Spring A/C Maintenance: Was dispatched to 8600 Beach tree road, it's the wrong address, need to go to 8606 beech tree road owned by the same customer

NO HEAT CALL 2006 carrier FURNACE and AC Upon arrival carrier Thermostat was indicating system malfunction. I reset power and called for fan and the fan ran. I called for heat and I went down to the furnace. I opened up door to furnace and heard inducer draft motor try and come on all I heard was humming. I added oil and the inducer draft motor spun. After inducer coming on the ignitor came on and sent a signal to the gas valve. I heard the clock but no flames. I checked for voltage and found voltage present. I cracked union and checked for gas and smelled gas, gas was present. I kept inspecting further and I noticed two important components which are the, flame sensor and , ignitor with an excessive amount of wear and tear. I also noticed water marks inside furnace meaning there is a potential cracked heat exchanger. After full diagnosis I came to the conclusion that me the inducer draft motor was just a temporary fix and will get stuck again. The gas valve is faulty. Parts are

Backflow Preventer Testing: Tested three backflows, all passed.

System is a 2007 80% Furnace/AC system. Checked all components for proper operation found no issues with components. Secured any loose wires and checked for dirt and debris. Found blower is dirty and needs to be cleaned along with evaporator coil. System does not have an Air Scrubber. Checked condenser unit for proper operation. Checked all starting components found starting components working. Check refrigerant level and found system good. Recommended replacing system before it fails. Found evaporator coil very rusty and potentially leaking. Found Heat Exchanger with large hot spots. Customer does not want to change out system yet and does not want to sigh up for membership. Final cycled system at the time system is operational.

AC Spring Maintenance: Diagnostic showed system is working properly. Indoor blower fan comes on with heat/boiler. Outdoor fan is working properly and full system is operational.

Call For No Air Conditioning: I arrived at my customer home for the attic AC not working I did a full system check and find two bad fuses I removed and replaced both fuses compressor start humming I recommend a replacement of the compressor or the full system customer will like an estimate for replacement I provided pricing and proposal.

Packed up the old amalgam separator after preparing it for shipping. Left box unsealed so Serena could put the signed checklist inside before pick up. Looked at a toilet in the master office upstairs and replaced the standard flapper. While there they asked to look the hall bath toilet upstairs that George was told was filling slow. He tested and then replaced the fill valve. If there are any more problems with that toilet( hall) I would start by replacing the flush valve and while doing that I would remove the restrictor that is not allowing the full intended volume of water to enter the bowl. Given the hall bathrooms toilet age and accumulated damage a better option than the repeated minor problems and repairs may be it's replacement, but at this moment the toilet is okay.

arrived to make replacement to humidifier wires. found breaker located in the same room as humidifier behind shelf. replaced wires. and test humidifier. humidifier turned on but there was no water. opened water humidifier operations normal. spoke with owner. upstairs humidity is 29% and humidity stat reading 36. may need to upgrade stat on wall with a stat with humidifier control. owner would like to upgrade stat but would like options. comport advisor to go over stat options, I recommend t6 pro wifi if not gonna to be traveling to much. nest Gen 4 if plans to travel and astatic to the home. system is on and running.

1999 carrier heat pump out door unit I checked wires for any obstructions and found none checked contactor and it was pulling 24 v but contactor looks like it's over working and had ware and tare. checked 45 mfs capacitor and I it compressor reading 30mfs fan reading 5.9 fan motor has a lot of rust and corrosion building up and it's been over worked. condenser coil needs a deep clean with condenser coil cleaner and cage is rusting out and getting wared out. Today, I arrived on site to conduct an inspection of the furnace and AC system. Furnace Inspection: Flex line entering furnace housing noted as non-compliant. Recommended stubbing out gas pipe and connecting flex line outside the furnace housing. Moisture intrusion observed with fresh air intake causing dripping inside the furnace. Thermostat identified for replacement due to lack of delay between AC and heat call. Inducer motor exhibiting unusual noise, suggesting possible issues within the unit. Fresh air intake previously cut and reattached with a turn coupling; advised switching to a solid coupling. Water alarm present at the floor, which is a positive feature. Today, I arrived on site for a two-zone AC maintenance service. Heat Pump Maintenance: Inspected heat pump located in the attic. Recommended adding a service disconnect for safety. Suggested installing a surge protector for the blower motor. No bacterial growth detected; recommended adding a UV light standard ($500) and a UV air scrubber ($1380) to mitigate future growth risks. All wiring appeared good; evaporator coil was clean. Furnace/AC Maintenance: Furnace is 12 years old; detected gas odor upon entering. SPRING MAINTENANCE ON ONE UNIT RHEEM 2020 I checked electric static filters found okay. I checked indoor blower wheel motor housing compartment for any obstructions and noticed an excessive amount of fungal growth cultivating within the unit. It was in the insulation, on all the wiring and even blower compartment. This is caused due to the moisture and humidity that the system pulls giving life for sportes to grow and there's nothing to kill it or prevent it. I proceeded to check unit. I checked all limits and safety and all wiring and connections found okay. I checked EVAP coil and noticed more fungal growth. I checked the Ez trap safety switch and flushed it down with a gallon of water and added Condensate tablets. I got a temperature split of 22. For now I sprayed down the unit and whipped it down for the client. I proceeded to move to the outdoor unit and I checked the outdoor temperature, discharge temperature the liquid line temperature, and the suction line temperature and fou

I arrived at my customer home with Jason service tech to install one ez trap we removed the old pipe install one easy trap why are all safety check the system run the heat and AC system work and properly at this time. we installed the part and wired it up also tested it and it ran efficiently.

FALL MAINTENANCE ON ONE UNIT CARRIER 90% HIGH EFFICIENCY CONDENSATING GAS FURNACE FROM 2024. I checked the filter and replaced with one costumer provided. The client is running low on filter and I recommend he purchases more. I checked the indoor blower wheel motor housing compartment for any obstructions and found none. I checked blower amps and found within specs. I checked and cleaned the burners and heat exchanger. I checked the flame sensor and cleaned it off today drawing .5 micro amps. I checked the ignitor reading 55ohms okay and in good condition. I checked all wiring and connections and all limits and safety's were okay. I flushed the ez trap and secondary heat exchanger Condensate trap with 1 gallon of water and it was draining properly at this time. I got a temperature rise of 45. As of now the unit is running and heating without any issues. The client prefers his thermostat set at 68. Recommendations after today's visit: Add 1x Aerus air scrubber to the supply portion
