Arrived on site and met customer at the building front door he led me upstairs where he had a backed up shower. Gave him, the estimate to snake it and he accepted. Snaked 5+ feet and cleared blockage and pulled nothing back. Ran shower for five minutes straight and it did not back up. Told customer we were all good to go. Arrived onsite, tenant/owner situation. Only tenants were onsite, spoke to Adam on phone who gave me go ahead to do job and accepted $1,536.00 quote. Adam explained that he has been receiving an unusually high water bill. Walked through apartment and checked out all fixtures. Most likely issue is failed toilets flappers and fill valves, causing the toilets to run while not being used and in turn increasing the apartment’s water usage and bill. Started with half bathroom and replaced fill valve and flapper. Flushed toilet multiple times to check for leaks and proper operation. Examined area of concern by customer. Customer would like Rinnai Tankless Water Heating Unit descaled today. Arrived onsite prior to machine arriving and inspected area. 20yr old system has service cocks. Went outside to meet runner with pump and returned inside. Followed shutdown process of Rinnai and secured hoses to service cocks. Secured inlet to pump and poured solution in bucket. Began siphoning solution through water heating unit. Clear solution began getting darker. At completion of descaling, solution in bucket is dark green. Removed pump and documented. Flush tankless with fresh water for 3 buckets to ensure solution was flushed out. Packed up equipment and cleaned area thoroughly. Spoke with customer and contacted office to process payment. Customers are very pleased with operations of existing tankless unit. Engaged power and powered up tankless unit. Opened bathroom faucet and confirmed steady hot water producing. Examined area of concern by customer. Customer ceiling is scaling and there are water marks in wall above laundry system. Gave customer investment option to perform Leak Search between floors. Made customer aware pending on findings and time, I may reduce leak search. Went to unit 202 and viewed area above compromised ceiling. 202 has wooden floors and there is no warping. Pan under laundry system is dry. Went back to unit 102 and spoke with customer. Recommended customer begin mitigation immediately and contact us with results. There are many possibilities in area from ductwork condensation to a leak on sprinkler system. Customer will contact us with results if we are required back to fix any plumbing issues. Arrived on site that customer at the back of her house went upstairs with a new Kohler hose for their faucet, which was leaking put new color hose in and turned on water and it started leaking. Told customer the best option will be to replace the whole faucet and they agreed. Service Performed: Comprehensive preventative maintenance was performed on two residential split-system HVAC units. Unit 1: Located in the attic. Unit 2: Located in the basement mechanical room. Inspection and Findings: The following components were inspected and their operational status verified: Air Filtration: Air filters were inspected for visible accumulation of particulate matter. Air Handler Assembly: The integrity and performance of the blower motor and blower wheel (fan blade assembly) were checked. FALL MAINTENANCE ON ONE UNIT. PAYNE 80% GF 2017 I checked the filter and found it to had already been replaced upon todays arrival. I checked and cleaned the burners and heat exchanger. I checked unit amps and found within specs. I checked parts and found most in good shape. However the flame sensor and ignitor assembly are worn and are no longer reliable. These two parts only last up to 6 years. I tested humidifier and noticed water leaking from bottom of humidifier. The source is the water panel, it needs to be changed. I proceeded to check for any possible gas leaks near furnace and found none. I performed a combustion analysis and got a standing reading of 40ppm. Temp rise was 70 degrees. Overall this unit is running and heating as of now. I spoke to the client on additional work for the furnace. He advised me that the house is on the market and going to get sold soon.
