Arrived on site met with customer at the front door. He led me upstairs where his master bathroom shower had a constant drip he also showed me downstairs with the same exact problem started downstairs and tried removing the handle for the the shower valve and it was seized on tried to use WD-40 to see if that will loosen it, and did not due to the age of it. I told the customer the best option would be the cut to the wall and replaced the shower valve itself. Turned off water downstairs and went upstairs and removed the cartridge to the shower system that connects to the showerhead and sent it to our parts people and they did not seem to have it in stock. Told customer best option to be would be to replace the whole system or get a whole new tub configuration. He said he would like to get an estimate on getting a new tub configuration and I told him Chris would come out at some point and give him that estimate put cartridge back in and turn water back on. Examined area of concern by customer. Kitchen sink is clogged and backs up in minimal time. Customer identified where he believes building stack is located. Made customer aware I will document amount of footage it takes to open line. Gave customer investment option to restore flow in area. Used trap undersink as access point. Prepped area. Ran total of 35ft of drain cables through drainline to restore flow. Cleared clog at approximately 5ft from trap undersink. Ran additional cables to ensure line was clear and there were no additional restrictions in main stack to building. Reassembled trap undersink and began running water to ensure flow restoration. I arrived at my customer home for a gas furnace not running age of the system 2024. I did a full system check and found no power to the equipment. Indoor GFI tripped preventing gas furnace from running I reset all power and recommend two search protector one for outside and one for inside. Customer approved recommendation. I installed two service protectors one for inside and one for outside. I check all amps and component indoor and outdoor Goodman, furnace, Lennox AC and coil age 2024 working properly at this time. Diagnostic fee waived for repair.
I arrived at my customer home for one bedroom 10 degrees hotter that the rest of the rooms no zoning in the home I recommend adjusting radiator valves in the home to control water flow to all radiators. I also did a full system inspection on the boiler make 1994 install 1997 combustion reading 18 ppm vent pipe good,vent damper working, fill valve new, back flow preventer new, expansion tank new,relief valve new, gauge new,115v pump working, flame sensor good,flames blue boiler system working at the time. ( boiler system of age I recommend a replacement) I recommend a VITO VIP membership for a boiler/AC system+ plumbing $244.00 yearly
I arrived at my customer home for age 2017 basement gas furnace not working customer have two thermostats in the home UPSTAIRS FOR AC ONLY AND DOWNSTAIRS FOR HEAT ONLY I did a full inspection and find one bad Lennox igniter flame sensor & burner chamber needed to be clean customer approved repair I removed and replaced Lennox igniter clean flame sensor burner chamber and start up Lennox gas furnace working at this time. (please make access to 80% gas furnace and water heater for proper combustion nothing flammable around the gas furnace and water heater thank you)

HVAC Parts Installation: Installed the thermostat ( customer supplied thermostat) FYI: Customer used a gift card of $100
AC CHECK. Client was owed a ac check. GOODMEN 2019 STRAIGHT AC I checked and replaced the filter with one that the client provided. I checked the indoor air handler amps and found within specs. I flushed drain line with approximately 2 gallons of water to ensure proper drainage and added condensate tablets. I checked evap coil and found clean. All wiring and connections and all limits and status found working properly. Air scrubber is on and functioning properly. Delta T 20 degrees. Outdoor coil is extremely dirty and the sub cool is off. If the coil is dirty it’s pulling very high amps. Parts are in good shape and reliable. Compressor and fan motor amps are okay. After further inspection I noticed that the outdoor disconnect box and the entire outdoor hvac system is exposed to any high voltage power surges due to it not containing a surge protector. Overall ac is running and cooling but will struggle to cool home with a dirty coil and use a lot of energy. I spoke to the client o
Work performed and findings Air filter: Inspected and replaced the air filter. A clean filter is crucial for improving air quality and system efficiency. Blower motor and wheel: The blower motor was tested and is operating correctly. The blower wheel was inspected and found to have a significant buildup of dust and debris, which restricts airflow and reduces system efficiency. Gas valve: The gas valve was inspected for proper operation. Pressure switch: The pressure switch and associated hoses were checked to ensure proper safety functionality. Flame sensor and ignitor: The flame sensor and ignitor were inspected and found to be in good working condition. Evaporator coil: The evaporator coil was inspected. Ductwork: The duct system was visually inspected to assess airflow and check for any obvious leaks or blockages. Safety controls: All system safety controls were tested to ensure proper operation. FALL MAINTENANCE CHECK ON ONE HEAT PUMP UNIT: I checked filter and found it needs replacement. We will order some and replace it. I checked full operation of the system and found amps within specs. UV light working properly. Humidifier pad was okay and working properly. All wiring and connections found okay. All limits and safety’s found working properly as of now. Indoor variable speed motor needs an ecm surge protector due to it being exposed to any high voltage power surges. I checked and flushed condensate drain line. I checked aux heat found working properly pulling 20 amps. Temperature rise 56 degrees. Outdoor heat pump had a burnt up contactor meaning it isn’t any longer reliable. Also the outdoor heat pump needs a surge protector added to disconnect box to protect and save parts such as the mother board and motor from any surges. The unit is approaching its life expectancy. Arrived on-site for a callback. The customer had requested another technician after the previous visit. She showed me the area of concern and explained what had been done previously and what the ongoing issue was. The issue is a water leak coming from the light fixture in the kitchen. The last technician had opened up the kitchen ceiling and suspected the leak was coming from the pink bathroom above. Drain work and some supply lines were replaced at that time. Upon inspection, I reviewed the previous technician’s work and noticed that the P-trap was leaking. I also observed the area around the kitchen sink window and noticed a table placed outside that helped me align the location with the bathroom above. I went upstairs to the master bathroom and located the same area (left side of the double vanity sink). I ran water and did not observe any active leaking at first. However, I noticed water leaking from the base of the faucet handle—not inside the cabinet, but around the handle bas
Client wanted quote on replacing two knob turning baseboard thermostats that feed the basement, for two new upgraded touchscreen thermostats. The client also is interested in replacing her two current nest thermostats, one is for combo boiler, the other is for straight ac system. I will provide quote to replace thermostat with ecobee thermostats. After further investigation I also noticed that there’s an excessive amount of fungle growth inside the air handler for the straight ac in the attic. I would recommend adding 1x aerus air scrubber to the supply portion of the duct work to keep the system clean and efficient and to bring the air quality of the home up to date. Client will review estimates and call us back when ready to move forward. I will have the office follow up with the client. Client has paid $120 in full with a credit card. Contact Ms. Utility and have the front yard marked for underground lines. 2. Remove the toilet from the basement bathroom. 3. Camera the sewer line to locate the section of pipe where the roots entered the pipe. 4. Excavate to expose the sewer pipe. 5. Supply and install 4” schedule 40 PVC and replace up to 5’ of pipe. 6. Fill and tamp the excavated area. 7. Acquire the WSSC permit and sit for inspection. 8. Haul away all job-related debris. NOTES: • All work to be performed during normal working hours (M-F) 7AM to 5PM excluding holidays. • Requests for additional work or items requested will result in an authorized change order and additional costs. • This proposal is valid for ten (10) days from the date of this proposal. Arrived onsite, customer informed me of leak from kitchen ceiling running down pendant light onto island counter. Went to 2nd floor to check for any obvious leaks from toilets and underneath sinks. Customer believe it to be from master bathroom toilet that we had previously installed but I did not see any issues. Advised customer that I will need to cut open kitchen ceiling to locate source. After cutting out drywall, I revealed 2 CPVC water supply lines but they were both dry. Next, I searched for source in 2nd floor hallway bathroom. Customer had double sink bath vanity. Located leak underneath rightmost sink. Leak was coming from soft copper faucet supply lines. Drain was in poor condition as well so recommended replacing p-trap as well as both supply lines. While disconnecting p-trap, noticed that the p-trap tailpiece extension had a crack in it. Advised customer of additional charge for tailpiece replacement. Took measurements and replaced tailpiece and p-trap. Removed both hot &
Arrived. Installing new 50g Natural Gas Atmospheric Vent water heater today. Simultaneously, we will also be running new chimney liner down through Chimney to serve water heater and boiler exhaust. Used transfer pump to recover water from existing water heater and drained home through water heater and basement fixtures. Cut out piping and removed questionable portion of gas supply. Removed existing water heater from site and staged outside. Brought new water heater inside home and prepped. Cleaned area of work and set new water heater in position for installation and flue running. Secured new adapters and looped flexible gas line. Mounted gas line to prevent tripping hazard. Ran new water supplies and outlet. Set bracket and secured. Secured expansion tank to bracket. Secured new T&P discharge and measured to be within code requirements from floor. Flue is connected in proper pitch to liner. Repressured water system to home and bled air from water heater through fixtures in home. Onc

Arrived on site for a customer who would like to have 5 customer-supplied faucets installed: 2 kitchen touch faucets, 2 lavatory sink faucets, and 1 InstaHot unit. The customer showed me the areas of concern. I informed her that she has the wrong faucet for the InstaHot unit. However, if she gets the correct faucet to match the InstaHot system, I can proceed with the installation. I provided the customer with investment options, and she said she would discuss them with her husband and call us back. FALL MAINTENANCE CHECK ON ONE UNIT: Checked full operation of the system and found the furnace is no longer as efficient and it is consuming a lot of energy. The furnace is in bad shape filled with dirt and debris. Burners are not burning properly. Blower wheel motor housing is filled with dirt and debris causing it to run harder and shorten the life of the furnace. Parts are no longer reliable such as the ignitor which is visibly worn out. Due to the age of the unit and no longer being reliable, I recommend replacing the furnace. I have advised the client of todays findings and recommendations and he is requesting no work to be done because he may move out in the next year. I put thermostat back on ac. Arrived onsite, customer's kitchen sink was clogged and had sitting water in basin. Vacuumed out water from basin before disconnecting drain. Set bucket under p-trap and removed trap assembly. Snaked approximately 20 feet with pistol snake. Reconnected p-trap and ran kitchen faucet to check for proper drainage. Filled up sink approximately halfway with water and released stopper to check for leaks and proper drainage. Customer also asked me to look at faucet aerator because of poor water flow. Advised customer that spray head will need to be replaced because the aerator cannot be removed with aerator key. Quoted customer for spray head replacement. Cleaned up work area upon completion.
Disconnected and removed faucet and garbage disposal. Capped off supply lines under kitchen sink and disconnected refrigerator and dishwasher. Disconnected and capped gas line of stove.
When I arrived, the thermostat was set to cool, but it wasn’t calling properly for cooling. The indoor unit was running, but with only a 5° temperature split it wasn’t cooling effectively. I checked the outdoor unit and found it was not running because the system had gone into a lockout for protection. Testing showed the 35/5 capacitor was weak, reading 30 µF (lowest acceptable is 32 µF). I replaced the capacitor to restore proper operation. I also recommend: • Hard Start Kit – gives the compressor an easier start, lowers stress on the capacitor, reduces amp draw, and extends the life of your system. • Surge Protector – shields the control board, compressor, and thermostat from power surges, preventing costly repairs and keeping the system reliable.
Water Source Heat Pump • Replaced 16x25x1 air filter (completed by client prior to visit). • Inspected evaporator coil – no signs of leaks, corrosion, or microbial growth. • Tested 40/5 µF capacitor – reading 40 µF, within range. • Verified contactor operation – receiving 120/240V and working properly. • Checked control board – functioning correctly and communicating with the system. • Measured compressor amps at 4.6 – within normal operating range. • Measured blower motor amps at 1.32 – within range. Noted blower wheel buildup; cleaning will be needed soon for proper airflow. • Tested 5 µF capacitor – reading 4.76 µF, in good shape. • Verified all safeties and switches – operating properly. • Condensate drain cleared and confirmed draining properly. • Temperature rise measured at 56°F, showing system is producing proper heating output. Additional Maintenance Performed: • Cleaned and inspected condensate trap and line for any blockages. • Inspected and flus

I had a seriously stopped up kitchen sink that I had tried to clear with home remedies - boiling water and the vinegar/baking soda but to no avail. I called Vito in the morning and they were there that afternoon and with a snake, unclogged it. Great job, technician was professional, respectful and knew what he was doing. Highly recommend although I am not sure that the cost should have been that much. But I am happy to get my sink and kitchen back!!
