NO AC, System is from 2017: Client complained they had no ac since last week. called for ac and indoor fan kicked on. However the outdoor compressor was not running. I checked 45/7.5 mfd capacitor found bad which caused compressor not to kick on. I investigated further and noticed contactor also not reliable due to visible wear and tear. These two parts only last about 5-7 years and we are at the seven year mark. I advised client that to get the system back up online I will need to replace the capacitor and the contactor but I also recommended adding an outdoor surge protector. The client has agreed to to do the additional work and we also signed them up for the annual maintenance contract. Work was completed. Outdoor unit came on I tested system for proper performance and all is good. If there’s any issues or concerns please feel free to give us a call. Thank you for choosing Vito services. Arrived on site for a customer with a clogged kitchen sink. The customer showed us the area of concern—the sink was backed up. We presented the customer with an investment option to snake the sink line. The customer informed us they were a VIP member and provided the paperwork as proof. We verified and applied the VIP membership on our end. The customer agreed to proceed with the drain snaking. We set up a bucket and removed the P-trap. Then we set up the snaking machine and snaked a total of 6 cables (45 feet). Upon retrieving the cable, we observed grease on it, indicating a grease blockage. We reassembled the P-trap, tested the sink for leaks and backups. As of ticket completion, no leaks or backups were present. The work area and all related materials were cleaned up. Performing Preventative Maintenance Plumbing Check today. Main service valve and water heater are located in balcony closet. Ventilation to direct vent water heater is secured. Mixing valve is operational. Flushed water heater in effort to remove sediment buildup and minimize calcification buildup in tank. Water pressure in home fluctuates between 37-43psig. There is no PRV present on main service line. Building may require a Pressure Booster Pump. Forwarding form for Comfort Advisor involvement. Kitchen area is in good condition. Disposal is fully operational. Both bathrooms are in good condition. Performed Water Quality test in kitchen. Chlorine levels are excessively high with a reading above 11ppm. Hardness levels are Moderately Hard with a reading of 5GPG. Formulated options for customer approval to combat the water quality of water supply to unit. Customer will communicate with property regarding finding and get back to us. Other than identified concerns, home is in good plumbing

No AC CALL: I arrived on site checked filter and filter was clean, I checked for any safety’s that might’ve been tripped and found none. I checked indoor blower wheel motor for any obstructions and found none. I felt refrigerant lines and it seemed that the outdoor unit was indeed on and running. I took temperature split and got a reading of 0 degrees. I went to the outdoor unit I checked coils and found coils completely clogged. I cleaned outdoor unit with coil cleaner and washed it down from inside out. I checked outdoor temp and discharge temp was getting no reading. Liquify line temp was 60 degrees. I hooked gauges up and found 20/160 low on about 5lbs of R-410a. I added 2lbs of leak seal and dye and added an additional 3lbs of R-410a. The unit holds nearly 8lbs. After adding the refrigerant I advised client that adding a surge protector to the outdoor unit will be extremely beneficial because the outdoor unit is exposed to any high voltage power surges. AC maintenance on one carrier ac unit from 2015 I checked both filters and replaced with one Costumer provided. I checked the indoor blower wheel motor housing compartment on the furnace and noticed a little bit of oil on the blower motor. Meaning windings can be worn. I checked blower amps and found within specs. I checked the EVAP coil and noticed a fungal outbreak cultivating within the unit and circulating back into the air. I checked the Condensate line and ez trap safety switch was flushed with one gallon of water to ensure proper drainage. I checked all limits and saftys and all wiring and connections found okay. I checked temperatures and I got a delta T of 20 degrees. I went to the outdoor unit and I checked the condenser coil and hosed it down with water. I checked outdoor temperature, discharge temperature, liquid line temperature and suction line temperature found okay. I checked both contactor and capacitor and found both okay with minor wear. Arrived at my customer home for a heat not working upon arrival customer say the system's working I did a system check and found inducer fan motor overheating I'm not drafting properly I recommend a replacement of the inducer fan motor I checked with manufacturer for warranty system was never registered and out of warranty customer will call manufacturer to verify his warranty and will call us back if not covered on the warranty customer will pay for price of $2,142.00 if covered under warranty customer will pay labor $449.00 AC system working at this time

A/C MAINTENANCE CARRIER 2022 FURNACE (ATTIC) Conducted a full system inspection including electrical components and air flow. Cleaned condenser coils to improve efficiency and performance. Checked air filters and filter should be replaced within a couple of weeks and should be changed every 4-6 months. Verified thermostat calibration and proper operation. Inspected and tightened electrical connections. Inspected for leaks within the system and found no signs of leaks. Tested capacitor, contactor and other critical components for proper function. I arrived at my customer home for a system repair I recovered a full system pressure test AC unit 300 PSI of nitrogen found multiple leaks fix multiple leaks added another 400 PSI of nitrogen for 1 hour fix and repair leaking water pipe at the indoor unit fix loose wires repipe the system run a vacuum for 30 minutes recharge the system and startup system working at this time need to return on Monday to install control board and blower fan Motor.

Today, I arrived on site to assess a no heat issue. Found the drain pan safety active during inspection. Observed water dripping from both side loops. Noted copper fitting is close to the fire alarm but deemed acceptable. Water damage identified on the unit capacitor and blower frame. Unable to confirm water presence in the motor. Detected some water in the housing of the control board. Shut off the water supply to prevent further issues. Vacuumed the drain pan to clear accumulated water. Discussed findings with the supervisor regarding next steps. Scheduled a return visit on Monday to evaluate repairs and warranty status. Noticed that the bottom door is not the correct one for this unit; it likely belongs to a previous model. Door screws are not applicable in this case.

Customer concerned about dried puddle on top of water heater. Inspected area and viewed scaling on back union fitting of mixing valve. Tightened union and it tightened slightly. Water heater is a Direct Vent model, installed less than a year ago by technician from prior company. Code corrections were made by different contractor who addressed numerous concerns. There is no active gas leak in area. Customer states hot water is like warm at best in home. Inspected mixing valve and it is set at lowest temperature setting. The transition got off to bad start when we made an appointment with Vito for a visit in October. When we stayed home to be here for the appointment, no one from Vito showed up. We called Vito and were told that our appointment had to be cancelled . We were not happy that Vito had cancelled without letting us know. We were then told that we could not have another appointment for a month. Yesterday was the date for the reappointment. Things went much better than in October. The technician, Parris Beam, showed up on time, was professional and friendly. We felt much better. He explained what he was going to do and what were the results of his inspection.
