I arrived at my customer home for the master bedroom system not working I did a full system check and found dirty air filter restricting airflow to bedrooms I removed and replaced one air filter check all amp and components system 3 to master bedroom working properly at this time I did a full system check on system two and found no power from the electrical panel to air handler I recommend having an electrician take a look at the power from the electrical panel to indoor equipment will return after power it's been restored system 2 not working at this time system one working properly at this time. For this job I did a spring check on 3 units 1st unit 2019 Rheem I got a split temp of 18 indoor blower wheels amps 2.0 client provided air filter. Blower wheel is starting to collect dust client is aware. Evaporator coil is clean and no leaks or corrosion on coils at the moment. Condenser drain is draining and running through pump with no problems Outdoor units 2019 Rheem contactor has 240v/24v fan amps .54 and compressor is at 4.7 capacitor MFS are reading within range. I noticed condenser coils are clogged and I need of a lvl coil clean client is aware. Pipe insulation has no damage. No obstruction found on wires and all wires are intact. . 2nd unit 2019 Rheem I got a split temp of 18 indoor blower wheels amps 2.8 client provided air filter. Blower wheel is starting to collect dust client is aware. Evaporator coil is clean and no leaks or corrosion on coils at the moment. AC MAINTENANCE ON ONE UNIT: I checked the indoor blower wheel motor housing compartment for any obstructions and found none. I checked the filter and found it had been replaced upon todays arrival. I checked blower amps and found within specs. I checked and flushed drain line with at least a gallon of water and added condensate tablets. I checked temperatures and I only got a delta t of 15 degrees. I checked all limits and safety’s and found okay. I proceeded to check the outdoor unit and hosed it down with water. I checked outdoor temperatures , discharge temperatures , suction line temperatures , and liquid line temperatures. I hooked my gauges up and found unit to be low on at least 1lb of R-410a. I checked components such as the 45/5 mfd capacitor and found in bad shape and low on capacitance. I checked the contactor and found okay as of now. I made sure all wiring and connections were tight and not loose. Overall system is running however on a very warm day it can struggle to
Arrived onsite, customers hallway toilet running. Recommended replacing angle stop valve, supply line, and toilet fill valve. Turned water off to house and opened faucets. Removed existing stop valve, supply line, and fill valve. Installed new parts. Turned water back on to house and checked for leaks. Flushed toilet multiple times to check for proper operation. Cleaned up and removed all job related debris. Customer also showed me upstairs bathtub with broken tub shoe flange and no crossbar. Gave estimate to replace - $1,809.
Arrived on-site for a customer with a tankless water heater whose recirculation pump was not functioning. The customer reported that it takes approximately 4 minutes for hot water to reach the master bathroom. Inspected the unit and confirmed it is equipped with a recirculation pump. Tested hot water delivery time to the master bathroom and confirmed it takes about 4 minutes to get hot. Noted that there is no dedicated return line, so the system requires a crossover valve. Inspected the furthest fixture and found there was no crossover valve installed. Also observed that the recirculation pump was turned off in the unit settings. Presented findings to the customer and recommended installing a crossover valve. The customer agreed. Went to the furthest fixture, removed the supply line from the angle stop, installed the crossover tee, reconnected it to the angle stop, and mounted it properly. Returned to the tankless unit, turned on the recirculation pump, and configured the settings f

No Air Conditioning Call: Arrived to no ac. Found that the system has been having this issue every year. System is wired fully communication. I jumped power to blower and found blower no operating. The wires between the system need to be replaced. They have replace the blower before with previous compony. But stat shows system still has had the same issues. Seem to me wires are not grounded and communication is being lost cause issue with system. Recommend replacing unit because warranty is gone. And repairs needed exceed a down-payment for a new system. Because unit is already over 10 years your unit is going to run into more issues.
Arrived on site for a plumbing inspection started by flushing heater while flushing inspected all plumbing in the house customer tmp valve was dripping and found no other issues in the house gave customer investment options and customer said he will talk to his wife about the options and sent options via email wrapped hose up thank you for choosing Vito.
For this job I preformed 2 zone system maintenance. Basement furnace. System reading 71% humidity. After running system ac for 10 mine system reading 56% humidity. Condensate pump Ran 1 cycle. Home has high humidity yet feels cool. I don't think ac is dehumidify properly. Replaced filter provided by owner. Inspected furnace wiring and housing to be good. All voltages and amps are good at this time. System is cooling. Checked ac unit to see pressures voltages and amps are good at this time. Check attic system, system reading 56% humidity. ** found oil in drain line. Found noticeable build up around the base of the evaporator coil. Inspected drain pan wiring voltages and amps of this system. All appear to be OK at this time. System pulling humidity out home. Informed owner i recommend buying humidity stats and put them around home. System are cooling and stripping humidity but humidity level is high. Don't want to bacterial growth. Investigate Leak On Backflow Preventer: We can rebuild faulty back flow prevention systems
Arrived for 2 zone cooling maintenance. Found 2 surge protectors improperly installed. Removed and replaced both surge protectors. Check ac unit basement to be good at this time. Filter is good at this time. Humidifier pad did not need to be replaced at this time. At unit attic. I kept hearing the charge change while in attic. Went outside to find condenser fan motor is turning on and shutting off. This condencer fan motor needs to be replaced. I formed owner that condenser fan need to be replaced. Both outdoor unit are slightly dirty and can be cleaned with water only at this time. System 2 cooling properly. System 2 is down untill new fan. Door key in under mat on left side Returned to install condenser fan motor. Fan motor sealed to start and cannot be removed. Need order fan blades to install with new motor. Returned. Installed new condenser fan moron and re installed fan blades. System on and cooling
I arrived at my customer home for the AC not working I did a full system check and find the GFI to the drain pipe Trip and one bad dual capacitor I reset all power removed and replaced one 40+5uf for a 60+7uf check all amps and components indoor and outdoor system working properly at this time. Arrived on site for a wet spot on the ceiling. The customer showed us the area of concern. We set down a drop cloth and opened the ceiling, where we found a pinhole leak in a 1/2"" copper line. We showed the customer the issue and recommended removing the damaged section of copper pipe and replacing it with a new one. The customer agreed. We began by shutting off the water to the house and draining the line. Once drained, we cut out the damaged section of copper, sanded the pipe ends, cut a new section to length, then marked and pressed the new section into place. We turned the water back on and tested for leaks. As of ticket completion, no leaks were found. We cleaned up the work area and removed all work-related materials. Thank you for choosing Vito. Arrived on site for a customer experiencing backups in two bathroom sinks. The customer showed me the areas of concern. Upon inspection of the P-trap, I observed that it was severely rusted. I advised the customer that the P-trap should be replaced. After reviewing investment options, the customer agreed to proceed. I began by placing a small bucket under the P-trap. With the sink full, I ran a snake and cleared the first sink. I then moved on to the second sink and cleared that line as well. Both sinks are now draining properly. Next, I removed the old, rusted P-trap and installed a new one. I tested the installation for leaks and confirmed that there were none at the time of ticket completion. Arrived on site for a couple of issues the customer reported: low water pressure in the shower and a request to have the showers caulked. The customer showed me the areas of concern, and we began in the master bathroom. The handheld shower head had low water pressure, while the main shower head did not. I removed the handheld shower head and tested the water pressure again—still low. After removing the handheld hose, I found full water pressure coming from the wall. Upon inspection, the hose was found to be crimped. I provided the customer with investment options, and they chose to go with a customer-supplied handheld shower head. The customer went to the store to purchase the part. Once they returned, I removed the old handheld shower and installed the new one. Arrived for cooling maintenance. System is 2014 21 seer. Cooling good. Washed coil with water only. Pressves voltage and amps are good. Fan motor is starting up slow. Need to pay attention to this. May need to replaced fan motor to ac unit. 1 gas pip going into home needs replacement because it's rusting. System is cooling properly at this time.
Arrived. De-Winterizing pool house today. Went through pool house and connected all water supplies to fixtures and closed all fixtures with exception of kitchenette faucet. Went to basement area of home and opened valve for pool house water supply. Closed pool house drainage. Went back to pool house and bled air through each fixture and hose Bibb. Arrived for ac maintenance. Found gas leak at water heaters gas valve. Aswell the plastic around the water heater are melting. Letting me know there something back drafting. Recommend replacing water heater. Replaced filter provided by owner. Found a damper behind the furnace that need to be closed off. It caused system to lose efficiency loosing that much air. Ac unit need to be cleaning. System is cooling OK at this time. *GAS not secured to the water heater* Office need finish collect. Card did not collect for maintenance agreement
AC MAINTENANCE ONE HVAC UNIT: Upon arrival the client advised me that they prefer the temp set at 75 during spring season. I checked the filter and found it had already been replaced upon todays arrival. I checked the indoor blower wheel motor housing compartment and noticed an excessive amount of dirt and debris build up inside of the whole housing. I checked blower amps and sure enough it’s pulling high amps causing a lot of energy to be pulled. I checked the evaporator coil and found okay as of now. I checked the condensate trap that goes down to a condensate pump and I flushed it down with at least 2 gallons of water to ensure proper drainage. I also added condensate tablets. I checked all other limits and safety’s and all wiring and connections are okay. I checked my temperatures and I got a 22 degree delta T. I proceeded to check the outdoor unit coil was a bit dirty, I used the clients hose to rinse down unit with water. I checked the outdoor temperature , the discharge tempera
Did a AC check on a 2006 Goodman. Sent checklist to client. Indoor Goodman 80 percent furnace blower wheel has some build up due to air duct being polluted with dust I made it my recommendation, but client will go with that next time. I got a blower wheel amps of 1.1. Control board is functioning and communicating with system. Condensation pump is working and have no blockage. I got a split temp of 22. Evaporator coil has no leakage or corrosion. Outdoor 2006 Goodman I noticed coils were filthy and need of a lvl 1 cleaning I made it my recommendation and client went with it. Contactor reading 24 v and has 280v. Capacitor MFS is reading within range. Fan amps reading 6.4 compressor amps reading 10.15.

AC maintenance on one unit, TENANT/OWNER SITUATION: I replaced both 16x20x1 filter with one that the tenant provided. There are two thermostats. One for heat only and one for ac only. I cut off the thermostat for heat and called for ac. The fan kicked on , I checked blower amp found within specs. I checked the condensate p trap and flushed it down with a gallon of water and added condensate tablets to ensure proper drainage: I checked all limits and safety’s and all wiring and connections found okay. I checked temperatures and I got a delta t of 17 degrees which is low. I proceeded to check outdoor coil and immediately noticed it was clogged and dirty due to all the dirt and debris and pollen around it. I checked the outdoor temperature, the discharge temperature, the suction line temperature and the liquid line temperature and found okay. Arrived on site for a floor drain that backs ups customer showed me area of concern and said they notice water in the basement yesterday and while he was cleaning up the water and his kids were showing and he notice water started flowing out of his floor drain. Tested for a mainline back up and I don't have sewage coming out the floor drain and it will only back up when the shower is ran gave customer investment options to snake thru the floor drain or snake it thru the main line and customer agreed to snake it thru the floor drain started by setting up snaking equipment and started snaking ran a total of 5 cables(37ft) and had customer run the shower and after 5mins floor drain doesn't back up no more pulled cables back and found nothing on the head cleaned up work area and all work related materials thank you for choosing Vito. I needed my furnace and air conditioner replaced because they were both 22 years old and the furnace had stopped working this week. I requested a service call which was completed very promptly. I was given an explanation of the problem and the options for replacement. I did not shop around because I trusted Vito from previous experience. So, I anticipated that the cost would be significant. I was given a quote with a modest discount, which I accepted. The furnace and air conditioner were replaced 48 hours later and the work was done very efficiently, the technicians were extremely polite and they cleaned up after they were done. They showed me their work and asked me if I had any questions. I would say that the whole experience was positive and that it went very smoothly and to my satisfaction.
