arrived on site for a customer who has a leak in her kitchen celling coming from the bathroom above customer explained how this issen been going on and off for a year causing water damage to below customer showed me area of concern and look at bathroom looked at toilet and saw it was concaved and toilet was leaning one way. checked to see if toilet was stable and was able to move toilet told customer we can pull toilet and see if it's just a bad wax ring but if it is a broken flange then we will have to repair the flange and customer agreed and also wants to sign up for the combo monthly plan started by turning water off to angle stop and removed supply line and undid Jonny bolts and pulled toilet soon as I pulled toilet notice flange there was a huge chunk of the flange missing also notice the subfloor was rotten when touching subfloor will just crumble. brought finding to customer and tried getting in contact with her insurance to see if it's something it's cover customer gir her ins

Examined area of concern by customer. In residence, lower level bathroom I was taken to requires a new fill valve immediately. Water level in tank is above fill valve and overflowing into flush valve overflow tube. Gave customer investment option to replace. Customer communicated with maintenance personnel and stated they will wait on that repair. Once Father upstairs gathered himself, granted access to quarters. In bathroom, toilet tank is cracked. Made personnel onsite aware toilet requires replacement. Father has requested toilet match bathroom. Made Father aware I will have to locate a Pink toilet and formulate options for approval. System Leak Search and Recharge: I arrived at my customer home to do a full system leak check I pressure test the system with 400 PSI of nitrogen and find outdoor unit leaning on one side lots of pressure on connection nuts leading to leak of refrigerants I leveled outdoor unit tighten all joints pressure test system again with 400 PSI of nitrogen running vacuum recharge system and startup split system working properly at this time

FALL MAINTENANCE ON ONE CARRIER HEAT PUMP UNIT FROM 2011 I checked the filter and replaced with one costumer provided. I checked the indoor blower wheel motor housing compartment for any obstructions and noticed a fungle outbreak cultivaing within the unit and circulating back into the air. I checked the I checked the blower amps and they were within specs. I checked the electrical heater element and emergency heat working fine at this time. I checked the EVAP coil and noticed a lot of rust just eating up the coil. This rust can lead a refrigerant leak in the system overtime. I checked the humidifier and found working okay as of now. I checked all wiring and connections and all limits and safetys are working as of now. I got a return air temperature of 67 and a supply air temperature of 92. I moved on to the heat pump unit outside and I heard the compressor wind up and the sound of it was loud and nastier than usual. The unit seems to have been having issues in the past due to there

FALL MAINTENANCE ON ONE CARRIER HEAT PUMP UNIT. This is a Tenant/Landlord situation. Upon today's arrival I called for heat at the thermostat. I checked the filter and found it had been replaced by tenant. I checked the indoor blower wheel motor housing compartment for any obstructions and noticed none. The indoor blower motor is a variable speed motor and as of right now it is exposed to any high voltage power surges due to not containing a surge protector. Blower motor amps are within specs. I checked the evap coil and found clean. There is a 24v UV light that is on and working at this moment. I checked all wiring and connection and all limits found okay. I checked emergency heat 10kw heater element working fine pulling recommended amps. I got a return air temperature of 69 and a supply air temperature of 133. I moved on to the outdoor heat pump. Kohler Toilet Handle Broken in Master Bathroom: Examined area of concern by customer. Customer has had a Universal trip lever installed backwards. Customer ordered new manufacturer parts and would like it installed today. Toilet AquaPiston gasket is warped and unconnected. Gave customer investment option to repair toilet and I'll install trip lever at no cost. Customer agreed. Went to truck and acquired materials. Removed AquaPiston and pulled warped gasket out. Cleaned piston free of gasket debris to ensure proper seal. Secured new gasket to AquaPiston and secured in tank. Removed trip lever existing and installed customer supplied trip lever at no cost to customer. Tested for proper functionality and there are no further malfunctions in toilet at this time. Replace Shower Valve In Multi-Family Housing: Entered #220 and #420. Opened drywall behind shower valves. Removed valve trim and spouts. After draining tier, cut out old shower valves. Replaced old valves. Returned water service to 20 tier bathrooms. Found no leaks. Installed new handles and spouts. Cleaned up work areas and coordinated drywall repairs.

Water Heater Keeps Shutting Off: arrived on site for a customer who's water heater shuts off on its own customer said recently pilot shut off but relighting will turn the heater back on but as of last week heater shut off twice heater was installed in 2021 by garneski after started by checking the basic tested house pressure and house pressure is at 90psi which is high by code anything 70psi and above is high water pressure when testing expansion tank bladder is punchred and water shoots out when testing. called up customer support to see what's going after after testng with the volt meter we have a bad burner assembly. gave customer investment options from doing the warranty work up to replacing the expansion tank and prv customer said he's going away in a trip next week but wants to go with replacing the burner assembly and once we call to confirm the appointment he will decide on getting the other stuff replaced will order parts and call customer to set up appointment thank you for

Leak Search: Examined area of concern by customer. Ductwork has been removed and copper piping exposed. Gave customer investment option for required process of repairs to piping prior to today. Piping has no movement and minimal space to cut. With customer consent, cut useless framing behind ductwork to enable repairs. Water has been shutdown to home. Moved piping and cut down from area of leak. Manipulated piping near tee to enable cutting and cut piping. Cannot determine which line is source of pinhole leak, so both lines were cut out and rusty nails were removed from area. Cut and prepped new copper piping and set fittings. Secured new fittings to new and existing piping with ProPress machine. Began cleaning up and removing equipment from site. Repressured water system to home and bled piping through accessible area. Arrived at location, We were advised that no hot water was coming out the shower. We started testing the shower head and no hot water was coming out. We tested the sink and hot water was coming out fine. Determine the cartilage was damaged, proceeded to turn off the water and drain the building. Took apart the shower trim and took out old cartilage. Sent out multiple pictures to our suppliers in which this part had to be order and would take 5-7 days to come in depending on the supplier. Put the old cartilage and shower trim, proceeded to turn the water back and tested. Still only cold water coming out. Cleaned up our Area and left. Will be in touch with Amy about further details.

NO HEAT CALL ON A BOILER UNIT. The thermostat was set to 63 and the client is a senior, she said she wants it at 70 so I took program off and set the thermostat to 70 permanently. I let the boiler run and made sure all radiators were heating. The system is running and heating as of now. Thermostat was replaced by different tech about a month ago. FALL MAINTENANCE ON GOODMEN 90% HIGH EFFICIENCY GAS FURNACE I checked both filters and replaced with ones client provided. I checked the Indoor blower wheel housing compartment for any obstructions and noticed there is a fungle outbreak just cultivating within the system and circulating back into the air. The register vents have visible fungul growth on them. I checked the ECM blower amps and found within manufacture recommend. The variable speed motor is very expensive and right now it is exposed to any high voltage power surges due to not containing a surge protector. I checked the inducer draft motor and flue vent pipe and found okay. I checked Inducer amps and found within specs. I checked and cleaned the burners and heat exchanger. I checked the ignitor reading 49ohms working okay. I checked the flame sensor and got a reading of 1.6micro amps and the recommended micro amps is .5 I cleaned off the flame sensor but made no difference. Return visit to flush water heater with Transfer pump to pull buildup from tank. Secured pump to water heater and ran hose down alleyway to flush. Can hear pump pulling buildup from tank. Exercised drain multiple times during flushing toilet breakup large chunks of buildup in tank. Heavy buildup removed from tank today. West Building Laundry Room Trap Leaking: Arrived at location, Customer advised us the P-trap was leaking in the Landry room. We walked in the Landry and inspected the P-trap. We ran some water and saw the leak was coming down from there but wasn't the P-Trap. The nut for the pipe was loose causing the leak. Tighten the nut and tested for leaks, No leaks at this moment. Snaked 40 ft from clean out. Pulled back nothing. Tested drain and it drained well. Cleaned up our and left.

I think that the $1300 quoted initially to remove the existing drain and replace it and the p trap is pretty extreme. And I had a replacement pop up drain I provided on site. The tech removed the drain (which was main issue) for $300. Which means your company was asking for $1000 to replace the slip and p trap (in PVC no less). That’s really outrageous. HOWEVER The tech was very respectful and courteous on the phone

System is a 80% furnace heat pump dual fuel. Checked all components for proper operation found no issues with components. Secured any loose wires and checked for dirt and debris. Vito has been responsive, and the technicians are in general excellent......except they installed a new furnace that stopped working within 8 hours and did not leave any documentation about the furnace, so the Vito technician who came out (quickly) to fix things didn't have the necessary technical information to do the repairs. Two days later we still don't know the source of the problem, although the furnace is working at the present time. Sorry to say, our experience with Vito is mixed.
