Performed maintenance on 2010 Furnace/AC. Checked all components for proper operation found no issues with components. Secured any loose wires and checked for dirt and debris. Found blower is dirty and need to be cleaned ($393). Filter needs to be changed. Performed combustion analyzer test found system is with in code for C02 emissions. System is out of warranty recommended adding surge protector for system ($309). Also hot water tank is not up to code customer is missing expansion tank ($508). Final cycled system at this time system is operational. Customer gets 10% off for being a member.

HEAT MAINTENANCE ON ONE UNIT 80% Carrier Gas furnace 2023 I checked the 16254 filter and replaced with one costumer provided. I checked the ECM blower motor and noticed it is exposed to any high voltage power surges. I checked the blower wheel for any obstructions and found none. Blower amps found within specs. I checked inducer draft motor and flue vent pipe found okay I checked inducer amps and found okay. I checked and cleaned burners and heat exchanger. I checked flame sensor and ignitior found okay. I checked all limits and saftys and all wiring and connections found okay. I got a return air temperature of 74 and a supply air temperature of 124. No humidifier in site. The unit is one year old and running nice and efficient. After today's inspection: I recommend to add a surge protector to the blower motor due to not being exposed to any high voltage power surges that can lead to damaging other components. I replaced customer filter and cleaned drain line. I checked transformer and relay a well as took amps on blower motor and heater kit 20.32. I took temp rise return 76 supply 121. I tested system in defrost controls and checked contactor and 40/5 capacitor. reading 40 and 4.9. I also took Amps on compressor 6.21 and fan .56. I checked 410 charge within range. outdoor coil is dirty I recommend chemical coil cleaning and installation of surge protectors. system is 13 years old but still heating properly at this time. Found evaporator coil is rusted from normal wear and tear. RMax bulb is still good and bright. Changed out humidifier pad per garneski maintenance agreement. arrived at location for a plumbing inspection, customer states water pressure was too high and I looked on the main line and saw an old prv and recommend to replace since I was here already customer agreed to replace and before doing any work pressure was 100 psi and now its at60 psi no leaks occured

I performed a one-system heat maintenance on a 2011 80% gas furnace with AC/coil. The thermostat was adjusted five degrees above room temperature in heat mode. I flushed the indoor drain pipe and checked all components. Supply temperature read 140.2°F, return temperature 88.9°F, and amps were within normal range. The blower fan motor showed oil leakage, burners had rust on edges, and the ductwork and system need cleaning. Flames were blue, and the system was functioning properly.

I arrived at my customer home for a one system heat maintenance outdoor temperature is 74 degrees and raining at the time customer like his/her thermostat set between 65 and 80 degrees in the home I adjusted customer thermostat five degrees above the room temperature in heat mode customer provided all air filters I flush the indoor drain pipe and pump check all amps and components indoor 90% gas furnace with humidifier and sanuvox working properly at this time. 08/26/2024 NO AC CLIENT WANTED ME TO LOOK AT BOTH UNITS. BOTH HAVING ISSUES. #1 basement and 1st floor. The thermostat was blank. I checked all safety and found EZ trap safety switch off due to back up. I recommend client to flush it with nitrogen but he declined all he wanted me to do was use the brush and pour a gallon of water down it. I also added Condensate tablets. After flushing line with gallon of water and cleaning it the unit came on and started running. I got a return air temperature of 70 and a supply air temperature of 49. The unit was left running and cooling. Condensate tablets $35.00 #2 Second floor. costumer had advised me that she is concerned as to why does a Unit that just get installed does not reach down to 69 even on cool days.
