No AC Call: Customer interested in new HVAC System. Recommend replacing full system.
Arrived onsite, customer has Rinnai direct vent tankless water heater showing error code 19 (electrical issue) when running hot water from tap. Consulted with Rinnai tech support. Removed WH cover. Removed PCB board and started unplugging electrical connections. Unplugged EZ connect cable (red, black, & white). Then plugged in WH itself. Ran hot water from nearby lavatory faucet for approximately 10 minutes. Customer now has hot water. Left connection unplugged from PCB board as it is not necessary. Placed board back into WH. Screwed cover back on. Informed customer that he will have hot water by leaving the unnecessary problem connection unplugged.
For this job I did An ac maintenance on a 2010 Bryant’s unit. Indoor unit 2010 80% furnace. Evaporator coils has no signs of leaks or corrosion. Condensate line is draining properly with no blockage. Condensate pump is pumping water. I got a 18 split temp. I replaced 16x25x1 filter provided by client. Blower wheel is a bit dusty and has cultivated dirt and will need a blower wheel clean soon. Blower wheel Amps 4.5. Control board is functioning and communicating blower wheel and system. All wires are intact with obstructions found. Outdoor unit 2010 Bryant A/C. **The life expectancy of these units reach up to 15 - 20 years old if properly taken care of. 45/5 capacitor has signs of burn out and corrosion building on terminals and has a low mfs reading of 41mfs. Contactor has 240v/24v but showing signs of burn out as well and these components needs to be replace to keep up with systems performance. Compressor amps reading of 5.6. Fan amps reading .55. NO AC CALL: Found bad contactor and caused short to circuit board. I also noticed condensate pump next to furnace was leaking water. I inspected outdoor unit and noticed coil filled with dirt and debris causing air flow restriction for the unit and it’ll work much hard but not perform as efficient. I advised John that the repair can be done but other things will need to be adressed as well. He has agreed to following work I recommend. The work was complete. I replaced the bad 30 amp single pole contactor and added an ecm surge protector to the indoor variable speed motor. I replaced leaking condensate pump and wired up new 115v condensate pump. And tested it with approximately 1 gallon of water and added condensate tablets to ensure proper drainage. Lastly I pulled apart outdoor condenser coil and cleaned it lvl 2. I rewired everything back up and tested unit for about 45 min before I left to ensure proper function. Everything was normal. I recommend client purchase new filters and r

Heavy water damage inside furnace housing. Furnace is newer. Water csme from basement door. Basement door is letting water in and furnace is sucking up the water. Blower motor is damage but operating. Reccomend surge protection. Filter need to be replaced. Last replacement was 23. Humidifier is not wired in it does not operate. There was no ac. Found 40 amp fuses bad. Replaced fuses. Contactor need to be replaced. Ac units really needs a cleaning. Head pressure are high. Pressure getting to high may make the fuse pop again. Sent email to owner son.
Inspected to furnace coil system in janitors closet for ac. Ac unit on roof need ladder to access. Its age raining day today. I don't believe you need a rescedual because system seems to be cooling properly at this time. Ac unit on roof may need a cleaning but temp split was 18⁰ which is good but again it's a cooler day and system not preforming in hotter conditions.
AC MAINTENANCE ON TWO UNITS #1 Top Level attic unit carrier ac from 2017 I checked the filter and found it had already been replaced upon today’s arrival. Furnace is from 2024 and ac is from 2017. I checked the indoor variable speed motor and noticed it is exposed to any high voltage power surges because it does not contain a surge protector. I checked blower amps and found to be within specs. I checked evaporator coil and found clean. I tested condensate drain pan trap with at least a gallon of water and added condensate tablets to ensure proper drainage. I check all other limits and safety’s and all wiring and conn found okay. I checked temperatures and got a delta t of 20 degrees. I proceeded to check outdoor coil and hoses down with water for the client. I checked outdoor temp, discharge temp, suction line temp and liquid line temp and found okay. I checked outdoor fan motor amps and compressor amps and found within specs. I checked the 40/5 mfd capacitor and found reading extrem

Hi Gregory - We are so glad to hear that you were pleased with Vito's HVAC service. Thank you so much for taking the time to let us know about your experience ... and for the 5-Star Review!
AC CHECK ON ONE UNIT: System ran according to specs. Made sure everything ran fine, outdoor coil was rinsed. Upon inspection I noticed the cultivation of fungus inside the air handler. I spoke to client about adding an air scrubber and they agreed. I added the air scrubber and added client to annual maintenance contract for one unit. Total collected today was $1243.00 and ran the card through Vito website. Thank you for choosing vito services!
Upon arrival, began installation of a new sewage pump. Removed the lid from the pit and disconnected the existing pump by cutting it out. Extracted the old pump and prepared the new unit for installation. Applied pipe dope to the new male adapter, tightened it securely, and attached a section of pipe. Drilled a 3/16"" weep hole to ensure proper drainage. Set the new sewage pump into place, installed a new check valve, and reassembled the vent system. Connected all necessary components. Verified that the pit was fully drained and confirmed there were no leaks at the time of job completion. Cleaned the work area and removed all related materials. Thank you for choosing Vito. Note: work warranty for 1 year
Arrived on-site for a customer experiencing issues with their ejector pump. The customer showed us the area of concern and mentioned noticing water around the pit. I informed the customer that I would inspect the pump. Upon lifting the lid, I observed that the pit was full and the floats were raised, but the pump was not activating. There is a basement bathroom present. I had my helper run water from an upstairs fixture and confirmed that water was flowing into the main stack but not into the pit. The water level in the pit remained unchanged, indicating that the ejector pump services only the basement level, which is located below the sewer line. I presented the customer with an investment option for replacing the ejector pump, and she agreed. I asked whether she typically receives a bill or pays up front; she stated that she always receives a bill from Jim. I informed the customer that the pump would need to be ordered and that, in the meantime, she can continue using all upstairs

Toilet Leak In downstairs Bathroom: arrived at the job site, quoted customer to fix toilet, but she said the pricing was too high even after a $241 discount. Said she couldn't afford it.
arrived on site to look at an issue with a leak on the 1st floor mean restroom, the wall hung toilet is leaking from the flange, needs new gasket installed, another issue is on the 3rd floor with a toilet that is having pressure issues, pressure is too low, likely a diaphragm issue, needs a new diaphragm, someone will return tomorrow to make repairs, cleaned up work area and left, customer wants to have an account so payment doesn't need to be done via CC
Performing Preventative Maintenance Plumbing Check today. Per tenant, "Nothing is wrong in house". Requested water heater location for flushing. Tenant ushered me to basement area and made me aware water heater was just installed yesterday. Inspected area and this water heater will NOT pass WSSC inspection. Gate style shutoff is leaking directly on top of water heater. Valve requires replacement. There is NO expansion tank piped into cold supply to water heater. There are saddle valves present on hot side outlet piping. Documented area and made tenant aware. Inquired about bathrooms in home and tenant again stated there is nothing wrong here and ushered me to exit. Thank you for choosing Vito!
1st Floor Bathroom Leaking, Third Floor Has Weak Pressure: arrived on site to look at an issue with a leak on the 1st floor mean restroom, the wall hung toilet is leaking from the flange, needs new gasket installed, another issue is on the 3rd floor with a toilet that is having pressure issues, pressure is too low, likely a diaphragm issue, needs a new diaphragm, someone will return tomorrow to make repairs, cleaned up work area and left, customer wants to have an account so payment doesn't need to be done via CC
New Furnace Installation: pumped down and removed ac coil to remove furnace and removed furnace and set and tied in new furnace and also tied back in ac and gas lines and electrical and drains and fired up equipment and checked for proper operation
Today, I arrived on site for a no heat issue. System was found off due to reverse polarity. Gas valve exhibited a burnt smell. Blower wheel and housing showed signs of debris damage and were hot. Recommended replacing the entire unit. Discussed unit replacement with the owner. Owner will consider options and follow up with a call. Suggested that a Comport advisor contact the owner for further assistance.
Upon arrival customer concerns heat is not working. Went to thermostat and found thermo stat is not working properly. Got thermostat to turn on heat and went to furnace and observed sequence of operations. Found error code for pressure switches, reset and cycled system and amped inducer getting .3/.53. Pressure switch are closing found capacitor for inducer motor is failing. Changed 5mfd run capacitor with new one and cycled system. Inducer is amping correctly now. Final cycled system at this time system is operational.
