NO AC CALL: Found short at 24v cycle. A power surge may have caused this short possibly even the dirty coil may have caused system to go off on high limit. I did a full diagnosis of the system. I reset the breakers. And I asked the client that the repair can be done today. Recommendations: • Replace 30amp fuse • Clean outdoor condenser coil lvl 1x • Add 1x ecm surge protector to indoor variable speed motor • Add 1x outdoor disconnect box surge protector • Sign up for annual maintenance contract The client has agreed to move forward with repairs and recommendations. Showed up on the job site for a back up in the basement of the property. I pulled one of the toilets. I ran 120 foot of the K 50 removed a few blockages pulled out some feminine products and paper towels draining properly now they would like to be set up on a reoccurring, sneaking every six months to start and then potentially move to nine months.

I arrived at my customer home for AC system not working. I did a full system check and found outdoor unit not running due to one bad capacitor and system low 2 pounds refrigerant I recommend a replacement outdoor capacitor at 2 pounds. Refrigerant add a surge protector and a wet switch work was authorized by homeowner. I removed and replaced one dual capacitor at 2 pounds. I arrived at my customer home for AC system not working and blower fan motor running continuous. I disconnect all control wires from main control board and blower fan motor still running indoor drain line is clogged preventing AC from running. During my inspection, I was called to verify if the HVAC piping in the attic was secure and intact. Upon inspection, I confirmed that all piping in the attic is properly connected, supported, and shows no signs of being loose or damaged. This system is a 90% high-efficiency Carrier furnace, which uses PVC piping to safely vent combustion gases. Instead of exhausting through the attic, these PVC vent pipes are routed directly to the outside through the side of the home. This is by design — high-efficiency furnaces use cooler exhaust gases that can be safely vented with PVC piping, unlike older furnaces that rely on metal flues. The only piping visible in the attic is the chimney exhaust, which is intact, sealed, and functioning properly. Findings: • Attic piping is intact and secure. • PVC vent pipes correctly terminate outside through the side of the house as designed for high-efficiency furnaces. • Chimney exhaust in attic is intact and in proper working condition.

Arrived on site for plumbing maintenance. Began by flushing the water heater, which was installed in 2021 by another company. Inspected the rest of the plumbing in the house and, as of today's visit, found no issues with the plumbing system. Fixtures were recently replaced due to remodeling, and all valves operate correctly and hold pressure. Water pressure is steady at 60 PSI. FALL MAINTENANCE CHECK I checked the indoor blower wheel motor housing compartment for any obstructions and found none. Blower amps are within specs, run cap in good shape. Both filters were replaced. I checked and cleaned burners and heat exchanger. I checked the inducer draft motor and amps found within spec. I checked secondary heat exchanger and condensate trap was flushed with approximately 1 gallon of water and added condensate tablets to ensure proper drainage. Temp rise 55 degrees. Flame sensor was cleaned and in good shape. Ignitor is in bad shape and brittle. Humidifier water pad was replaced and tested. Overall furnace is running and heating without any issues at the moment. Recommendations after todays visit: • Replace ignitor $537.00 • Replace water panel $150.00 The client had agreed to the following work. Work was completed and tested and functioned properly. The indoor unit is a 2022 Rheem 90% gas furnace. I recorded a temperature rise of 55°F, which is within the expected range. The evaporator coil shows no signs of leakage or corrosion. The blower wheel is currently clean and operating with an amp draw of 2.56, which is normal. The control board is functioning properly and communicating with the system. I replaced the 16x35x1 air filter (provided by the client). However, the air ducts are heavily polluted with dust, and I recommend a full duct cleaning. Duct cleaning will improve indoor air quality, reduce dust circulation, improve system efficiency, and help prevent premature buildup on the blower wheel and coil. The burners are clean and in good condition. The flame sensor has been cleaned and is functioning properly. The flame ignitor is also in good shape and giving proper readings. Scope of Work: Shut off water to the house and drain the system. Cut into the main water pipe and remove the necessary section. Begin preparing the H2O Ultimate system and set it in place. Start piping in the water lines. Install a sediment guard on the cold side. Set up the bypass. Once all water lines are installed, mark and press fittings in place. Turn the water back on, but only allow the filter to fill via hose. Air out the system. Once fully aired out, let the filter soak for 4 days. Set the house to bypass mode. Return to the site for one final flush and allow the filter to flow through the house. Clean up the work area and remove all work-related materials. Examined area of concern by customer. Upstairs hallway bathroom toilet is clogged. Fill valve tube not being properly set is cause of clog. Bowl water hasn’t been replenished and caused lack of power in flush. Showed customer cause and gave customer investment option to restore flow in toilet drainage. Customer authorized. Used closet auger to dislodge obstruction in toilet. Set fill valve tube properly in AquaPiston flush valve at no cost to customer. AC CHECK: Upon arrival the client complained of a strange smell coming from hvac unit. I checked filter and replaced it with one that the client provided. I checked the indoor blower wheel motor housing compartment for any obstructions and found none. I checked blower amps and found within. Blower wheel was a bit dirty. I did notice the cultivation of fungus on the insulation near the evaporator coil. This happens due to the moisture and humidity that the system pulls giving life for spores to grow in the dark without anything to kill it, and eventually it circulates back into the air. I proceeded to check the condensate line and I flushed it was approximately 1 gallon of water and added condensate tablets to ensure proper drainage. I checked all wiring and connections and made sure all limits and safety’s function properly. I got a temp split of 20 degrees. Return air temp 71 degrees, supply air temp 51 degrees. Arrived on site for a customer who had a few issues they wanted us to look at. 1st Floor – Garbage Disposal: Customer’s disposal was not working. Upon inspection, I noticed the reset button had popped out. I pressed it back in, and the disposal began to hum. Attempted to free the disposal using an Allen key, but it remained jammed and unresponsive. The disposal will need to be replaced. Master Bathroom – Toilet Running: Customer reported that the toilet was constantly running. Upon lifting the tank lid, I observed that the tank was overfilling. Diagnosed a failed TOTO fill valve. Presented the customer with investment options, and for today, they chose to proceed with replacing just the fill valve. Began by shutting off water to the toilet and draining the tank. Removed the supply line and the old fill valve. Installed the new fill valve according to manufacturer specifications, reconnected the supply line, and tested for leaks. Arrived onsite, numerous smaller plumbing tasks were completed today - water heater to be done in a couple weeks. First, started in master bathroom and replaced toilet fill valve and flapper. Flushed toilet multiple times to check for leaks and proper operation. Next, replaced right hand side Delta lavatory faucet cartridge, seats, & springs. Leak was coming from hot side escutcheon plate. Needed to disconnect supply lines below and tighten basin nut from underneath to secure handle to deck. Ran faucet and checked for leaks. I had a seriously stopped up kitchen sink that I had tried to clear with home remedies - boiling water and the vinegar/baking soda but to no avail. I called Vito in the morning and they were there that afternoon and with a snake, unclogged it. Great job, technician was professional, respectful and knew what he was doing. Highly recommend although I am not sure that the cost should have been that much. But I am happy to get my sink and kitchen back!!

I was heading out of town so needed immediate service. They came next day and fixed my problem. Danny, the technician was friendly and very capable and did a good job of fixing the problem for us. We are very pleased with Vito Services and recommend them for HVAC regular maintenance and problem shooting and remediation.
