FALL CHECK HVAC FURNACE: NO ANSWER AT THE DOOR, OFFICE CALLED SEVERAL TIMES AND LEFT MESSAGE
Building Shut Down, Install New Valve: Arrived on site. Entered #101. Shut off water to unit. Drained water from unit. Removed old angle stop valves and replaced with new valves. Returned water to pipes. Checked for leaks and found no leaks. Cleaned up work area and removed all work related tools, debris, and equipment from site.
HVAC Parts Install: I arrived and installed concentric head piece
arrived at the job site and the ceiling was down with water bags on the pain. I couldn't do much but shut off the water for the next day I explain the tenant what was going on and they was very understanding when I told they I would have to come back tomorrow because it was nothing open for me to be able to fix the issue. I arrived a the job site the following day and started taking the ceiling down and when I did it seems like the issue is coming from the unit above them so we waited for the tenant to open the door. he never showed up like he said he would so this need to be rescheduled.
Running Toilet: replaced faulty fill valve in basement toilet . no further failures.
Small Leak in Common Area In Closet: arrived at the job site and started draining the system once everything was drain I started cutting the 2" pipe to remove the valve and put the new valve once I was done I fill up the system slowly. stay the for a few minutes after it was filled up so make sure it was holding the pressure. collected my tools and cleaned my work area. upon arrival of home I didn't perform a full plumbing inspection . customer wanted the 80 gallon electric heater flushed. customer also wanted the master bath toilet looked at. toilet flushed after three flushes. as a courtesy to customer I cleared the jets to the toilet and flushed the toilet multiple times to ensure it flushed properly. recommend customer has heater replaced sooner than . the price to replace would be $2702.
New Hot Water Heater Installation: arrived onsite, turned water off at main valve and WH valve. ran faucets on hot to drain water from lines. connected transfer pump to heater and drained out all water. disconnected gas piping and flue vent piping. cut hot & cold water lines. hauled out existing water heater tank and brought new tank in. reconnected gas piping. installed hood and removed existing flue reducer and connected to pipe above reducer. installed wall hung expansion tank and ran cold line to exp tank and then to cold inlet. ran existing hot piping to outlet. pressed all connections. turned water back on at main and then opened hot heater valve to let tank fill. once tank was full, ran faucets on hot to bleed air from lines. lit pilot and set weater heater to proper temperature. cleaned up and removed all job related debris.
Arrived on site and met customer at the front desk he showed us to the water heater and fountain that we were gonna do. we started draining the heater down and taking apart the fountain and unmounting it from the wall. while we were draining the heater we realized we needed more fittings so while it was draining we went to the supply house and got the fittings we needed. after the heater was drained we cut it out and removed it off the platform and put a new water heater pan. after we remounted the heater we piped it in and connected the electricity to test and tested for leaks. we then went back to the fountain and installed the new fountain with a bottle filter and tested for leaks and functionality. cleaned up our work area and showed the customer what we had done. Leak in Basement Sink: arrived at the job site and she showed what was wrong so I started replacing the trap the customer had all the material but a coupling so I grabbed one from my truck... once I replace the trap and tested everything making sure everything working properly. the trap gave me a some issue due to the pipe had reverse grade so it was kinda of difficult but I got it done. once I was done I collected all my toon and clean my work area. Install Water Line in Ceiling for Water Fountain: customer notified us that they need a new 1/2 inch supply line ran to two water fountains. Arrived on site. Customer already had the water Shut off and open both valves to insure no water remained in the line. once all the water was drain out the of the line we then cut out the angle stop to start plumbing in our new 1/2 inch line. used about 40 ft of pipe in order to connect back to the water fountains. once the line was ran we Turned on water and tested for leaks. Found no leaks. Plugged in power And tested the water fountain to ensure it was working properly . pack up equipment, Cleaned up work area and left job site. Thanks for choosing Vito !

HEAT MAINTENANCE ON ONE UNIT I checked the indoor blower wheel motor housing compartment and found okay I checked blower amps found within specs I checked the electrical heater element ok I checked indoor evap coil found okay I checked all wiring and connections all limits and safeties found okay I checked the UV light found okay I checked the temperature rise found within recommendations. I text humidifier and changed number 35 humidifier panel I checked the filter and replaced with one customer provided. I checked the outdoor condenser coil found okay I checked the 70x5 mfd capacitor and found within specs I checked the single pole contactor found okay I take the defrost board found okay. while outside at the outdoor unit I did notice that the unit is exposed to any high voltage power surges due to it not having a surge protector. the unit is running and heating as of now. after today's days inspection I do recommend to add one surge protector to the outdoor disconnect box. the pr
Local Plumber Call, Disconnect Vanity and Toilet: arrived at the job site and started disconnecting the sink first and cap it up both like and also disconnecting the toilet and put in inside the tub once I was I cleaned my work area and collected all my tools.
Arrived for heating maintenance 2 zone. Zone 1 90% furnace basement main level. Preformed combustion test. System running 7 ppm. System combustion properly.Checked blower wheel and housing to be free and clear of debris.Checked inducer capacitor to be within specifications. Checked blower capacitor to be within rance. Checked furnace condensate drain to be free and clear of debris at this time. Sealed hole made for combustion test. System heating properly at this time Zone 2 heat pump. Inspected heat pump coil to be free and clear of debris. I spected heater amps and blower amps to be within specifications. Checked heat pump. Noticed heat pump pressure switches are jumped past. Informed owner about this finding. Disconnect box is under main power wire coming into home. The disconnect box is scratching the wires conduit. Disconnect box has no surge protectors. Owner spoke with me about a uv like. I formed him about uv light and aswell i formed him about Air scrubbers Uv light $50
Arrived on site for a leaking pipe in unit 204 Tenant showed me area of concern and saw hole in celling and saw a corroded copper pipe caught up T&M Covenant and as for key to shut down building and also to let tenants know that water will be shut down for a little bit once I got the key from the maintenance shop went ahead to the back of the apartment in the utility room and shut water off and started draining once a drain set up ladder and drop cloth cut open a bigger hole in the ceiling then cut out corroded section of copper then Place new section with slip couplings marked and pressed went back to utility room to turn water back on notice water was leaking from the gate valves a lot as soon as valves were turned on water stop leaking recommend to have the 2-in gate valves replaced for 2-in ball valves instead went into unit and tested for leaks as a ticket completion no leaks were found clean up work area and on all work related materials thank you for choosing Vito.
Back Flow Prevention Testing: Tested 8 backflow preventers with just one failing. The failure is in 403 for the fire system. I believe that that stands a good chance it may just need a cleaning. I have been getting a lot of dirt out of these things and it is possible this may be the cause. The order of my testing was as follows 419, 417, 415, 413, 401, 403, 405 and 407. I recommend a cleaning for another reason as well, the checks were replaced in 2021 and should still be ok. The serial number of the failure is 167445. I will work on a quote. tested 7 backflows with 3 failing. I tested 447, 447, 443, 437, 435, and two in 427 ( boiler room) . 435,443and 447 are the failures. The symptoms are the same as as the one from 403 on the 22nd. I will alter the quote I have already submitted to include all of the failed assemblies or I can do them separately but in essence, they are suffer the same malady.

Leak Coming From Base of Wall: arrived at the job site and the explain to me what was going on with the toilet. did my observation and notice the toilet leaking from the bottom part of the tank. removed the tank and replace the gasket that goes between the base and the tank. put the tank back and the toilet still leak so I replace the gasket between the tank and the flapper holder. once I replace both is the it was no more leak. once I was done I cleaned my work area and collected all my tools and make sure the toilet was flushing properly. Leak Behind Building From Main Water Valve 2.5-Inch: arrived on site to look at a leak in the back of the apartment, the valve for the water meter was leaking, shut off water and cut out the old 2inch copper valve, replaced the valve and a nearby tee, propressed the line and tested for leaks, no leaks found, fully restored water, cleaned up work area and left
Customer Has Flooding In Home: upon arrival of home I noticed that wssc had turned the water because the 3/4 main valve had leaked . customer would like to replace both main valves . gave customer price of $772 to replace both. customer would like to replace both but said he can only afford $300. customer said price is too expensive and he will call around. customer said he was not notified about $48 dispatch fee.
arrived on site for a customer who has a issue with her fuacet customer showed me area of concern and there cold side fuacet was leaking when they turn the Handel and her husband tried to fix and was having a hard time removing the Handel I qouted customer for us to try to remove Handel and if successful will qoute her replace stem. customer agreed used wd-40 and tried to get us del out Handel was coming up but it stopped and notice the Handel was starting to bend stopped and let customer know delta fuacet does have a life time warranty gave her investment options from a customer supplied faucet and for us to provide the faucet customer said she will see if it's something her husband can do and will call us back thank you for choosing Vito.

I arrived at my customer home for a one system heat maintenance outdoor temperature is 58 degrees at this time customer like his/her thermostat set between 65 and 80 degrees in the home I adjusted customer thermostat five degrees above the room temperature in heat mode 80% gas boiler 1983- I check all amps and components indoor boiler water temperature set at 180 degrees boiler water temperature reaches 150 degrees and shut down I recommend a rebuild of the boiler system back flow preventer fill valve relief valve gauges,gas cock ,both pumps working , transformer relay working, gas valve open and close inner mitten, crack heat exchanger, boiler system leaking water on the the burners, standing pilot system boiler system working at this time I recommend a replacement of the full system.
I arrived at my customer home for a system not working I did a full system check and find gas valve not opening inducer fan motor making noise on startup customer do not want to fix the system he will like to replace it I provided pricing for replacement of the full system will install on Monday diagnostic fee waived for a new system customer pay by check
I arrived at my customer home for a one system heat maintenance customer have two systems only one system under vip plan outdoor temperature is 52 degrees at this time customer like his/her thermostat set between 65 and 80 degrees in the home customer adjusted the thermostat five degrees above the room temperature in heat mode for me customer provided all air filters - upstairs down Flow system= flame's blue, blower fan motor drawing 3.2 amps, 12+5uf run capacitor reading 10uf, burners clean, flame sensor clean, ignition drawing 0.6 amps on startup, inducer fan motor drawing 1.9 amps, 24v wet switch, roll out flame sensor gas furnace working at this time.
