arrived at location for floors drain in fire sprinklers, snake the floor drain and ran about 40ft of cable pulled back nothing but did noticed a leaking hose bib on the main line, went and cap the hose bib so it would stop leaking, zip tie the fire sprinkler discharge in next to another fire sprinklers discharge so it could drain into the floor drain, noticed as well they will need to call someone who specializes in the fire system because it's starting to leak badly in which is causing water to flow out of the room into the dispatch room.

New AC Furnace Install: Full HVAC system change out, recovered old refrigerant removed the outdoor units pads, replace with new one. Added new disconnect, surge protector, and pump ups for outdoor. Old indoor unit removed, replace with brand new furnace and coil. Added furnace feet and humidifier. Brought the whole HVAC system up to code plus some extra goodies.

Today, I arrived on site for AC maintenance on a new system. Inspected furnace blower housing; confirmed it is free and clear. Replaced filter provided by the owner. Conducted a gas leak search on all gas fittings leading to the water heater and furnace, noting that all galvanized fittings should be removed and replaced for home safety. Checked supply air temperature, which was between 47-48F. Confirmed that the system is cooling effectively. Noted that AC coil holes were allowing excessive airflow; used owner-supplied solution tape to obstruct the gap as best as possible. Did not check pressures since the unit is brand new with a supply temperature of 48F. Verified that the unit has a surge protector installed. Adjusted the unit nameplate for better visibility from the street, as it was previously facing the house wall. The system is currently cooling properly.

arrived on site ,  contacted customer to advised that I was on site. met up with the customer at suite #1. inside of suite 1 their are 2 bathrooms and 1 kitchen. the customer informed me that he would like for me to go around and check everything to make sure their no leaks or if I recommended placing anything. upon investigation I started flushing both toilets in the men's and the women's bathroom. flushed toilets multiple times to determine if they are functioning properly during every cycle. both toilets are working properly and flushing. ran hot and cold supply on the faucets to insure the supply lines aren't leaking..no leaks detected.  check the kitchen faucet and I observed that the faucet would leak either when turning left or turning tight the customer advised to just replace the faucet . theirs another unite on the other side of the wall that will eventually turn into one single space. in this area their are another 2 bathrooms and a kitchen area. the customer advised that th

arrived onsite, customer had a few issues with existing plumbing. water takes a while to get hot at fixtures - current water heater is greater than 20 years old so quoted replacement cost. turned up temperature at thermostat as well. poor water pressure at kitchen faucet and shower. took pressure reading at spigot - 70 psi so no issue with pressure. advised customer it is most likely an issue with flow rate. kitchen faucet spray head aerator is clogged. also spray head is stuck. quoted customer for kitchen faucet replacement with her buying faucet. bathroom faucet pressure is good. gave customer plumbing system efficiency report with prices for both areas of concern.

Performing Preventative Maintenance Plumbing Check today. Water pressure in home is 50psig. There is a Pressurizer water pressure booster on main service line in utility area, that increases water pressure to 65psig. Water Heater is 6yrs old. Flushed water heater in effort to remove sediment buildup and minimize calcification buildup in tank. Flushed directly outside. Customer states she doesn't have a Sump Pump. Today, I arrived on site for heating maintenance on the heat pump. Replaced the filter provided by the owner. Noticed a leak in the water heater with calcification present; recommend a plumber inspection. Inspected the blower capacitor; it is functioning well. Blower wheel and housing are clear of any debris. Voltage and amps are within specifications. Evaporator coil is also free and clear of debris. Conducted an inspection of the heat pump; all pressures, voltages, and amps are good. The system is 10 years old and heating properly at this time.

Today, I arrived on site for maintenance on a new Rheem system. Removed one condensate pump that was deemed unnecessary. Noted that UV lights keep blowing out, suggesting installation of a new ballast or replacing the UV light with an air scrubber. Discussed with the owner about the humidifier's operation; it cannot run without a heat call due to its wiring setup. Confirmed the system was running in AC mode upon arrival. Utilized the Rheem app for a system diagnostic, which returned no faults or codes. Researched the humidifier's independent operation; it requires wiring on the left-side stat terminals for independent calling. Inspected the 240V ground wires, which were found not grounded; secured them with a wire nut and verified grounding in the disconnects. Recommended adding surge protection to the air handler and blower wheel to prevent power surge damage. Filter condition was good at the time of inspection. arrived onsite, customer has a blockage in kitchen sink drain line and sitting water in dishwasher. began by going down into basement and traced kitchen drain line. k/s drain starts in ceiling until it goes horizontal and ties in with laundry sink drain further down line. laundry sink drain and washing machine drains are both clear. set up drop cloth in front of kitchen sink and disconnected existing trap. customer also advised me that the drain was leaking where nut connects to garbage disposal drain. snaked approximately 20 feet with K-50 using drop head. snake got stuck in basement ceiling due to incorrect plumbing rough-in. 2 vent 90s were used which makes it very difficult for snake to get around those tight turns. had to cut out pipe in basement to get out snake and reconnected it with fernco. also needed to drop garbage disposal and cut out more PVC pipe under kitchen sink. reconnected it with fernco. ran water down drain line with nearby supply line for a few minutes to ensure

arrived on site for a customer who water pipes are leaking again showed me area of concern in the basement and saw water coming thru the insulation told customer I'll take a long to make sure what's leaking grabbed ladder from truck and set it up and removed wet insulation and found 2 copper pipes going thru the subfloor that's are leaking took a look at water meter and confirmed meter was slowly spinning confirming pin hole leak. when trying to locate pipes found it was the same pipes that leading into the bathroom we just did work in this is now our second time at this location about the pipes tested water quality and chlorine levels are at 3.0 and water pH is at 7.2 wrote customer a list of options and explained to customer my findings and customer said why didn't we test the water before when we did the last work and I explained to the customer normally when we have a pin hole leak that happens once we know it's just due to old wear and tear of the water pipe but when we come back

arrived on site to flush water filter started by shutting water off to house and connected hose to drain port and opened up filter and started flushing all carbon from filter flushed out for 20 mins then stopped and let water fill up again for 5 mins and started flushing again for 20 mins till no more carbon came out then turned off boiler drain and disconnected hose and turned water back on and tested water quality and water quality is now perfect thank you for choosing Vito.

Performing Preventative Maintenance Plumbing Check today. Water heater is 25yr old Kenmore model from Sears. Flushed water heater for exuberant amount of time to remove sediment buildup in tank and minimize calcification inside tank. Buildup is heavy inside tank. Removed heavy buildup from tank today while flushing directly into laundry tub. Documented area for future installation references. There are 2 saddle valves in water lines to water heater. One is vacated and will not be present on new installation. Second is supplying humidifier and will be piped in per code with add-on. Sewer stack is PVC down until cleanout access, which is aged cast iron going down and underground out to street. Average age of cast iron piping is 30yrs. Performed Water Quality test in laundry area. Chlorine levels are above 11ppm. Ideal level in water supply is 2.0-3.0ppm and 1.3ppm with copper piping in home. Leak In Pipe In Shower: There is a leak from tub area above and customer believes leak is on cold water piping. Viewed area below and subflooring is moist. New Water Filter Installation: arrived on site to install new h2 zero ultimate water filtration system brought new filters downstairs and see if unit will fit and notice unit wasn't going to fit but will have to remove water meter and repipe it to the side and bring prv below the meter since per manufacturer filter has to be installed after the prv. started by shutting water off and started draining house while draining worked on toilet removed supply line and removed tank from bowl and removed old flush vlave and installed new flush vlave per manufacturer specs with a new tank to bowl gasket then placed tank back to bowl and tighten down once house was drained cut out water meter and pipe and prv then removed old male adapters and taped and doped new male adapters and tighten to prv then mounted sediment guard and started to dry fit pipe once all fittings aligned marked and pressed fittings once pressed set tank to fill only tank and let water fill up once filled connected hose to boi

arrived onsite for plumbing inspection. customer has an issue in kitchen sink with frequent back ups that eventually drain. looked underneath sink and viewed both drains. both drains installed very poorly with accordion style tailpieces. gave customer $1,200 estimate to do a complete drain rebuild but he would like to hold off for now. checked all valves, drains and fixtures in the home and found no failures.

arrived on site to take a look at a leak in the ceiling above the shower, on arrival there was a large bubble from the drywall in the ceiling, cut the bubble and noticed it was soapy water, above the bubble was a trap for the shower and 2 supply lines below it, the supply lines seem to be only slightly corroded from the leak but no active leak from them, the trap has what seems to be puddy on some joints, needed to go above and run water down the line to test it but no one in the above unit answered the door, not able to make a repair without being able to locate exactly where the issue is originating from, customer said she will wait over the weekend and try again on Monday, cleaned up work area and left

arrived for no heat. system saying high limit, but it was the roll out switches h for heat exchanger. let's replace all heat safety due to rust and integrity. I inspected the heat exchanger and noticed a dark mark near the area of the roll out switches so we replace safety and roll out switches at heat exchanger. if it pops again we need to replace heat exchanger. Heat is on and running. I did not notice rust or damage to hear exchanger damage may be near the screw mounts. replace all heat safeties. roll out x2. high limit $846.27
