Examined area of concern by customer. Customer had Water Mitigation team onsite and they recommended “to replace valve in crawlspace and water line to refrigerator, as well as replace refrigerator.” Dishwasher has a leak detector and integrated emergency shutoff, eliminating appliance as source of leak. Followed customer to crawlspace and valve is on with water line fully pressurized. There is no active leak in area. Made customer aware I can change valve and water line today, if she choose, however source of leak is obviously the appliance itself. Customer would like to change bathroom Jack and Jill faucets. Furnace Performance & Combustion Analysis Performed full system inspection and test run of American Standard 80% AFUE gas furnace. Combustion analyzer test conducted: Flue temperature, CO levels, O₂ readings, and efficiency all within manufacturer specifications. Furnace is operating efficiently, combustion is stable, and no safety concerns were found during testing. Burners clean; flame pattern normal. Pressure switches and limit switches verified operational. Inducer motor and blower motor both function tested – running smoothly without unusual noise or vibration. No signs of cracked heat exchanger or flue blockage at this time. 💧 Humidifier Evaluation Humidifier is currently operational, but shows signs of age and deterioration. Noted calcium buildup on pad housing and corrosion on connections. Electrical components functional, but efficiency likely reduced due to age and mineral buildup. Water line to humidifier was turned on during visit – unit is now set to operate

Arrived at Customers home and gave a run down of full job before starting. Started off by laying drop cloths throughout the whole work area. Next we Drained the old system from all Freon/Refrigerant. Next we started with the Removal of the Old Units bye disconnecting Wires/ Fluid Pipe/ Copper lines/ Drain Line/ Duct Sheet metal. Took out old system And Humidifier and started The Install of a new Rheem Outdoor Heat Pump,Furnace, & Coil. System went into place with ease, But we did have to create a new Transition and Canvas to transfer from Ductwork to the New Coil. Had to shut off gas to the home because the old gas valve was not up to code & had to be Re-done Completely. Ran Brand New Fluid Pipe to the Furnace and to the Existing Water Heater. Tied in Drain line into EZ Trap Leading into A Condensate Pump That Is pumping into the Laundry Sink Drain. Made sure everything was Level. New return had to be made in the bottom floor to Circulate Air throughout home Better so we had to cut the

Arrived at my customer home for flashing lights on outdoor unit and check condensate line service call today when I arrived at my customer home, she said that’s not the issue. Her issue is her ductwork has been condensating due to last service from our technician customers demanding me to fix her ductwork and her system and say she will not pay for anything I asked to take a few pictures of the damage and a manager will reach out to her AC system appear to be working at this time. There’s a buzzing noise and outdoor unit. Customer do not want me to touch anything.

Arrived. Previously customer had leak producing from refrigerator unit and misshapen ice cubes. Customer had appliance technician onsite who allegedly fully secured water line to refrigerator and, per customer, stated that "the water pressure in home is too low and that is why ice cubes are mishaped". Also told customer, per customer, she ”needs to call plumber to increase water pressure in home". Made customer aware, in my experience, it sounds as if appliance tech didn't know anything and just wanted to get out. Went into crawlspace area and viewed residual water under subflooring around refrigerator water line. Water line is not leaking at this time. Went upstairs in kitchen and looked behind refrigerator. Floor is warping. Can view subflooring behind dishwasher and subflooring is wet. Made customer aware, leak could have been producing from dishwasher. In 2019, scheduled maintenance was performed on the Carrier air conditioning system to maintain optimal performance, efficiency, and reliability. arrived back on site to fix one of the new pipe leaks, cut out the leaking pipe and reinstalled new pipe and tested it for leaks, did a pressure test, found 2 leaks from loose threads, tightened up the threads and tested again, no further leaks, pressure remains steady and not dropping, cleaned up work area and left

arrived on site to finish the last 2 valves and caps for the last stub outs, made sure everything was pressed and tested the line with a pressure test, found 2 leaks with the pressure test, fixed one of the leaks but the other leak is in a highly problematic and tight spot, will need to cut out some pipe to reinstall and fix the leak, made a list for material, will return to fix the last leak

arrived at location for installing gas pipe in cleaning, managed to get 10fr in today we are still waiting for more supplies, seems like Monday wee will have all the supplies ready to go and to continue this project, installed in the storage room area. arrived back on site to start the process of rebuilding the gas line, not all the fittings needed will be delivered until Monday, just installed a 2 inch line in the T next to the main valve, stored all the pipe and fittings in 003, cleaned up and left

I arrived back on site to start demoing in the 3s and 4s for a gas line rebuild, pressurized the 1s and 2s to check on their ability to hold, set it at 5 psi, started demoing on the 2nd floor and worked down the levels until in the basement, demoed all of the gas pipe up until the 2 inch valve, gathered up all the old pipe and got rid of it, need to return with new pipe to start rebuilding pipe, checked the 1s and 2s pressure, stopped down to 4.25 psi after 3 hours, however there was a big temperature change outside that could have interfered, cleaned up work area and left

arrived back on site to replace gas line in the kitchen of 104, took out the old pipe and replaced it with new pipe, put a new gas valve, tested the line for leaks, pressure was dropping very slowly during test, searched the branching gas lines for leaks in apartments 003,103, 104, 203, and 204, ended up with a total of 6 leaks found in that side of the building, fixed all 6 leaks, still ended up with a leak somewhere, leak is most likely behind walls or the ceiling, given a fire had happened in the same wing, gave the recommendation to just replace the entire gas line throughout the wing, searching for more leaks wouldn't guarantee any more being found without demoing some walls or ceilings, customer opted to see about replacing the lines, pressure test in 101 from yesterday had dropped in pressure, could be a leak or could be a result from the drastic drop in temperature over the night, needs further tested to be sure, informed customer of findings, cleaned up work area and left

arrived on site to do a gas pressure test in rooms 101 and 104, attached the gauge to the gas line and pumped up to 5 psi in both apartments, 101 had no issues and held pressure fine, 104 had a leak somewhere along the line, found the leak to be flocking from the valve in the back of the cabinet, kitchen had some sort of improper renovation long the line and had the gas line running through the cabinet, customer wants the gas line moved to the proper spot and fixed, will return as soon as possible after cabinet has been removed, cleaned up work area and left

System is a 2019 AC/ 2011 80% Furnace. Checked all components for proper operation found no issues with components. Secured any loose wires and checked for dirt and debris. Found blower dirty and need to be cleaned. System does not have a UV light. Air filter needs to changed. Heat exchanger has lots of wear and tear. Customer needs carbon monoxide detectors. Performed combustion analyzer test and found read are within safe levels. Carbon monoxide detector was reading 42ppm, 100ppm is the safety limit for a system and most systems don't get above 10. Recommended replacing system because of the systems age and condition. Customer want to do research before deciding want to do. Final cycled system at this time system is operational.

Winterize 10 Units: Arrived on site and met contact at the building.he showed us the units we would be winterizing. started winterizing the units but I thought it would be a good idea to put in a shut off valve for this building since if we wanted to turn it off we would have to turn it off from the main valve in the other building. while I had the maintenance men draining the building I went and got material for the shut off valves. came back and cut the pipes and put in 3 shut off valves for each line. showed the maintenance man what we did and he turned the water back on and we checked for leaks. finish winterizing the units and locked up.

Call to do fall hvac maintenance on 2022 90% furnace/AC. Checked all components for proper operation found no issues with components. Secured any loose wires and checked for dirt and debris. Found blower is clean. Changed air filter for customer. Suggested adding humidifier ($1300) and a Air Scrubber ($1100). Final cycled system at this time system is fully operational.
