Clean condensate pump and change the pat of the humidifier: A comprehensive heating maintenance service was performed on the furnace system. The inspection included a review of the air filter, blower motor, blower wheel, gas valve, pressure control, flame sensor, ignitor, evaporator coil, and ductwork. All components were found to be within normal operating specifications, except for the blower wheel and ductwork, which show signs of significant accumulation of dirt and debris. I cleaned the condensate pump and draining line and also replaced the humidifier pad/panel. FYI: customer paid with a $100 gift card. Recommendations: Blower Wheel Cleaning: Advise a thorough cleaning of the blower wheel to remove accumulated dirt and debris. Excessive buildup on the wheel blades can impede proper airflow, reduce system efficiency, and strain the blower motor over time. Ductwork Cleaning: Advise cleaning the entire ductwork system to remove dust and contaminants. Although not a routine annu
FALL HVAC CHECK: checked and replaced filter 16x25x1, checked indoor blower motor capacitor and wheel, cleaned and checked burners and heat exchanger, checked all safeties and limits, checked Inducer draft motor and flue pipe, checked Hot surface ignitor, cleaned flame sensor, checked humidifier found dirty water panel needs replacing #35, checked all water lines, pump, trap and tubes, checked temperature rise 50°-80°, return air temperature 72° , supply air temperature 121° Want to order water panel 167.00
Arrived on site and met customer at the front door she led me to the back which was the easiest way in and out. Turned off water to home and Started draining heater and taking apart gas line took flue apart and cut into the water line. After heater was drained enough I took it outside and broke off the drain and let it drain more while I brought the new one in and first out together the flue and the gas line. After those where put in I put the water line together with a new ball valve and and expansion tank. Pro pressed everything in and turned the water back onto the house slowly. Once house was fully pressurized I turned on the valve to the heater and let it fill. Turned on hot sides of faucets in the house and got air from the TMP valve. Once all the air was bled out I lit the heater up and put the tempature between low and hot. Cleaned up work area of tools and debris Thank you for choosing Vito
Arrived onsite, took a pressure reading from water heater and gauge read 100 psi. Informed customer that normal water pressure range should be between 40 and 60 psi. Turned water off at main water shut-off valve below water meter. Opened faucets to drain water from pipes. Needed to remove cabinet structure with sawzall in order to access PRV and pipe. Cut out existing PRV and service valve above PRV. Cleaned both ends of pipe to be able to press fittings on. Installed new PRV above water meter and new service valve above PRV. Connected to existing pipe with coupling. Pressed all connections. Turned water back on at gate valve below meter. Turned water on to house by opening newly installed ball valve. Checked for leaks. Advised customer that in case of emergency, operate ball valve above PRV to turn water off to house. Cleaned up and removed all job related debris.
Arrived onsite, customer explained that there was a leak from the 2nd floor bathroom lavatory sink drain that I replaced on 7/10/2025. Removed stopper and saw that hair shavings were blocking the drain and customer told me it was draining slowly. Removed the hair and then ran faucet. Did not see any leakage, believe it has something to do with the partial blockage. Customer also hearing pipes shake. Located PRV (pressure reducing valve) and recommended replacing it as well as the service valve above it which is a gate style valve. Need to remove drywall and possibly some cabinetry to access PRV. Customer would like work done Friday 9/26 after 12pm. He has paid in full.
Arrived on site for a clogged kitchen sink. The customer reported having put asparagus down the drain, and the sink had backed up twice. The customer had already disassembled part of the drain and believed the clog was beyond that point. Provided the customer with an investment option to snake the line, which they agreed to. Set up snaking equipment and snaked a total of 5 cables (35 ft). Upon retrieval, asparagus was found on the cable, confirming the cause of the clog. Reassembled the drain, then tested for leaks and backups. As of ticket completion, no leaks or backups were observed. Cleaned up the work area and removed all work-related materials. Proposal for water service
Arrived on site and met customer she led me inside and explained to me what had happened with her plumbing from the past. She explained to me that another plumber had come out and told her that her water service was leaking below the ground. Turned the water back on and went inside and had the valves to the house off and heard the rushing sound near the meter after awhile. turned the water to the house on and turned on the Blue valve above me and that started spraying water everywhere. Reached my hand back where the leaking was and I felt an open pipe turned it back off and informed the customer of what was back there. Informed her I would have our comfort advisor Chris come out and give her a price to fix the water service and to fix the bathroom. Thank you for choosing vito
Proposal for new water heater
Arrived on site and met with customer outside he led me inside where he had 2 valves on his air conditioner that needed to be replaced. Cut into valve and drain it down into a bucket and started prepping it to put the new valves on. As I was prepping the pipe some water started coming out which I thought was just some water from upstairs but the water started pressurizing like someone had turned on the valve for the system. Got my valves and pressed them on the pipe while it was spraying water at me and turned them off to stop the water. Helped customer clean up most of the water and monitored the valves I had put in to make sure they weren't leaking. Thank you for choosing vito
For this job, technician notice that the system is low on refrigerant, probably a leak. The customer want to go with option 1 but need some days to decide.
System is working. Homeowner is shopping prices around AC only or full system replacement. We quoted 3 Ton AC 90k Btu 80% Gas Furnace
I arrived at my customer home for the ac system not working properly I did a full system check and find one bad dual capacitor and contactor burn Pitt I recommend a replacement of the parts or full system due to age customer will like to replace parts I removed and replaced one dual capacitor and contactor checked all amp and components ac system working at the time. I recommend a replacement of the r22 full system customer call when ready to replace equipment. Also need an estimate for a replacement.
Arrived at my customer home for AC system leaking water I inspect the full system and found no leak coming from within the AC unit pipes are leaking from within the wall from the chiller system. I recommend opening the wall and ceiling to inspect and to insulate pipes, customer will reach out to a homeowners association to get approval to open up wall. System is working at this time.
HVAC Unit Leaking Water: Ducts are swaying badly. Chiller somewhere around building complex. If ducts are not insulated then ducts will keep sweating. Landlord/Tenant situation. What the owner needs is a quote to wrap all duct work in insulation. The office will need to ask install management for next step.
Arrived onsite, customer had 2 areas of concern - garbage disposal stop and 2nd floor bathroom lavatory sink drain leaking from tailpiece. Was able to unlock disposal by using Allen key underneath. Ran water from kitchen faucet, flipped disposal switch, and checked for proper operation. Unlocked disposal free of charge as a courtesy to customer. For sink drain, recommended replacing everything, from pop up assembly to wall. Removed existing drain assembly. Installed new chrome pop up assembly and trap. Used plastic tailpiece to extend length of pop up tailpiece in order to connect to trap. Tightened all connections. Ran faucet and checked for leaks and proper drainage. Applied thin bead of silicone around chrome pop up flange. Cleaned up and removed all job related debris.
System Serviced: 2024 Goodman Split AC/Furnace System Maintenance Overview: Performed routine maintenance and inspection on the 2024 Goodman split air conditioning and furnace system. The system was thoroughly checked for performance, safety, and operational efficiency. Indoor Unit - Air Filter: The air filter was recently replaced prior to today’s service. It is clean and in excellent condition. No replacement was needed at this time. Temperature Differential (Delta T): The measured Delta T across the evaporator coil was 20°F, indicating proper airflow and cooling performance. This falls within the optimal range (18°F–22°F), confirming the system is cooling efficiently. UV Light: The system is equipped with a UV light for air purification. The bulb is currently non-functional and will need replacement. Next Step: Awaiting customer decision to proceed with ordering and replacing the appropriate bulb specific to the unit’s UV light model. Outdoor Unit (Condenser): Performance:

Arrived replaced filter. Owner asked me about the condensate line. I took video and showed her. Should would like to schedual repair for alater date. I emailed the estimate to customer.
Plumbing Maintenance with water heater flush, also customer is having problems with his garbage disposal. Disconnected garbage disposal and electrical Put in new 1/2HP disposal Dispose of the old one check for leaks
Arrived for cooling maintenance. Inspected furnace space because there was alot of dryer vent dust everywhere. Went to the dryer and found it disconnected. Spoke to owner. She informed me that a dryer vent cleaning ing was preformed by us. So I re attached the dryer vent. Inspected filter. Filter need replace but no filter on site. Owner will order filters and would like a return trip to replace the filter. Condensate pump tubeing is discolored and starting to get hard. Went outside. Could hear a sizzle from the disconnect box. Found it getting hot and melting. Spoke to owner about this needed repait and replace disconnect. Aswell I cleaned the outdoor unit. Unit need to be cleaned. Because of the inconvenience of the dryer vent i took $100 off the coil cleaning price as seen in estimate. System is cooling properly. My previous visit i noted that the chimney cap is messed up. Owner did have that repaired.
I arrived at my customer home for a one system AC maintenance outdoor temperature is 58 degrees at this time customer like his/her thermostat set between 65 and 80 degrees in the home customer provided all air filters I adjusted customer thermostat five degrees below the room temperature in AC mode I flushed the indoor drain pipe check all amps and components indoor and outdoor Lennox system working at this time. ( I noticed no wet switch ez trap surge protector or UV light I recommend having)
Backflow Preventer Testing: I tested a backflow, it failed
AC MAINTENANCE ON ONE LENNOX UNIT. I checked the thermostat and the client advised me that she prefers her Thermostat set at 70 degrees during the spring season. I went downstairs to the furnace. I checked the filter and replaced it with one that the costumer provided. I checked the indoor blower wheel motor housing compartment for any obstructions and noticed blower wheel was a bit dirty with dirt and debris built up. I took blower amps and found drawing a little high amps and and this can lead to up high energy bills. I checked the turbo capacitor on the blower and found within specs. I checked the evaporator coil and noticed coil is rusty. I also noticed a fungal outbreak that had cultivated within the unit. Near coil and insulation. I continued to check the condensate line trap and flushed it down with 1 gallon of water and I added condensate tablets to ensure proper drainages I checked all other limits and Saftys and all wiring and connections found okay. Although I did not physical meet the technician, I trusted VITO to come in and service my AC unit while my tenant was there. THERE WERE NO ISSUES. They came, serviced and planned ahead--brought insulation to wrap the pipes that drip with condensation to hopefully eliminate the annual call to tell them my ceiling is dripping with water because of my condo's AC positioning (third floor and in the ceiling).
