Arrived on site and met customer outside she took me inside where there was a leak in the ceiling. Gave customer the price she had told me that the dispatcher had told her that it would be $48 just to cut open the wall and do the search and then we would charge her to actually fix the problem. I informed her thats not how it worked and I would have to charge her to actually do the search and she declined. Thank you for choosing Vito

Edwin was extremely professional, demonstrated his knowledge of plumbing each and every time he was checking each room step by step. He checked under all sinks, toilets, showers / bathtubs as well as the laundry room piping He ran the waters for each sink and bathtub, as well as flushing every toilet to verify all were working properly. I followed along and felt very comfortable asking questions to which Edwin's responses were clear and confirmed that I understood. I am hopeful that come next year for the annual checkup, in requesting that Edwin be the employee to come out will be honored!
Estimate to rebuild water lines
Arrived on site for a service call. Customer reported that the faucet was loose and the handle had shifted. Upon inspection, found that the mounting screw had come loose, allowing the faucet body to move. Re-aligned the faucet and handle so the customer can access the handle properly. Tightened down the mounting nut securely. Applied some silicone around the base to help prevent it from coming loose in the future. Customer was shown the work and is happy with the result. Customer also mentioned they will call the office regarding the toilet that was rebuilt by the last technician. Thank you for choosing Vito!
During our service visit, we performed preventive maintenance on a cooling system that is one year old. We confirmed that the temperature split is at 22 degrees and determined that the filter does not require replacement at this time. The evaporator coil was found to be clean, and the ducts are in satisfactory condition. Additionally, the drain line was inspected and cleared of debris. Our assessment noted that there are two manual dampers in the system; one of these dampers, which has a long plenum and only two taps, is currently closed. We observed that this configuration could lead to significant air loss when attempting to cool those areas. Overall, the system is operating at optimal performance. We recommend the addition of a surge protector for enhanced protection of the unit.
HVAC Parts Installation: Returned and installed new control board after installing board found blower motor is bad and need to be replaced. Expedited part. Arrived. Found condensate pump spitting water everywhere. Re-checked lines, which were clear. I could blow throw the line. Pulled condensate pump apart and checked for obstruction on the pump side found none. It's just swishing water around and spitting it everywhere. Need new condensate pump. Ordered condensate pump and replaced condensate pump. Use power on floor to help absorb water on floor and inside unit brushed and vacuumed access. Tested new condensate pump with 8 gal of hot water. System operating properly at this time. Spoke with supervisor. Waive all fees.
Arrived on site. Spoke with Susan and was informed water heater flushing is conducted by HVAC contracted company. Checked operation of all faucets, pop-up assemblies, drains, toilets, fill valves, anglestops, and shower diverters. Found no leaks present. No backups, partial or otherwise to note. All anglestop valves operational and functional without leak. All drain stoppers working and engaging correctly. All faucets of fixtures mixing water and Allow for isolation of hot or cold water. All toilets reseating upon flush and all fill valves set at appropriate water levels. Fixtures checked include 2 bathrooms in top floor, 1 kitchen and 1 half bathroom in first floor, and 1 bathroom in basement.
Arrived on site for a plumbing inspection. I began by flushing the water heater. During the process, the customer mentioned that the hot water throughout the home doesn’t get hot enough. After completing the flush, I waited for the heater to fully heat up. The water heater is set to the maximum temperature. When checking the hot water outlet pipe, it was hot to the touch; however, the mixing side was noticeably cooler. I attempted to adjust the mixing valve, but it was very hard to turn. I stopped to avoid damaging it and advised the customer that the mixing valve likely needs to be replaced. The customer also mentioned that during previous maintenance visits, she brought up the same issue to other technicians. However, she was always told to turn up the water heater temperature, and the mixing valve was never addressed. She said I was the first technician to bring up the valve as a potential cause. Customer will consider replacing the mixing valve and will contact us if she decides

Scope of Work: Remove the existing toilet flange, which is currently sitting below the finished tile floor. Install a new flange at the proper height to ensure a watertight seal with the wax ring. Reset the toilet and test for any leaks to ensure proper installation. Clean up the work area and remove all work-related materials upon completion. Notes: The previous visit is to be credited to this job, as the issue (leaking toilet) was due to the flange being installed below the finished tile surface, causing an improper seal. I arrived at my customer home for a reservice I did a full system check and found compressor and lock mode I run 20 minutes of cold water on compressor to get it to unlock systems I do recommend a hard start and search protector for that unit system working at this time.
Installed new AC, Indoor and Outdoor Unit, job passed inspection
Arrived onsite, resident in 2nd floor unit directly below unit M has a slow leak coming from toilet area. Called owner Derrick Harris and recommended pulling the toilet in the hallway bathroom of unit M and replacing the wax seal. Owner accepted the $449 quote over the phone (he was not on-site). Pulled toilet and noticed that a PVC toilet flange spacer was there and it was not secured to the subfloor. The existing flange was below finished floor and that is likely why the spacer was in place. Removed the spacer and installed 2 wax rings to make up for the height of the existing flange. Reset toilet and tightened closet bolts. Reconnected flexible water supply line and turned water on to toilet. Flushed toilet multiple times and checked for leaks. Cleaned up and removed all job related debris. Advised Mr. Harris that resident below should wait a couple of days for residual water to go away but if it is still leaking by Friday then we will have to come back and repair the flange itself.
Leak on the hose bib turns out to be the vacuum breaker cap was loose tighten up and no more leaks were found thank you for choosing Vito.
Checking on water heater per customer request, flushed water heater tested temparatures
Arrived onsite, replaced basement toilet fill valve. Also recommended replacing flexible supply line and Aquapiston mechanism which customer accepted. When turning water back on the existing seal failed so I needed to replace that as well. Flushed toilet multiple times to check for proper operation. Cleaned up and removed all job related debris
Backflow Prevention Testing: We tested two backflows preventer devices and both passed, will pass along test information to wssc
For this job I did an AC check on a 2012 Bryant AC Indoor 90% furnace. Evaporator coil has no leakage or corrosion. No mold detected. Blower wheel has dust cultivating on fan blades due to air vent being polluted with dust and is in need of a blower wheel clean, also a vent clean. Client is aware. Client already changed air filter. Control board is functioning and communicating with system. All wires are intact. Terminals have 24v got a temp split of 19. Outdoor unit 2012 Bryant I noticed coils are clogged with outdoor debris and in need of a lvl 2 coil clean. Fan amps .54 Compressor amps reading 5.0 Capacitor is burnt out and reading below recommended MFS. Client is aware I made it my recommendation to change it. At this time client was options emailed to her to talk you it with Mr. tenzer.

For this job I did an AC check on a magic pak system upon arrival client told me thermostat setting has been touched by previous tenants. I checked out the thermostat and corrected the settings. Although it's on the contactor needs to be changed as it's pulling under 240 and 24 v. Condensate pump /EZ trap is functioning, and I drained it. Compressor is hot and It needs refrigerant client left so she needs this emailed to her. Capacitor is reading in range. I sent check list to client.
Customer called in regarding a busted pipe. Customer stated that last night he noticed water coming from the ceiling. He shut off the water to the house and showed me the area where he believes the leak originated—from the laundry room. Customer also mentioned that he noticed the washing machine was full of water and the pan had overflowed. I informed the customer that I would turn the water back on to determine the source of the leak. After turning the water on fully and allowing the pipes to fill, I observed that the water meter stopped spinning. I then checked the washing machine; the valves to the washer were off, and I found no issues with the plumbing. I advised the customer that this appears to be an appliance issue. For some reason, the washing machine allowed water to fill up and overflow into the living room. Thank you for choosing Vito.
