Upon arrival, the customer expressed concerns that the air conditioning system was not cooling the upper floors. The thermostat was turned on and the system was inspected. The indoor unit was found to be operating normally. Upon checking the outdoor condenser unit, it was discovered that the 40 MFD capacitor had failed. The customer was informed of the issue and advised to replace the faulty part. The customer agreed to the repair and also chose to enroll in a 3-system VIP maintenance membership. The capacitor was replaced, the system was cycled, and it is now operating normally. The customer signed up for the membership, payment was collected via check, and the repair cost was waived as part of the VITO VIP membership sign-up.

New Water Heater Install: Arrived at location for replacing old water heater electrical. The old one was in a tight 18in closet in the bathroom down in the basement. Customer gave me the green light to cut any studs and walls to remove this old water heater electrical. Removed the old water heater and also removed toilet to give us space. Put the new water heater in with no issues at all. A couple of fittings were bad so I had to cut and new one in. But eventually the new fittings were holding and water is on and so is the water heater itself.

AC LEAKING: Found clogged condensate line to floor drain. I poured half a gallon of water into pan and water was not draining, in fact it was backing up. I advised the client of my findings and gave them quote on repairs. However I also spoke to the client on potentially adding, 1x Aerus air scrubber to the supply portion of the system. The air scrubber is a UV light that’ll keep the unit clean and efficient, and it’ll bring the air quality of the home up to date. The air scrubber will also remove 99.99% of dust particles in the air. At this time there is work being done inside the home and there is a lot of dust accumulated. The client agreed to go ahead and follow through with option number 1 which Includes , making the repair on the condensate line, flushing it with co2 cartridges, test line with approximately 5 gallons of water to ensure proper drainage, adding condensate tablets and cleaning the outdoor condenser coil. During this maintenance, technician inspected equipment cabinets, wiring, and electrical connections. Replaced the air filter. Check airflow, air temperature, capacitor, contactor, and fan motor. Inspected blower wheel. Check condition of refrigerant coil. Flushed condensate trap. Test condensate drain pump. Tested cooling operations and performance. Reassembled and confirmed operations. For the heat pump I recommend the surge protector and to change the capacitor because reading below the normal. For the furnace need to watch the condenser coil and install surge protector.

Arrived on site for a customer complaint regarding a leak from their garbage disposal/dishwasher, which was also leaking into the basement. The customer was not home but had left the basement door open for access. Upon inspection, I located the area of concern as described by the customer. While checking the drain, I observed water pooling around the waste gasket, indicating that the gasket was faulty. I attempted to contact the customer but was unable to reach them. As this account is on file for billing, I proceeded with the necessary work. Work completed: Went to the supply store to obtain the required materials. Returned to the site and began by cutting out the old section of pipe and removing it from the waste gasket. Removed the faulty waste gasket and cleaned the area using a wire brush. Applied lubricant (SNOTT) to the new gasket and installed it securely. Lubed and installed a new no-hub adapter. Dry-fitted the new drain piping; once aligned, all fittings were marked,

Arrived on site and met customer at the door he led me down to the water heater and I began to flush it. Water first came out very brown but over the course of the 10 minute flush it became clear. While that was flushing. I went and checked all the bathrooms and the kitchen. Master bathroom toilet had a very weak flesh and I recommend you to the customer to replace a toilet since it was around 20 to 30 years old. Went downstairs and checked the pressure coming to the home and it was 85. Recommended a prv for the customer as to not damage her fixtures. Cleaned up and showed customer the estimates. Arrived on site for scheduled plumbing maintenance. Began by flushing the water heater. While performing the flush, I inspected all plumbing throughout the house. During the inspection, I checked the expansion tank and found it to be punctured. Tested the home’s water pressure, which measured at 80 PSI—this is considered high and is the likely cause of the expansion tank failure. While inspecting the home, the customer mentioned that the master bathroom toilet was flushing slowly. Upon inspection, I found the jet hole to be clogged with calcium buildup. No other issues were identified during the visit. I informed the customer of my findings, including the cause of the punctured expansion tank, and provided investment options for repair and improvement. Arrived at location for a remolding job, customer will like a quote sent over as soon as possible because the workers are going to get ready to take down everything. The blue print provide showed that the kitchen sink and dishwasher are going to shift left a couple of inches. Customer like a permit as well. We will.be doing the DWV for the kitchen sink. This includes a new garage disposal too. The vent falls right down where the sink is but until they open the wall then we can see where the vent and drain are running too. Laundry area is going to be the same they will provide laundry sink and washer etc nothing needs done on the plumbing just cap off when removing until new one arrived ( laundry sink )

Performed nitrogen leak test on HVAC system and found oil traces in the indoor evaporator coil pan, indicating micro-leaks. Coil inspection showed visible corrosion, which is likely contributing to current and potential future refrigerant leaks. A deep vacuum was pulled, and the system was recharged with the manufacturer’s recommended refrigerant charge. After charging, the outdoor heat pump was verified to be operating properly, delivering cool air. Final testing showed a temperature split of 19°F, confirming efficient cooling performance. Result: System is cooling properly at this time, but evaporator coil corrosion suggests future replacement may be needed.

Examined area of concern by customer. Since past visit, we agreed via email to move forward in the process of repairs by applying flapper investment to flush valve installation. Arrived onsite and got no answer at door. Light technician onsite granted me access and made aware customer would be with me after his phone call. Proceeded to daughter bedroom bathroom and removed existing flush valve. Installed new manufacturer provided flush valve per manufacturer specifications and filled tank to test. Viewers water loss in tank. Went outside and reinforced gasket for more solid seal. Returned inside and was greeted by customer outside. Explained exactly what I was doing and returned to work area and reinstalled flush valve per manufacturer specifications. Sat with toilet afterwards to ensure proper functionality. After 20 min of standby time, water level in tank has not decreased. This issue is rectified. Thank you for choosing Vito!

Arrived onsite for preventative maintenance check. Noticed 2 areas of high concern. 1st floor hallway bathroom tubular p-trap is rusted and connected to steel nipple. Recommend replacing p-trap and opening drywall to expose steel line and replace. In bedroom bathroom, p-trap is metal and very likely to fail soon. Both bathrooms have pedestal sinks. Arrived at my customer home for the upstairs two zone system not working. I did a full system check and found one bad capacitor preventing ac from running and system humming I recommend a replacement of dual capacitor work was authorized by home owner I removed and replace one dual capacitor 70/5UF check all amps and components indoor and outdoor age of the full system 2011 normal wear and tear on the equipments I also recommend replacing parts listed for option B or a replacement of the full system due to age performance supply temperature above the coil reading 75.1 degrees at the time ac system very low one 410a possible leak in the system I recommend doing a full system leak check pressure test system with nitrogen find the leak fix it run a vacuum recharge system, and start up no ez trap or wet switch on the equipments outdoor fan motor overheating no surge protector ac system working at this time. *********** J.V. ——- I came to check refrigerant pressures and system is very low

During the service visit, a 1989 air conditioning system was found to be leaking water due to a clogged condensate drain line. While inspecting the drain, it was noted that the line is not up to current code standards. The customer was informed of both the clog and the outdated installation. After discussing the condition of the system, the customer expressed interest in speaking with a Comfort Consultant about replacing the unit. As a temporary solution, the condensate line was cleared to restore proper drainage and stop the immediate water leak. Further evaluation and a replacement estimate are recommended

Examined area of concern by customer. Performing Preventative Maintenance Plumbing Check today. Water pressure in home is 105psig. This is excessively high for a residential setting. Spoke to customer regarding situation and made them aware of complications that come with excessive water pressure. Water heater is 4yrs old. Flushed directly into basement shower area. Basement bathroom is in good condition. There is a submeter in water heater room that supplies outside irrigation system. Outside irrigation requires a backflow. Submeter may be equipped with backflow per tag on equipment. Located main service valve in office wall hub. This will require cutting to enable installation of new Pressure Regulating Valve, with customer consent. Powder Room has no issues. Laundry Room has unconventional water supplies that appear to be a 2 handle shower valve that supplies 3/4 adapters protruding into laundry box. Examined area of concern by customer. Cat keeps engaging Wave function on kitchen faucet. Customer has been covering sensor and using faucet manually. This faucet has a manual option. The instructions are in the paperwork left with customer on installation day. However, I gave customer my brother’s remedy and advised to placing a sheet of aluminum foil on counter surrounding sink area for maybe a week and cat will avoid area for fear of noise. Customer is going to try this prior to disabling new faucet. In basement bathroom, supply hose to toilet was very loose on angle stop causing leak on floor. In upstairs bathroom, customer thought jacuzzi tub stopper was a toe touch but it is a corded model. Demonstrated operations to customer and adjusted leg on bottom of stopper.
