09/12/2024 NO AC checked AC found system off on the water safety safe - T - switch, cleaned and cleared blocked condensate line, added condensate tablets, checked operation, water is flowing and draining fine, do recommend added a ez trap to prevent this from happening again checked tempecrature split 76 return air temperature 59 supply air temperature
09/12/2024 I replaced both checks on sn 1626940108. Retested assembly and now it passed, will submit to W.S.S.C. results.
09/12/2024 Arrived on site. Walked through scope of work with Elaine. Opened wall in closet behind bathroom and could not access pipe. Opened tiles of wall in bathroom. Could not find leak in 2nd floor bathroom. Opened ceiling in 1st floor bathroom under 2nd floor bathroom. Discovered leak on water line elbow in joining wall and ceiling. Cut out water line and removed old leaking fittings. Cleaned pipe and fittings surfaces before applying flux and connecting water lines. Soldered all joints and returned water to home. Checked for leaks. Found no leaks. Cleaned up work area and removed all work related tools, debris, and equipment from site.
09/12/2024 HEAT CHECK checked and replaced filters 12x20x4 found 1 inch to small , checked indoor blower motor and wheel, checked inducer draft motor and flue pipe, checked all safeties and limits, cleaned flame sensor, checked temperature rise 40-70 hi 25-55 low return air temperature 69 supply air temperature 124 low fire , 74 return air temperature 140 supply high fire ARCOAIRE MODEL NUMBER F8MVL1102120A SERIAL NUMBER A110319097
09/11/2024 arrived onsite, inserted disposal wrench into garbage disposal bottom hole and turned. hit power switch for disposal and checked for proper operation.
09/11/2024 upon arrival of home I noticed the toilet in upstairs master bath leaking. gave customer options to replace, and rebuild toilet. customer would like to look over prices on summary of findings and go over it with his wife. customer will give us a call when they make their decision.
09/11/2024 Arrived on site. Boiler drain had some leak and condensate drain leaks from 90. Pipe is not fully inserted. Reconnected pipe to socket. Installed caps on boiler drains in order to eliminate potential drips. Cleaned up work area and removed all work related tools, debris, and equipment from site.
09/10/2024 Examined area of concern by customer. Customer has purchased new faucet and would like it installed today. Gave customer investment option. Replaced filter for customer at no cost. Removed existing Grohe faucet and installed new Grohe Zedra SS faucet per manufacturer specifications. Repressured water supply to fixture and tested for proper functionality. There are no leaks present on any connection points and faucet is fully operational. Demonstrated functionality to customer and cleaned area thoroughly. Thank you for choosing Vito!
Commercial Water Shutdown Sep 11, 2024 arrived at location to do work, but wasn't able to get the combo for the lock, our dispatcher says she email it too the lock code but I took a picture of the email sent over this afternoon, will have to come back tommorw to do work
09/10/2024 Examined area of concern by customer. Performing Preventative Maintenance Plumbing Check today. Tenant answered door and refused me access to home. After speaking with tenant, tenant allowed me to enter home through rear and inspect water heater only. Tested water pressure from water heater. Water pressure in home is 60psig. Flushed water heater for duration of inspection in effort to remove built up sediment and minimize calcification buildup in tank. Flushed directly outside. From back of home hose bibb, performed Water Quality test. Chlorine levels are ideal with a reading of 2.2ppm. Hardness level is Moderately Hard with a reading of 4GPG. 09/10/2024 arrived on site for a customer who has a leaking not sure where it's coming from customer showed me area of concern in basement and said water is coming from the meter notice a wssc ticket on it meaning it belongs to the city confirmed water was leaking thru the meter it self. then customer said they have a leaking hose bib that was leaking inside the house and in his crawl space so he shut the water off to the hose bib explained to customer that I will have to call wssc and see if the meter is under there responsibly wssc said they will send a tech and take a look at. gave customer investment options for a new hose bid and for confined space customer agreed on standard hose bib and confined space with a helper look around in the crawl space and found no piping going into the crawl space then found nothing meaning the pipe was upstairs and have to cut out dry wall brought to customer attention and said it was ok when trying to locate hose bib cut out a few spots and didn't f
09/09/2024 I returned today to do a coil clean on the outdoor unit. I cleaned coil with chemicals and hosed it down with water. I put unit back together and checked operation and all working properly as of now. I checked my temperatures and got a 19 delta T. I called client to collect payment but got no answer the office will need to collect $382.00
09/09/2024 Examined area of concern by customer. Performing Preventative Maintenance Plumbing Check today. Water pressure in home is a steady 65psig with multiple fixtures in operation. Water Heater is less than a year old. Documented installation and water heater information. Customer concerned about WSSC not inspecting yet. Explained to customer, we do not control WSSC Personnel but a permit was pulled and WSSC Personnel will contact them regarding installation at unknown time. No issues in laundry room. Main floor hallway bathroom has no malfunctions. In master bedroom bathroom, cleaned pop-up assembly. All other areas are good. Spoke to customer regarding Moen Magnum Cartridge replacement signs. Upstairs hallway bathroom is in good condition. All Kohler toilets in home with tilt flappers. Kitchen area is fully operational with no leaks present on any connection points. Customer states since kitchen was remodeled in 2002, the water tastes funny. Performed Water Quality test in kitc

09/06/2024 arrived at the job site. the condensation line had a cut on the T. for me to do the job I had to get in unit #102 #201 #202. I repipe unit #201 and #202 and cut above the T in unit #202 and below unit #102. everything was don't with PVC. after I was done I flush water to make sure everything was working properly and it was no leak. once I was done I collected all my tools and clean in all units .
09/06/2024 Examined area of concern by customer. Customer states hot water pressure in home drops during usage and demonstrated in kitchen. Basement bathroom hot water pressure appears better but cold water pressure is still stronger. Inspected water heater and flicked switch on timer box on wall and water heater began heating. Heard water heater heat up numerous times onsite today and hot water is very hot. Existing water heater is 19yrs old and from conversation with customer, assumption is that water heater has never been serviced. Gave investment option to service water heater today, however, with existing water heater age, there is a low chance of rectification. Formulated investment option to replace 50g electric short water heater. At this time, belief is that buildup inside tank is restricting outlet. 09/06/2024 I arrived at my customer home for parts replacement I removed and replaced one blower fan motor and main control board check all amp and components run AC and heat systems working properly at this time
09/05/2024 AC MAINTENANCE ON ONE UNIT. Upon arrival on site there was nobody home or living there right now. The house was getting worked on. The unit is In the basement, I checked filter and it had been replaced already. I checked the indoor blower wheel motor housing compartment and found okay I checked blower capacitor and found within specs. I also checked blower amps and found within manufacturer recommended. I checked the evaporator coil and noticed a fungal outbreak cultivating within the unit and circulating back into the air. I checked Safe T switch on Condensate drain line and found working I flushed drain line with two gallons of water and found draining properly as of now. I checked Condensate pump and found okay. I checked every other limits and safety and all wiring and connections found okay. I got a return air temperature of 69 and a supply air temperature of 51. I checked outdoor coil and found dirty and in need of a chemical cleaning. I checked the outdoor temperatu
09/05/2024 I arrived at my customer home for a dehumidifier replacement I removed and replaced one dehumidifier reconnect all power and drain pipe check the full system dehumidifier working properly at this time 09/05/2024 customer paid in full by check
09/05/2024 NO AC said AC went out when a storm came thru, checked thermostat settings found calling for AC no fan or AC operating, checked furnace found 3 amp fuse blown, checked low voltage wire found a rodent chewed on the the 2 wires inside the wall going to the condensing unit, had to replace thermostat wire and patch up the hole in the wall the rodent created, checked temperature split 71 return air temperature 51 supply air temperature AC is now working cooling fine.
09/04/2024 cross exp repiping remove 15 galvanized pipe 2" end to 101 unit, replaced completely a/c conversation and run new 1-1/2 pipe down to the basement
09/04/2024 Examined area of concern by customer. Customer states diverter handle became too tight to turn. Customer disassembled diverter "handle and removed stem and screwed back into port exactly as it was removed". Requested customer to operate water supplies in tub while I viewed system through access panel. Customer engaged cold water and I immediately viewed water leaking from diverter stem inside wall. Went into tub area and removed handle and escutcheon to access stem. Placed cowbell tool on stem to remove and stem is already loose. Did not remove stem. Screwed stem in completely with tool and engaged water supply to retest fixture. System is not leaking from any connection points. Tested diverter movement and all is smooth at this time. Made customer aware of today's findings and made customer aware there will be no repair investment today, only a dispatch fee. Thank you for choosing Vito!
09/04/2024 upon arrival of home I noticed water dripping thru garage when upstairs master bath tub is ran. removed drain and reapplied putty seal . ran installed tub drain and drain water water for testing. there was no more drips . explained to customer that if this didn't work we would need to tear thru tile and rectify issue that way. fortunately the ISSue was resolved by reapplying seal.

09/01/2024 arrived on site for a customer who has a sewer line backed up customer showed me area of concern and turns out to be a outside floor drain after last rain drain slow qouted customer to snake floor drain and customer agreed started by seeing snake down went a total of 25ft when the water drained down then used hose and ran water and as of ticket completion no back ups occurred removed all work related materials thank you for choosing Vito.
08/30/2024 Today, I arrived on site to address air flow issues reported by the customer. After inspecting the system, I found that it was turned off due to a problem with the condensate pump. Here is a summary of the repairs, replacements, and additional services that I recommend: Repairs: Cleaned the clogged condensate pump, which was causing the system to shut off. Flushed the condensate pump with a mixture of 2 gallons of water and vinegar to remove any remaining debris. Replacements: The condensate line is in poor condition and should be replaced to ensure proper functioning of the system. The condensate pump is making unusual sounds and should be replaced to prevent further issues. Additional Service: The system is currently back on and cooling properly. Please note that the condensate line and pump replacements are necessary to maintain the system's efficiency and prevent future problems.
