System Serviced: 2015 Lennox Heat Pump System Issue Reported: Client reported insufficient cooling performance and reduced indoor air quality. Noted particular concern with upstairs airflow and system reliability during warmer weather. Findings Upon Inspection: 1. Condensate Drain Line Blockage: The condensate line was completely clogged, causing water to back up and trip the EZ Trap safety switch. This disabled the system intermittently, resulting in inconsistent cooling. 2. Dirty Air Filter: The return air filter was severely clogged, restricting airflow throughout the system. This contributed to poor air quality and diminished system efficiency. 3. Uneven Airflow: Air delivery to the upstairs area was inadequate. For this job i did an AC maintenance on a 2021 air handler. I got a split temp of 19. EVAPORATOR coil has no signs of corrosion or leakage. Blower wheel amps pulling 1.9. 10 MFS Capacitor reading within range. I noticed air ducts being polluted with dust and will need a duct cleaning, client is well aware of this. 16x25x1 Air-filter has been replaced by client before arrival. Compressor amps pulling 2.0. Ez trap has no blockage and condensate line is draining. All wires are intact and no obstruction found.
I arrived at my customer home for a two systems AC maintenance outdoor temperature is 90+ degrees at this point customer like his/her thermostat set between 65 and 80 degrees in the home customer adjusted the thermostat five degrees below the room temperature in AC mode for me customer provided all air filters and replaced them before I arrived I flushed both indoor drain pipe check all amps and components indoor and outdoor contactor burn pitt coils needed to be clean no wet switches ez trap surge protector on the equipment I recommend cleaning the coils ez trap wet switches surge protector both systems working properly at this. Arrived. Upstairs bedroom bathroom toilet is clogging periodically approximately every 6wks. Customer has plunged toilet every time and in 6wks, same results. Gave customer investment option to use closet auger to run through toilet. Customer agreed. Existing toilet is an aged Kohler model. Made customer aware that I will be providing replacement option today. Ran closet auger through toilet trap and felt something immediately inside bowl. Went through and extended into closet bend. Pulled auger back to reveal nothing. Flushed toilet numerous times and flush is stronger now. Thank you for choosing Vito!
I arrived at my customer home for the upstairs system not working and tripping the breaker I did a full system check and found compressor short to ground I recommend a replacement of the compressor or full system customer will go through his home warranty for replacement of parts or full system I provided estimate for compressor replacement system turned off at this time. With this option, we will dislodge obstruction in disposal unit to restore functionality in appliance. This may or may not restore drain flow also. There is no warranty on this repair. Arrived on site for a callback related to a previous visit by the first technician. The technician had completed some repairs, but a few days later, the customer reported that the leak had returned. My helper and I came out for a second visit. After spending several hours trying to recreate the leak, we were unable to find any evidence of it. I returned today as the customer reported the ""leak"" had appeared again. I started by running water in the shower and inspected the caulking for any cracks. While checking, I noticed that the grout where the tile transitions into the wooden floor was cracked. I poured three glasses of water directly over the cracked area and then checked the basement for any signs of leaking—none were found. While inspecting, I noticed some dry water marks on a stud, but there was no moisture present around the exhaust fan or near the stud. Everything felt dry in that area. After several minutes of additional testing, I was still unable to recreate the leak.

Arrived on site. Toilet in main floor hallway is malfunctioning. Inspected area and assessed possible repairs required. Made customer aware either flapper or trip lever will require replacement. Went downstairs and inspected shutoff valve for outside hose Bibb. Tightened packing nut for immediate relief and made customer aware it is time to replace valve. Only valve handle protrudes from wood paneled wall. Customer would like to preserve wall and reinstall after valve replacement. Made customer aware I will involve Comfort Advisor to propose repair. Customer is very pleased with new bathroom after prior proposal and would like same proposal for front bedroom bathroom on main floor. For this job I did an AC maintenance on a 2010 Lennox Indoor lennox 2010 90% furnace control board is functioning and communicating with system blower wheel is reading within range. Evaporator coil has no signs of corrosion or leakage. Got a split temp of 18. Replaced 16x25x5 filter provided by client. Condensate line is draining with no build up or blockage condensate pump is working and helping condensate line drain. Outdoor unit 2010 Lennox AC I noticed contactor has burnt out ,ware and tare. I recommended to replace it. Also upgrade 45+4 5% capacitor to keep up with unit. Coils are clean. Pipe insulation is still insulated with no tare. Client went with Contactor, capacitor Capacitor needs to be ordered and I will return Monday morning to replace capacitor. Client paid with check. Checklist has been emailed to client.

For this job I did a maintenance on a air handler. Compressor had a reading of 5.33 and is functioning. Blower wheel amps is reading in range. Blower wheel capacitor looks outdated and will need to be upgraded soon I made this my recommendation client is well aware. 16x25x1 Air-filter has been replaced by client. Condensate line is draining with no issues. Contactor needs to be upgraded soon due to its age. 40mfs capacitor is reading 41mfs.
For this job I did an AC maintenance on a 2021 Goodman AC/2010 80% Lennox furnace. Indoor unit I noticed blower wheel has microbial growth cultivating within wheel and needs a cleaning ASAP. Client is well aware of this. I replaced 16x25x1 Air-filter provided by client. Evaporator coil was replaced 2021 , no signs of corrosion or leakage spotted. Indoor control board is functioning and communicating with system. I noticed ECM motor doesn't have Surge protector and will need one to protect motor for power surges. Blower wheel amps reading 3.5. I got a temp split of 18. Condensate line is draining and condensate pump is working well. All wires are intact and no obstruction were found. Outdoor unit 2021 GOODMAN contactor has 24v/240v. Capacitor is reading within range. Insulation is still intact with no tare. All wires are intact and no obstruction found.
For this job I did a spring CHECK on 2 Units: UNIT #1 - 2013 LENNOX AC Indoor air handler i got a split temp of 20. I replaced 16x25x1 Air-filter provided by client. Evaporator coils have signs of corrosion but no signs of leaks. Blower wheel has amp reading of 1.26. Condensate line is draining. Contactor has 240v. Outdoor unit 2021 Rheem condenser coil is covered with dirt and is in need of a level 1 coil clean, I made this my recommendation and client is aware. Contactor has 24v/240v. 35-+5 mfs Capacitor is reading within range. Insulation is brittle and needs to be re insulated. System is a 2021 80% Furnace/AC system. Checked all components for proper operation found no issues with components. Secured any loose wires and checked for dirt and debris. Found blower is clean along with evaporator coil. System does not have an Air Scrubber or Humidifier. Checked condenser unit for proper operation. Checked all starting components found starting components working. Found capacitor is starting to fail on compressor side. Check refrigerant level and found system good. Final cycled system at the time system is operational. Fully checked heating and cooling system. Checked mini slit unit in attic and condenser unit outside. NO AC ON ONE GOODMEN UNIT FROM 2020 I called for the fan and the fan kicked on. I called for ac and the outdoor unit kicked on. I took temperatures and I got a 0 degree delta T. I checked the filter and found clean. I checked indoor blower motor and found okay. I checked evaporator coil for any oil and noticed none. Evaporator coil was clean. I checked outdoor condenser coil and found extremely clogged. I started to look for coil and sure enough there was oil on the suction side port before shedar core valve. I started by cleaning the outdoor condenser coil. I put gauges on and I got a psi of 30/125. I sprayed leak detector and found leak at suction port. I pumped down the unit closed both liquid line and suction line. I brazed the suction port and made the repair. After making the repair I put 350psi of nitrogen and pressures held for about 15 minutes. I vacuumed out the unit to 500microns. Slowly opened up line set to let refrigerant into unit. Arrived. Found 2 new furnace but neither filter has been replaced since 4/2024. After getting system running. I went outside to check cooling. Opened up the unit and found a mouse living inside and a family below. They can bite the wires and shut the unit down so I scared them away. I noticed compressor suction line starting to sweat. Outdoor coil needs cleaning and iam sure the filters being removed helped. Pressures 104/220. System a little low on charge. The outdoor coil is dirty but not enough impact pressures that much. Compressor amps are high. Fan amps are high. System is 21 years old twinned furnace ac system. Recomend replacing ac and 2 coils. System cooling
Payne furnace ac coil should be replaced coil is over 20 years old. Found multiple gas leaks. Owner has a plumber to make repairs. If not comfort advisor for plumbing. Multiple galvanized fitting are leaking and need repairs. Cleaned the 2 main unit ac systems with. Cleaner. The garage unit did not need cleaning at this time. Replaced both unit filters with filter provided by owner. Tested both unit Air Conditioners to be operating properly. Timely filter replacement are needed. Filters badly dirty. Garage system is cooling properly. Breaker inside of the air handler should be secured properly. The power coming in terminals on the breaker are starting to rust. Ac unit is operating good. Arrived on-site for a callback. The customer reported that she still notices a small leak on the basement bathroom floor, despite previous work completed by two technicians. She showed me the area of concern and mentioned that the master bathroom is directly above the basement bathroom. She explained that the master shower has been caulked twice and that some drain work was done on her lavatory sink. She typically notices about two tablespoons of water on the basement floor and believes the leak mostly occurs after her husband showers, as he takes long showers. I began a leak inspection, focusing around the shower area. I noticed several spots where caulking was missing or cracked. With the help of my assistant, we ran water and sprayed the suspected areas while I observed from below. The customer confirmed that the leak typically happens after long showers.
