Local Plumber, Running Toilet Leaking: upon arrival of home I noticed that the toilet in the hall bath leaks from tank to bowl area , also the fill valve is older. recommended replacing toilet and customer agreed. will come Friday to install.
Today, I arrived on site for heating maintenance on a two-zone system with two furnaces. Basement Furnace: New furnace and ducting inspected. Checked for rust and system performance; all within proper unit specifications. Adjusted thermostat wires resting on the flue pipe, securing them away to prevent overheating. Moved wires above the flash shield to avoid potential melting. Recommendations: Indoor Air Quality: Suggested installing a humidifier for better humidity control, enhancing comfort during heating ($1375). Recommended the Air Scrubber by Aerus for improved indoor air quality, reducing viruses and contaminants ($1300). Surge Protection: Advised adding a surge protector for the blower motor to safeguard against electrical issues ($200). Maintenance Tips: Suggested keeping the condensate pump clean; using vinegar in the drain line can help maintain clarity and cleanliness. Local Plumbing Call, Leak Coming From Tub: upon arrival of home I noticed that there were water marks on the ceiling in the dining room . I then checked the upstairs bathtub. noticed water leaking from tub spout. opened back access panel and noticed water pouring in wall while tub spout is engaged. with customer consent replaced tub spout and checked for leaks . found no further failures.
Commercial HVAC Call, Leaking in Bathroom Behind Wall to Floor: Met customer at the door he showed us his bathroom that had water pooling near the baseboard. we cut open a hole and found that there was water behind the wall. but when we went to the adjacent unit the homeowner said that her husband would have to be there for us to gain entry and continue our investigation. So the homeowners are going to have to reschedule with us to find the best time for us to come back out and investigate both units. Thank you for choosing Vito
Local Plumber Call: Faucet recently installed flooded kitchen when operated. Inspected undersink and located pullout hose dangling in floor of cabinet and security clip sitting next to it. Secured clip and operated faucet. No leaks undersink and clip stayed secure. Thank you for choosing Vito!
Backflow Preventer: Went to job and looked it over. I called Tim and he sent me a copy of the violation. After reading through that I called the inspector and went over what needed to be done. I removed a problem "y" splitter that had previously feed a soap dispenser that has since been removed. I also got the the info to repair a damaged backflow preventer for an exam room sink/ tub. I will repair the backflow preventer and then call the inspector back, he said he would then come and re inspect. I spoke with Tim and told him the next steps, I will make this a quote and include today's work in the quote.

09/16/2024 upon arrival of home I noticed that the shut off valve by the powder room toilet was leaking. replaced valve and cpvc snapped in wall. replaced cpvc water line ask a courtesy to the customer . restored water and checked for leaks . found no failures.
09/13/2024 I arrived at my customer home for a one system heat maintenance outdoor temperature is 78 degrees at this time customer like his/her thermostat set between 65 and 80 degrees in the home I adjusted customer thermostat five degrees above the room temperature in heat mode I check all amps and components indoor and outdoor water heater rust around the bottom edges and tank swollen heat working properly at this time
09/11/2024 I arrived at my customer home on 09/11/24 at 9:30am for a two systems Ac maintenance outdoor temperature is 70 degrees at this time customer like his/ her thermostat set between 65 and 80 degrees in the home I adjusted customer thermostat five degrees below the room temperature in AC mode customer provided all air filters I flush both drain pipe and drain pump check all amps and components indoor and outdoor both systems working properly at this time.

I then noticed that the fill valve and flapper had failed. with the customer consent I replaced fill valve and flapper . restored water and checked for leaks . found no further failures. customer was not interested in having toilet replaced at the time .

09/06/2024 Today, I arrived on site to verify a noise coming from the HVAC unit. However, during my visit, I did not hear any noise and did not listen to a video. I cannot confirm if the noise was coming from the HVAC equipment, but if it was, it could have been from the blower area. I removed some metal debris from the blower compartment, and the blower seems to be operating normally with proper amps. Here are the observations and recommendations I made during my visit: Noticed a significant amount of sweating on the unit. The unit's ductwork needs to be wrapped, as ductwork will always sweat in the summertime. Observed some buildup under the furnace inducer. It is recommended to check the furnace in heat mode. The filter has been replaced, and the unit is cooling with a 20 split. Noticed oil on the suction line and could smell the oil, indicating a noticeable smell of refrigerant. Used bubbles in the line and did not detect any leaks. In addition to the HVAC unit, I also notice
08/30/2024 arrived onsite, met unit C owner Jackie Mendez. viewed leaking 1.25" copper pipe with repair clamp in ceiling of laundry room. traced line and determined pipe to be a supply line for the whole tier. turned off main water gate valve in hallway access panel. opened faucets in unit to drain down water lines. picked up necessary equipment and material. cut out piece of copper pipe where pinhole was. cleaned and deburred existing pipe. took measurements and installed new pipe with 2 couplings. cut out 2 x 4 in way of pipe. pressed all connections. turned water to tier back on and checked for leaks. bled air out of faucets. cleaned up and removed all job related debris.
08/29/2024 upon arriving to my customer home AC systems working customer ask to provide pricing for replacement.
08/28/2024 arrived onsite but no one there in apartment C. also went to apartment G above which has been fully renovated so cracked shower pan no longer an issue. spoke with owner of unit C, Jackie, who will meet me Friday at 9am to repair leaking copper pipe in laundry room ceiling. management to inform residents of temporary building shutdown on Friday 8/30 at 9am
08/28/2024 upon arrival of home I noticed that the fill valve and flapper needed to be replaced in the upstairs hall bathroom. also the supply line and stop were both leaking. I replaced fill valve and flapper with customer supplied parts . and replaced supply line and valve. refilled home and checked for leaks . found no further there failures.
08/22/2024 arrived on site for a plumbing inspection started by flushing heater while flushing inspected all plumbing in the house tested house pressure and house pressure is at 110 which is extremely high by code anything above 70psi is called excessive water pressure located main and notice she does have a prv and it went bad. while examining heater notice on top of the heater there's a good amount of rust on it and notice a valve that's has heavy corrosion inspected all other plumbing in the house and found front hose bib leaks when it's being used tested and confirm water does spray out when it's in used found no other issues as of today visit. talked with customer on investment options and about our ion products to help prevent scale build up on the heater and as of today customer went ahead and get the prv replace and for a frost free hose bib. started by turning off water to the house and drain once drained set drop cloth down and to replace hose bib had to cut open some cellin
08/14/2024 upon arrival of home i noticed that he system was giving a error code . contacted rinnai who said it was venting issue. the existing venting goes directly to HVAC unit and will need to be rerouted . estimated price of parts and labor is $1156. unit was improperly installed because venting goes directly to ac unit .customer will talk over with husband and call us back when ready. customer is very interested in having work done
Performed maintenance and service on Trane XR16 heat pump system. Cleaned condenser coil with Nu-Calgon Alka-Brite Plus. Checked refrigerant charge, added 0.5 lbs R-410A. Replaced air filter with MERV 11 pleated filter. Cleaned condensate drain. Lubricated fan motors, tightened electrical connections. Tested capacitors, calibrated thermostat.
upon arrival of home tenant said that the tub up stairs leaks when the water rises above the overflow plate. I looked at the overflow plate and noticed heavy rust marks on the tub which could also be the cause of the issue. the tenant also showed me a toilet in the basement that was cracked at the tank. I gave the landlord the investment option of $1300 to replace overflow plate along with gasket and replace basement toilet. customer was concerned that he may need a tub refinisher. I explained to the customer that we do not refinish tubs. the customer wants to call us back when he has tub refinished . customer also stated that he has someone to install toilet but just wanted to check pricing. customer does not have wallet on him but would like office personnel to call him back to collect payment in the afternoon.
08/05/2024 arrived onsite for a call back on a toilet I repaired. Customer said this morning they just kept hearing the toilet run. Lid was already off the toilet. Noticed the fill height was higher then wen I installed it and notice the slip ring that holds it in place came lose lifting the fill valve. Customer already had the water shut off to the toilet but angle stop wasn't holding. Lowered fill valve and secured slip ring to prevent fill valve from shooting out. Turned water on fully and tested for proper function. The toilet now fills fine and doesn't over flow into the flush valve. thank you for choosing Vito.
08/01/2024 upon arrival of home I snaked two toilets in the home. cleared blockages and replaced the handle and gasket on Kohler toilet. checked all connections for leaks and found no failures.
Local Plumber's Call Toilet Just Runs 07/30/2024 arrived onsite, customer's 2nd floor bathroom toilet running. recommended replacing both fill valve & flapper. recommended signing up for service contract but customer declined, choosing to pay the standard rate instead. turned water off to toilet and removed existing fill valve. installed new fill valve. also installed new flapper free of charge as a courtesy. customer had a new trip lever that I also installed as a courtesy. turned water back on and adjusted water level. flushed toilet multiple times and checked for leaks and proper operation. cleaned up and removed all job related debris.
07/29/2024 arrived on site for a plumbing inspection started by flushing heater while flushing inspected all plumbing in the house house pressure is at 65psi and heater is from 2022 that we installed customer brought to my attention that in the 2nd floor bathroom that after the toilet flushes it makes a loud noise checked and notice it was the fill valve wme checking the angle stop noice when trying to shut the water off it started to drip but found no other issues in today's plumbing. brought to customer attention my findings and said they will just replace the fill vlave shut off off to house and drained then undid supply line and removed old fill vlave and placed mew fill vlave in and tighten connected supply line and set to proper height turned water back on and tested for leaks as of ticket completion no leaks were found cleaned up work area and all work related materials thank you for choosing Vito.
Leak From Condensate Line in Closet 07/24/2024 arrived onsite, ran unit G shower and water leaking onto bathroom floor from pan. unit G resident left so we will need to come back when they are onsite to make repair. called unit C landlord Jackie and informed her about situation. need to do more investigation but it is likely a waterproofing issue or a crack in the plastic shower pan which would then need to be replaced.
