Two toilet tanks and one rebuild
HEAT MAINTENANCE CHECK: I checked and replaced the filter with one that the client provided. I checked the indoor blower wheel motor and housing compartment. Amps within spec. I checked electric heater kit and found working normally. I checked temperatures got a 40 degree temp rise. I checked all wiring and connections and all limits and safety’s working properly. I checked air scrubber working normally. I checked outdoor condenser unit and found weeds going into the unit, coils need to be cleaned. I checked all parts and found capacitor is getting weak and loosing tolerance. The contactor has burn marks on it and in bad shape. A lot of parts are no longer reliable. Overall this unit is aging and reaching its life expectancy and although the unit is performing right now, I recommend the client start thinking about replacing the system in the near future. Arrived onsite, customer stated he has been experiencing issues with 2 toilets on 2nd floor. Hallway bathroom toilet had a ballcock/float valve. I recommended a major rebuild, installing a fill valve, flapper replacement, and trip lever replacement. Master bathroom toilet had clogged jets, so I recommended toilet replacement. Customer does not want to move ahead with any work today, but will call back if issues persist. Both toilets flushed fine while I was onsite.
HVAC Maintenance: 2006 Daikin 80% Furnace During today’s inspection, I found the system operating but with areas that need attention to maintain efficiency and indoor air quality: • Temperature Rise: 58°F, which is within acceptable range for this furnace. • Evaporator Coil: No signs of leaks, corrosion, or damage at this time. • Air Filter: Replaced with client-provided filter. • Air Ducts: The ductwork is heavily polluted with dust and debris. A professional duct cleaning is recommended to improve airflow, system efficiency, and overall indoor air quality while also reducing strain on the furnace. • Blower Wheel & Motor: Motor is drawing 5.8 amps. The blower wheel has significant buildup and should be professionally cleaned. A clean blower wheel ensures proper airflow, better efficiency, and reduced stress on the motor. • Control Board: Communicating properly with the system; terminals are receiving 24V as designed. • Flame Sensor & Ignitor: Flame sensor has been clean
Our service technician, Carlos Diaz, with Vito Plumbing, was very personable and provided excellent service on our hot water heater. He diagnosed the problem quickly and was able to obtain and install the required part quickly. We will definitely call on Carlos again if needed.

Commercial Property Back Flow Preventer Testing: Got to job and filled out the appropriate paperwork and tags. Went into the sprinkler room and found assemblies, according to the tags, had just been tested. I Called Riad who decided that we did not need to test the assemblies.

WATER IN THE PAN AGAIN: Found clogged drain line underneath the hvac system. I cut the pvc and flushed line set up and down. Eventually line got unclogged and water started flowing. I tested condensate line with approximately 3 gallons of water and added a few condensate tabelts to ensure proper drainage. I vacuumed all standing water with shop vac and repaired condensate line.

The indoor unit was found to be clean, and the UV light is currently lit; however, the timer on the UV light has expired, though the bulb itself is still functioning properly. The customer requested to order a replacement bulb to have on standby for when the current one eventually fails. The indoor coil showed no signs of rust, and the air filter was inspected but did not need to be replaced. The condenser unit was also checked, and no issues were found with the starting components. It was noted that the outdoor coil would benefit from being rinsed with water to help maintain system efficiency. Additionally, a bush near the condenser unit needs to be trimmed to ensure proper airflow. The customer was signed up for a VIP membership during the visit, and payment was collected via check. Overall, the system is performing well with only minor maintenance recommendations.

Job Description: Toilet on the 4th floor is leaking - Arrived at location for leaking toilet. Flushed toilet and leaking from the bottom and top as well. Took the toilet off and noticed there has been repairs to this broken flange both sides are broken. Used a flange repair kit, put new wax on and sat the toilet. Repair the toilet tank gasket as well but water kept leaking out, put my flash light on there and noticed there is a crack by the p trap section in which the toilet needs to be replaced. System Serviced: 2017 Carrier Infinity Heat Pump System Scope of Work Performed: Performed routine cooling season maintenance on a 2017 Carrier Infinity heat pump system. Maintenance Tasks Completed: Verified system startup and overall cooling operation. Inspected indoor and outdoor coils for cleanliness and proper airflow. Checked electrical components, wiring, and connections for safety and functionality. Confirmed proper system refrigerant pressures and superheat/subcool readings within manufacturer specifications. Verified filter condition: Customer recently replaced the air filter prior to service, and it was found to be clean and properly installed. Flushed and inspected condensate drain line for any signs of blockage or buildup; line was clear and draining properly at the time of service. Measured system temperature differential (Delta T): 20°F, indicating the system is cooling effectively and within expected performance range. System Condition: No immediate issues
AC MAINTENANCE ON ONE UNIT. Carrier heat pump from 2023. I checked the filter and found it okay and still good for about 1-2 months. I checked the indoor blower where housing for any obstructions and found none. I checked the variable speed motor amps and found within spec. I did notice that the variable speed motor and main control board at the indoor unit are exposed to any high voltage power surges due to it not containing an ecm surge protector. I proceeded to check the evap coil and found clean. I flushed the condensate pan and drain line that goes to condensate pump and flushed it down with approximately 2 gallons and added condensate tablets to ensure proper drainage. I checked all other wiring and connections and all limits and safety’s are working properly. I took temperatures and I got a delta T of 20 degrees. I proceeded to check the outdoor unit condenser coil was hosed down today with only water. These coils should be cleaned with chemicals once every year or two. I ch
Estimate on new air conditioner and dual furnace heaing unit
I arrived at my customer home for AC system not working. I did a full system check and found easy trap tripped and drain pipe clogged. I unclogged drain pipe flushed the system with a gallon of water reset easy trap. Turn the system on check all amps and components, indoor and outdoor AC system working properly at this time.
Arrived at location for replacing a 30 gal water heater electrical 277watts. The old one had a lot of sentiment in it which was hard to drain but managed to take it out and place the new one in. Also replaced vaccum breaker and expansion tank as well. Wire back and turn on the water heater. No issues occured at this moment.

Arrived onsite, unboxed customer supplied Badger 5 garbage disposal. Removed existing drain and garbage disposal. set up new unit and set disposal in place. Connected p-trap and dishwasher drain line. Ran kitchen faucet to check for leaks and proper operation. Filled sink up with water and released stopper for good measure. No leaks present upon completion. Cleaned up and removed all job related debris. Applied $50 discount per AV so total was $471.
System is a 2013 Heat pump system. Checked all components for proper operation found no issues with components. Secured any loose wires and checked for dirt and debris. Found blower is clean along with evaporator coil becouse of UV light. Evaporater coil is very rusty. System does have an UV light but not a Humidifier. Checked condenser unit for proper operation. Checked all starting components found starting components working. Check refrigerant level and found system good. Final cycled system at the time system is operational. For this job I did an ac maintenance on a 2013 carrier AC I got a split temp of 18. Evaporator coils are clean no signs of corrosion or leakage. I noticed air duct are polluted with dust and is in need of a 1 zone duct clean client is well aware. Blower wheel amps is reading within range. Condensate line is draining with no blockage. Outdoor unit 2013 carrier defrost board is functioning and communicating with system. Capacitor is residing within mfs range. Contactor puling 240v/24v. Insulation is still good with no tare. All wires are intact and no obstruction has been found at this time.
