Mitsubishi Mini Split – Maintenance Summary Type: Ductless Mini Split Brand: Mitsubishi Work Completed: • Checked system operation in cooling and heating modes — all • Inspected electrical components and connections — no issues found. • Cleaned outdoor condenser coil and inspected for damage or debris. • Verified refrigerant pressures — within normal range. Status: System running well with no issues. Recommend routine maintenance every 6–12 months. 2017 Heat Pump – Maintenance Summary Type: Central Heat Pump Location: Above laundry closet Year: 2017 Work Completed: • Replaced air filter and UV bulb. • Inspected evaporator coil — light rust present but no impact on function. • Cleaned coil and flushed drain line. • Checked system operation — blower, heating, and cooling all performing normally. • Electrical connections inspected and secured. Status: System operational. Monitor coil rust over time. Recommend regular maintenance every 6 months.
Arrived onsite, job description on ticket is incorrect. Customer needs 2 ball valves replaced going to furnace (supply & return). Advised customer that she will need an HVAC tech for this job. She will also need to coordinate with AF management for a building shutdown in order for the work to be done.
Our technician was very professional, kept us informed and provided prompt service. It did take a week to get a part that was covered by the warranty (it was a holiday week).

Arrived onsite, performed plumbing inspection. Shortened basement toilet flapper chain per customer's request because it gets caught sometimes. Customer also looking to replace kitchen faucet - gave estimate for replacement.
AC CHECK main: checked filter 14x20x1 , checked attic air handler indoor blower motor and wheel found no ecm motor surge protector, checked condensate pan, line and trap added condensate tablets, checked all water safeties return air temperature 74° , supply air temperature 60° , checked condenser motor, checked condenser coil found needs chemicals to clean, checked all electrical wires and connections, checked outdoor air temperature 88° , checked discharge air temperature 111 , checked freon level liquid line temperature 97° , suction line temperature 56° unit seems slightly low on refrigerant but will have to chemically clean condenser coil first AC CHECK #2: cleaned washable filter found dirty evaporator coil and clogged blower wheel, System will run for 5 min then shut down checked return air temperature 75° , checked supply air temperature 53° , checked freon level liquid line temperature 47° suction line temperature 37° , outdoor air temperature 88° discharge air temperature
Arrived on site and met customer at the door he showed me to his kitchen sink which would back up if you ran water through it. Gave customer the price to snake the line. He got a estimate from a different person for around $380 and went with that. Thank you for choosing Vito
Arrived on site and met contact went downstairs to the unit and saw it was backed up. Got my k-50 and cleared it from the shower going 25' ran water for 30 minutes and flushed the toilet multiple times to check for flow and everything was good. Informed the building that the drain was clear. Thank you for choosing Vito
Upon arrival customer concerns system is not doing anything. Checked system and found shut off switch is in off position. Flipped switch in and system came on and ran normally. At this time system system is operational.

HVAC PARTS REPLACEMENT: replaced condenser motor, under warranty, checked operation ac is now working cooling fine.
For this job I did a AC maintenance on a 2007 trane AC unit. Indoor unit I got a 14 degree split. I check 20x25x1 air filter provided by client and replaced it, my temperature increase by 1 so I ended up with a 15 degree split. I noticed air ducts being polluted with dust and will need a vent cleaning soon. Evaporater coils has visible signs of corrosion and likely to leak. Blower wheel amps have a reading of 4.6. Control board is functioning and communicating with system. Condensate line is draining properly I did a drain test and added condensate tablets. All terminals are intact and reading 24v. Run capacitor is reading within range. Outdoor unit 2007 trane AC. I noticed compressor had a delay and when it came on it has a loud buzzing noise. I checked compressor with megometer and reads caution level. Fan motor has signs of overheating and burns and client is well aware. Capacitor 40+5 Capacitor reading 40mfs. Contactor has 24v/230v. Condenser coil is filled with outside
Bathtub facet is dripping and cartridge is stuck place vacant and door is open: Arrived at the job site. The cartridges was broken inside the valve. Whoever was messing with broke it. It took me a while to get it out of it faucet a while to get it out of the faucet once I got it out of the faucet.i made sure I clean everything inside and grease it up for the new cartridge. Once I put a new cartridges I'll bring water open and close it many times to make sure it was no drip once I was not collected all my tools and clean out my work area thank yoy for choosing Vito.

Job Description: Dig up sewer and fix it.
Ac leaking in the attic. Found clogged 20x20x1 filter , found clogged evap coil and found clogged condensate drain line. I cut pvc to get access. I flushed line with nitrogen. Made the repair tested drain line with at least 5 gallons of water to ensure proper drainage. I vacuum all standing water. I cleaned the evap coil and added condensate tablets. Lastly the client provided new filters and I replaced it for her. She now knows where it goes. Overall the unit is running and cooling just not as efficient as it once was. The unit is reaching its life expectancy and I recommend in the near future to replace full system. Everything was running and functioning before I left and no more leakage. The client approved all the work for option #2. And I also signed her up for VITO VIP annual maintenance contract for both of her units. Thank you for choosing Vito services.
Arrived on site to look at an issue with no hot water, took a close look at the heater and found the pilot light was out, could not find any reason as to why it went out, relit the pilot and started the heater, told tenant to keep an eye on it in case it has more issues, cleaned up work area and left

THERMOSTAT BLANK checked thermostat found on and working ok checked furnace to locate any water safeties, found none, he told me it will cool then jump into heat mode, checked thermostat found it's in the auto position which heat and cooling can come, tried to remove that setting this particular thermostat it can't be taken out set cooling to 72° heat to 40° if problem still exists suggest replacing the thermostat maybe a nest Said it went blank when he removed the thermostat off the wall to see if they were batteries, found none Return air temperature 77° supply air temperature 62°
Arrived on site to do an inspection, inspected 3 bathrooms, 1 kitchen,1 laundry sink, and a water heater , found no issues with the drains or angle stops, cleared out the drain in the heater, checked out with customer, cleaned up work area and left

NO AC. Payne heat pump on roof. Need ladder. 402b. Found outdoor unit not running due to bad capacitor and bad contactor. Once I replaced both I ran the unit and the heat ran while calling for ac. Checked reversing valve on heat pump on the roof and found bad reversing valve. The unit holds about 10lbs of R-22. The repairs are not worth it due to the units age. The unit is 16 years old and heat pumps last only 15 years so we are at its life expectancy. I wrote down the option to repair but I don’t recommend repairing the system. I recommend replacing full system. I called the owner but could not get in touch. I will have office follow up with client on quote for full system replacement due to age, wear and tear and not performing. Office will need to collect $120 fee.
Arrived onsite, completed plumbing inspection. Noticed cracked plastic nut under kitchen sink on garbage disposal arm. Recommended replacement and customer accepted quote. Disconnected p-trap and used reducing Fernco to connect to trap and disposal. Ran kitchen faucet and checked for leaks. Used stopper to fill sink with water and released - no leaks present upon completion. Cleaned up and removed all job related debris.
Job Description: #301 leak into #201 leak from the bathroom above - Arrived at location for leaks coming from 301-201 unit. Once arrived unit 301 customer was outside and showed us his unit. His bathroom had backed up with grease water. Went and grabbed the k-50 and snaked his bathroom. Ran 35 but was not able to run more due to either a larger amount of grease or something stuck in there. Yes there is a large amount of grease in that main line and needs to be jetted. The k-50 was struggling to go through around 30ft. Put back ptrap and tested no back up occuerd. Went down to 201 to see where it was leaking, that's what the original was for. Multiple attempted to contact customer but nobody was home or no response from unit 201. * Highly recommend jetting to clear out large amount of grease in line *
Job Description: #103 wants us to come out and investigate a line to see if there is any back up - Investigated drain issue of #103. Notable findings include: •Toilet flushing does not empty bowl of water, but does not fill bowl either •lavy drains slowly. Will be recommending snaking lavy drain and one of the three following: replacing toilet, jetting stack to clear vent, or clearing sewer line underneath toilet.
NO AC CALL: checked condenser motor found runs briefly then stop , will have to order Condenser motor and check on the warranty status
I want to especially commend Andrew, who made a tricky diagnosis, and an even trickier repair, that included twists and turns and false sensor readings. He did this despite challenges that included the factory sending the incorrect replacement part and a thunderstorm. He also explained what was going on at every step, and let me know what to expect. The technician previously replaced a single-handle faucet fixture in the master bathroom shower last summer. With this cold winter, I couldn't get the shower water hot enough. The water could get warm, but not hot, even with the faucet turned to the maximum hotness. The technician removed a piece inside the faucet that limited the hotness of the water. Now, the water can be adjusted for a hotter shower.
