No AC Call: Checked diakian system found thermostat flashing error code E-4 , right now director is unavailable he turned off and closed alot of valves controls and switches, he needs to be here to find out what's going on, and will need a second tech. For this job I did an AC MAINTENANCE ON 2 carrier infinity units. 1s unit 2016 carrier infinity 2016 Indoor 80% funrnace I got a 18 split temp. Client has already replaced 16x25x1 Air-filter. Evaporator coils are clean with no corrosion or leakage. I noticed air ducts were polluted with dust. I made it one of my recommendationa and client is aware. Condensate line is draining with no problem. Control board is functioning and communicating with ECM blower wheel. Blower wheel amps reading 4.5. Outdoor unit 2016 infinity carrier. I noticed coils are clogged with dirt and outside debri and is in need of a coil lvl cleaning. I made this my recommendation and client is full aware. Inverter board is functioning and communicating with system. i noticed system doesn't have a surge protector and I recommended one to protect the systems inverter board for any power surges. AC MAINTENANCE ON TWO UNITS. #1 GOODMEN UNIT IN THE ATTIC I checked the filter and replace it with one that the client provided. I checked the indoor blower wheel motor housing compartment and amps found within specs. I checked aerus air scrubber attached to supply portion of duct working and found functioning properly at this time. I checked evaporator coil and found okay. I flushed and tested condensate drain pan and ez trap with at least a gallon of water and added condensate tablets to ensure proper drainage. I checked all other limits and safety’s and all wiring and connections found okay. I took temperatures and I got a 18 degree delta T. I proceeded to check the outdoor condenser coil and hosed it down with water for the client. ERROR CODE 82 SUCTION OVER TEMP LOCKOUT. I first checked the indoor filter and found it dirty, I replaced it with one that the client provided. I checked indoor blower motor amps and found okay. Blower motor housing was clean with no obstructions. I checked the evaporator coil to make sure it was clean with no obstructions and there wasn’t any. I checked outdoor condenser unit and hosed it down with water. I then started taking temperature readings and found I only had a 13 degree delta T. I checked outdoor temperature discharge temperature, suction line temperature and liquid line temperature and they all seemed funny. I hooked my gauges up and also pressures looked funny. I noticed that this unit doesn’t have the right amount of clearance for its discharge. It’ll need at least 4-5 feet of clearance and right now there is only 34 inch of clearance. Arrived at location for leaks search, arrived to store the store is getting remodeled, customer had a water bill of 5k in which he would like to find the leak. There are no visible leaks, but I checked all the sink and toilets and could not find anything causing this leak. I did find a flapper that was bad and quoted customer to replace flapper customer did not want to move forward with flapper replacement. There are no leaks in this building as far as the plumbing system, checked each toilet, faucet, urinal, etc. other than the one flapper.

Examined area of concern by customer. Unit 4 has been experiencing drainage issues in unit. Prior to today, drainage was just obstructed in tub area. Today, toilet also is experiencing drainage issues. Waited onsite for tenant in unit 4 to return. Went into unit 2 and viewed water bubbles in ceiling and viewed closet bend through hole cut into ceiling hub. Closet bend appears wet. Gave customer investment option ranges from normal clog to pulling toilet and running sewer cables through closet bend and down through building. Customer is in agreeance with process of repairs. Ran drain cables through overflow of tub drain for approximately 7ft and toilet began to empty into tub. Owner contacted tenant and states there is water coming through unit 2 ceiling again. Viewed situation. Returned inside and ran drain cables through lavy drain, after removing trap, for approximately 22.5ft. Tub emptied and toilet flushes clear now. With this option, we will relight pilot to water heater and run backdraft test to determine cause of pilot outage. Will repair upstairs hallway bathroom faucet to stop dripping. Arrived. FAINT GAS SMELL Upon arrival the client advised me that they smelled gas in the bathroom above the furnace. The furnace is located in the basement and there is a tenant living downstairs. I sprayed down all pipe fittings to try and locate leak. I tightened up union. After spraying all pipe fittings I didn’t notice any bubbles. I grabbed my 8ft ladder and started to look for any leaks above the furnace and sure enough there is a 1x3/4x1/2 T fitting that is leaking. To make the repair we’ll need to remove approximately about 10ft of gas pipe to get to the leak, then we will remove the T, replace it with a new one, seal every pipe fitting back with pipe thread sealant and test it out. I will write this up and send it over to the clients email with the estimate to make the repair. Thank you for choosing Vito services.
