Gas Water Heater Leaking: arrived on site for a customer who has a leaking gas water heater customer said they had a leaking pipe not sure if it's coming from the heater or the pipe ntifie customer had tape around the hot pipe and also ntifie water sitting on the bottom of the heater touched and notice water was warm looking at after heater if from 2014 making it a 12 year old heater let customer know that water heaters have a life span of 8-12 years if maintained properly. told customer since I have hit water leaking thru it means the heater is cracked gave customer investment options on a new heater and customer said why the price was high when home Depot does it cheap explained to customer the difference but asked what our lowest price and asked to speak to manager. after speaking with management lowest we will go is 2771 customer said he will still like to go to home Depot and check told customer that's ok anything happened they can call us back and we can credit the dispatch fee t
Run Camera In Underground Drain: Got the camera and Mizell, went to the job and met Brandon. After being briefed by Brandon about symptoms and history we ran the camera from the furthest most downstream clean out still in the problem area. 50 feet downstream from said clean out puts us right under the party time toilet closest to the grease interceptor right behind Coalfire. This toilet has a floor drain within 3 feet of it that backs up when the toilet line is backed up. After speaking to the party time manager it became evident our current barrage of backups has not been affecting him. He did have one episode three or four months ago but it was an isolated incident. I did a preliminary study of the video as it was being recorded. We made video from the clean out I mentioned to that toilet at 50 feet. Arrived on site to install new 75 gallon power vent heater started by shutting water off to house and drained and heater while draining took apart gas line and vent pipe my transfer pump stopped working so sent helper to get one from the shop until helper came gravity drained the heater once water was below the tmp cut out old heater then helper arrived with shop pump connected and drained remaining water. once heater was drained removed old heater out and started to bring new heater in and placed in pan and made sure the gas and flue pipe lined up then tied in first then started to mounted expansion tank bracket and tank then started to dry fit new piping in once everything lined up marked and pressed fittings once everything was pressed turned water back on to the house and then to the heater letting it filled once filled before turning on aired out heater and system one completely aired out with the heater set to the lowest setting plugged system in and heater kicked on let heater a
Error Code, No Hot Water: arrived on site for a no hot water call customer had a red light blinking customer showed me area of concern and said this morning they notice water was luke warm looked at error code flashing on the gas control and was throwing a 8-1 meaning a bad pcv error code called tech support and see what that code mean. after talking to tech support they said it was a bad flame vapor sensor and also they recommend that the heater be replaced but gave me part number if customer will like to have to replaced told customer and wrote up investment options and as of today customer went with option 2 a new 75 gallon power vent heater customer will like me to come tomorrow in the afternoon to do heater will order parts and return tomorrow with helper to do heater thank you for choosing Vito.
Heating Maintenance: Arrived for HVAC Checkup, owner not home, said she will call to reschedule furnace tuneup
When Toilet Flushes It Backs Up Into Tub: arrived onsite, main sewer line backed up - sewage backing up into basement bathroom. pulled toilet and ran K-1500 approximately 45 feet. hit blockage around 40 feet. ran faucet and ran water from toilet supply line down flange to check for proper drainage. pulled back snaking cables and reset toilet with new wax ring. flushed toilet multiple times to check for proper drainage. cleaned up work area and removed equipment. we were out here on 12/05/2024 to do the same job. I recommend running a camera down the line to check for any broken pipes or roots. customer wants to go ahead with the sewer camera suggestion.
FALL MAINTENANCE FAN COIL WATER SUPPLIED Upon arrival I checked 20201 filter and found it was clean. I checked temperature rise and i had a return air temperature of 80 and a supply air temperature of 126. I checked coils and blower wheel housing and found they are clean. I checked the blower amps and found within specs. I also checked the 7.5mfd capacitor and found okay still working properly. I checked all wiring and connection and all limits and safetys found working okay. Over all the system is performing with no issues at the time. Moving forward we will start to see the cultivation of fungus inside the unit due to the moisture and humidity it pulls , once the doors are closed inside the unit it stays dark, giving life for spours to start growing. Right now there isn't any fungus present but to prevent that I do have one recommendation. Recommendation after today's visit: I recommend adding 1x Aerus air scrubber that is designed to be a birth control to fungus. The air scrubbe
Saturday Plumbing Call, Water Leak: arrived onsite, met Cameron who showed me what appeared to be water damage in building 18310 unit #101 hallway ceiling around smoke alarm. he advised me that water had been turned off to the building and showed me where to turn it back on in the sprinkler room behind the building. also went into unit #201 directly above and was notified that water had been individually shut off to that unit and I found #201 main water valve. first, turned water back onto building opening all 3 2" gate valves which Cameron told me he had turned off. still did not see leak. then, turned on main valve in unit #201 water heater utility closet. still did not see/hear leak (I was advised that the leak was coming from a wet wall in the hallway of #201 so that is where I was looking throughout the job). ran some faucets and went to hallway bathroom and viewed cold angle stop valve for lavi faucet underneath sink and noticed the drywall around it was particularly wet. also fo
NO HEAT CALL BRYANT HEAT PUMP FROM 2012 Thermostat was giving an error code for blower motor not communicating. I checked all wiring and connections and all limits and safetys working okay. I cought the indoor Blower module going bad before it completely went out. All its doing is cutting on and off and repeating its cycle. If we let it continue it can damage more parts and just eat up energy. Outdoor unit is pulling high amps aside from indoor blower not cutting on and the outdoor fan motor has a lot of rust. I spoke to the client and laid out his options. Option #1: Replace blower motor and add 1 ECM surge protector $2400.00 with the possibility of something else being wrong or going bad. Option #2: Replace blower motor , add 1 ECM surge protector and replace control board $4500.00 Option #3: Due to the circumstance and the age of the unit I recommend the replacement of the full system. It has reached its life expectancy and it will be a gamble trying to repair the unit b
FALL MAINTENANCE MAGIC-PAK Upon arrive I checked the filters and found it has been replaced by client. l I checked the variable speed motor housing compartment for any obstructions but found none. as of right now the variable speed motors are exposed to any high voltage power surges do to not having a surge protector. amps on blower wheel are okay I checked the 35/5MFD capacitor found within the specs. checked evaporator coils found okay. I checked UV light and found okay. I checked all wirings and connections and all limits and safety's found okay. i checked the single pole Contactor and found okay. checked the electrical heating element and found okay. we got a return air temprature of 50 degrees and a supply temperature of 100 degrees. checked the outdoor condenser coil and found okay. we checked the compressor amps and condenser fan motor amps and found okay. outdoor temperature and discharge temp okay. the liquid line and suction line temp okay. Annual Plumbing Inspection: arrived at location for plumbing inspection at unit 202, among the inspection customer has a leaking garbage disposal, in the kitchen when you turn on the water, water comes out from the bottom. the garbage disposal is a 3\4 HP disposal replacement of garbage disposal; 1\2 hP garbage disposal - $793 3/4 HP garbage disposal (originally installed under the sink already)- $977 customer supply with garbage disposal (labor only, no warranty) -$516 customer requested the following above.
Plumbing Parts Install: Arrived on site. Cut out drain. Installed new drain and trap. Cleaned up work area and removed all work related tools, debris, and equipment from site.
arrived on site forna slow draining sink customer showed me area of concern and they said when they run the sink after a few mins water starts to back up and drain slowly ran water in sink and confirmed issue gave customer investment option to snake line and and customer called brother up and confirmed with work. started by shutting drop cloth down and used a small bucket and removed and drained p trap once drained set up snaking equipment then started snaking went a total of 5 cables(35ft) pulled cables back and had black grease on the cable once cables were out out o trap back together and tested for back ups and as of ticket completion no back ups occurred cleaned up work area and all work related materials thank you for choosing Vito. note: no warranty on drain cleaning( due to pipe condition or what's being put down the drain)

arrived on site for a customer who's disposal isn't working turned it on and disposal started to hum customer said disposal was working fine while they was moving in but it has stopped customer said she is a tenant not the owner notice we have no information one this gave customer investment options from unjamming the disposal up to replacing it customer today just went with unjamming it. grabbed 1/4 Allen key and move disposal around and turned on and now it's operating fine customer said she will get in contact with the landlord to see if they will like to have the disposal replaced as of ticket completion no issues were found thank you for choosing Vito. recommendation: new 1/2 disposal standard: $933 With Vito VIP Plan: $793
Unit Blowing Cold Air: I arrived at my customer home for a heat pump system not heating I did a full system check and find one bad thermostat I recommend a replacement of the thermostat emergency heat working at this time.
Metal Strap Anchor Broke and Caused Expansion Tank to Fail: Customer Water Heater, installed 9yrs ago, expansion tank bladder has ruptured causing expansion tank to fill with water and weigh down pipe. Branch has come out of tee and there is no active leaks. Made customer aware that new tanks come with new installs and gave customer investment option to replace 9yr old Hybrid Water Heater. Customer would just like expansion tank area repaired today. Gave customer investment option for required process of repairs and contacted Parts Department to order required materials. Once materials were delivered, partially drained water heater to eliminate water in immediate piping to be opened. Cut out existing tank branch and sat tank outside to drain. Expansion tank is filled with water. Explained functionality of expansion tank to customer. Pumped new tank up to 75psig to accommodate for city water pressure in area. Mounted bracket in ceiling beams and prepped new expansion tank. Secured tank
arrived at multi family location to replace shower cartridge but customer provided the shower cartridge, there was a cross connection which was causing the other side to have no hot water, 4 shower cartridge needed to be replaced. since this was done we tested every floor and room and found that those carts where causing the issues. now we are not having any issues at this moment.
Shower Not Getting Hot Water: Arrived at location, tested hot water on main line and noticed there was cold water in the line but in on the bother heading to unit 123, we did testing by going to each floor removing the shower plate and touching the vale while turning on bathroom sink. To see if we could feel cold water passing through the hot side, units 223-423 all had filled the test and will need to have the shower cartridge replaced, to prevent this cross connection. this is effecting the unit across which on the 4th floor unit 424 is having no hot water coming to her shower. to resolve this, unit 223-423 needs to have shower cartridge replaced. * unit 324 is not part of this, but shower vale needs to be replaced due to the steam leaking.*
Remove Vanity to Repair Pipe: Arrived on site. Inspected leak from ceiling. The water pipe was leaking and has been repaired again. Replaced pipes in shower and behind vanity. checked for leaks. Found no more leaks.
Water Heater Leaking In Men's Room: arrived on site , once inside of the the building the customer notified me that the water heater had been leaking for some days now. the heater was located in the mens restroom and is approximately 20ft in the air. used a 8ft ladder to reach the water heater . once at the top I can observe the water heater breaking down and corroding. the material of the heater is breaking down which is causing the heater to leak. the drain pan also has a pin hole in it causing the water to leak onto the floor. I vacuum all the the standing water inside of the pan to stop water from leaking onto the floor .I then put plumbers putty on the pin hole just in case the pan started to leak again while the customer is waiting for their new heater to arrive. called John to write a quote to give to customers. took photos of the heater and packed up equipment. advise the customer that their would be a $90 dispatch fee but the fee will be waived when the job is completed. packe
Arrived at location, Customer took us to the water fountain. Turn the fountain off and turn the water supply line off as well. Proceeded to unscrew the water fountain and replaced the old filter with the new filter. Proceeded to put everything back and turned everything back on. Ran the fountain to release air and allow the filter to start working. Cleaned up our area and left.
Main Line Stoppage: arrived at location for 3rd back to back kitchen sink was backing up, took of the P-trap and snake the sink, ran 45ft of cable, pulled back grease and plastic in which could've caused the blockage to these units, filled up sink with water in both side and drain at the same time, no back up occured. clean up area and no leaks occured
Stopped In Sink And Water Around Dishwasher: Examined area of concern by customer. When dishwasher is discharging, waste backs up into sink. Other side of sink drains fine. Made customer aware that disposal unit requires replacement. Gave customer investment option for required process of repair. Removed existing disposal unit and installed new Badger5 disposal unit per manufacturer specifications. Tied into drainage undersink and tested for proper functionality. There are no malfunctions and no drainage issues. Installed toilet seat at no cost to customer today. Thank you for choosing Vito!
