Today, I arrived on site to address a no heat issue. Customer has been cycling power to the unit to restore heat. Multiple tests conducted to evaluate system performance. Temperature rise measured at 55F. Initially, the system did not shut off as expected. After several attempts, the recurring issue was replicated. Identified that the flame sensor was causing the system to shut off. Flame sensor was pulled and cleaned to improve functionality. Recommended replacing the flame sensor for optimal performance. would like me to order and replace flame sensor.

Today, I arrived on site to assess the heat pump's performance in cold weather conditions. Outside temperature recorded below 20, impacting heat pump efficiency. Heat pump struggles to extract heat from the outside air as temperatures drop. Electric heater is functioning as a backup to maintain home heating. Last month's electric bill was high due to a dirty filter that needed replacement. Lack of airflow triggered the electric heat, contributing to increased energy costs. Noted that January's bill may also be elevated, with temperatures below 30 for half the month. Current system is heating properly at this time, despite the cold conditions. Temperature split 25 with electric Heat.

NO HEAT CALL I arrived on site and client advised me that another company has diagnosed the system but wanted another opinion. Thermostat was reading 71 but set at 73 , the emergency heat was running. The air handler is in the attic. I turned fan on and it ran. I went to the outdoor unit and nothing was running and the Contactor was not pushed in. I pushed in the Contactor and the compressor came on but the outdoor fan didn't. That told me that the unit was locked in defrost mode due to it being low on refrigerant. Just to make sure I turned thermostat in AC mode and compressor and fan both came on. I put my gauges on and got a reading of 0psi on the low side and a 0psi on the high side, meaning that the system is flat. Why is it flat? More than likely there is a leak somewhere that let out all the refrigerant. Option #1: Add 7 lbs of r-410a refrigerant $240 per pound. More than likely the refrigerant will just come right back out and this has no guarantee and no warranty. total

Neutralizer Showing Red, Was Just Installed: CONDENSATE NEUTRALIZER FLOAT IS UP - I pushed the float down and checked the neutralizer and seemed to be working properly. I also checked the condensate pump attached to it and flushed it with a gallon of water and it drained it out properly. This neutralizer was installed in October 2024 only 3 months ago. I advised the client to keep an eye on it and if it happens again then most likely the part is under warranty and will be covered for replacement. The client will let us know. The unit is running and heating as of now.

Today, I arrived on site for heating maintenance on a 2-zone system. Heating Maintenance: Performed maintenance on the basement furnace while a second technician handled the top floor. The ignitor shows high uhmes and heavy marking; replacement is recommended. The blower wheel and housing require cleaning due to dirt accumulation. The blower capacitor is not properly strapped, which needs attention. Observed signs of oil leakage from the blower. The flame sensor is clean and functioning well. The starting system is heat-based. The inducer motor produces a loud sound, indicating it may need cleaning or replacement; blades appear to be hitting something. Inducer motor amps are high, suggesting potential issues. Additional Observations: Noticed two pro press joints with leaks that may have stopped; replacement is still recommended. Recorded a video of the drain in the house, which has a belly and is not strapped along the wall, causing poor pitch. Plumbers should inspect this

Today, I arrived on site for heating maintenance on a 2-zone system. Heating System Maintenance: Inspected basement furnace operating at 90% efficiency. Replaced both filters, despite being only 2 months old, due to dirt accumulation from recent drywall work. Recommended filter replacement every 6 months to maintain optimal performance. Advised minimizing system usage during maintenance to prevent damage to the main system. Noted that one filter was installed backwards, affecting dust collection; recommended scheduling blower housing cleaning. Humidifier Service: Replaced humidifier pad and adjusted it in the frame to stop a leak. Noted that the humidifier frame was improperly mounted, causing it to lean forward. Confirmed that the humidifier is operational at this time. Heat Pump Inspection: Checked the heat pump system in the attic. Found the filter badly dirty, restricting system performance and causing reliance on electric heat. Removed the filter to restore airflow;

Install Halo Filter Fittings: Returning to Purge new Halo H2Ultimate Filtration and Whole House Water Conditioning System of carbon fibers and open new Filtered and Conditioned water supply to home. Manufacturer recommendations are for a minimum of a 48hr Pre-Soak. Customer had prior arrangements, so Pre-Soak was a total of 281hrs. Purge will be longer than normal also. Removed hose washer and installed new Halo flow washer in hose. Secured hose and shutdown valve after Guard. Opened Bypass and began flush. After 5min, shutdown system and allowed fibers to settle for 2min. Repeated this process 10 times to ensure no debris is in system. After process, opened valve to home and bled any air from basement bathroom fixtures. Home is open to H2ULTIMATE system. Enjoy your superb water quality. Thank you for choosing Vito!

Today, I arrived on site for heating maintenance. Heating System Observations: Noticed a leak at the water heater. Pressure relief valve is leaking and completely rusted. Back flow and fill valve require replacement. Leak from the back flow is affecting the water heater flue. 90 single wall vent needs replacement due to rust. Header to the radiant floors has a leak and should be replaced. Circulator pump installed last year has a leak and is rusted; replacement is necessary. Humidifier Issues: Humidifier is leaking, possibly due to the humidifier pad not being replaced timely. Recommend replacing the humidifier pad and solenoid. Furnace Condition: Signs of water damage observed inside the furnace housing near the blower, likely from the AC. Condensate Pump: While running the humidifier, the condensate pump is operational but struggling; recommend replacement. Filter Status: Removed 20x25x4 filter; owner will purchase a new filter for replacement. Overall System Status
