System is a 2019 AC/ 2011 80% Furnace. Checked all components for proper operation found no issues with components. Secured any loose wires and checked for dirt and debris. Found blower dirty and need to be cleaned. System does not have a UV light. Air filter needs to changed. Heat exchanger has lots of wear and tear. Customer needs carbon monoxide detectors. Performed combustion analyzer test and found read are within safe levels. Carbon monoxide detector was reading 42ppm, 100ppm is the safety limit for a system and most systems don't get above 10. Recommended replacing system because of the systems age and condition. Customer want to do research before deciding want to do. Final cycled system at this time system is operational.
Winterize 10 Units: Arrived on site and met contact at the building.he showed us the units we would be winterizing. started winterizing the units but I thought it would be a good idea to put in a shut off valve for this building since if we wanted to turn it off we would have to turn it off from the main valve in the other building. while I had the maintenance men draining the building I went and got material for the shut off valves. came back and cut the pipes and put in 3 shut off valves for each line. showed the maintenance man what we did and he turned the water back on and we checked for leaks. finish winterizing the units and locked up.

08/13/2024 Examined area of concern by customer. Performing Preventative Maintenance Plumbing Check today. Water pressure in home is approximately 63psig. Water Heater is 2yrs old. Flushed water heater in effort to remove built up sediment and minimize calcification buildup in tank. Flushed directly into laundry tub. Customer made me aware when laundry discharges, water comes into laundry tub and immediately drains out. Drainage from laundry tub is excellent and there were no backups while flushing water heater into tub. Inspected laundry stack and stack is undersized at 1in. Per Suds Relief code, laundry stack must be 2in in diameter and 4ft high before trap with an 8ft run prior to termination point, to give Suds ample space to drain. Explained to customer once I determined cause of splash into laundry tub from discharge. Documented for Comfort Advisor to propose. Customer is not interested with proposals currently. From basement, all drainlines in home are DWV Copper piping. There a
