Customer reported that her outside floor drain was draining slowly, and after heavy rain, water would stand in the area. She showed me the area of concern, and upon inspection, the drain appeared to be clear. I ran a hose to test it, and the drain backed up immediately. I presented the customer with an investment option to snake the floor drain, and she agreed. I had to chip a small piece of the floor drain cover to access it. Once removed, I found the floor drain was full. I ran a snake down the drain, and at approximately 10 feet, the line cleared. I pulled the cable back and found nothing on the head. I ran the hose again to test for backups. As of ticket completion, no backups occurred. I cleaned up the work area and all related materials. Thank you for choosing Vito. No AC FOR TWO UNIT. Both units had bad contractors. Replaced both contractors , added 1 surge protector and both units came on. Tested and took temperatures and they seem to be within spec. I also singed the client up today for annual maintenance contract on Three units. And the office will need to schedule maintenance for the spring. Work was completed and client paid $1501.00 in full with check. Check number is 1251
Estimate to replace heat pump
NO AC NEW FULL SYSTEM INSTALL WARRANTY. The client advised me that he noticed he had no ac today. The thermostat was set to 74 and the indoor temp was 83 degrees. I went down stairs to the furnace to find the condensate pump full of water and the condensate pump is connected to GFI and the GFI was tripped. I reset GFI and tested condensate pump 3 times and no longer tripped. I will show client what they can do if it ever trips again or we can replace it if it trips again. Moving forward I do recommend adding an ECM surge protector to be added to the variable speed motor to protect it and to also protector circuit board due to them being exposed to any high voltage power surges. Take apart trap Drain water from the drap Run snake machine through trap Reattach trap and test for drainage Clean up area Arrived on site and met with the customers daughter at the door she led meto the kitchen which was backed up. Ran water and it backed up immediately. Gave her the price for me to snake the line. Got my sewer snake and took apart the trap and ran 30 feet through the sink. Pulled my cable back reattached trap and filled up the sink with water half way and let it go with the disposal running and it went down normally. Cleaned up work area. Thank you for choosing vito
Arrived. Found unit drain pan with water that over spilled. Drain line was clogged. I unclogged drain line using vacuumed. Clearing obstruction. Unit should be equipped with a drain pan safety. Went outside to check system charge. System charge is good. Suction line is heavily exposed. Rwccomwnd wrapping the line set aswell to help hold on to the system as long as possible. System pressures with r22 are actually ok at this time. Quote to replace both system with new refrigerant type. Customer interested in Finance. Quote to replace upstairs unit with heat pump. and replace down stairs air handler with a furnace because he has gas if possible. Or heat pump. Quote to replace both with heat pump Quote to replace both ac unit and boiler. Home is boiler 2 ac unit it's.
Arrived. Toto Neorest toilet is making strange winding noise when self purging as if there is a strain in system at some point. Reviewed installation guide and dismantled system to inspect for any clogging screens. Cannot locate any screens. There is no troubleshooting guide available online or in home. Reassembled Neorest toilet and tested for proper functionality. Functionality is good. Strain may be motor/pump viewed inside. Do not want to violate any warranties on system and spoke to customer regarding situation. Recommended customer contact manufacturer and they may possibly be able to provide troubleshooting guide or their own technician to assess appliance. Thank you for choosing Vito!
Arrived at customer home for system not cooling when I arrived manager I just thermostat to cooling thermostat was saying wait for a few days I did a system check downstairs in the basement and found blower fan motor running continuous with thermostat not calling for cooling or fan on I remove thermostat from the wall furnace continues to run I diagnose one bad indoor control board I reset all power put thermostat back on the wall thermostat starting to malfunction I recommend a replacement of indoor variable speed module board and communicating thermostat I also recommend a replacement of the full system due to age and performance I provide a pricing for repair and replacement customer with review option and call back system turned off at this time. Arrived on site met customer at the door. She led me downstairs to where her laundry sink was backed up. Ran water and it backed up immediately after just a little bit of water. Informed the customer of the price and she accepted. Got my plunger and plunged the sink multiple times while it had water in it and it went down. Ran water in the sink and let it drain multiple times and its draining good. Brought the customer downstairs and showed her how it was draining and she said it looked good. Informed her since she has steel drain pipes and doesn't have a filter on the discharge hose for the washer there was probably lint caught in line and if it happened again it would need to be snaked. I arrived at my customer home for a two systems AC maintenance outdoor temperature is 80+ degrees at this time customer like his/her thermostat set between 65 and 80 degrees in the home I adjusted customer thermostat five degrees below the room temperature in AC mode customer provided all air filters I flushed both drain pipe check all amps and components indoor and outdoor ac system working properly at this time
Performing Preventative Maintenance Plumbing Check today. Water Heater recently installed over the winter. Made customer aware newly installed water heater will get flushed once it's 2yrs old. Customer made me aware there is an additional water heater located upstairs. Located 50g electric model water heater in master bedroom closet. Water Heater is 16yrs old. Flushed water heater in effort to remove sediment buildup and minimize calcification buildup in tank today. Heavy buildup removed from tank today. Master bedroom bathroom is in good condition with no concerns. Hallway bathroom, next level down, also is in good condition. Pulled pop-up stopper and cleaned. Bedroom Bathroom on same level is in good shape. Powder Room bathroom is good. Kitchen is fully operational with no leaks present. Performed Water Quality test in kitchen. Chlorine levels are Ideal for copper piping with a reading of 1.3ppm. Hardness levels are Moderately Hard with a reading of 7GPG. Basement bathroom is in good
For this job I did an AC MAINTENANCE on a 2016 Payne unit / 2017 air handler. Indoor unit I noticed air vents has build up of dust and needs to be cleaned before it cultivate in blower wheel and EVAPORATOR coil, I made this my recommendation to client and client is well aware. I cleaned re usable filter. EVAPORATOR coil has no signs of corrosion or leakage. Indoor blower wheel is reading .80 within range. Condensate line has no blockage and is draining with no problem. Run capacitor is reading within range and was changed last year. Outdoor unit 2016 Payne unit. I noticed capacitor has corrosion on terminal and signs of leakage and burn out I made this my recommendation and client went with the replacement. 45/5 mfs Capacitor is now reading within range. CONTACTOR has 240/24v. Condesor coils are clean but I still have it a rinse to attack any future build up. All wires are intact and no obstruction found. Client renew VITO VIP annual memebership. VITO VIP annual memebership: $2
NO AC LOWER LEVEL SYSTEM checked ac found unit off on level pressure cut off, checked for freon leak found bad liquid line service valve stem, replaced both valves, replaced caps used soap bubbles to make sure is not leaking, all ok Spring maintenance was done a month ago
Arrived cooling maintenance. Filter cleaned burner owner. Coil pressures are good. Found loose wire to heat pump on reversing valve. Fixed loose wire. Pressures voltages and amps are all within range. Replaced uv light provided by owner. Flushed drain line with vinigar. System cooling properly at this time.
During the recent service visit for the air conditioning systems, our team conducted maintenance on two systems. We replaced the batteries in the upstairs unit and changed the filters on both systems. Additionally, the humidifiers for both systems were turned off. At this time, both systems are operating effectively. It is worth noting that the 17-year-old R22 system is equipped with UV lights. We recommend considering the replacement of both systems for optimal performance in the future.
Arrived on site and met the homeowner at the front door she led me downstairs to her sewer pump lid which was corroded. Made measurements of the lid and sent them to our parts manager and he told me we would have to do research on where exactly to find the lid. Measurements. Length from lids end to lids end: 35 Width from lids end to lids end: 35 Measurements from center outlet pipe to adjacent center outlet pipe: 18 inches Measurement of the width of the hole itself 36 There is about a a inch or a half inch of space before the lid touches the outer wall

Customer has 2 units checked newer system first. System is a 2019 80% Furnace/AC system. Checked all components for proper operation found no issues with components. Secured any loose wires and checked for dirt and debris. Found blower is clean along with evaporator coil. Filter is going to need to be changed soon. System does have an UV light and Humidifier. Checked condenser unit for proper operation. Checked all starting components found starting components working. Check refrigerant level and found system good. It recommended to wash off condenser with aome water. Final cycled system at the time system is operational. System 2 is a 2008 80% Furnace/2019 AC system. Checked all components for proper operation found no issues with components. Secured any loose wires and checked for dirt and debris. Found blower is clean along with evaporator coil. Filter needs to be changed soon. System does have an UV light. Checked condenser unit for proper operation. Checked all starting component
Arrived. Water had spilt inside of unit and inside blower motor. Capacitor had been burned. System is 25 years old. Spoke to owner. Would like to replace full system under finance. Would like a comfort advisor Saturday morning to estimate new HVAC system.

Arrived. Basement bathroom sink has a leak producing undersink when faucet is engaged. Inspected undersink area and leak is coming down through faucet and producing in area of widespread bridge. Removed aerator and leak appears to have stopped. Made customer aware and went to truck and acquired materials. Returned inside and none of the aerators will fit aerator adapter existing on faucet. Was able to fit a gasket on and secured adapter. Engaged faucet and there is no further leaks undersink. Observed excessive amount of time and eventually a drip produced. Tightened bridge nut and now this leak too has been resolved. Made customer aware of all findings and recommended replacing faucet in near future. Arrived on site for a customer who has a "clog sink" customer showed me area of concern and turns out she had a leak under her kitchen sink customer said when you run water it starts coming out for below. Ran water in kitchen sink and after 10 mins there's no leaks as of today visit no leaks were found nothing from the disposal nor from the drain work let customer know that no leaks were found thank you for choosing Vito
Arrived on site for a customer who has a few issues handles not installed right,slow draining tub,and a leaking kitchen faucet issue with the handles was the cover plates was mixed up and placed them accordingly to the handle then kitchen faucet found middle part was a bit lose and tighten and qouted customer to snake tub out and customer agreed started by removing over flow cover and started snaking while snaking cable broke went out to strore and got a new chair and started snaking with tub full cleared line and pulled back cables and found nothing on the head out back over flow cover and tested for any backs ups and as of ticket completion no backs ups occurred thank you for choosing Vito. This will include removing about 10ft of gas pipe fittings to get to the leak. Then we will remove leaking 1x3/4x1/2 T, seal eve everything right back up and test the unit.
FAINT GAS SMELL Upon arrival the client advised me that they smelled gas in the bathroom above the furnace. The furnace is located in the basement and there is a tenant living downstairs. I sprayed down all pipe fittings to try and locate leak. I tightened up union. After spraying all pipe fittings I didn’t notice any bubbles. I grabbed my 8ft ladder and started to look for any leaks above the furnace and sure enough there is a 1x3/4x1/2 T fitting that is leaking. To make the repair we’ll need to remove approximately about 10ft of gas pipe to get to the leak, then we will remove the T, replace it with a new one, seal every pipe fitting back with pipe thread sealant and test it out. I will write this up and send it over to the clients email with the estimate to make the repair. Thank you for choosing Vito services.
Today I arrived to diagnose the unit that was iced up completely. Today it was all de iced. I started checking for any air flow restrictions and noticed the unit doesn’t have a filter, I noticed indoor blower motor pulling very high amps due to blower squirrel cage and housing filled with dirt and debris. It only takes 1/8th of an inch of that dirt and debris to cut the heating and cooling by 30%. I noticed evap coil rusted and in bad shape. Instantly I noticed evap coil started to get iced up but there wasn’t any air flow restriction cause it was clear. I proceeded to check the outdoor condenser coil and found dirty meaning that the compressor is over working due to lack of air flow. I hooked up gauges and pressures were very low. I got a reading of 60/180. I went ahead and cut the unit off. I didn’t notice any oil on any of the ports of connections. I will write down options to repair system and send them over to the clients email. At this time she has agreed to have on of our co
