arrived on site, contacted Ms.vicky so that we can get access to unit 1201. once we got access to unite 1201 we can observe multiple fernco and silicone to temporary fix the leaking pipe. went back downstairs to the trucks starting to gather equipment and materials to complete the repair. once back inside of the Unit  I setup plastic on the flooring so that no debris wouldn't damage the floor . Andres started to cut out the existing 3 inch pipe. out battery powered sawzall died so will allow the battery to charge for approximately 45 min to and hour so that we won't run into any more complications. once the battery was fully charged began to make the remaining cuts to take out the existing pipe. we cut of a 5ft piece of the old existing cast iron piping.  we replace the section with a brand new 5 foot piece of cast iron. to connect the old and existing pipe together we used two 3inch bands. tightened the bands as tight as possible. contacted ms. vicky to come take a look at the new 5ft

A/C ON A 2014 CARRIER HEAT PUMP I HAD A DISCHARGE TEMP OF 54 AND OUTDOOR TEMP OF 42. CONDENSER COILS HAD BUILT UP DIRT AND DEBRIS I MADE IT MY RECOMMENDATION TO HET IT CLEANED. I CHECKED WIRES FOR ANY OBSTRUCTIONS FOUND NONE. 60MFS CAPACITOR READING WITHIN RANGE. CONTACTOR PULLING 24V AND FAN MOTOR IS READING WITHIN RANGE. I REPLACED AIR HANDLER FILTER AND FOUND DUST AND MICROBIAL GROWTH CULTIVATING WITHIN AIR- DUCT I MADE IT MY RECOMMENDATION TO GET IT CLEANED. SPRING MAINTENANCE ON 5 MINI SPLIT UNITS AND TWO OUTDOOR HEAD UNITS. Upon arrival I took off each washable filter from all of the mini splits. I took them outside, turned the water on and hosed then down. While hosing filters down I also hosed down both outdoor head coils with water. I let the filters dry and processed maintenance. I took temperature and all units were giving a delta T within the manufacturer recommended. I checked all wiring and connections and all limits and safetys were found okay. I checked Condensate lines found clear. I checked blower and blades were okay. I checked outdoor units. I took outdoor temperatures, discharge temperatures, liquid line temperatures, and suction line temperatures and all were okay. I checked all wiring and connections outside. I checked voltages and amps and found amps within specs. For now all units inside and outside are performing as needed without any issues. Today, I arrived on site for cooling maintenance. Brushed off the grill to remove dust from the old filter. Replaced the old filter with a new one provided by Tennant. Inspected the furnace and found no record of heat maintenance on this system. Noted that a gas union is located inside the furnace housing, which is not allowed and should be removed. The system is 18 years old, operating well but should be considered for replacement due to efficiency concerns. Confirmed that the cooling function is performing adequately at this time. Observed that all 3 outdoor units would benefit from cleaning. Recommended cleaning after debris removal in the backyard to prevent re-dirtied coils.

Today, I arrived on site for cooling maintenance. System was reported to be in heat mode but not exceeding 70 degrees after a pressure switch replacement. Discussed the issue with the supervisor; noted that the heat exchanger is badly rusty, indicating possible combustion problems. Inspected the flue and found the increaser positioned horizontally rather than vertically, which may contribute to higher pressures and exacerbate the issues with the heat exchanger. Recommended that the flue be rerouted to include a 3-inch vertical section before the increaser. Replaced the unit filter, which was dirty despite being less than 30 days old; customer mentioned increased dust from recent work. Conducted an AC check and found the outdoor unit to be completely dirty; recommended a chemical coil cleaning but performed a water cleaning at no charge. Performing Preventative Maintenance Plumbing Check today. Water pressure in home is 65psig. Water Heater is 6yrs old. Flushed water heater directly outside in effort to remove sediment buildup and minimize calcification buildup in tank. Main Service Valve is gate style above vacated meter yoke. Pipe fit valve at floor level is operational. After flushing, used hose to blow leaves away from drain and uncovered decomposed rodent head. All fixtures are good in home at this time. All Angle stops turn and hold. Performed Water Quality test in kitchen. Hardness levels are Moderately Hard with a reading of 7GPG. SPRING MAINTENANCE ON ONE UNIT. I checked the filter and replaced with one costumer provided. I checked the indoor blower wheel motor housing compartment for any obstructions and found a little bit of fungal growth in the unit near the unit door. I cleaned it off in the mean time for the client. There is a UV light inside the system. I checked blower amps and found within specs. I checked EVAP coil and found okay. I got a delta T of 20. I checked all wiring and connections and all limits and safetys okay for now. I proceeded to check the outdoor condenser unit. Coil was already cleaned by somebody prior today's appointment. The coils didn't need to be cleaned. I checked outdoor temperature, discharge temperature, suction line temperature, and discharge temperature found okay. I checked the single pole Contactor okay. Arrived on site , customer complained about the second-floor hallway sink would back up when using the washer machine on the 3rd floor. Also the customer mentioned that when when using the bathroom toilet in the master bedroom on the 3rd floor the first-floor bedroom toilet would backup. We advised the customer that will camera and jet the line. Set up equipment in bedroom bathroom on the first floor. The customer already had the toilet pulled from a previous day. Ran the camera down line first , once the camera was inside of the drain we can observe large me amounts of wipes along the side wall of the pipe. Unfortunately we were only able to jet the line up 20-50 ft due to many bends and turns in the pipe. Tried multiple times to push through no luck. Let the jet hose site inside of the drain for about 20 min to allow the psi to build up around 4000. Pulled jet hose back so that we can observe the outcome of putting 4000psi inside of the line. Today, I arrived on site for a no heat issue. Noticed the heat pump's auxiliary heat was operational, maintaining a temperature of 68F in the home but unable to increase further. Inspected the outdoor heat pump; found the compressor running at 5 amps, but the line was not hot. Checked system pressures, noting readings of 83 psi (low) and 88 psi (high) without the system shutting down for a low charge. Suspected the reversing valve was stuck due to no response after multiple calls for both AC and heat. Switched the system to AC mode and monitored pressures and temperature split. Recorded a subcooling of 14 and pressures of 140/70 psi. Added 2 lbs of R410A refrigerant, achieving new pressures of 147/80 psi and a temperature split of 18F. Returned the system to heating mode; the reversing valve successfully engaged, allowing for proper heat. Confirmed the system is heating effectively at this point. FALL MAINTENANCE ON TWO UNITS. #1 Basement lower lvl unit I checked the 20X25X1 filter and found ok for now. I checked indoor blower wheel motor housing compartment for any obstructions and found none I checked blower amps and found within specs. arrived on site, stopped pass the main office to notify the staff that I will working on the boys bathroom toilet which is located on the 1st floor of the building. once downstairs I went inside of the boys restroom and turn the water back on to the toilet that was continuously flushing.  once I was able to turn the water on the seals around the Sloan sensor failed . water started to spray out of the top where the sensor is located. that only happens when you initially turn the water on. once the pressure settled out I was unable to flush the toilet. I turned the water back off and undid the sensor. I repeated this multiple times but unfortunately the same problem occurs. I contacted Sloan tech support and they ran through a diagnostic with me to try to resolve the issue. unfortunately the same problems occurred. arrived. stat was not in emergency heat. she was reading temporary hold. removed the temporary hold and permanently held settings and programs out of the thermostat. making stat non programmable so the menu can't show up. i was informed that her electric bill was still +200 from normal, but it did come. back up to $1000. we just replaced the stats 2 weeks ago. which is 2 weeks after the 1st call for the $1000 electric bill. check over system to. Heat k temp rise and see system performance system is running in heat. electric heat does trigger in from time to time to help temp the air but does not stay on.

RETURN TO DO WORK. Today I returned to do the work. First I cleaned the outdoor coil , Removed mulch and leaves out of the way. Hosed it down. Applied coil cleaner and whipped it down. After cleaning the unit I ran it. And it was nearly flat of R-410A. Once running liquid line started freezing. The system holds 4lbs. I added 3lbs total. I added them slowly and continuously kept on checking the temperature split. I achieved a temp split of 25in this weather. Pressures held. I let it run for about 1 hour and everything held. I then proceeded to add 1 outdoor surge protector to the outdoor unit. Wired it up and tested it and all was okay. The client paid $1350.00 in full with a check. Check number is 358. Today, I arrived on site for AC maintenance on the air handler. Filter has not been replaced in almost a year. Advised owner about the importance of regular filter replacements. Found the evaporator coil dirty, along with the blower wheel and housing. Explained the significance of maintaining cleanliness for optimal performance. Unit is 14 years old and nearing its end of life. Blower amps are within specifications. Noticed the water alarm is currently on the return duct; it should be placed on the floor. Installed wet switch on the floor to address flooding emergency concerns. Was escorted to the unit but had to leave due to the building supervisor's directive against being on the roof during ongoing work.

Mr. Wade was very professional. He detected the smell of natural gas as he went down my stairs where he was to do an annual 1st year furnace maintenance installation check. I have no sense of smell and I have been that way for years. I appreciate that he was able to detect and recognize that my home had a gas leak. He was about his business. However, I never found out if my furnace was operating properly or not. My gas bill is extremely high every month so evidently Vito did not give me an energy efficient furnace. I am very unhappy about my billing.

The technician (Brandon) was very professional, but the customer service was bad. They anticipated the time of the appointment without warning (so we could not be there), were unable to specify the new appointment time, didn’t call back as requested. Finally they sent the technician two days later than the original time.
