Plumbing Maintenance 07/16/2024 arrived on site for a plumbing inspection started by flushing heater while flushing inspected all plumbing in the tested house pressure and is at 65psi on today inspection found 2 angle stops that are hard to turn brought to customer attention and said they are planning to have that bathroom remodel soon also brought up water filtration and customer said has of right now they are ok but said will call us if they want to go ahead with angel stops let heater flushed for awhile longer and wrapped hose up thank you for choosing Vito.
AC Summer Checkup 06/28/2024 Today, I arrived on site to perform maintenance on a 2-zone system. Here are my findings and recommendations: Zone 1 (Attic): Attic system is cooling with a 20 split. Owner has already replaced the filter. Drain line is free and clear. Blower wheel and housing are in good condition for now. Heat pump outside has a low capacitor reading of 41/5 on a 45/5, but the system is running. Pressures do not match the temperature of the day, but it was still cooling. Heat pump is very dirty and needs cleaning. I performed a coil cleaning today. Zone 2 (Basement): Basement main level is cooling properly with a 20 split. R-22 refrigerant is being used. Owner has replaced the filter. Drain line is free and clear. AC unit outside has deteriorating coil fans. Pressures are good. Water on the unit caused the fins to start breaking apart. I recommend a system replacement and advise the comfort advisor to provide a quote. Contactor on the unit is chattering
