Today, I arrived on site to perform maintenance on the furnace during heating. Conducted a thorough inspection of the system. Blower capacity measured at 9.88 on a 10 mfd, confirming it is within specifications. Inspected the ignitor, which is functioning within range. Pulled and cleaned the flame sensor to ensure optimal performance. Noted a minor vibration noise coming from the inducer and gas valve; noise ceased when pressure was applied. Replaced the humidifier pad, provided by the owner. Confirmed the blower wheel and housing are free and clear of debris. Checked the drain line, which is also free and clear. Overall, the system is heating properly at this time. The maintenance was successful, and the furnace is operating efficiently.
Today, I arrived on site for heating maintenance. Furnace 1: Two furnaces located in the basement; one is for heating, and the attic unit is for AC only. Noticed condensation dripping in the blower housing. Checked above but found no issues. Drain line was inspected and confirmed to be free and clear. Replaced the humidifier pad. Furnace 2 (Lennox): Observed rusting on the gas pipe. Found a loose gasket on the exhaust; tightened it down. Noticed that the condensate is loose on the right side. Replaced the humidifier pad, as it needed replacement. Total cost for repairs was $200. Only had two humidifier pads available on the truck; did not replace the one in the attic. Inducer amps are within specifications. System is currently heating properly.

arrived onsite, customer has substantial water damage from leak underneath kitchen sink. ran existing kitchen faucet with pull down sprayer and observed pinhole leak in sprayer head supply line underneath sink. all other plumbing underneath sink has been installed properly and in good working order. also customer would like existing soap dispenser to the left of faucet removed and have the hole capped. basement toilet tank parts are malfunctioning causing toilet to run so I advised customer it would be better to replace toilet rather than replacing tank parts (price would be similar so more cost effective to replace entire toilet). quoted customer price for new kitchen faucet. she would like to consult with husband before continuing with work. she will call office Monday morning to follow-up.

Clear Kitchen Sink Drain and Run Camera Through Pipes: After getting the camera loaded up we went to the job. I called Yulin and got the code for the lock box. We went in and investigated the unit and found Brian ( the new owner ) and he directed us to the problem drain. Per my conversation with Yulin we checked all the other drains and bathrooms in the whole unit except for the bar. They were all good and accommodated massive quantities of water. The drain we were here for is a floor drain that was actively backed up. None of the water sources seemed to be affecting the back up indicating that it was very localized. We snaked it and within 5 feet we had cleared it. We snaked 14 feet anyway. We retrieved plastic, like wrappers or bags. I did notice an angle stop that is ocationally leaking but Brian said his plumber was going to take care of it.
Scope Drain Line With Camera: arrived on site to camera a line that was backing up as of last weekend, pulled the toilet and went to camera the line, found nothing until 70ft down the line and found what looks to be the line separating, got the locator and traced the line back and found that the issue was located in the front lawn near the large tree, about 8 feet down but could be deeper as the locator was having issues determining depth, collected payment, cleaned up work area and left

Hi Glen - We are sorry to see your review but wanted to point out a few things, including the fact the you were never charged (and did not pay) the $120 Diagnosis fee. But most importantly, we do believe the technician's recommendation was correct based on several factors including that the system was built in 1986 and is currently 38 years old. A standard system’s life expectancy is 15 – 20 years. Also, even though code prohibits any company from charging a system with more than 2 lbs. of R22 ... even if we could have charged system, it would not be financially wise for the consumer as it would most likely leak out of system (again) due to age. Thank you for your understanding.
