tank. Found no issues in basement area. Located 1in main service line and valves in wall of wine cellar. Kitchen area is in great condition. Customer concerned about ice maker. Advised customer to contact appliance specialist regarding. No issues in any bathrooms in home. Performed Water Quality test in kitchen. Chlorine levels are low with a reading of 1.0 pH is neutral with a reading of 7. Hardness level is Extremely Hard Water with a reading of 11GPG. 08/02/2024 NO AC. COSTUMER THINKS BLOWER MOTOR IS BAD. I jumped out the blower motor and it came on fine. I went to the thermostat and it was so delicate. As soon as I put it to a setting it would just go blank. I tightened up all terminals. I called for cooling and the unit came on I let it run for 25 minutes to make sure nothing went wrong. And the unit is cooling now. I will recommend replacing the thermostat. $650.00. I do recommend the costumer to sign up for annual maintenance. he would like to hold off on that for now.

07/30/2024 arrived on site for a customer who has a toilet flapper issue when on site no one was home called home owner and he let me in and walked me thru there was a toilet he was working on that the Handel gets stuck and a flapper he installed and wanted to make sure it was done correctly. when I flushed toilet notice Handel gets stuck on the upright position also notice toilet fills up slowly looked up part number for Handel and it has to be order since they don't keep the finish in stock so had to order and come back let customer know I recommend to replacing the fill valve as well and customer agreed to order the special order trip lever and the fiok vlave. started by replacing fill valve shutt water off to toilet and used shop vac to get water out of tank then disconnected supply line and removed old fill valve then placed new fill in per manufacturer specs and connected supply line and tested for leaks as of ticket completion no leaks were found cleaned up work area and all wor
