Performed maintenance on 2010 80% furnace/AC. Checked all components for proper operation found no issues with components. Secured any loose wires and checked for dirt and debris. Found fan is slightly dirty. Water panel in humidifier needs to be changed. Filter is clean. Performed combustion analyzer test and found system has high readings for C02 at 80-84 ppm. The system is starting to be unsafe. Recommended replacing system because of age and condition of system. Full Furnace and AC is $13,000+ depending on the system
Call to do maintenance on 2023 heat pump. During maintenance checked all components for proper operation found no issues with components. Checked for loose wires and any dirt. Filter does need to be changed. System is clean and all wires are connected properly. Recommended customer add humidifier to help with make home more comfortable. $1300
Call to do maintenance on 2024 Heat pump/ Furnace. During inspection found system is in great condition and still new. Cycled system completely at this time systems components are all working properly and are clean. At this time system is fully operational.

Performed maintenance on 2017 Heat pump. during inspection found inside of system is dirty and needs to be cleaned. There is a fungus cultivating inside of system and blower wheel is dirty. check condenser unit and found all components are in working order but condenser coil needs to be cleaned. informed customer of find and recommended signing up for membership to cover future maintenance and discount on prices. Customer informed me that they were on the garneski monthly membership plan and that we would honor the maintenance contract. informed customer if this is the case we would waive the cost today. Customer does want to sign up for monthly maintenance plan. At this time system is operational. Please give customer a call. NO HEAT 80% Gas furnace NO AC Both units are passed its life expectancy Called for heat at Mercury thermostat and nothing kicked on. I reset the board and inducer motor came on. Ignitor came on and flames did as well. Flames ran for about five seconds and turned off. The unit kept on short cycling. While the unit did run the flames showed concerns. The flue vent pipe has signs of backdraft. And the heat exchanger seems to have been compromised. The AC has not been working since last visit from garneski. I will talk to whoever is in charge at I will recommend them to replace the full system. The furnace is unsafe to be used at this point. I will pass this lead on to Moe and provide pictures and measurements of unit to get quote on a full system. performed fall checkup on two units first unit was a gas furnace downstairs in the basement found everything within specs all wiring and connections all limits and safety is okay temperature rise is within recommendation all amperages are within specs. I didn't notice in the furnace the cultivation of fungus. there's a 75 gallon hot water heater downstairs in the basement over 15 years has no expansion tank and there is noticeable backdraft this hot water heater needs to be replaced. I check heat pump in the Attic found over its life expectancy at 15 years there's a whole bunch of fungal growth cultivating within the unit there's a lot of rust on the coil this unit is no longer reliable and recommended to be replaced as well. one air scrubber to each system would also be recommended to keep the unit clean and purify the air. I have passed this on to mow he is working on getting a proposal to the client for a water heater and a new air handler and outdoor unit for the Attic. REPLACE
Performed HVAC Maintenance on 2023 AC\Furnace. Found no issues with system at this time. changed filter and confirmed operations of air scrubber. final cycled system at this time system is fully operational. recommended Ecm surge protector. ECM Surge protector $198
HEAT MAINTENANCE ON ONE UNIT: I Performed maintenance on 2012 AH/HP. found interior of system in good condition. all components amping normally. and working properly. blower wheel is slightly dirty. Electric element okay. i checked outside unit found starting components are starting to fail. capacitor is reading below 5% meaning is going togo. found contactor has normal wear and tear from usage and is also starting to fail. will throwing condensor cleaning to help with dirt built up on coil. I got a return air temperature of 70 and I got a supply air temperature of 120 Option#1 Capacitor, contactor and condenser clean $992 Option#2 Capacitor and contactor $610 Option#3 Capacitor $320 Client decided to not go ahead with recommendations, office will need to follow up with client. Arrived on site for heating maintenance. Found condensate line dirty; brushed drain and added vinegar for cleaning. Inspected heat exchanger, flue, and furnace flue; all in good standing. Checked blower capacitor; measured at 9.2 on a 10 mfd, indicating its starting to get low but still functioning well. Inducer capacitor is within specifications. Inducer amps .33 Ignitor measured at 53, which is also within specifications. Flame sensor is clean. Blower wheel and housing are in good condition. No rusting or condensating leak. 0ppm Co in space. Humidifier clean at this time. Confirmed that the furnace is heating properly at this time.

FALL MAINTENANCE ON ONE UNIT. Carrier 80% Gas furnace 88k BTU 2YRS I checked the indoor blower wheel motor housing compartment for any obstructions and found none I checked the indoor blower wheel motor amps and found within specs I checked the inducer draft motor and flu vent pipe found okay I checked inducer amps found within recommended specs. I checked the igniter ohms found okay I checked flame sensor clean found okay. I clean burners I checked heat exchanger and found it okay. I checked all limits all safeties all wirings and connections found okay at this time. I got to return air temperature of 76 and a supply air temperature of 130. I replace the UV bulb that the customer provided the old one was burnt out. this bulb should last for the next two years. the unit is running and heating as of now there is no recommendations at this time if there is any further questions or concerns please give us a call.
