Regular Maintenance: System is a 2010 90% Duel fuel Furnace/Heat pump. Checked all components for proper operation found no issues with components. Secured any loose wires and checked for dirt and debris. Found blower is slightly dirty and needs to be cleaned, evaporator coil in good condition. System does have an Humidifier. Checked condenser unit for proper operation. checked all starting components and refrigerant levels found system in good condition. Final cycled system at the time system is operational.
Fall HVAC Maintenance: System is a 2018 90% Furnace/AC. Checked all components for proper operation found no issues with components. Secured any loose wires and checked for dirt and debris. Found blower in clean along with evaporator coil. System does not have a Air Scrubber but does have a Humidifier. Checked humidifier pad and found it is old. Customer want to replace it today. Replaced pad and cycled humidifier. Humidifier is operational without leaking water. Final cycled system at the time system is operational. Collect $206 by check
New Water Heater, Toilet Installation: arrived on site to install new gas heater and rebuild toilet chimney people was already on site and had the liner ran down and was waiting for us to drain the heater and move it turned off water to house and gas to water heater and removed then connected transfer pump and started draining heater. while draining started working on toilet removed supply line and removed tank from bowl removed old tank to bowl gasket,fill vlave,flush valve and Handel then placed new toilets parts in per manufacturer specs and connected tank back to bowl once heater was drained cut out and removed and once out brought new heater in and set in place and connected gas and turned on then let chimney people finish the flue pipe and seal the hole once done started dry fitting water lines,mounted bracket and expansion tank and once all fittings lined up marked and pressed all fittings once pressed turned water back on and tested for leaks as of ticket completion no leaks we
I returned to my customer home to do a full system flushing I flushed earth loop for 1 hour I checked 410a pressure 400 PSI on the high side 300 PSI on the low side I checked all amp and components indoor remove and replace air filter check all vents indoor coil humidifier thermostat supply temperature 131.6 degrees return temperature 76.6 degrees water source heat pump working properly at this time.
Today, I arrived on site to perform cleaning and install electric heat. Collected payment for my work, excluding the duct cleaning portion. Pulled and cleaned the blower wheel and housing. Replaced the electric heat component. Pulled and cleaned the evaporator coil in the frame. Noted that the furnace is experiencing short cycling. Discovered several drill holes in the supply duct, allowing air to escape from the furnace. Suggested foaming the area, although the duct would need to be pulled out for proper repairs. Observed significant bacterial growth; recommended installing a UV light for better air quality. Mentioned that air handlers in closets are prone to humidity issues.
Performing Preventative Maintenance Plumbing Check today. Water pressure in home is 70psig. Water Heater is 22yrs old. Drain to water heater is broken and cannot be flushed at this time. 1in water service line comes up out of concrete and wraps around water heater, making replacing a difficult task. Spoke to customer regarding situation and continued maintenance check. Basement bathroom is in good condition with no malfunctions. Powder room on main floor is good. Upstairs hallway bathroom is in great condition. Bedroom bathroom is good with exception of sink not draining. Cleaned out pop-up assembly at no cost to customer today. Kitchen operates great with no leaks. Performed Water Quality test in kitchen. Chlorine levels are excessively high with a reading of above 11ppm. Hardness levels are HARD with a reading of 8GPG. Made customer aware I am concerned with Water Quality and began formulating options for replacing aged water heater and improving water quality in home. Went through o
arrived onsite, customer has leak in basement bathroom ceiling. cut out large amount of drywall in ceiling and wall to expose 1/2" copper cold supply line with small pinhole. pipe was in ceiling next to bathroom entrance/door. first, tried using a steel repair clamp to no avail - pipe was still dripping out the sides of repair clamp. next, turned off water to home and ran faucets to drain water from lines. cut out small section of the pipe in question. cut new piece of copper pipe and connected it back to the existing pipe with 2 couplings. pressed all connections. turned water back on to home and checked for leaks on newly installed pipe. cleaned up and removed all job related debris.
Today, I arrived on site for heating maintenance. Customer reported furnace shutting off frequently and not heating properly. Upon startup, a loud bang was heard from the unit. Observed improper combustion during the inspection. Noticed temperature split exceeding 70 degrees, causing the unit to shut off. Found gas pressures on the furnace to be too high. One supply vent was closed; opened it to improve airflow. Adjusted gas pressures to optimal levels. System ran for over 20 minutes with a 50-degree temperature split. Currently, the system is heating properly.
Toilet Is Overflowing: Arrived. Master bedroom bathroom toilet is clogged. Assessed area and gave customer investment range to restore flow in area. Clog was located locally and cleared. Tested remainder available drain in area and flushed toilet numerous times to ensure flow restoration. Flow is fully restored in area at this time. Thank you for choosing Vito!
arrived onsite, customer showed me copper pipes in basement. she informed me they had been sweating. I advised her it was just condensation from the warm air in the basement and it is a non-issue. customer wanted quote on installing a new pressure reducing valve. I also noticed a steel drain for a bathtub on the 1st floor which I recommended replacing. gave customer summary of findings form with estimates for both tasks.
Reseal Toilet: arrived onsite, examined area of concern - did not see any water coming out from sides of toilet bowl after flushing. also looked at other nearby fixtures and did not see any issues. customer will call us back if problem reoccurs. also tenant/owner situation - owner was not onsite to provide payment so I advised him to call our office to pay.
HUMMING SOUND CARRIER 80% GAS FURNACE 2010 Upon arrival the client advised me that she heard whistling noise coming from the furnace when the "Washer" was on and running. I turned the fan on the, on position and it ran. I called for heat and the Inducer draft motor ran and it had a loud noise at the start up. The inducer draft motor was pulling max 1.4 amps. The barings of the Inducer draft motor are worn and no longer reliable, the inducer can go at any moment. The client heard the noise even without the washer being on this time. However the unit came on and it ran. I got a return air temperature of 84 and my supply air temperature is 144. I checked and the replaced both of her filters and checked all amps found okay. The unit is running and heating as of now. Option #1 Replace the Inducer draft motor including the flame sensor and ignitor Inducer draft motor $2200.00 Flame sensor and Ignitior $800.00 Parts are 3-5 business days. Option #2 Due to the age of the unit

arrived on site for customer who had a running toilet and will like a qoute for a new water heater customer showed me area of concern first of the toilet said toilet runs alot taking a look notice water does over fill and over flows the flush valve tried adjusting the height and water stopped and was filled but can heat water still filling recommend a full tank rebuild. when looking at heater customer concern is the heater Is old and she feared it might burst looked at heater and water heater is from 2006 making it 18 years old heater have a life span of 8-12 years if maintenance properly customer also mention how long the heater takes it heat up as well also notice cheminy doesn't have a liner and doesn't have the proper size venting after confirming with our cheminy people they said line does need a liner. talked to customer about my findings and gave investment options and told customer went with option 3 told customer we will order the heater and toilet parts and have it ready for

Today, I arrived on site for a heating maintenance check. Found the filter slightly dirty and replaced it. Inducer was making a light buzzing noise but amping properly. No condensation was present in the housing. Blower wheel and housing are in good condition at this time. Noted a hard start sound when the blower starts. Blower capacitor is functioning properly. Temperature rise is good, and the furnace is heating effectively. System lacks humidity control. Discovered an object over the duct that was rattling; removed it to eliminate the noise.
Heat Pump Not Working: Today, I arrived on site to address a no heat issue with the heat pump. System Condition: Found a dirty filter. Ducts are dirty and in need of cleaning. Air handler evaporator coil requires cleaning. Blower wheel and housing also need cleaning. Electric heater kit (5kw) is not operating, likely burnt out due to air restrictions. Recommendations: Discussed duct cleaning with the owner. Suggested replacing the electric heat due to the current failure. Recommended a deep clean of the air handler after duct cleaning. Advised adding a surge protector to the unit to prevent further damage from electric heat failure. Heat Pump Observations: Outside heat pump needs cleaning. Pressures are dropping, but head pressures remain stable, possibly due to a dirty evaporator coil. Filter replacement is necessary, considering the outdoor temperature. Capacitor and contactor are functioning but should be replaced every 5 years. Noted that the heat pump lacks surge
No Heat Unit Will Not Turn On: I arrived at my customer home for outdoor heat pump not running I did a full system check and found outdoor fan and compressor not running someone else replaced a 35 UF for a 45 UF dual capacitor customer say system run for 2 days and shut down I recommend a replacement of compressor and outdoor fan or replacement of the entire outdoor unit or the full system customer like an estimate for just the outside unit I provide an estimate for replacement system not working at this time customer will call back when ready.
Repair Floor Drain: arrived at the job site and made my material list to start the job, once I got my materials I started cutting the 2" steel pipe to make my connection. also cut the 3/4 PVC pipe that had to be reconnected to the 4x2x3/4" that had to be reconnected. extended the 4"pipe more to cover the 2" condensation drain line. once I was done I collected all my tools and cleaned my work area. arrived on site for a plumbing maintenance started by flushing while flushing inspected all plumbing in the house notice heater is from 2012 but was installed in 2015 placed hose in sump pump pit and started flushing notice out was filling but sump pump wasn't pumping meaning we have a bad sump pump placed hose in toilet and continue flushing saw customer had a gas tag on the furnace and Washington gas says leak was coming from the flame sensor. inspected all other plumbing in the house and found no issues talk to customer about findings today and gave investment options and also a bundle option customer said she will talk to her mother and told customer that if they call us by Friday we can Honor the bundle price but if not the original qoute will be in affect customer will also ask about finance wrapped hose up than you for choosing Vito. note: left customer qoute and after talking to her mother she will call us back
GAS LEAK PER GAS COMPANY checked furnace found gas company red tag saying leak at the appliance, inoperative appliance on January 9 , 2025, found furnace running with no problems , checked for gas leak did not find any , checked flame sensor found nothing wrong with it normally when there's a gas leak at any appliance they would shut the gas off at the meter and locate leak, then tell the homeowner to contact your HVAC contractors GOODMAN MODEL NUMBER GMS80804BNBD SERIAL NUMBER 1609098684
