Performing Preventative Maintenance Plumbing Check today. Water heater is 26yrs old. With customer consent, did not flush aged water heater today. Documented all pertinent information. Laundry area is good. Water pressure in home is approximately 35psig. Adjusted Pressure Regulating Valve and increased pressure in home to 55psig. Basement bathroom is in good condition. Top floor bathroom is in good condition with exception of being supplied by galvanized pipe in non-exposed areas. Galvanized has clogged and no cold water is producing through tub fixture. Lavy has minimal pressure. Kitchen is in great condition. Performed Water Quality test in kitchen. Chlorine levels are below 1.3ppm and Hardness levels are Moderately Hard at 6GPG. Spoke to customer regarding all water heater replacement options and made customer aware of applicable discounts and tax credits/rebates available to her. Thank you for choosing Vito!
SPRING HVAC CHECK checked and replaced customer supplied filter 20x20x1, checked indoor blower motor and wheel, checked capacitor, checked condensate pan, line, pump and ez trap with safety switch , Added condensate tablets, checked return air temperature 70° , checked supply air temperature 49° , checked condenser motor and coil, checked capacitor and contactor, checked all electrical wires and connections , checked outdoor air 69° , checked discharge air temperature 78° , checked freon level liquid line temperature 74° , discharge air temperature 78°
Today, I arrived on site for heating maintenance on a 90% Lennox Furnace. Pulled and cleaned all filters, including the washable electronic filter. Advised not to turn on power to the electric filter for 24 hours after cleaning. Cleaned the flame sensor and checked the ignitor, which is functioning well. Identified a bad inducer capacitor and replaced it with a 7.5mfd unit. Blower capacitor is in good condition but shows signs of rust. Recommended duct cleaning and cleaning of the furnace housing and wiring due to drywall dust accumulation. Noted that the blower wheel and housing require cleaning. Tested the system in heat mode; it is heating properly at this time. Inspected the inducer and found minimal water trapped; confirmed that water is draining effectively. Observed that the condensate pump line is kinked and needs repair.
