07/25/2024 NO AC CALL. 2 UNITS ARE NOT WORKING. #1 Basement unit. I called for cooling and only the indoor fan is running. The 20204 filter is extremely clogged. i checked the evaporator coil and also found clogged. I went to the outdoor unit and found the condenser coil excessively clogged. The capacitor and the Contactor both need to be replaced and add a hard start kit. This unit is from 2005 passed its life expectancy and seems to have been poorly maintained. The repairs will be costly and we don't know what else might've gotten damaged. I recommend replacing the full system. #2 Attic.This unit is from 09 and has reached its life expectancy and also seems to have been poorly maintained parts are compromised and unit is no longer in good shape. The evaporator coil is clogged and The condenser coil outside is also extremely clogged. The Contactor and the capacitor have been compromised. Low Water In Toilet Bowl 07/25/2024 arrived on site for a customer who was a toilet that doesn't fill up right In the bowl customer showed me area of concern and explained that after awhile they can hear the toilet start to fill up on its own looked and notice flapper was old and can wipe the rubber off below it gave customer investment options for a new flapper,new flush vlave customer choosed a new flapper explained to customer 99%of a running toilet is a flapper but there is the 1%chance of being the flush valve. removed old flapper and cleaned surface and set new flapper in place and set chain per manufacturer specs as of ticket completion no leaks were found cleaned up work area and all work related materials thank you for choosing Vito.

07/24/2024 I arrived at my customer for a reservers from yesterday building management had a technician out your survey the job I recommend shutting the chiller off remove and replace shut off all to purge AC unit properly old existing valve are old and brittle will leak if used any an wrenches need to send someone out to replace shut off valve systems not cooling at this time.

07/24/2024 Examined area of concern by customer. Water Heater pan is half full of cold water. Cold water in pan indicates condensation line from HVAC system is clogged and backing up into water heater pan. Grabbed some tubing and a bottle of PFree from truck and began slowly treating clog in condensation line until I heard it release and drainline open. Poured approximately 1.5g of hot water through condensation line afterwards and nothing backed up into water heater pan. Drain is open and flowing at this time. Thank you for choosing Vito!

Plumbing Call Running Toilet 07/24/2024 upon arrival of home I changed the fill valve in both bathrooms in the unit. I also replaced both canister gaskets as a courtesy to the customer. checked and made sure there were no leaks. there are no further failures.

07/23/2024 I arrived at my customer home for two system not cooling I did a system check and found no flow of water to the system building maintenance will reset oil pumps and check the circulation of water to all units systems not cooling at this time

07/23/2024 arrived on site for a customer who has a gas leak that Washington gas found on the stove and in the pipe downstairs tenant showed me the areas where Washington gas marked it before and after the Gas stove off to the stove and in the basement the 90 that feeds the stove called landlord and explained the best way to Handel the issue I would have to cut out the pipe used a mega press coupling and repipe the stove in landlord agreed went to shop and supply house to get needed materials once materials were received. started by undoing the pipe work upstairs then in the basket cut out section of pipe file and sanded pipe that was cut then outside started to prep needed materials inside once back inside started to repipe stove in and pipe work in basement then threaded in pipe into vertical 90 and marked for slip coupling and pressed in placed tenant will call Washington gas to come back out test and then gas back on cleaned up work area and all work related materials thank you for

07/22/2024 Today, I arrived on site for AC maintenance and performed the following tasks: Replaced the filter provided by the owner. Checked the UV light in the Lennox Comfort Air Filter system and found that it is out. Confirmed that the power is good at the ballast. UV lights (x2) need to be replaced. Flushed the drain line with water to clear any obstructions. Checked the AC unit's pressures, voltage, and amps, and found that they are all good at this time. Noticed heavy burn marks on the contactor. The AC unit needs a cleaning. Spoke with the owner about the necessary repairs and replacements. We decided to replace the contactor for now. Discussed the need to order UV lights for the filter and agreed to install them during the heating maintenance. The owner will hold off on the surge protector and AC coil cleaning for now. Plumbing Call Running Toilet 07/22/2024 upon arrival of home I noticed that the clip and pin attached to chain on American standard flapper in master bath had come off. I gave customer options to replace flush valve for $451 or to have pin reinstalled for $128. customer decided to have pin installed. reinstalled pin and flushed toilet multiple times. there are no further failures at the moment.

Local Plumber Call to for Faulty Flapper & Toilet Seat 07/19/2024 Examined area of concern by customer. Basement bathroom toilet is constantly running with water level above float. Identified issue as a fill valve replacement and gave customer investment option. In upstairs bathroom, customer made me aware handle is hard to flush. Inspected tank and AMS gasket is deteriorated and stuck to flush valve. Gave customer combined investment option for Minor Toilet Rebuild. Went to truck and acquired materials. Returned inside and removed existing AMS gasket from upstairs toilet and cleaned debris from flush valve. Secured new AMS gasket in place and tested for proper functionality. Tightened toilet seat while in bathroom at no cost to customer. In basement, removed existing fill valve and installed new Pro45 AntiSiphon Fill Valve per manufacturer specifications. 07/19/2024 Examined area of concern by customer. Customer has a missing tub stopper. Viewed tub and customer states she is going to contact manufacturer and have part sent to her. In Lavy sink in same bathroom, customer states prior technician broke the pop-up stopper. Inspected area and this is a push pull model with brass finish. Attempted multiple ways to rectify situation and fix stopper. Eventually, through conversation, customer made me aware pop-up assembly was present when she moved in. Faucet to match has been installed since she has resided here. Spoke to customer regarding drain and made customer aware, without disputing her claim, that when these style drains age, the spring stiffens inside and does not operate normal. Customer is adamant all was working prior to technician touching area. I don't fully agree with this assessment, but I located new pop-up assembly for area and forwarded product information to customer. Customer is going to purchase materials for area due to

Commercial Plumbing Job Install Valces Close Loop System: 07/18/2024 Arrived on site. Shut down chiller and closed loop pumps. Valved off sections of closed loop. Removed nuts and cut bolts of flanged connections of valves. Supported pipes with steel pipe. Removed old valves. Cleaned flange surfaces. Set new gaskets and valves in place. Tightened nut and bolts. Returned water service to closed loop. Turned on pumps and chiller. 07/18/2024 arrived on site fona customer who disposal doesn't work customer showed me area of concern and flipped switch on disposal and it didn't turn on nor was the reset bottom popped out recommend customer to replace disposal and offer to join our service plan to save on today visit but customer didn't want to join plan and went ahead with the work. started by placing a small bucket and disconnected p trap and removed it then unmounted old dispaol and disconnected electrical then started to prep new dispaol knocked out dishwasher drain plug and connected electrical then mounted and secured new disposal in place and connected drain work again amd tested for leaks as of ticket completion no leaks were found but when turning disposal on had no power going to cable checked panel and found disposal breaker and wasn't tripped but flipped it on and still doesn't turn on have power to the breaker and the switch recommend to have a electrician come out and take a look at the DISPOSAL thank

Outside HVAC Unit Does Not Come On 07/18/2024 Found System with bad low voltage fuse, replaced customer provided fuse and tested system. All ok for now

07/17/2024 I arrive at the job site and as soon I got it in the lady was ready everything was moved out the way for me to install the pan. the had a plastic pan so I had to go to the store and get the drum drill hole to do it properly. once I took all my measurements I started to drill the hole. everything went smoothly drilling the hole and connecting the pan. I clean up and grab all my tools.

Air Conditioning Maintenance 07/17/2024 AC check on one unit. I checked the filter and found okay for now. I checked indoor blower wheel motor and amps and found okay. I condensate line and flushed with a gallon of water. I checked all limits and safety and all wirings and connections and found okay. I checked evaporator coil and did notice rust. I got a return air temperature of 72 and a supply air temperature of 51 I checked the outdoor unit coil found okay, I checked the 40mfd capacitor and found low. I went ahead and replaced it I checked operation and unit is running and cooling as of now. Todays fee $120 Capacitor $380 The office will need to call owner for payment he was not home today.

Commercial Plumbing Call Replace Hose Bib 07/16/2024 arrived at the job site and spoke with Antonio and he told me bout the hosebih on building 9909. when I went down the laundry I located the pipe. it was above the storage. so we had to take everything out the storage area for be to be able to do the job. once I started opening the ceiling I noticed, the hosebib is in the unit above. spoke we the tenant and the gave us access to inside her home. it was in the wall of the front bedroom. when the use as a storage too. we move everything from the wall and started opening the drywall. locate the pipe cut the and replaced it with a frozen free hosebih. secure the hosebit ad made sure everything was working the way it supposed to. clean and collected all my tools. ran some water threw the hosebih to make sure it was working fine. thank you for choosing Vito.

07/16/2024 arrived on site for a customer who has a leaking pipe above some duct work us and havc tech came out to look at it and determine it's a pin hole leak that doesn't need duct worked to be removed gave customer investment option and customer agreed to replace section of pipe. started by shutting water off to the house and drain once drained cut out section of bad pipe and sanded both ends and measured a new piece of pipe and marked for slip coupling and pressed pipe in turned water back on and tested for leaks as of ticket completion no leaks were found cleaned up work area and all work related materials thank you for choosing Vito. note:work warranty for 90 days

New AC Installation 07/15/2024 recovered all old refrigerant and removed all old equipment and set and installed all new equipment and tied everything back in and ran equipment and checked for proper operation and installed new thermostat

07/15/2024 Found system running but not cooling.This was due to a bad reversing valve that appears to be stuck on heat mode.Unit approximately 20 years old and R-22. Replacing reversing valve would cost approximately $3500-$4000 but system no longer in good shape and we would advised the repair option. Best option is to replace unit at this time.
