Commercial Plumber Call, Rebuilt Backflow Prevention Device: Performed a total rebuild on sn 46831 (domestic). Went well, will submit to W.S.S.C.
Back Flow Preventer Testing 08/27/2024 tested six backflow preventers but only four past. the backflow for the domestic line in 19520 and 19510 both failed. I will work on quotes to bring them into compliance. the serial number on the fire assembly in19520 is I56712, not I97954 as wssc thinks it is. Also, the serial number for the domestic line assembly in 19500 is 4922663, not 4922963 as wssc thinks it is. I spoke with Ken from wssc who finally told me to just try and submit the test results with the right serial number and he will try and fix them when they " go into review".

07/17/2024 NO AC when I arrived today the thermostat was set at 69 and room temperature was 69. Cosutumer explained that yesterday the outdoor unit cut off he thought maybe the unit was low on refrigerant. I went to the outdoor coil and it was clogged. I told him the unit went off on high head pressure. I recommended a cleaning but he has decided to do it himself. today's total $120
07/17/2024 Found system with bad capacitor, advised landlord and got approval for replacement.Replaced and tested ok for now. Indoor unit in closet blocked by return duct but has four clips that make it very easy to remove and access air handler.nsystem ok for now
