arrived on site to look at some faucets that had low pressure in both men's faucets in the 1st gang bathroom, took apart the faucet lines and tested them for pressure, managed to clean one of the mixing valves enough to restore pressure to normal, the other mixing valve had a lot of sediment in it and does not want to restore to normal pressure, advised customer that it is best to have that mixing valve replaced, customer also might want to consider installing a water softener somewhere along their line as they have very hard water, also inspected all other faucets in mens restrooms at customers request, no issues found with any of the other faucets, cleaned up work area and left
FALL MAINTENANCE ON TWO UNITS #1 Basement Main lvl 2020 90% High efficiency Carrier gas furnace. i checked the 20251 filter and replaced with one costumer provided. i checked the indoor blower wheel motor housing compartment for any obstructions and found none. i checked the blower amps and found within specs. I checked the inducer draft motor and flue vent pipe and found okay. I checked inducer amps and found within specs. I checked and cleaned the burners and heat exchanger. I checked the Ignitor and found okay I checked the flame sensor and found wear on it. I checked all wiring and connections and all limits and saftys working okay. I checked collectors box Condensate trap and found okay. The union for the gas line supplying furnace is inside of the furnace and needs to be outside of the furnace, this is against code. I checked humidifier and and replaced water panel with one costumer provided. I got a return air temperature of 76 and a supply air temp of 141. This system is ru
FALL MAINTENANCE ON TWO UNITS. Unit #1 Attic Carrier Heat pump: I checked both filters in the ceiling and I replaced both I called for heat at the thermostat and the system kicked on. I checked the indoor blower wheel motor housing compartment for any obstructions and found none. I checked the Rmax UV bulb and found okay. I checked the electrical heater element and found okay. I checked all wiring and connections found okay. I checked all limits and safetys found okay. I got a return air temperature of 69 and a supply air temperature of 123. I checked the outdoor unit coil and found ok. I checked the outdoor temperature and discharge temperature ok. Liquid line temperature and suction line temperature ok. I checked single pole Contactor and found ok. I checked the 45/5 Capacitor and found tremendously low on capacitance. System is running and heating as of now. customer informed us that they would like an plumbing efficiency and safety report. arrived on site and and contacted the customer. once inside the residence the customer guided me the kitchen where in inspected the faucet,drains and water lines, explained to the customer what I can visually see and also gave home recommendations from from questions the customer asked. I then moved to the area where the incoming water was, the water heater and washer machine. I inspect all 3 things individually and gave the customer a overview of what I observed the condition of the pipe to be and the unites itself. once that area was sone we then moved the the bathrooms which was renovated recently. everything seems to new. ran both the faucet and the shower at the same time. tested the angle stops on the incoming faucet lines and also the angle stop on the toilet. the customer had back to back bathrooms so I went over to the next bathroom and did the same exact thing. gave the customer a review of th
urinal previously looked at is having issues again, batteries did not solve the issue, took a deeper look into the sensor to see if maybe it was getting jammed, opened up the sensor and activated it about 50 times to see if it would get jammed or stuck open, no such thing happened, determined it had to be the diaphragm that was causing all the issues so decided to go and replace it, after replacement tested the urinal about another 50 times to really make sure it was not getting stuck open no further issues, cleaned up work area and left
Call todo maintenance on 2 systems. Started with attic system, System is a 2016 heat pump system. Checked all components for proper operation found no issues with components. Secured any loose wires and checked for dirt and debris. Found blower clean along with evaporator coil. System does have a UV light but not a humidifier humidifier. Changed air filter. Checked condenser unit and found system is amping within specs. Tested starting components (contactor) and checked for any loose connections. Cycled defrost successfully. Final cycled system at this time system is operational. Check basement system next. System is a 2017 80% Furnace /AC. Checked all components for proper operation found no issues with components. Secured any loose wires and checked for dirt and debris. Found blower clean along with evaporator coil. System does have a UV light but not a humidifier. Changed air filter.Found no issues with system at this time. Final cycled system at this time system is operational.
FALL MAINTENANCE ON ONE UNIT 2016 CARRIER HEAT PUMP Client advised me that filters had been replaced upon today's arrival. I checked the indoor blower wheel motor housing compartment for any obstructions and noticed a fungle outbreak cultivating within the system near the blower , the wirings and the coil. I also noticed that the variable speed motor is exposed to any high voltage power surges due to it not containing a surge protector. I checked the electrical heater element and found okay. I checked Blower amps and found within specs. I checked all wiring and connections and all limits and safetys found working okay at this time. I got a return air temperature of 75 and a supply air temperature of 120. I checked the outdoor condenser coil and found okay. I checked the outdoor temperature, the discharge temperature and the liquid line/suction line temperature and found okay. I checked the double pole contactor amd found okay. FALL MAINTENANCE ON ONE UNIT 2021 CARRIER 80% GAS FURNACE The unit is located downstairs in the basement. I checked the filter and found that it had been replaced upon today's arrival. I checked the indoor blower motor and housing compartment for any obstructions and found none. I did notice the motor is exposed to any high voltage power surges due to not having a surge protector on it. I checked blower amps and found within specs. i checked the inducer draft motor and flue vent pipe found okay. I checked the inducer motor amps and found within specs. I checked and cleaned the burners and the heat exchanger. I checked the flame Sensor and cleaned it off today. I checked the Ignitor and found okay reading 46 ohms. I checked all wiring's and connections and found okay. I checked all limits and safety's and found okay. I checked the gas valve, union and gas shut off valve and found no leak's. arrived on site to look at a urinal in the men's gang bathroom that was having issues stopping the flush and overflowing, flushed the urinal about dozen times and had no issue with flushing, after hearing about the incident determined it was most likely the batteries going bad in the flush sensor, went and replaced the batteries in the sensor, no issues with the flushing of the urinal, cleaned up work area and left

FALL MAINTENANCE ON 2023 CARRIER HEAT PUMP I checked the filter and found okay for now the client does replace it when necessary. i checked the indoor ECM blower motor and noticed it is exposed to any high voltage power surges due to not containing a surge protector I would recommend adding a ECM surge I checked motor amps found okay. I checked all 3 heat stages and all of them worked just fine. I checked the temperature rise and I got a return air temperature of 74 and a supply air temperature of 128. i checked all wiring and connections and all limits and safetys found okay. Outdoor unit working okay at this time with no visual issues I would recommend adding a surge protector to the disconnect box at the outdoors unit. Recommendations: ECM surge protector $269.00 Disconnect Surge protector $309.00 I will advise client of recommendations and findings and will offer to sign up for annual contract $244.00 The client has agreed to sign up for the annual contract and will talk to
Need Pilot Lit: arrived on site to look at a water heater that was not keeping a flame, the pilot light was able to stay lit but the heater flame would stop after about 2 minutes of heating, causing the pilot to go out, called tech support and found out to likely be the gas valve or the burner, warranty on the heater covers the new parts, quoted a price to the customer and they said they will call back with a decision, cleaned up work area and left

Call to perform maintenance on 2016 magic pack unit in business. Checked all components for proper operation found no issues with components. Secured any loose wires and checked for dirt and debris. Found blower is slightly and needs to be cleaned. Customer declined. All wires are snug and equipment is working properly. Final cycled system at this time system is operational.
Return call to install humidifier pad. Upon arrival went to humidifier and installed new pad. after installing cycled system at this time system is operational.
Call to do maintenance on 2015 heat pump system. Checked all components for proper operation found no issues with components. Secured any loose wires and checked for dirt and debris. At this time system interior is clean and in working order. Changed air filter, UV light is lit. System does not have humidifier recommended adding one to home to make it more comfortable in the winter months ($1300). Checked condenser outside and found all components are in working order at this time. Condenser could be clean ($367). Signed customer up for Vito membership plan. Collected cash. final cycled system at this time system is fully operational.
I serviced 2023 carrier heat pump. I took readings on a/h and heat pump. I checked heater kit amps, temp rise, filters, stat, outdoor heat pump amps on fan and compressor. I checked defrost board and tested defrost controls. 410 pressures are good. 70/7.5 capacitor is within range. system is heating properly at this time.
I inspected 2019 carrier gas furnace located in basement. i cleaned flame sensor and burners manifold as well as checked ignitor ohms 45. I also checked inducer and blower amps. I checked for 24 volts at transformer and tightened wire but connections. 14x14x1 filter is clean. I also replaced humidifier pad by customer and tested operations. return temp 73 supply temp 129. I completed co testing system in xo notes. system is in basement surrounded by duct from basement remodeling. I recommend duct cleaning, blower wheel cleaning, evap coil cleaning and surge protector. system is heating properly at this time, thank you for choosing vito services.
Performed maintenance on 2015 90% Furnace/AC. Checked all components for proper functioning and cleanliness. Found systems components are working properly and system is clean. Filter does not need to be replaced but humidifier pad does. Informed customer of finding and customer agreed to have pad installed. None on truck will need to return to install new humidifier pad.
HVAC Parts Install: I returned today to replace Rmax UV bulb and do the cleaning. I checked all operation and found system working okay as of now.
call to do maintenance on 2 systems. 2019 AC/ 2009 Furnace in attic and 2010 Furnace/AC in basement. While looking at system found both a duel fuel system. Checked attic first and found system is in decent condition. Coils are clean but blower is not. checked heat exchanger and found large hot spot. All other components are working at this time. Recommended Replacing Furnace because of age and condition. Checked basement system and found system is in decent condition as well. found evaporator coil are very rust and prone to leaking. Found heat exchanger in better condition then attic unit. Blower is dirty and need to be cleaned. Noticed system does not have a humidifier and air scrubber. Recommended Replacing system because of age and condition and to add humidifier and UV light system. Customer declined at this time. Highly recommended replacing system when something fails. Final cycled at this time systems are operational.

I arrived at my customer for a one system heat maintenance carrier gas furnace age 2005 outdoor temperature is 52 degrees at this time customer like his/her thermostat set between 65 and 80 degrees in the home customer provided all air filters I adjusted customer thermostat five degrees above the room temperature in heat mode I check all amps and components indoor inducer fan motor making a humming noise Carrier gas furnace working at this time. customer will wait for the system to failed before replacing it
Checked 2023 Heat pump system. Customer said system has yellow tint on outside system when it drains. cycled system complete and found no issues at this time. final cycled system at this time system is fully operational. Will return in a couple weeks to do maintenance check.
