Performing Preventative Maintenance Plumbing Check today. Customer expressed concerns about disposal unit in kitchen and showerhead in 2nd bathroom upstairs. Water pressure in home is approximately 67psig. Water heater is 10yrs old. Flushed water heater directly into basement bathroom tub. Water heater flushed exceptionally clear throughout flushing. Basement bathroom is in great shape. Documented main service line. Main floor powder room is in great condition. Upstairs bathrooms are all in great condition. Showerhead concern was related to diverter not being engaged fully. Engaged diverter handle fully and showerhead stopped leaking while tub is running. Kitchen is in great condition. Disposal is fully operational after dislodging obstruction at no cost to customer. Cleaned disposal unit also. Electrical switch requires replacement. Will not shut off disposal after cleaning and resetting overload switch. Unplugged disposal unit undersink. Performed Water Quality Test in kitchen. Chlor
FALL MAINTENANCE ON ONE TRANE FURNACE. I did a full inspection on the furnace and found unit amps within specs. Parts were okay and in good shape. Filter was replaced. Burners and heat exchanger were checked and cleaned. All limits and safety’s and all wiring and connections found okay. Final temp rise was 50 degrees. Upon inspecting HVAC unit, I noticed that the old water heater was rusted at the bottom and what seemed to be cracked. The water heater is old from 2005 and reaching its life expectancy. I also notice do top of the water heater the plastic is burning due to back draft which is unsafe and hazardous. I was on the phone with the owner and he agreed to get a quote. I will quote him myself, chimney liner won’t be needed , already has one. I will have the office follow up with client on replacing the water heater. Price for new water heater $3,560.00. Water heater estimate
Arrived at my customer home for one system not working I did a full system check and found air pocket within the coil system needed to be flushed. I recommend flushing fan coil customer approve work. I remove service cover flush indoor coil check all amps and components indoor fan system working properly at this time recommended setpoint was set at 75° in the home
The furnace is inoperative, and the control board is flashing a diagnostic code indicating a tripped flame rollout switch. A visual inspection and further testing confirmed a failed heat exchanger, a faulty control board, and a non-functional gas valve. Due to the age of the unit and the extent of the necessary repairs, it is not economically viable to replace the components individually but customer want the estimate of those components….. A full system replacement is the recommended course of action. FYI: office should call the customer the collect dispatch fee

Uninstalled existing equipment as needed and installed one new dehumidifier and four air scrubbers throughout the system to improve air quality. Replaced and programmed six new thermostats for accurate temperature control and system efficiency. All work completed to code and verified for proper operation.
Preventive Maintenance on Two Furnaces Actions Performed: Inspected and serviced two residential gas furnaces. Air Filters: Confirmed the replacement of the furnace air filters. Examined area of concern by customer. Powder room toilet is constantly running. Opened tank and water level is above fill valve float and water is running over into flush valve. In upstairs bathroom, cold side of widespread faucet is frozen. Formulated investment option for today’s required repairs and customer authorized. Went to truck and acquired materials needed. Returned inside and replaced cold side Ultraglide cartridge per manufacturer specifications and reassembled handle. Removed existing fill valve in toilet and installed new Pro45 Anti-Siphon fill valve per manufacturer specifications. Arrived on site for a customer reporting a slow-draining shower. The customer showed me the area of concern and demonstrated how quickly the shower fills up when running water. I provided the customer with an investment option to snake the shower drain, and the customer agreed. Removed the shower drain cover and, while the drain was full, ran the snake machine approximately 10 feet. Water began to drain while the machine was running. Pulled the cable back and found nothing on the head. Ran the machine a second time to ensure the blockage was fully cleared. Tested the drain by running water to check for backups—none occurred at the time of ticket completion. Cleaned up the work area and removed all work-related materials. Thank you for choosing Vito. Removed partially connected hard supply piping and properly secured new flexible braided steel supply hose. Engaged water supply to toilet and there are no active leaks. Arrived on site met customer at the front door. He led me downstairs and showed me to where his water heater was and also he had a slow draining sink flushed oil, water heater for 10 minutes and turn the power back on.inspected sink and came to the conclusion that is most likely something within the trap Gave customer the estimate on that and he said that he’ll just take apart the trap and see if there’s anything in there. Look through the rest of the house and found that everything was good and the upstairs seems to have been renovated in the past 5 to 10 years. The only issue with the house that I came across was the PRV seems to be defective and also seized up since I could not change the pressure on it recommended to the customer to replace it. He will get back to us on that thank you for choosing Vito.
New Furnace Installation: Removed old trane furnace. Installed new carrier furnace. Change new gfi. Ran new line wire on top and around the furnace. Installed new thermostat. Installed new condensate pump with neutralizer. Powered up furnace to test for heating and also cooling. Cleaned up work area to the best we could.

Connor was very nice and professional; however the pricing jumped significantly from invoice to final payment and didn't even solve the problem. The main issue, a toilet that wouldnt flush all the way, is still experiencing the same issue even after wasting $600 on the "repair" of the system. Furthermore, a new system would have only cost $200 more (and at least fixed the problem!!)
We sincerely apologize for the incomplete repair and cost discrepancy. Our team would like to make this right by inspecting the toilet issue again at no charge and discussing a more effective solution.
