Examined area of concern by customer. Powder room toilet leaks from right side of base when flushed. Inspected area and confirmed existing valve works. Formulated investment option to pull and reset existing toilet with a new wax seal between toilet and flange. Customer authorized. Recovered water from toilet with wetvac. Pulled toilet and inspected flange. Flange is solid and recessed in tiled floor. Set new wax extra thick wax seal to accommodate space needed. Reset toilet and secured to flange. Engaged water supply to fixture and tested for proper functionality. Flushed numerous times to ensure there’s no further leaks. Demonstrated for customer. Used wipes to clean down toilet after repair. Cleaned immediate work area and removed tools and trash from site. Customer expressed pleasure after service and I made customer aware of upcoming email request for Google review. Thank you for choosing Vito! There is a 30day warranty on toilet repairs.
Service performed: Annual heating maintenance on a dual-fuel system (heat pump with gas furnace backup). Findings: Air filter: Inspected and found to be clean. Replaced as a part of standard maintenance. Contactor: The electrical contactor was inspected for excessive pitting or wear and was found to be in normal operating condition. Capacitor: The run capacitor was tested for capacitance and microfarad (MFD) readings were within manufacturer's specifications. Blower motor: The blower motor and wheel assembly were checked for proper function and airflow. Resistance coil: The auxiliary heat strip was tested for proper operation. Refrigerant charge: The system's refrigerant charge was verified using superheat and subcooling measurements and was found to be at proper levels. Flame sensor and ignitor: The furnace's flame sensor was cleaned and tested for proper resistance. The hot surface ignitor was checked for cracks or damage. Gas pressure: The manifold gas pressure was checked.
Diagnosed a communication failure between the thermostat and the HVAC system. Testing confirmed that the thermostat was faulty and the source of the communication loss. A new thermostat was installed, and the system's operation was tested to verify that it is functioning correctly and communicating properly with the new unit. Arrived on site and met with tenant at the door he led me to his water heater room where the heater pan had water sitting in it and the bottom was corroded Investigated and saw that the water was coming from a pipe connected to the valve that was constantly releasing water. Told the customer due to the age and also the condition of the heater the best thing to do would be to replace the heater. Gave estimates to the owner over the phone and by email and she said she would get back to us after she talked to insurance. Turned off the water and the gas to the heater to make sure if the bottom gave out it wouldn't be pressurized water coming out. Proposal for tankless and tanked water heater
Arrived onsite, water heater making knocking noise so needed expansion tank replacement as well as flush. Measured incoming water pressure from WH drain valve at approximately 50 psi. Turned water off to home and drained lines. Pumped up new expansion tank to 50 psi. Removed existing tank and installed new tank. Cut out copper lines from filtration system as well and capped them off because customer wanted filtration system removed. Turned water back on and began WH flush for 20 min. While flushing unit, noticed leak from 90 fitting for expansion tank. Tried pressing fitting multiple times to no avail. Turned off WH incoming cold valve and cut out 90. Installed new 90 and connected to existing horizontal and vertical pipes with couplings. Turned WH valve back on and checked for leaks. Ran hot side of faucet to bleed air from system. Cleaned up and removed all job related debris.
For this job, I did a ac maintenance for this unit Thermostat Operated good Tested all safety controls to ensure proper function. Inspected and tightened all electrical terminals and connections. Tested and inspected the start/run capacitor for proper operation. The outdoor dual capacitor was reading 27.06/4.6 below the normal which is 35/5 and I replaced with customer approval. Measured the voltage and amperage draw on motors. Condenser Coil cleaned and cleared of debris to ensure proper airflow and heat transfer. Refrigerant Lines: Inspected lines for leaks or damage. Air Filter inspected and need to be replace. Evaporator Coil inspected and need to be clean. Inspected the blower wheel and motor assembly. The blower wheel needs to be clean. Checked and flushed the drain line to prevent clogs and water damage. The outdoor need the surge protector
Arrived onsite, customer was experiencing water hammer coming from main water line in utility room whenever she opened a tap. Also had noise coming from water heater after ignition. There was leaks coming from her water filtration system pipes as well. Lastly, she needed a trip lever and flapper installed on toilet in master bathroom (both parts were customer supplied). Began by turning water off to house and draining pipes. Turned off service valve as well to isolate existing PRV. Bypassed water filtration system as well by turning off both valves. Removed existing 1" pressure reducing valve. While waiting for PRV to be dropped off, took apart multiple nipples that comprised the filtration system. Applied Teflon and dope to nipple threads and put back together. Advised customer that one of the nipples is very likely to leak because it is plastic and was threaded in too deeply to the filter. Installed customer supplied trip lever and flapper next. Installed new PRV after runner dropped

I informed the customer that I would start by pulling the toilet to check if the wax ring might be the issue. The customer agreed. Arrived on site to look at a leak in 19437 that was leaking down into 19435, found the water heater closet with a bunch of water on the floor and a lot of water in the pan, looks like the heater may be compromised and needs to be replaced, water heater is currently functioning, took down heater info, tenant informed about a spot in the ceiling of their bathroom, a few splotches of what looks to be mold, checked the attic for any moisture above the bathroom, found no such thing, recommended that section of ceiling be replaced as well, informed POC of findings, they would like a quote to replace the heater, cleaned up work area and left
Leak is coming from 19437 water heater, heater needs replaced, recommended replacing drywall once repair is made
Arrived on site and met customer at the door he showed me to his hose bib which had broken off when he tried to take off the hose connection. Gave him a price to replace it and he agreed. Cut out drywall behind the hose bib and cut into the pipe. Pulled pipe out of the wall and solder in a new pipe with a new hose bib on it. Pressed my connection in the wall and turned the water back on to the house. Checked for leaks and functionality of the hose bib and it works. Cleaned up drywall and installing and sweeped the floors. Thank you for choosing vito
Upon arrival, the customer expressed concern about condensation forming on the bathroom vent. A thorough inspection of the HVAC system was performed, and no issues were found. The bathroom vent itself was also checked and determined to be functioning properly. The system is operating as expected at this time. The customer was informed that the likely cause of the condensation was excess heat and moisture in the air, typically from shower use, coming into contact with the cooler vent surface.
Arrived onsite, customer's 2nd floor powder room toilet was running and causing his water bill to increase. Replaced defective fill valve and flushed toilet multiple times to check for leaks and proper operation. Also, customer had loose ground floor toilet seat. Tightened seat and made it was secure. Cleaned up and removed all job related debris.
Arrived on site and went to customers apartment she showed me that she had a bathroom right above her downstairs neighbors bathroom and there was a huge wet patch along with mold around the area that the toilet would be. Cut open drywall and took our insulation above the neighbors toilet and had The apprentice flush the toilet upstairs and Everytime he flushed it I saw water come down from the flange. Went back upstairs to the customers house and informed her we would need to reset her toilet with a new wax ring. Turned off water to the toilet and pulled it and the bolts were so rusted they came off and there was no wax on the flange or the toilet at all. Put down a new extra thick wax ring and reset the toilet and had The apprentice flush 8 times and I saw no water at all from the downstairs pipe. Capacitor & coil clean, level-1 cleaning
For this job I did an service call and ac maintenance on 2 units Unit 1 Indoor air handler I got a split temp of 18. Evaporator coil has no signs of leakage or corrosion. Air filter needs be replaced client is aware and doesn’t have spares. Drain line had a blockage and I unclogged the and is draining properly, I also recommended a EZ TRAP to client to clean pipe and surveillance and clogs. Blower wheel has an amp reading of .87. Blower wheel also is dirty due to air vent being polluted with dust. 7mfs capacitor is reading within range. All wires are intact and no obstructions found. Outdoor unit American standard. Cooke are clean at the moment. 40mfs capacitor reading within range. Contactor has 240v/24v. Control board is functioning and communicating with system. Fan amps 4.2. Compressor amps .56. 2nd unit. Rheem 2022 90% furnace. I got a split temp of 19. Condensate line is draining the properly. Evaporator coil has no signs of leakage or corrosion. Air filter needs
Arrived at my customer home for AC system not working outdoor temperature 90° at this time customer adjust temperature 5° below room temperature in AC mode. AC system was installed 2013 by Vito I did a full system check and found outdoor AC unit running indoor blower not running indoor system facing the wall unable to remove service cover for indoor air handler AC system running without blower fan motor at this time unable to do a proper diagnostic on the equipment I recommend the replacement of the blower fan Motor and wheel because it is not running or a replacement of the full system due to age performance after installing parts with dry wall moved. I will be able to do a proper diagnostic on the fall system customer asked if we could remove drywall to remove and replace parts and he will be held responsible for replacing his drywall available parts has been ordered. Will return later today to remove and replace parts system turned off at this time. I returned to my customer home.
Edwin was extremely professional, demonstrated his knowledge of plumbing each and every time he was checking each room step by step. He checked under all sinks, toilets, showers / bathtubs as well as the laundry room piping He ran the waters for each sink and bathtub, as well as flushing every toilet to verify all were working properly.
