What Vito Services Checks During a 17-Point HVAC Inspection

Tech Performing HVAC Inspection

Inside Vito Services’ Comprehensive 17-Point HVAC Inspection

Keeping your air conditioner, heat pump, or furnace in top shape starts with regular professional inspections. Vito Services follows a comprehensive 17-point checklist to make sure your system is running efficiently, safely, and reliably.

Vito VIP Club members receive two HVAC inspections each year with their membership. These more in-depth 23-point visits go beyond basic component checks to include complimentary tune-up services designed to prevent expensive repairs and premature breakdowns.

The Vito Services 17-Point HVAC Inspection

1.Confirm thermostats are level and secure

The thermostat controls when your HVAC system turns on and off. If it’s loose, misaligned, or not mounted correctly, it may read the wrong temperature or fail to respond. This can lead to uneven cooling, short cycling, or a system that runs longer than necessary.

2. Record air flow temperature at supply and return vents and confirm they are clean and unobstructed

Supply and return vents are the start and end of your home’s airflow loop. Blocked or dirty vents restrict airflow and make your system work harder. Recording air temperature helps identify imbalances that could signal deeper issues like refrigerant undercharge or coil problems.

3. Confirm the blower motor is spinning freely and drawing proper amperage

The blower motor drives the fan that circulates air through your home. If it draws too much power or spins unevenly, it may be close to failing. Left unchecked, this can lead to system shutdown or costly motor replacement.

4. Confirm the blower wheel is not dirty or damaged

The blower wheel works with the motor to move air. When it’s dirty or unbalanced, airflow drops and energy use increases. Neglecting it can shorten the motor’s lifespan and reduce system performance.

5. Inspect all wire connections and confirm the circuit board is operational and clean

The circuit board is the brain of your HVAC system. Dust, corrosion, or loose wires can interfere with communication between components. These issues may cause your system to behave erratically or not run at all.

6. Check visible ductwork for damage and air leaks

Leaky or damaged ducts lose cooled air before it reaches your living spaces. This not only reduces comfort but also raises your energy bills. Inspections help identify loose joints, gaps, or insulation problems.

7. Check if the air filter is clean and replace it if you have a spare

A clean filter keeps dust and debris out of the system. Dirty filters restrict airflow, can cause frozen coils, and strain the blower motor. Regular filter checks prevent premature wear on your equipment. Most homeowners can replace filters themselves, but we can do it (for free) while inspecting your system if you have a new one on hand.

8. Inspect the condenser fan motor and blade

The outdoor fan pulls air through the condenser coil to expel heat. Damaged blades or worn motors reduce this cooling effect. If ignored, this can lead to compressor overheating and eventual failure.

9. Inspect both the evaporator coil and condenser coil

These coils are where the heat exchange happens. Dirty or corroded coils lower efficiency and can cause pressure imbalances. Neglected coils may require costly chemical cleanings or full replacement.

10. Inspect the disconnect box and fuses

The disconnect box provides a shutoff point for servicing the system. Damaged or corroded components here can be a safety hazard. Failing to address these issues may result in power loss or failed home inspections if you try to sell your house.

11. Check refrigerant pressures

Pressure readings tell whether your system has the correct refrigerant charge. Too low, and your system won’t cool effectively; too high, and it may damage components. Abnormal pressure can also indicate hidden refrigerant leaks.

12. Confirm refrigerant lines are insulated

Insulation keeps refrigerant lines operating at the correct temperature. Missing or damaged insulation leads to energy waste and potential condensation issues. Prolonged exposure of uninsulated lines can degrade the lines or nearby components.

13. Check and confirm the compressor amp draw

This test measures how hard your compressor is working. A high amp draw means the compressor is under strain, possibly due to dirt, wear, or electrical problems. Unchecked, this can lead to early compressor failure.

14. Check and confirm the capacitor readings

Capacitors store energy and help motors start and run smoothly. A weak capacitor can cause hard starts, short cycling, or system failure. Early detection avoids costly emergency repairs.

15. Visual check of the contactor

The contactor connects power to the outdoor unit. Burnt or pitted contacts can cause intermittent operation or prevent the system from turning on. Visual checks catch wear before it escalates.

16. Test the defrost board (heat pumps)

In heat pumps, the defrost board prevents frost buildup on the outdoor coil in cold weather. A malfunction can cause ice accumulation, restricting airflow and efficiency. Regular testing ensures proper operation when temperatures drop.

17. Flush the condensate drain

The condensate drain removes moisture that collects in the drain pan during cooling. Over time, it can clog with algae, dust, or debris. Flushing the drain prevents pan overflows, which can cause water damage in your home and cause the system to shut down due to float switch activation.

18. Inspect and clean coils with water if available

Even light dust buildup on the evaporator or condenser coil can reduce heat transfer efficiency. A gentle rinse with water helps remove debris before it becomes hardened and requires chemical cleaning. Regular rinsing can extend the coil’s life and prevent a $1,000+ cleaning job or replacement down the line.

19. Remove debris and clean the outdoor unit

Leaves, dirt, and yard debris can block airflow into the outdoor condenser coil. This forces the system to run hotter and work harder to get rid of heat. Clearing the area prevents critical components like the compressor and fan motor from overheating or failing due to restricted airflow.

20. Inspect and clean the blower wheel

A blower wheel that’s even lightly coated with dust can throw off balance and reduce airflow. VIP air conditioner maintenance service includes cleaning, not just inspection, to help maintain proper system efficiency. Neglect can lead to motor strain, noise, and eventual blower failure.

21. Wipe down the exterior of your furnace and condenser unit

This cosmetic step helps expose hidden problems like corrosion, pest activity, or rust that may otherwise go unnoticed. It also helps maintain a professional appearance and can highlight early signs of wear before they impact performance.

22. Perform deeper drain line cleaning

This more thorough cleaning and flushing of the condensate drain helps prevent long-term blockages, odors, or drain pan overflows that could damage your home or shut down the system.

23. Inspection and cleaning of furnace flame sensor

In gas furnaces, the flame sensor ensures the burner has ignited properly. Over time, it accumulates carbon and debris that can cause false shutdowns. Cleaning the sensor during routine maintenance prevents common no-heat issues and avoids unnecessary service calls in winter.

A Maintenance Service Package Tailored to Provide Maximum Value

Vito’s 17-point HVAC inspection is designed to be comprehensive. Every item on the list is there to catch early signs of wear, inefficiency, or failure before they turn into breakdowns during the hot, muggy DMV summer. Our licensed HVAC technicians perform each inspection with precision to ensure no critical component is overlooked.

For homeowners looking to go a step further, the VIP Club offers more than just an air conditioner inspection. The additional six steps in our 23-point VIP maintenance visits include actual cleaning, flushing, and debris removal. These maintenance tasks not only help stop problems from starting in the first place, but they may also save you from needing to invest in more expensive deep cleaning down the line.
