FALL MAINTENANCE ON ONE UNIT 80% TRANE GAS FURNACE I checked the filter and replaced with one costumer provided I checked the indoor blower wheel motor housing compartment for any obstructions and found a funlge outbreak cultivating within the system and circulating back into the air. I checked the 10mfd capacitor and found okay. I checked the inducer draft motor and flue vent pipe and found okay. Inducer amps are within specs. I checked and cleaned burners and heat exchanger. I checked the flame sensor and cleaned it off and I also checked the Ignitor and found okay. I noticed union inside gas furnace and that is against code. I checked all wirings and connections and all limits and safetys found okay at this time. I got a return air temp of 70 and a supply air temperature of 138. Over all the system is running and heating. The system is reaching its life expectancy, in the near future I will considering client to upgrade unit. Call to do maintenance on 2020 magic pack unit. Checked all components for proper operation found no issues with components. Secured any loose wires and checked for dirt and debris. Checked heat exchanger and no cracks at all. plugged in filter. Recommended adding Air Scrubber to system to help with allergies and clear dust. customer want to do research before doing anything. Final cycled system at this time system is operational.

arrived on site to address a blockage in the toilet in a 2nd floor classroom, found the toilet and it seems like the blockage may be wipes and around 10 Feet down, couldn't start snaking the line as requested by the staff, have to start by 3, will send the person on call to finish job Came back to job site and started to take out the toilet after trying with the plunger and the manual sneak didn't work. I use the k-50 and put bout 20 ft of cable still I hit the clug. the tip of the cable came out with a large amount of baby wipe which is was creating the clug. once I was done I put the toilet back together and flush the toilet bout 10 time to make sure is was flush all the way and it was no more wipe. collected all my tools and clean my work area. NO AC SKYMARK UNIT. Found unit flat on 410-A , found 40/5 MFD capacitor bad. System was off on low pressure switch. I checked for leaks and found that the condenser coil is leaking. The condenser coil is non repairable. This unit is from 2006. The coil if not available or in stock can take up to 6 months to replace. Due to age and efficiency I recommend replacing the unit. Get a comfort advisor to provide them and send them proposals. Will send pictures over to comfort advisor. I checked all wiring and connections I checked all limits and safetys and found okay. I checked gas valve for any leaks.. I got a return air temperature of 75 and a supply air temperature of 133. Return call to complete maintenance by doing combustion analyzer test. Upon arrival turned system on and checked C02 levels. After completing test found carbon monoxide levels are beyond maximum threshold for system to run safely. Shutdown system and informed customers of findings. Recommended replacement of system because of age and condition of system. Customer wants to get a second opinion. Took measurements of system and recommended calling us after second opinion so we can match or beat price. At this time heat is shutdown via Gas Customer is also interested in duel fuel system.

Call to fix no heat. Checked system of 2018 90% Furnace/AC. Checked system and found Tstat is blank. Checked wires and found EZ trap switch is tripped. Flushed line and reset system, system is operational now. Performed maintenance after fixing system. Checked all components for proper operation found no issues with components. Secured any loose wires and checked for dirt and debris. Filter is good and I changed humidifier pad as well. Final cycled system at this time system is fully operational. Upon arrival customer concerns smart thermostat is not working. Went to thermostat and found it is not on and the replace battery signal is on. Checked wiring for Tstat and found no common wire meaning Tstat power comes from battery's. Changed out with customer supplied battery and cycled system at this time system is operational.

Call to do maintenance on 2010 90% Furnace/AC. During maintenance found all components are working properly. Customer informed me that inducer was changed last year. Checked flame sensor and it has have wear and tear. Checked heat exchanger very thoroughly for cracks. At this time none are found system don't have stress marks across all cells. Informed customer of finding and recommended replacing system instead of spending more money on the system. System needs a humidifier and UV light system as well. Final cycled system at this time system is operational.

Changed out air filter, and checked humidifier and UV light both are in good standing. At this time not finding any issues at this time. At this time system is fully operational. Ground Floor Bathroom Leaking Under The Toilet, Water is Underneath heater and smells bad: I arrived on site to look at a leak in the bathroom of 1733, turns the issue is a blockage and is overflowing in the bathroom and water heater closet, quoted customer a price of $926 and they accepted, pulled the toilet and started snaking the line with the K1500, ran about 55 feet deep before clearing blockage, ran water and ran snake again to be sure, pulled the snake back and found what looks to be possibly wipes or paper towels on the snake, tested the drain by dumping a large amount of water down any nearby drains, no further backups, set the toilet and tested for anymore problems, no more issues, checked out with customer, cleaned up work area and left
