When I arrived, the thermostat was set to cool, but it wasn’t calling properly for cooling. The indoor unit was running, but with only a 5° temperature split it wasn’t cooling effectively. I checked the outdoor unit and found it was not running because the system had gone into a lockout for protection. Testing showed the 35/5 capacitor was weak, reading 30 µF (lowest acceptable is 32 µF). I replaced the capacitor to restore proper operation. I also recommend: • Hard Start Kit – gives the compressor an easier start, lowers stress on the capacitor, reduces amp draw, and extends the life of your system. • Surge Protector – shields the control board, compressor, and thermostat from power surges, preventing costly repairs and keeping the system reliable.

Water Source Heat Pump • Replaced 16x25x1 air filter (completed by client prior to visit). • Inspected evaporator coil – no signs of leaks, corrosion, or microbial growth. • Tested 40/5 µF capacitor – reading 40 µF, within range. • Verified contactor operation – receiving 120/240V and working properly. • Checked control board – functioning correctly and communicating with the system. • Measured compressor amps at 4.6 – within normal operating range. • Measured blower motor amps at 1.32 – within range. Customer pay diagnostic fee before I get started and had $100 coupon off arrived at my customer home for a one system not working heat mode and the main house system AC maintenance outdoor temperature 88° at this time customer adjust both thermostat 5° below and above the room temperature in heat and AC mood for me. Customer like his temperature in the home set between 65 and 75° in the home. Customer do not have any replacement air filter at this time will purchase removed and replaced all air filter - Goodman full system in the crawlspace have a bad inducer fan Motor preventing heat from start up I recommend a replacement of the inducer motor after parts has been replaced. Need to perform a full service to see if there’s anything else wrong with the system age of equipment 2009 I strongly recommend a replacement of that full system due to age and performance Also the outdoor coils needed to be clean capacitor and contactor needs to be replaced. Reason for Callback: shut off valve for pot filler was not installed correctly and also very loose - Confirmed line to install valve on. Location section to install on. Shut off water to home and drained. Cut open greater access and removed section of pipe. Installed new shut off valve and returned water to home. Found no leaks, cleaned up work area and removed all work related tools, debris, and equipment from home.

During scheduled maintenance on three 80% furnace/AC systems, a thorough inspection and service were performed on each unit, starting with the two systems located in the basement. Basement System #1 (2005): Maintenance began with this older system. The evaporator coil is encased within the ductwork, limiting direct visual inspection, but no issues were detected with the coil’s drainage system. The EZ trap was inspected and found to be clear. The blower assembly was examined and found to be noticeably dirty, which can impact airflow efficiency and should be cleaned during a future visit. The air filter was inspected and found to be in good condition with no replacement needed at this time. Electrical components, wiring connections, and the control board were inspected and tested—no faults were found. Thermostat operation was verified. Basement System #2 (2007): The second basement system also underwent a full maintenance service. The EZ trap was cleaned as part of routine maintenance.

Arrived at location for a hose bib replacement but installed of going through the old hole the customer wanted us to make a new one near the gas line itself. Drilled a hole through and also sleeed pipe as weak. Then cut off cap on 1/2 line and piped new line with a ball valve and a 900 after testing we cleaned up the area and left but before leaving we put concrete around the old hole so nothing could go in and also around the hole of the bricks

I had a seriously stopped up kitchen sink that I had tried to clear with home remedies - boiling water and the vinegar/baking soda but to no avail. I called Vito in the morning and they were there that afternoon and with a snake, unclogged it. Great job, technician was professional, respectful and knew what he was doing. Highly recommend although I am not sure that the cost should have been that much. But I am happy to get my sink and kitchen back!!

Removed the Studor vent and ran water in the sink to allow the drain pipe to fill. Inserted the drain snake until water in the pipe began to drain. Once the blockage cleared, ran water through the drain to test for any backups. Initially attempted to clear the line through the vent but was unsuccessful. Used a small bucket to remove water, then disassembled the P-trap to allow the remaining water to drain. After draining, ran the drain machine approximately 30 feet. No water came back during the process, indicating the blockage was cleared. Removed the cable, reassembled the drain, and tested thoroughly for leaks and backups. As of ticket completion, no leaks or backups were observed. Cleaned up the work area and removed all work-related materials. Note: No warranty on drain cleaning. Thank you for choosing Vito.

NO AC LINE SET FROZE: Upon arrival I called for the fan and the fan hummed very loud and slowly kicked on. I took Amps and found blower motor pulling very high amps. There was oil on the shaft of the motor. The bearings sound like they’ve been winded and no longer reliable. I checked parts for the ac and found one capacitor outside low on tolerance that’s located outside and the outdoor coil is dirty. I recommend replacing the 23 year old furnace due to its age and non performance. Parts are no longer reliable and a bandage will only last so long. At this time I will write up options to repair the system and I will also give the option to the client to get a free quote on a new furnace from Moe who is one of our comfort advisors.

Examined area of concern by customer. Customer has a leak producing from shower area above daughter bedroom. Ceiling was cut out and drywall personnel viewed drip coming from area of shower drain. Ceiling has been repaired since. Removed drain cover in shower to view drain from above. Cover was siliconed in place and recessed in shower floor. From look of tile corners, there may be an issue with bladder. Viewed bladder from access panel behind shower valve. Bladder looks intact. Moisture could be getting into bladder and releasing itself. Cannot determine cause without opening walls and ceiling. Made customer aware and that is not something he wants at this time. Recommended referring situation to Comfort Advisor and customer is not ready for that. Through conversations with customer, there may be a question of integrity of shower area itself and customer would like to explore this before doing things that may not rectify issue. Arrived on-site for a customer who requested installation of a customer-supplied pot filler. The customer also requested a ball valve to be installed during this visit. Began by shutting off the water to the house and draining the system. Noted that the existing shut-off valve is located in a hard-to-reach spot. Once the water was off and the system drained, removed the old pot filler. Cleaned the existing nipple, applied thread tape and pipe dope, and installed the new pot filler. Proceeding to the basement, cut the line that feeds the pot filler and installed a new ball valve. Turned the water back on to the house and tested for leaks. As of ticket completion, no leaks were found. Cleaned up the work area and removed all work-related materials. Thank you for choosing Vito. UNIT NOT BLOWING ANY AIR. Upon arrival the client said she had turned the system off for about 2 days because it wasn’t blowing any air. After two days she kicked it on and the temperature started dropping. I looked over the full system and everything looked okay. I got a temp Split of 20 degrees. Return air temp 71 degrees. Supply air temp 51 degrees. I checked ez trap safety switch and found it was dirty. Put brush through and poured at least 1 gallon of water to ensure proper drainage. Outdoor unit was okay. Pressures looked normal. Outdoor temp and discharge temp were okay. Liquid line and suction line temps were okay. I heard the compressor grind for about 5 seconds but that’s it. Compressor amps and fan amps within specs. At this time I did not find anything wrong with the system and it is running and cooling properly for now. I advised client compressor may be problem in the future and I recommend to add 1x aerus air scrubber to supply portion of duct work to keep the unit cl

Arrived on site and met customer at the door. Went upstairs and started cutting out drywall behind the shower valve. Turned off water and Cut a adjacent pipe when I was cutting the drywall and repaired it with couplings. After enough drywall was out of the way I cut the valve with my pipe cutters and sanded everything. Took out the other cartridge that was hard to turn and replaced it with a new one. Put the new valve in place and connected the existing hot and cold pipe to the valve After the new valve was pressed in I turned the water back onto the house and checked each of connections for leaks and found none. For this you I did a minor repair air duct insulation wasn’t sealed properly and it was several that weren’t sealed cause some leaks. air escaping from vents or ductwork can indirectly cause leaks. Here’s how: • Condensation buildup – When cold air leaks into warm, humid spaces (like an attic or crawl space), moisture can condense on the ducts or nearby surfaces. Over time, this can drip and look like a “water leak.” • Sweating ducts – Escaping air can change temperature balance inside the ducts, making the metal “sweat,” which can damage ceilings or walls. • Pressure issues – Large leaks can change system pressure, sometimes forcing moisture into places it shouldn’t be, especially around poorly sealed vent boots. It’s not the same as a plumbing leak, but it can definitely lead to water damage and mold growth if left unchecked. Examined area of concern by customer. Removing existing AMS Champion toilet from master bedroom bathroom today and installing new Toto Drake with Tornado Flush. Recovered water from existing toilet and bagged up to prevent property damage. Removed from site and staged outside. Upon setting bowl for new toilet, noticed baseboard trim is blocking toilet bowl from sitting level. Made customer aware and received permission to cut a notch in trim to accommodate bowl. Cut notch and set bowl with no issues. Secured bowl to flange. Prepped tank and secured tank to bowl. Installed new flexible supply line and secured to fill valve. Secured slow-close seat to bowl. Cleaned area thoroughly. Ran bead of rubber silicone around base of toilet for cosmetic purposes. Installation is complete with new Toto Drake fully functional at this time with no leaks present on any connection points. The homeowner is not currently on-site. I spoke with her by phone and went over the available options, which include replacing the T&P valve or replacing the entire water heater. If she decides to go with a new water heater, the chimney will need to be lined in order to pass inspection. For today, we are only charging the dispatch fee. Customer called regarding a loose tub spout. Upon inspection, the customer directed me to the area of concern, which turned out to be the hot side handle that had become completely detached. I attempted to thread the handle back onto the stem; initially, it would not catch, but I was eventually able to secure it properly and reassemble the handle. Job Description: wants us to look at customer ac that was installed by another company said the pan fills up with water and she insulation in the unit - I arrived at my customer home for AC system recently installed by another company and not working properly when I arrived. I did a full system check and found no filter in the air handler in the attic. Return ductwork open up blower intake, sucking in blown in insulation in the attic into the fan coil drain pipe clogged due to insulation water running down into the drain pan I fix loose return line clean indoor fan coil unclogged drain pipe and flushed with 1 gallon of watervacuum all water from drain pan and install one easy trap. I checked all amps and component indoor and outdoor AC system working properly at this time. Customers concern about blower running a little too long. Arrived on site for a callback. This is our fifth visit to this job site after the first two technicians were unable to locate the leak. Today, the customer mentioned that the leak had worsened significantly. Fortunately, she was preparing to take a shower and noticed water leaking through the floorboards downstairs. Upon investigation, discovered a gray liner and removed some of the wood, confirming that the shower liner is compromised and the leak is coming through it. I explained our findings to the customer and advised that the shower liner needs to be replaced. The customer would like to keep a tile floor, so I recommended she look for a company that specializes in shower liner repairs or replacements. The customer also mentioned she will be calling the office to inquire about a refund for the first two visits, as the work performed during those visits was unrelated to the actual source of the leak.
