Heat Maintenance On Two Units #1 Attic space. i checked both filters and found only one dirty so I replaced with one Costumer provided. I called for heat at the thermostat but the unit never came on. it was giving a code 33 "pressure switch open". The inducer draft motor never came I checked for 120v at inducer and found present i checked board found okay. At this time the inducer motor has been compromised. These YORK units the inducer come on first than close pressure switch. We will have to check for availability on this part and we will need to return and replaced part if costumer agrees. Inducer draft motor $1524.00 Once we have availability on part we will call client to see how she would like to move forward and schedule date to return. #2 Garage space. I checked and replaced filter with one costumer provided. I checked and cleaned burners and checked flames and found consistent blue flames in a nice cone shape. Arrived today to do work. I recovered rest of the refrigerant that was in unit. I put 450psi of nitrogen to see if I heard or saw any leak. After holding for about 25 minutes the pressures stayed stable. I removed all nitrogen and pulled vacuum on unit. After pulling vacuum on unit is Charged up the unit with the 8lbs required by manufacturer. 2 of those 8lbs were the leak seal and dye. I kept an eye on my pressures to see if they dropped. I added pound by pound. After letting unit run for about an hour I checked my temperature split and got a 20 delta T. I got a final pressure of 153/348. Pressures stayed stable. I recommend coming back within a week or two for a follow up and check pressures to see if they held. The unit was installed a couple months ago and under warranty. No money will be collected. I asked client to sign up for contract and did not want to do it with me. They will call the office to ask about contract.

08/28/2024 thermostat issues. I arrived today to address customers concerns she advised me that the thermostat had gone blank a few days back and her husband cut the power and cut it back on at the breaker panel and it worked again. prior to today's visit the thermostat also had some glitching. the system was already running when I got here. I checked full operation of the unit I went to the air handler check all wirings made sure none was touching I checked all limits and safeties to see if anything triggered the thermostat to go blank. I checked my temperatures and I got a 20 degree delta T I went to the outdoor condenser unit I checked all wirings to make sure none was touching I checked all components and the unit is functioning properly right now. I did notice that at the disconnect box there was no surge protector for this unit as of right now it is exposed to any power surges. I recommended to the client to add a surge protected to the outdoor unit protecting the communica

08/28/2024 arrived on site to look at a toilet that was leaking when the water was on, took the tank lid off of the toilet and found that the overflow hose from the fill valve was displaced and aimed at the lid, repositioned the hose and tested. no further leaks or issues, cleaned up work area and left

08/27/2024 NO AC Unit giving error code "low pressure cut out switch" I checked pressures I had a 75/220psi a bit low on refrigerant. Unit was installed in October of 2023. We will have to come back Thursday to do a nitrogen leak test to find leak and see if it's in a repairable spot or not. Aug 23, 2024 arrived at location to replaced 4in cast iron pipe feeding to a 6in main, saw the crack and also saw there was repair done before on this line decided to take the whole piece out and and add new sections of pipe also new hangers as well was unable to test due to unknown location where its coming from, customers refused to install insulation. and will be having his crew put insulation up.

08/23/2024 AC MAINTENANCE ON ONE UNIT. I checked filter and found good client had replaced upon today's arrival. I checked indoor blower wheel motor housing compartment for any obstructions and found okay. I checked blower amps and found within specs. I checked indoor coil that has two USB bulbs above it. AC coil is clean just has some rust of it. I checked both UV bulbs still working but loosing strength. I checked Condensate drain line that has a Safty switch going down to floor drain. I flushed line with two gallons of water and found no backup or overflowing. I added Condensate tablets. I checked all other limits and saftys and all wirings and connections found okay. I got a return air temperature of 74 and a supply air temperature of 54. I checked outdoor condenser coil and hosed down with water. I checked outdoor temperature of 84 and a discharge temperature of 95. I checked liquid line temperature and suction line temperature within specs. I checked 40mfd capacitor found okay.

08/21/2024 arrived on site for a back up on the 7th floor bathroom. customer would flushed toilet and after the flushe water starts coming out from floor drain in the family restroom. advised customer that employees maybe putting paper towel down the drain which is causing the backups. used the k-50 on the floor drain to prevent removing the toilet . went about 80ft with k50 but was unsuccessful with clearing the blockage. water started to drain slowly after the k50 was pulled backed . decided to shut the water off then cut out caulk to release toilet from the wall and used shop vac to remove water in toilet then undid bolts and removed toilet. set up 1500 equipment and started snaking went a total of 5 cables(75ft) and notice water went down in floor drain . pulled cables back paper towel was found on cables and the head. asked maintenance to flushed family restroom multiple times at no back up occured. also poured a bucket of water down the drain. no back up reoccurred. set new gask

Back Flow Preventer Testing 08/16/2024 Tested three of the five backflows here, we need to come back after the other 2 are located so we can test them. We had some problem getting the permit number. Va finally called be back with it while I was testing.

08/14/2024 Was notified to come back to job site to set concrete and to tie back in the drain lines. Once on site I observed the drain hole filled with dirt and gravel. Laid out equipment to start mixing the concrete. Hooked up water hose to water heater to get access to water in order to mix the concrete. To start we had a total of 4 bags of concrete. The 4 bags covered up to the edge of the hole. Went out to home depot to get another bag of concrete so that the be new concrete can be leveled to the existing. Used a total of 5 bags of concrete. Allowed the concrete to set for about 4-5 hours. After the concrete was somewhat settle and dry went back out to Home Depot to pick up fitting for 1 inch copper, 1 inch pvc and 3/4 copper. Once back on job site it was time to plumb the different drain lines back to main line. The commercial water drain line coming from he pan had to be pitched up a little in order to set over the main drain due to the new bell reducer being 2 inch about the c

08/08/2024 we started to working from a mechanic room floor drain all night 8 pm to 2 am next day, we make hole longer 56L and 38 W and 4 f doun next day we relocated the drain an cut and removed old trap and found refund the floor bowl and the beat drop also the movie line and connection new custom any new during mine with recover and then we put back to the hole the ground and the ground the one we remove when we digging from a fish day the first day in the return tomorrow to clear out the room and connect all these drain but it was before and after the you're going to put the concrete in the hole and that's it thank you

08/06/2024 I arrived at the job site. waited for a little be looking for the maintenance tech to so he can show me which drain is it out of 3 floors in this building.once he showed me I started to sneak the like threw the clean out making pipe I used bout 60' ft of cable and it did solve the problem. then I started to used the floor drain and it only allows me to go for bout 3' then I can go anymore because of the check valve the drain have. I spoke with the maintenance tech that it would be better if we break that area and take that check valve out and sneak it because it seem like the clug is in the trap or after the trap.. after I was done I collected my tools and clean my work area. Backflow Prevention Testing 08/06/2024 Tested two backflows in 500 that passed, one in 510 that passed. Tested 2 backflows in 530 that passed and lastly, one in 540 but it failed. I told Freddy I would get him a quote. Altogether, 6 backflows tested.

Commercial Plumbing Call Estimate to Replace Backflow Preventer 07/12/2024 Met with Freddie and looked at the malfunctioning backflow. Given it's age and appearance it is my opinion that this assembly is a good candidate for a cleaning and possible rubber replacement. Freddie would like a proposal.

Commercial Plumbing Call Clogged Toilets: Jul 10, 2024 arrived at location to snake group bathroom on 7th floor, there was two clogged on the line, manged to unclogged it but was hving. had time going through bends etc installed everything but the maintenance guy was helping put the flush meter back but one of them didn't work.

HVAC Call to Replace Transformer and Contactor 06/05/2024 Returned on site. replaced contactor and transformer for indoor unit and test. stat turned on and AC on. found burn mark on contactor coil 24 volt coil. system on and running at this time.
