Customer reported a constant drip from the T&P (Temperature & Pressure) safety valve on the water heater. Upon inspection, the T&P valve was indeed leaking, and the expansion tank was found to be full of water, indicating a ruptured internal bladder. This failure placed excess pressure on the T&P valve, compromising its function. After discussing the situation and the age of the existing water heater with the customer, immediate repair options were presented and approved. The hot water system was shut down and partially drained to perform the repair. The SharkBite tee was removed, and the existing T&P valve was replaced. Due to limited space, a strap was secured to support the new expansion tank, which was rebuilt and piped properly. All fittings and new piping were securely installed. The hot water system was re-pressurized, and air was bled from the lines. No leaks remain in the area. Thank you for choosing Vito! 90-day warranty on today's repairs.

Arrived onsite, re-lit water heater pilot. At first an error code was present indicating that there is an issue with the gas control valve. However, the error code went away and the light started flashing blue indicating normal operation.

Spring AC Maintenance Check System is a 2023 80% Furnace/AC system. Checked all components for proper operation found no issues with components. Secured any loose wires and checked for dirt and debris. Found blower is slightly dirty and will need to be clean sooner or later. Found evaporator coil clean and silver. System does have 2 Air cleaners and a Humidifier. Checked condenser unit for proper operation. Checked all starting components found starting components working. Check refrigerant level and found system good. Condenser coils are dirty and need to be cleaned. Customer want to wait at this time. Final cycled system at the time system is operational.

From my findings this estimate will solve the repeated gurgling immediately Kitchen sink has been having issues every month or so and when someone clears line, it backs up again momentarily. Viewed drainage undersink and followed customer to basement and viewed cleanout on 3in stack inside wall. Made customer aware I would like to check aged Studor Vent undersink before proceeding. Through more conversation with customer, I was given permission to remove existing Studor Vent under kitchen sink. With Vent removed, drainline flowed freely with no gurgling or backups. Customer is also concerned with amount of time hot water takes to get through home. Listened to all of customers concerns and assessed situations based on concern level. AC SPRING MAINTENANCE ON TWO UNITS. #1 Balcony unit is a Bryant 90% high efficiency gas furnace and ac from 2023. Upon arrival the client advised me that he just moved in. This unit is located in the balcony. On top of the furnace I noticed there was peace of the inducer draft motor just sitting there. This is critical because if the inducer motor doesn’t spin correctly it’ll overheat the motor and shut down the furnace. However I proceeded to check the AC unit. I checked the indoor blower wheel motor housing for any obstructions and found none. I checked the indoor blower motor amps and found within specs. I checked evaporator coil and found okay. I checked the condensate line going down to EZ trap and flushed it down with vinegar and I added condensate tablets. I checked all other limits and safety’s and all wiring and connections okay. Preformed ac maintenance tenancy check list on 2 systems. 1 system Basement gas furnace and ac. Inspected blower wheel and housing to be good at this time. Filter is good at this time. Evaporator coil shows signs of rusting. Temp split is 20⁰.uv light is glowing but i am not sure last time that bulb has been replaced. No burn marks on uv light. Filter did not need to be replaced at this time. Inspected gas piping in space and did not detect and leaking gas. Inspected heat pump in attic. Condensate pump growing showing signs of getting brittle. Drain pan operating and both system safeties work. Cleaned ou5 debris out of the heat pump. Heat pump voltage and amps are all within unit range. No additional noises. Cannot see the sn of the outdoor units. But both outdoor units are operating normally at this time.

AC MAINTENANCE ON ONE LENNOX STRAIGHT AC SN: 5808H26577 MN: CB27UH- 036-230-4-01 Upon arrival the costumer was concerned of a possible mold growth on vents. First I checked the filter and found it had been replaced by client. I went to air handler that is located in the attic and I took off the door panel. Once it was off I noticed an excessive amount Of fungal growth on the insulation of the panel. There was also fungus on the blower wheel motor , wires, shaft , and blades. The fungus continues on to evaporate coil and eventually circulating back into the air. I took indoor blower amps and found high. It only takes about 1/8 of an inch of dirt of debris on the blades of the blower wheel to cut your heating and cooling by 30%. I continued on to check drain lines for proper drainage. I flushed the ez trap safety switch with half a gallon of water and added condensate tablets. I check all wiring and connections and all limits and safety’s found okay. Call to do A/C maintenance on System is a 2016 Heat pump system. Checked all components for proper operation found no issues with components. Secured any loose wires and checked for dirt and debris. Found blower is getting dirty from filter being in too long. Found evaporator coil with dirt on top part of interior coil. System does have an UV light that is blown and does not have a Humidifier. Checked condenser unit for proper operation. Checked all starting components found starting components working. Check refrigerant level and found system good. Scope of Work: Commercial Hydro Jetting 1. Check operation of the hose bibs 2. Fill hydrojet and remove cleanout plugs (plugs are old will most likely have to be cut out) 3. Hydrojet sewer under 4000psi from manhole toward street and toward building 4. Hydrojet the three cleanouts in the back of the building, (remove as much debris from middle cleanout that has a broken cap as possible before jetting) 5. Supply and install 3 new recessed cleanout plugs 6. Bring jet hose onto roof and jet all accessible stacks (~8) 7. Arrived to check 2 zones for ac. Fount upstairs zone without surge protection. Upstairs zone needs surge protection. outside unit never turned on but the signal to turn on is there. I suspect the system in low on charge. My guage was not turning on. Will need to reschedule to check unit pressures for a leak. While in garage space I smelled an alarming amount of gas. Gas is leaking out of the furnace closet. After letting closet air out, I inspected for gas. Found the furnace burner compartment full of gas. Gas valve has failed and just letting gas seep by. I secured the gas to the furnace. Inspected the rest of the gas line. I did detect has coming off the meter, very minor. But there 2 gas leaks outside the garage door. See video. Washington gas will need to make repairs to gas line up to meter. Set reschedule to add surge protection and upstairs system for no ac. They would like quote to replace furnace over gas valve.

For this job I did a AC CHECK on a 2014 Payne unit Indoor unit is a 2004 comfort maker. Indoor units blower wheel is showing signs of less efficiency due to its age. Unit is at its last life expectancy, and I will RECCOMEND a upgrade to compete with outdoor unit for AC. Outdoor unit is from 2014 but I noticed coils were dirty and has build up I will RECCOMEND a level 1 coil clean. I have 24 v from contactor but contactor has ware and showing signs of burnt out. Capacitor is reading within range but shows signs of it's being burnt out as well. The fan is overworking and showing signs of high amp draws due to age. Overall system is running for right now but will RECCOMEND to upgrade as well. Customer will have to call office to make payment.
