Arrived on site to install the burner assembly. The customer had another technician out last week who replaced the gas control valve, but the water heater still did not operate correctly, so another visit was requested. The customer already had the new burner assembly on site, and the manager provided pricing for the job. I started by shutting off the gas to the heater, then disconnected the pilot tube and manifold tube from the old burner assembly. I removed the old burner and installed the new burner assembly per manufacturer specifications. After installation, I turned the gas back on and lit the pilot. At the time of ticket completion, no issues were found and the water heater was operating properly. I informed the customer to allow 45 minutes to 1 hour for the water to fully heat. The work area was cleaned, and all work-related materials were removed. Thank you for choosing Vito. Note: Work warranty is 40 days (burner-assembly-related).

FALL MAINTENANCE ON TWO SYSTEMS: Checked and replaced all three filters with one tang the client provided. I checked units amps and found within spec. I checked all drain line traps for both condensing furnaces. I checked all wirings and all connections and found all limits and safety’s working properly. Temp rises were within spec. Both of these systems are from 2013 and reaching their life expectancy’s. Both systems have igniters that are in bad shape and one system has a flame sensor in bad shape. These units are most likely out of warranty. Moving forward if the client wishes to keep the systems up to date, I recommend replacing both igniters and one flame sensor. These ignitors and flame sensors are designed to only last up to 8 year. Additionally I recommend adding a surge protector to both systems to protect it against any spikes or high voltage power surges. Examined area of concern by customer. There was a leak coming from bathroom above that eventually produced through living room ceiling, above tv. Went upstairs to view bathroom. Found no imperfections in shower area. Standard pan with tiled up walls. Walls are in good condition. Drainline viewed through hole in ceiling is from shower. Tenants have stopped using this specific shower, but they continue to use sink and toilet. Exercised toilet numerous times to recreate leak to no avail. Leak is coming from shower drain, per trajectory of water damage inside ceiling to surrounding ductwork, which is everywhere around drain. Recommend gutting area to expose ductwork and drainline; Removal of ductwork to enable rebuilding drainline from shower; Rebuild drainline from shower to next fitting after trap. Arrived at location to test fire sprinkler dcva Backflow in the fire sprinkler room, before testing had the customer call in to shut the system off until the test is over to prevent the fire department from coming. After he called in, I counting to do my test, first by flushing out the testcock, then proceeded with my test. After the test was completed with both checks valve, They both passed at 2.6 psi This is a Wilkins 4in ASSE: 1015 DCVA on a fire sprinkler system non toxic.

Examined area of concern by customer. Previously, in August, customer had a flood due to toilet malfunctions in upstairs bathroom above kitchen. Kitchen floors are warped. Inspected prior repairs and there is no concern. Area is fully operational with no leaks. Customer concerned about shower area drainage. Removed drain cover to view condition of drain. Drainline is small, indicating this drain is an aged version. Ran both showers simultaneously and proceeded to 3rd floor bathroom to view tub drainage. No issues with tub. Returned to shower area and documented drain still flowing freely. There are no further concerns and no repairs to be made at this time. Arrived at location for leaking exhaust vent from tankless water heater at the 45 fitting, there was an hvac guy here already who reglued the pipe together, kicked on the water heater and ran hot water to trigger a combustion to see if the pipe is holding and taking all the moisture out. Ran the water heater combustion chamber for 30mins and checked pipe constantly. No leaks occurred at this time.

I arrived at my customer home for one system heat maintenance outdoor temperature 55° at this time customer like his temperature set between 65 and 72° in the home with the fan continuous running customer adjust temperature 5° above the room temperature in heat mode customer provided all air filters I remove steam humidifier for a customer to cleaned out and reinstalled. I performed the maintenance by checking all apps and component indoor and outdoor carrier heat pump system working at this time. I returned to my customer home due to customer fan running on high. Arrived at my customer home for a boiler system heat inspection when I arrived auto contractors here working on the chimney and fireplace customer say to have a radiators not working and she like her thermostat set between 65 and 75° in the home. I adjust customer thermostat 5° above the room temperature I checked all amps and component indoor bleed all radiators one radiator was removed, creating a negative pressure prevent preventing two radiators from getting hot inducer fan Motor making a high pitch winding noise. I recommend a replacement of the inducer hot water heater have a lot of settlement rust and corrosion at the bottom of the water heater. Arrived on site and met customer at the front door she showed me to her bathroom where her toilet was backed up tried plunging toilet first and that did not work. Use my auger and went to full 7 feet and cleared it flush three times after that to make sure it would not back up again. Left customer and option to replace the toilet in the angle stop but also camera the line just to make sure that there’s nothing else that’s causing problems in that line cleaned up work area of debris material. Arrived on site the customer advised me that their kitchen sink will start overflowing underneath the cabinet when running water. Once Inside of the kitchen area I advised the customer to run through what they were doing when the drain started to back up. I re-created the problem by filling up the sink and also turning on the garbage disposal at the same time. As the sink was draining, and the garbage disposal was running I could observe water to start overflowing from the hub drain. attached to the hub drain are two drain lines that are coming from the HVAC units. Advise the customer that there is a partial blockage causing the water to back up. Gave the customer at quoted price to clear the drain. Connor was very nice and professional; however the pricing jumped significantly from invoice to final payment and didn't even solve the problem. The main issue, a toilet that wouldnt flush all the way, is still experiencing the same issue even after wasting $600 on the "repair" of the system. Furthermore, a new system would have only cost $200 more (and at least fixed the problem!!)
