Leak From Condensate Line in Closet 07/24/2024 arrived onsite, ran unit G shower and water leaking onto bathroom floor from pan. unit G resident left so we will need to come back when they are onsite to make repair. called unit C landlord Jackie and informed her about situation. need to do more investigation but it is likely a waterproofing issue or a crack in the plastic shower pan which would then need to be replaced.

Local Plumber Call Kitching Sink Backed Up 07/18/2024 upon arrival of home I noticed that the kitchen drain was clogged. with the customers consent I snaked the drain and ran about 35 feet. pulled back minimal gunk. advised customer to run dawn the drain with hot water every so often . reinstalled trap and ran water for testing. found no further failures.

Plumbing Maintenance 07/16/2024 arrived on site for a plumbing inspection started by flushing heater while flushing inspected all plumbing of the house customer has 1 kitchen and 1 bathroom as for today inspection found that angles stops in the bathroom are hard to turn and the flapper in the toilet looks old brought to customer attention and customer went with getting them replaced. shut water off to unit and drained house once drained removed faucet supply line and removed old angles stops then placed new angle stops and tighten down turned water back on and tested for leaks as no leaks were found connected supply lines again then removed old flapper and installed new flapper per manufacturer specs as of ticket completion no leaks were found cleaned up work area and all work related materials thank you for choosing Vito. note: flapper warranty for 30 days angle stops warranty for 90 days

07/12/2024 We were out here last week for same issue. There is a high pressure switch lockout code on communicating thermostat. After resetting system it appears to work normal (just like in our previous visit) After going through the past 0 error alerts on the thermostat I noticed the high pressure switch opens daily on random times and even locked out for 4 hours at times and it resets itself. Based on these observations I believe we are dealing with a defective high pressure switch. There is no error code for fan motor failure or any other part. Cost of high pressure switch replacement approximately $2000 Customer inquired about replacing system instead to which I advised it would be a good option due to 14 year old heat pump no longer a reliable age. Comfort advisor to come out today

07/10/2024 OUTDOOR UNIT MAKING NOISE checked condensing unit found bad capacitor, and it shorten the life of the condenser motor ( over heated it ) replaced part checked operation condensing unit is working fine at this time. AC Leak Search 07/10/2024 arrived. searched over system with UV light. no leak detected at this time in either coil or the line set. line set outside does have minor bends due to the rocks but all look good. temp inside at arrival 70

Plumbing Quote to Install New Toilet 07/10/2024 upon arrival of home customer specially wanted an estimate to replace basement toilet. customer has a one piece toilet that he wants to get rid of. explained to customer that we have a special on the installation of the toto drake which also includes haul away of old toilet. the investment price for the toto drake would be $999. I also gave the customer the price to install a customer supplied toilet of $601. customer then showed me pics of flange underneath toilet where as he said his handy man said that it would need to be repaired. the flange is raised a bit too high and will need to be lowered . gave customer estimate of $500 to $800 to repair flange depending on extent of work. customer said he will call us once he has toilet. customer also said that office told him the diagnostic fee would be waived because he just wanted an estimate .

AC Working But not Cooling 07/05/2024 Today, I arrived on site to address the customer's no AC issue. The customer mentioned that the thermostat displayed a note indicating that the system had shut off due to high pressure, resulting in a 4-hour lockout. After checking the unit pressures, I found that they were within the normal range. Here is a summary of my findings: Unit pressures are great, with readings of 319/140. At the time of inspection, there was no high pressure detected. The system is cooling properly, as evidenced by a supply temperature of 57. The unit does require cleaning, which could improve its overall performance. Based on these observations, I recommend the following actions: Perform a thorough cleaning of the unit to enhance its efficiency. Monitor the system for any future occurrences of high pressure and lockouts. Advise the customer on regular maintenance to prevent similar issues in the future. 07/05/2024 upon arrival of home customer showed me a opening behind first floor shower in the wall that showed water marks on the wood. explained to customer that I would need to open wall. customer said she will get her painter to open the wall and get back to us if they see any leaks.

07/05/2024 upon arrival of home customer explained that she wanted an estimate for her 50 gallon gas heater. gave customer estimate of $2939 plus $90 for service plan. without service plan heater will be $3400. customer said she was gathering estimates so she can have her heater replaced in mid March

Loud Noise in Pipes 06/24/2024: upon arrival of home I noticed that there was banging in pipes throughout home when water is ran. I checked pressure to home via outside spigot and noticed that the the pressure was over 80. which is considered excessive. excessive pressure can cause pinhole leaks, leaking faucets and leaking water heaters. i explained to customer that the issue could be rectified with a pressure reducing valve. gave customer price and options without Vito VIP service plan and with active Vito VIP service plan. customer would like to check around for prices and get back to us.

Plumbing Maintenance 07/01/2024 arrived on site for a customer who wants there water heater flushed look at site history and customer renew plan with us to did her plumbing inspection today started by flushing heater while flushing inspected plumbing in the apartment customer only has 1 bathroom and 1 kitchen house pressure is at 64 psi and as of today inspection found no issues in the plumbing as of today inspection let heater flushed for awhile longer then wrapped hose up thank you for choosing Vito.

Rebuilt 2 Back Flow Preventers 06/28/2024 I performed rebuilds on the backflow for the car wash ( sn 111063) and one for the domestic (sn 104268). I then tested each assembly and got passing marks for both. We will inform W.S.S.C.

AC Working But Not Cooling: 06/27/2024 Arrived. Temp split was 7. Went outside suction pressures was 90. System was low on charge. Added leak seal and 3 lbs of 410a. System is cooling properly at this time. I would scedual a return visit in 2~ weeks to check for leaks. R-410a Dye, Leak Sealant, and recharge; Includes adding of the r-410a dye, refrigerant small leak seal and up to two pounds of refrigerant

Plumbing Call Leaky Faucet 06/24/2024 upon arrival of home I notice that the upstairs master faucet was leaking constantly. gave the customer a few options . customer decided to just have faucet stems replaced. will retrieve parts and return. customer paid a quarter as a deposit.

Plumbing Call Leak Coming From Upper Level Pipe 06/21/2024 upon arrival of home I noticed that there was a leak in the garage when the powder room toilet was flushed. with the customer consent I pulled the toilet. I noticed that the toilet flange was lower than the floor by at least 1/4" . the flange needs to be above the floor. explained to the customer that replacing the wax ring was just a temporary fix and that the flange will need to be replaced sooner than later. gave customer the price of $1250 to replace flange and piping pass closet. the piping has been covered in waste because this leak has been going for a while now. customer said he will get with his sister and give us a call next week. we look forward to hearing from you.

Plumbing Call Outside Hose Bib Leaking 06/21/2024 upon arrival of home I noticed that when the front hose bib shut off valve was initiated it would leak. after further observation I noticed that the leak was from the bleeder cap being opened. tightened bleeder cap and there was no leaks. customer stated that they had no issues present at the time.

HVAC Call Not Cooling 06/18/2024 I arrived at my customer home on 06/18/24 for no air flow upstairs I did a system check and find the damper closed I reopened all zone dampers system working at this time.
