arrived on site for a basement faucet that needs repaired customer showed me area to concern and hot side Handel was broken and customer wanted the Handel replace gave customer investment option and she agreed went to supply house to get new Handel once back removed both hot and cold handles then placed new handles in place and secured tested for proper functions and no issues were found thank you for choosing Vito.
Today, I arrived on site for two scheduled maintenance tasks, including one for heating. Heating System Observations: Upstairs system was not operational. A wet switch had turned off the system. Noticed someone was tampering with the AC. Started the system in heat mode. Burner one tube was fluttering badly, even before blower activation. Performed a combustion test on the furnace; CO levels were within range. Detected CO in breathable air: 7 ppm in the attic and 40 ppm in the flue. Recommended replacement of the furnace due to safety concerns. Additional Recommendations: Scheduled a Comfort Advisor visit for next Tuesday to discuss furnace replacement. Noted that the furnace gas pipe obstructs removal; gas will need to be shut off to the house. Basement Furnace Maintenance: Installed a surge protector for the furnace blower motor and ensured it was grounded. Checked the operation of the basement furnace; it is functioning well at this time. The humidifier is operational
SOMETHING IS MAKING NOISE checked the noise complaint customer pointed at the condensate pump on a heat only furnace and humidifier making noise has a bad float switch that will not shut the pump off, pump needs replacing

FALL MAINTENANCE ON ONE UNIT 2008 CARRIED 80% Gas furnace. I checked and replaced 16201 filter and replaced with one Costumer provided. I'm adjusted the gas pressure because the temperature rise was top high. i checked inducer draft motor and found pulling high amps. i checked Ignitor and flame sensor and found worn out and no longer reliable. i checked 10mfd capacitor and found low on capacitance. I performed a combustion analyze test and got a reading over 100ppm making unit unsafe to run. I did advise client. I RECOMMEND THE REPLACEMENT OF 2008 FURNACE. Original furnace is 132,000 BTU will replace with 110,000 BTU Furnace size Height: 33 1/2 inch tall Width: 21 inch Depth : 24 inch Return drop is 14x20 Carrier furnace availability final price $7529.00 Including 10% discount and $300 coupon off. 2 year labor warranty. I inspected 2006 carrier gas furnace. I cleaned flame sensor and checked micro amps 3.3. I checked high limit and rollout safeties. I checked 24 volt at transformer and at control board and tightened connections. ignitor reading 53 ohms. inducer pulling 1.5 amps blower pulling 6.5 amps. return is 69 supply is 125.3 20x25x4 filter has already been replaced. I also completed co combustion analysis 308 stack temp, oxygen level 7.1, co 64 ppm. I tested system in low and high stages of heat. Furnace is past life expectancy but still heating at this time. Heat Turns On, Then Turns Off: daikin gas furnace turned on when I increased the heat. I cleaned flame sensor and checked micro amps reading 3.1. I decreased gas pressure. inducer reading .38 amps ok. blower 4.2 amps ok. return 70 supply 124. Co combustion stack temp 330, oxygen 7.4, co 50 ppm heat exchanger in good shape. ignitor ohms 56 ok. filter and return grill is dirty needs to be replaced and cleaned. system is heating properly at this time.
Call to do maintenance on 2 heat pump systems. Checked upper zone system first. System is a 2014 multi stage heat pump. Checked all components for proper operation found no issues with components. Secured any loose wires and checked for dirt and debris. Found blower clean along with evaporator and steam humidifier in good condition. System does not have a UV light. Air filter needs to be changed. Checked condenser unit and found system is amping within specs. Tested starting components (contactor & capacitor) and checked for any loose connections. Cycled defrost successfully. Final cycled system at this time system is operational. Checked basement zone system next. System is a 2021 multi stage heat pump. Checked all components for proper operation found no issues with components. Secured any loose wires and checked for dirt and debris. custoemr has 50 gallon gas heater that will stay lit but will not ignite full pilot. I am recommending that customer has gas control valve. I have located gas control at Ferguson's in Beltsville . part no s100262939. customer will need to have valve put in tomorrow . will contact parts about part.
customer us advised that their water heater was leaking from the top and also not heating. upon arrival of contacted Todd to ensure where the heater was located. once inside of the restaurant I was greeted by employees who took me to the back area where the heater was located. I can observe corrosion and also the water heater leaking from the exhaust manifold. also I can see that fernco connected to the exhaust was not securely on the PVC piping. tighten the fernco and seen that the leak was still occurring and was coming from the small blue purge lines. clean up the access water of the top the heater and dried the heater to the best of my ability. once the heater was dry I then turned the power to the heater on. Error code 57-0 came on screen stating either the flame sensor was not grounded our water in the combustion chamber. the flame sensor was ground was but corroded. unbolted the cap on the combustion chamber and observed a heavy flow of water coming from the chamber. once the
Furnace Is Out, NO HEAT MAKING NOISE checked boiler found off at the power switch by Vito technician saying it was coming from the gas valve after 10 minutes of run time . Checked all safeties and limits, circulator pump, motorized vent damper so far boiler is working fine. upon arrival of home I replaced the powder room toilet with a customer supplied toilet. also replaced anglestop valve in upstairs hall bath to toilet. restored water and checked for leaks. found no further failures. customer would like office to call and collect

arrived on site to a customer who will like there water heater flushed customer showed me area of concern and said it's been 2 years since he gotten the heater flushed qouted customer to flush heater and customer will get billed. connected hose and ran it outside and turned on drain valve and started flushing while flushing notice water heater is from 1998 making it a real old heater water heaters have a life span of 8-12 years if maintained properly and also notice it doesn't have a cheniny liner when customer came back to see how it was going and informed him the age of the heater and also if he was looking to get to replaced by code we will have to install a chimney liner for it to pass code. customer asked about tankless options as well and explained the difference between the two units and best options for each of customer will like to go the tankless options I recommend getting a inline water conditioner so instead of flushing the tankless every year you can flush them every 3 ye
Today, I arrived on site to assess the boiler system. Main controller board was found burnt but still operational. Gas valve also showed signs of burning yet continued to function. Wire harness connected to the gas valve was burnt. Cut and snipped all damaged wires and reattached them. Successfully got the boiler back up and running. Issue was caused by the sight glass being left open, allowing flames to damage the system. Current status: System is operational at this time. Recommended future actions include replacing the control board, gas valve, and gas valve harness. ** the 2 pipes that has signs of a leak that need to be replaced. above the boiler. office to handle quote. Suggested adding a red faceplate cover to the boiler power switch for safety.
I inspected 80 percent gas furnace. I replaced 20x25x4 filter and dated. I replaced humidifier pad and set controls to 35%. flame sensor was dirty so I removed and cleaned, sensor is also reading 3 micro amps. I checked all safeties and switches. ignitor is reading 48 ohms. blower is pulling 4.03 amps and inducer pulling 1.04. return is 72 supply is 128. FALL MAINTENANCE ON TWO UNITS #1 Main unit 90% Gas furnace. This is a older unit. I checked and replaced filter with one Costumer provided. I checked indoor blower motor and 10mfd capacitor and found within specs. I checked the inducer draft motor and flue vent pipe found okay. I checked all wiring and connections and all limits and safetys found okay.i got a return air temperature of 70 and a supply air temperature of 135. I performed a combustion analyze test and got a reading of 50ppm. I checked flame sensor and ignitior found ok. I checked Condensate trap and condensate pump and flushed with a gallon of water and added Condensate tablets. I checked EVAP coil and found clogged with dirt and debris. FALL MAINTENANCE ON ONE UNIT 2016 CARRIER HEAT PUMP Client advised me that filters had been replaced upon today's arrival. I checked the indoor blower wheel motor housing compartment for any obstructions and noticed a fungle outbreak cultivating within the system near the blower , the wirings and the coil. I also noticed that the variable speed motor is exposed to any high voltage power surges due to it not containing a surge protector. I checked the electrical heater element and found okay. I checked Blower amps and found within specs. I checked all wiring and connections and all limits and safetys found working okay at this time. I got a return air temperature of 75 and a supply air temperature of 120. I checked the outdoor condenser coil and found okay. I checked the outdoor temperature, the discharge temperature and the liquid line/suction line temperature and found okay. I checked the double pole contactor amd found okay. I tightened all wire connections and dampers in open positions. Co combustion reading 304 stack temp 9%oxygen and 49 ppm. System is heating properly at this time.
I checked heat pump. filters clean at this time. heater kitt amps reading 20.13. blower motor pulling .98 amps. 70 supply 124. compressor pulling 4.19 fan .56. I checked capacitor and also tested defrost controls. indoor and outdoor coils are clean at this time. I do recommend 240v protector. I also service 80% gas furnace. I cleaned flame sensor and checked all safeties and switches. 16x25x1 filters need to be replaced. ignitor ohm is 53. I checked voltage at board and gas valve as well as tightened all 24 volt connections. return is 73 supply 133.
