Arrived on site to look at an issue with low water pressure, located the issue to be in the mens restroom on the admin area, the left and middle faucets were low pressure, middle faucets was restored via cleaning the aerator, the left faucet needed it's supply hoses to be cleared and filter to be cleaned, left faucet is back to proper pressure but slightly lower, informed customer that left faucet is prone to having more issues in the future, cleaned up work area and left

AC SPRING MAINTENANCE ON ONE GOODMEN HEAT PUMP UNIT FROM 2015 I checked the filter and replaced with one costumer provided. I checked the indoor blower wheel motor compartment for any obstructions and found none. I checked blower amps and found drawing within specs. I checked the evaporator coil and found clean, I flushed p trap going down to floor drain with 1 gallon of water. I checked all wiring and all connections all limits and safety’s working okay. I got a temp split of 18 degrees. I checked the outdoor unit condenser coil and found okay. I checked outdoor temperature, discharge temperature, suction line temperature, and liquid line temperature found okay. I check fan motor amps and compressor amps and found within specs. I noticed this heat pump has a board outside and as of now the unit is exposed to any high voltage power surges . I checked the single pole contactor and noticed signs of wear and tear. I checked the 35/5mfd capacitor and found drawing low MFD. Overall system

THIS IS NOT AN AC CHECK. THIS IS A NO A/C CALL. TENANT/OWNER SITUATION CARRIER 80% GAS FURNACE/AC INSTLALLED IN 2024 I arrived on site and the tenant advised me that the system was installed not too long ago and that previous company came out a few times and the last time they came out for this info they had to add R410a refrigerant. I called for the fan and the fan ran. I called for AC and the unit kicked on including the outdoor unit. I took temperature and I was only getting about 1 degrees split. I checked all limits and safetys and all wiring and connections found okay. I checked the outdoor unit , the fan was running and the compressor was running. I threw my gauges on and I initially got a reading of 9.5/140 which is no good. I added 1lb of refrigerant to see if pressures would change and increase and they did. I added a little more and pressure increased more but slowly dropped. I checked inside condenser unit for any oil and found none. I checked EVAP coil for oil and f

No Air Conditioning Call: Upon arrival customer concerns AC is not working. Turned AC on at Thermostat and checked system. Found condenser is lower on refrigerant. Informed customer of findings recommended replacing system because of age and condition. Customer does not want to replace at the this time. Charged system up with 4lba of 410A and cycled system at this time system is operational.

arrived onsite, customer has supplied me a Moen Lindor 2 handle widespread faucet to be installed. first, turned off both stop valves underneath sink and disconnected supply lines. removed existing spout and both valve bodies/handles. cleaned area where faucet had been. installed spout first with mounting bracket and nut to secure it to counter top. inserted hot & cold valve bodies through respective holes and mounting washers. used mounting ring and screws to secure valve bodies to counter. then installed quick connect hose to connect valve bodies to spout. finally, installed faucet handles and made necessary adjustments to get them to open and close correctly. reconnected supply lines and turned both angle stop valves on. replaced pop up drain. ran faucet and checked for proper operation. cleaned up and removed all job related debris.

Back Flow Preventer Testing: Went to job and tested serial number 3618596 which failed. As i look at this situation I see the two best options as "removal" or " rebuilding" If the irrigation is not being used removal is a good option which would save on future testing and maintenance costs. We could also remove the meter which is leaking which is for irrigation water usage. The valve feeding the system teeing off the main riser also has a minor leak. that leak may possibly be able to be fixed but if not we could remove it as well. The rebuild option would most certainly get the assembly to pass but would not solve the leaking meter or valve.

Smoke Test: We went to roof and started smoke test there is not a leak into the building. The problem could be the toilet floor drain which sucks from from flood drain each time toilet flushes

arrived on site to look at a sewer smell in the women's restroom from the floor drain, tenants had an issue before where they had a methane buildup reportedly caused by the warehouse drain, since then the only drain that has had issues was the women's restroom, tenants believe it to be linked to the nextdoor construction, checked the vent on the roof to make sure it was not blocked up, vent was fine, tenants have been regularly pouring water down the line to stop the smell, advised the next step to be a smoke or peppermint test, tenant needs to confirm before moving to that step, they will give us a call when they are ready, cleaned up work area and left

Kitchen Faucet Repairs: arrived at the job site. spoke with the homeowner and she was explaining me what was going on with her kitchen faucet. so I started to make my observation and reading the manual and it indicated me to the battery needed to be replaced. I replaces the battery if the faucet and reset it to how she had it. once I was done I collected all my tools and clean up my work area. THANK YOU FOR CHOOSING VITO.

HVAC Heat Check: System is a 2018 80% Furnace/ 2020 AC. Checked all components for proper operation found no issues with components. Secured any loose wires and checked for dirt and debris. Found blower slightly dirty from work done in home. System does not have a UV light or humidifier. Changed air filter. Adjusted hot water level per customer. Final cycled system at this time system is operational.

Found blower slightly dirty and should be cleaned in the spring ($369). System does have a humidifier, changed out water panel with customer supplied one. Air filter is good. Heat exchanger is good. System is a 2013 90% Furnace/ 2015 AC. Checked all components for proper operation found no issues with components. Secured any loose wires and checked for dirt and debris. Found blower dirty and need to be cleaned ($369). System does not have a UV light. Humidifier pad does need to be changed ($206). Air filter is good. Checked heat exchanger found no cracks. Performed combustion analyzer test and found system within safety specs. Final cycled system at this time system is operational.

Clogged Bathroom Sink: arrived on site to look at a bathroom sink that was backed up in the woman's bathroom on the 2nd floor, tested the drain by running the faucet for a few minutes and dumping buckets of water down the line, no issues with the drain, drain is flowing very fast, quoted a dispatch charge of $48, cleaned up work area and left, customer believes they are under an account

arrived onsite, customer had leaking back yard hose spigot. picked up material to replace hose bibb. opened wall to expose copper pipe leading to outdoor spigot. cut pipe after individual valve shut off valve for spigot. noticed a constant drip coming out of pipe so advised customer it would be best to replace the indoor valve as well. drilled a bigger hole but could not get freeze proof hose bibb to fit because it was too thick. installed new sillcock with 1/2" copper pipe and connected to existing copper pipe. pressed all connections and checked for leaks. applied epoxy outside around spigot. also customer had 2nd floor bathroom faucet with poor flow rate so removed existing aerator and cleaned off mineral deposits. reconnected aerator and pressure was better. aerator cleaning done as courtesy to customer. cleaned up and removed all job related debris. customer would like us to come back and replace indoor hose bibb valve that is not holding. he will call office to schedule.
