Call to do maintenance on 2 systems. Checked attic system first and found 2016 Furnace/AC. Checked all components for proper operation and found blower is over amping upon start up. Warranty for this system ends 2026 and labor is not covered. Found blower should be cleaned as well. Found no other issues with system at this time. Checked basement system 2006 Furnace and 2016 AC. Found system is operating normally checked all components and found no issues at this time. performed combustion analyzer test and found system in good standing. Did not see any cracks on heat exchanger but there are stress marks. Informed customer of findings and recommended replacing system because of age and condition of system. Customer needs new filter and humidifier pad. Customer wants to change them on his own. at this time system is operational. Blower motor replacement $689 Cleaning blower in attic $369 Duct cleaning $1738

Arrived on site. Knocked door and rung door bell several times. I called both numbers on file and went straight to voicemail. The maintenance will need to be rescheduled. I will let the office know.
Performed maintenance on 2 systems. checked attic system 1st it's a 2023 Heat pump found all components working and clean. UV light is still lit. No issues at this time. Checked basement system and found not issues at this time. All components are working properly and are clean. UV light is still lit and working. Final cycled system at this time system is fully operational. Recommend adding humidifier to home. $1100
HVAC Maintenance: I completed two 90% gas furnace inspections, I took Delta T on all systems as well as Clean all flame sensors check both igniters took and draws on all motors and major components I also completed combustion analysis on both systems upstairs gas furnace heat exchanger is severely cracked.I recommend to replace system.
FALL MAINTENANCE ON ONE UNIT. Costumer advised me that she wanted me to only change the filter. wants to reschedule maintenance. Very hard to find parking.
NO HEAT NO AC CALL THERMOSTAT BLANK. I arrived on site and noticed blank thermostat. I went to the furnace downstairs in the basement and noticed water in emergency drain pan and made the bulldog float switch cut the unit off. I shop vac all the water and checked condensate line for clogged lines. I cleared line with 3 gallons of water and ran normaly to Condensate pump. i added Condensate tablets as well. after clearing line and resetting switch the unit still did not come on. I replaced float switch and unit came on I ran it through its cycles and checked full operation and found running and heating as of now. Diagnostic fee $120 Minor repair $220 Bulldog float switch $399
Performed maintenance on 2020 AC/Furnace. found system is in good condition. blower is clean and all components are working properly. fully cycled system found no issues at this time. Informed customer of finding and recommended signing up for VIP membership. customer declined at this time and has a $49 coupon on maintenance today. collected $49 at this time system is fully operational.
Estimate to Rebuild Backflow Preventer: Went to job and spoke with bill by phone. After getting his permission I put a test on the assembly. Assembly is only in need of some fairly simple work but will require some parts. I will get a proposal out as soon as possible.
HVAC Unit Making Loud Noise When Running AC: retape return from install unit is under a year old
Commercial Plumber Call: Arrived at location, contacted the customer. Customer advised us that they had a 1 1/4 main pipe leaking. Manlift was needed in order to reach pipe. Upon observation, the pipe was badly corroded and insulated. Customer drained the building prior to arrival. Cut out 10 feet of the corroded pipe, installed new pipe. Proceeded to turn on water to test for leaks, once water was back we then found that the pipe had more hidden pinholes under insulation. went back out to the supe house to get new pipe and also two coupling in order to make the new connection. once back on site we cut about 30inches of the bad pipe with the pin holes. installed new pipe and then tested for leaks . no leaks detected. clean up work area , pack up equipment and left job site. NO AC. unit kept short cycling. i checked all connections all wiring and voltages. The pepco box connected to the Contactor was shorting the unit at the disconnect box. I disconnected wirings from transformer and changed 2 pole Contactor for single pole Contactor. I checked operation of unit and now running and cooling properly. Minor repair $185 DISPATCH FEE $120 Costumer was waived the diagnostic fee dispatch confirmed.
09/13/2024 no AC no air blowing I went to the thermostat I called for cooling I heard the outdoor compressor and fan start spinning and running. I went to the air handler downstairs in the basement I heard refrigerant running through the lines but I did not hear the indoor fan motor running. I checked for voltage at the board for the blower motor 24 volts present. I called for heat and for cool and neither times of the blower motor come on. the blower module has been compromised we will have to order part and replace. I will send part information to Richard so he can call manufacture on Monday and check for availability. Price to replace blower motor and squirl cage will be $2250.00 The office will contact client once we get availability and get their approval to order and to return to install. 09/12/2024 performed maintenance 12 year old carrier Infiniti system supply 48 return 70 filter are in good condition,drain flushed inspect evap coil and blower motor.noticed air purification(rmax) need a new UV bulb condenser coils are in need of a cleaning,all electrical tested within specs refrigerant levels are good at this time thank you for your business replacement of UV bulb 411 condenser coil cleaning 424
09/09/2024 arrived on site to look at a leak in the ceiling, the pipe is about 20 feet up and coming from a 2 inch copper line, traced the line throughout the building and did not find any shutoff valves on the line to isolate the leak, will need to shutdown the entire building and drain to access the leak, customer will be sent a quote, building needs a 48 hour notice, cleaned up work area and left
09/04/2024 AC LEAKING ATTIC SPACE I checked the EZ trap safety switch and found off due to over flowing. The evaporator coil was dirt with dirt and debris. I had to flush the condensate line with nitrogen. After I flushed the line I tested the condensate line with 2 gallons of water and found it was flowing properly now. I also added Condensate tablets to the satfy switch to break down any corrosion. I tested the function of the unit and as of now it is running and cooling. Flush $280 Condensate tablets $60 OFFICE WILL NEED TO CONTACT MANAGEMENT FOR PAYMENT THANK YOU FOR CHOOSING VITO SERVICES.
Back Flow Preventer Testing 08/30/2024 Looked at "failing" backflow for the irrigation and decided I would put a test on it just to see. It passed with good numbers. I spoke with bill and he would like a proposal for the leaking test cocks.

Install new AC System 08/22/2024 evacuated system and removed all old equipment and set and installed all new equipment and tied everything back in and installed new thermostat and ran equipment and checked for proper operation
Jul 16, 2024 arrived at location, for a plumbing inspection water heater is from 2013, state water heaters. advise to customer that it wouldn't be a bad idea to start looking into a wager heater due to the age of this one. customer had multiple toilet flapper not holding, customer wanted estimate on 4 flapper ($149) each no issues occurred the home was built in 2006. water pressure throughout the home 50 psi. also did a dye test as well for each toilet to show the customer the flapper situation
07/16/2024 SUMMER CHECK checked filter 20x25x1, checked indoor blower motor and wheel. flushed, checked condensate pan, line added condensate tablets, checked all water safeties, checked temperature split return air temperature 76 , supply air temperature 55 , checked condenser coil ok , checked condenser motor found to be over heating, checked contractor, checked capacitor found weak and needs replacing soon, 45/5 MFD, customer said the unit making a lot of noise and wants a price for a AC much quieter, checked outdoor air temperature 92 checked discharge air temperature 103, checked freon level liquid line temperature 95 , suction line temperature,56 WILL SET UP APPOINTMENT WITH COMFORT ADVISER TO GIVE PRICE FOR REPLACING OUTDOOR CONDENSING UNIT CARRIER MODEL NUMBER 24ACC442A300 SERIAL NUMBER 3316E30396
