Today, I arrived on site for cooling maintenance. Carrier AC unit located in the attic. Documented system condition with video. Noted heavy bacterial growth inside the unit. Evaporator coil requires cleaning. Moved the transformer at the base of the unit. The unit is 11 years old. Inspected the mini split system. Cleaned the mini split using water only. Noticed the dryer proximity to the outdoor unit. Outdoor unit was accumulating dust from the dryer. Secured wires in the AC unit with zip ties. All systems are cooling properly at this time.

On main floor of home, bathroom toilet has many inconsistencies when flushing. Flushed a few times and viewed handle sticking. Made customer aware lubrication will help, but eventually handle will stick again. Customer would rather replace. In upstairs bedroom bathroom, toilet runs. Inspected toilet and flapper is sunk into flush valve. Formulated investment option for customer approval. Customer agreed to combined pricing. Went to truck and acquired materials and returned inside. Removed existing trip lever and installed new Korky StrongArm trip lever per manufacturer specifications. New trip lever operates smoothly with no malfunctions. Handle on new trip lever doesn't match bathroom. Will acquire proper colored Trip lever and install when in area at no additional cost. arrived at location for leaking ceiling at 302, climb roof to see if anything was leaking or maybe a vent or havoc duct sweating etc. went on the roof and saw a vent pipe with water strains cant determine if its recently or in the pass. still wanted to make sure it was a plumbing related issues. I cut a whole in the ceiling of 302 and put my flashlight up there and went back up in the roof. after location the hole in the roof. I found the hole I cut. no pipes etc but the sliding of the roof is coming off and there is a big hole there which when it rains comes in causing damage to the framing and to the person down below. the hole I cut is patched up with a temporary cover until drywall people come and repair it.

arrived on site for a customer who has a leaking pipe customer showed me area of concern and saw a piece of ceiling tile that was soaked customer explained that this made it the 3rd time this pipe has a pin hole leak told customer I'll see if I can find the leak and see what's causing it and explained that normally high water pressure and water quality are what causes pin hole leaks. removed celling tile and saw where pipe was dripping from and found pin hole leak tested water quality and we have a chlorine level of 3.0 which is high and when testing water pressure water pressure is at 80psi which is high code wise 70psi and above is what's called excessive water pressure. after findings gave customer investment options and explained how these things can cause pin hole leaks and as of today customer went with a new prv and repipe shut water off when shutting water off notice vlave was really high and would require me to cut open some of the wood before working on prv started on repipe.

arrived on site to address a burst pipe and repair it, looked at the 1/2 in copper pipe and assessed that the line had bursted from freezing because of a swollen part of the pipe, cut out the old pipe and replaced it with new copper pipe, could not test the line as tenant was not home upon finishing, cleaned up work area and left

arrived on site, contacted Ms.vicky so that we can get access to unit 1201. once we got access to unite 1201 we can observe multiple fernco and silicone to temporary fix the leaking pipe. went back downstairs to the trucks starting to gather equipment and materials to complete the repair. once back inside of the Unit  I setup plastic on the flooring so that no debris wouldn't damage the floor . Andres started to cut out the existing 3 inch pipe. out battery powered sawzall died so will allow the battery to charge for approximately 45 min to and hour so that we won't run into any more complications. once the battery was fully charged began to make the remaining cuts to take out the existing pipe. we cut of a 5ft piece of the old existing cast iron piping.  we replace the section with a brand new 5 foot piece of cast iron. to connect the old and existing pipe together we used two 3inch bands. tightened the bands as tight as possible. contacted ms. vicky to come take a look at the new 5ft

A/C ON A 2014 CARRIER HEAT PUMP I HAD A DISCHARGE TEMP OF 54 AND OUTDOOR TEMP OF 42. CONDENSER COILS HAD BUILT UP DIRT AND DEBRIS I MADE IT MY RECOMMENDATION TO HET IT CLEANED. I CHECKED WIRES FOR ANY OBSTRUCTIONS FOUND NONE. 60MFS CAPACITOR READING WITHIN RANGE. CONTACTOR PULLING 24V AND FAN MOTOR IS READING WITHIN RANGE. I REPLACED AIR HANDLER FILTER AND FOUND DUST AND MICROBIAL GROWTH CULTIVATING WITHIN AIR- DUCT I MADE IT MY RECOMMENDATION TO GET IT CLEANED. Upon arrival customer concerns system is not working. Went to tstat and turned heat on. Went to furnace and found no response on system. Tested all zoning motors for proper operation. Found all are working correctly, Tested zoning board as well and found operational. The call for heat is being made and sending the signal to the board but the system is still not coming on indicating the board has failed. System is a 2011 90% Furnace/AC. Life expectancy of a Furnace and AC is 10-15 years. The furnace becomes dangerous the older it gets and the AC refrigerant your currently using is being fazed out. Because the age(14) and condition of the system it is recommended to replace the system. All parts on system have been superseded to a newer models making it harder to find parts. Cost of Repair is $3000 for parts and labor.

SPRING MAINTENANCE ON 5 MINI SPLIT UNITS AND TWO OUTDOOR HEAD UNITS. Upon arrival I took off each washable filter from all of the mini splits. I took them outside, turned the water on and hosed then down. While hosing filters down I also hosed down both outdoor head coils with water. I let the filters dry and processed maintenance. I took temperature and all units were giving a delta T within the manufacturer recommended. I checked all wiring and connections and all limits and safetys were found okay. I checked Condensate lines found clear. I checked blower and blades were okay. I checked outdoor units. I took outdoor temperatures, discharge temperatures, liquid line temperatures, and suction line temperatures and all were okay. I checked all wiring and connections outside. I checked voltages and amps and found amps within specs. For now all units inside and outside are performing as needed without any issues. However I did notice that both outdoor units are exposed to any high voltag

arrived at my customer home for the boiler system not working properly and the thermostat temperature higher than the room setting I did a full system check and find three bad zones valve I recommend a replacement of all three zone valve customer approved work I ordered picked up return removed and replaced three zone valve check each zone individually boiler system working properly at this time.

Today, I arrived on site for cooling maintenance. Brushed off the grill to remove dust from the old filter. Replaced the old filter with a new one provided by Tennant. Inspected the furnace and found no record of heat maintenance on this system. Noted that a gas union is located inside the furnace housing, which is not allowed and should be removed. The system is 18 years old, operating well but should be considered for replacement due to efficiency concerns. Confirmed that the cooling function is performing adequately at this time. Observed that all 3 outdoor units would benefit from cleaning. Recommended cleaning after debris removal in the backyard to prevent re-dirtied coils.

Today, I arrived on site for cooling maintenance. System was reported to be in heat mode but not exceeding 70 degrees after a pressure switch replacement. Discussed the issue with the supervisor; noted that the heat exchanger is badly rusty, indicating possible combustion problems. Inspected the flue and found the increaser positioned horizontally rather than vertically, which may contribute to higher pressures and exacerbate the issues with the heat exchanger. Recommended that the flue be rerouted to include a 3-inch vertical section before the increaser. Replaced the unit filter, which was dirty despite being less than 30 days old; customer mentioned increased dust from recent work. Conducted an AC check and found the outdoor unit to be completely dirty; recommended a chemical coil cleaning but performed a water cleaning at no charge. Noticed the system shut off twice with no error codes on the outdoor control board, indoor control board, or thermostat. Checked the thermostat

Washington gas has been onsite and marked pipe as leaking going to furnace. Cannot smell gas in area. Bubble tested area of concern and eventually I could see bubbles growing, not popping. Leak is very slight. Very. Gave customer investment option to disassemble line and rebuild with joints sealed and secured properly. Customer agreed. Removed branchline to furnace up to cock. Began removing reducing coupling. Doped and taped fittings and pipe. Secured fully and lined up for furnace branch. Secured furnace branch and secured union fitting. Performing Preventative Maintenance Plumbing Check today. Water pressure in home is 65psig. Water Heater is 6yrs old. Flushed water heater directly outside in effort to remove sediment buildup and minimize calcification buildup in tank. Main Service Valve is gate style above vacated meter yoke. Pipe fit valve at floor level is operational. After flushing, used hose to blow leaves away from drain and uncovered decomposed rodent head. All fixtures are good in home at this time. All Angle stops turn and hold. Performed Water Quality test in kitchen. Hardness levels are Moderately Hard with a reading of 7GPG. Formulated options for today's identified concerns and presented to customer. Customer has accepted options for future references at this time, but is interested in Filtration. SPRING MAINTENANCE ON ONE UNIT. I checked the filter and replaced with one costumer provided. I checked the indoor blower wheel motor housing compartment for any obstructions and found a little bit of fungal growth in the unit near the unit door. I cleaned it off in the mean time for the client. There is a UV light inside the system. I checked blower amps and found within specs. I checked EVAP coil and found okay. I got a delta T of 20. I checked all wiring and connections and all limits and safetys okay for now. I proceeded to check the outdoor condenser unit. Coil was already cleaned by somebody prior today's appointment. The coils didn't need to be cleaned. I checked outdoor temperature, discharge temperature, suction line temperature, and discharge temperature found okay. I checked the single pole Contactor okay. I checked the 45/5mfd capacitor and found reading within specs. This unit is running and cooling without any issues. Recommendations: I recommend the client to continu

The technician previously replaced a single-handle faucet fixture in the master bathroom shower last summer. With this cold winter, I couldn't get the shower water hot enough. The water could get warm, but not hot, even with the faucet turned to the maximum hotness. The technician removed a piece inside the faucet that limited the hotness of the water. Now, the water can be adjusted for a hotter shower.
