During the maintenance visit, I checked over the 2021 heat pump system. It’s currently running well and cooling the home as expected. Most components are in good shape and working properly for a system of this age. I did notice that the blower is dirty, with a good amount of dust and debris starting to build up. This can reduce airflow and make the system work harder than it needs to, which could affect efficiency over time. I recommend having the blower cleaned to help everything run more smoothly. I also found that the UV light is no longer working—it appears the bulb has died. Replacing the UV light will help maintain better air quality by reducing mold and bacteria inside the system. Other than those two issues, the system looks good. I recommend continuing with regular maintenance every 6 to 12 months to keep everything in solid shape. Arrived onsite, customer sump pump had failed causing basement to flood with water. Customer also has a backup pump. Opened sump pit and noticed a Fernco fitting had disconnected. Unplugged pump and pulled out of pit. Noticed that the piping and Ferncos going to the backup pump had not been changed and hose clamps had rotted out. Replaced Ferncos and set pump and backup back into pit. Plugged pump in and waited but no water was being pumped out. Advised customer that Zoeller pump must be replaced. Check valve for backup pump had failed as well. Installed 2 new check valves, one for new pump and other for existing backup pump. Tightened connections and set new pump assembly into pit. Plugged in and pump is now operational and working properly. Plugged backup cord in as well. Set cover over pit. Cleaned up and removed all job related debris. Customer refused to sign, wanted to talk with someone about remediation. Advised customer to call office for help with remediation.

Upon arrival customer concerns system is not cool on unit worked on. Unable to do leak test todo. Need to reschedule for leak test.

Arrived on site to chalk the toilets, ended up chalking 15 toilets around their base, chalk needs about a day to harden, cleaned up work area and left

Arrived one site to look at a water supply line that was accidentally cut into, found the line, water was already drained from the line, cut out the old 1/2 in pipe and replaced it with new 1/2 in copper pipe, pressed all fittings and tested for leaks, no leaks found, cleaned up work area and left

Arrived on site to make a repair on a leaking pipe, upon arrival was informed that the customer already had the repair done by another company, cleaned up and left

AC MAINTENANCE ON ONE AC UNIT. Furnace and condenser are 20 years. Indoor evap coil is 9 years. Upon arrival I noticed about 3 dozen pain containers downstairs next to gas water heater and gas furnace. The paint containers should be removed from this area due to it being a fire hazard. I did advise the client of this and they will be responsible of removing containers from this area. I checked the filter and replaced it with one that the client provided. I checked indoor amps and found within specs. I checked evap coil and found clean and free of any obstructions. I flushed drain line with 1 gallon of water and added condensate tablets. I checked all limits and safety’s and all wiring and connections found okay. I took temperatures and only got a 18 degree split. I checked outdoor double coil , I checked outdoor temp and discharge temp was high. I checked fan and fan was rusted and pulling high amps. System is a 2010 Heat pump Communicating system. Checked all components for proper operation found no issues with components. Secured any loose wires and checked for dirt and debris. Found blower is clean along with evaporator coil. Evaporator is rusty becouse of age. System does not have an Air Scrubber or Humidifier. Checked condenser unit for proper operation. Checked all starting components found starting components working but capacitoris failing. Recommened replacing part now and customer agreed. Check refrigerant level and found system good. For this job I did an ac maintenance on a 2018 carrier heat pump. Indoor unit air handler split temp of 18. Evaporator coil has no leakage or corrosion. EZ TRAP is clean and drained condensate line is draining. Blower wheel been replaced. Blower wheel amperage is reading within range. I noticed air ducts been polluted with dust and is cultivating in AIR VENT. client is aware and I made my recommendation. Outdoor 2018 carrier unit. Defrost board is reading within range. 45mfs Capacitor is reading 45mfs. Contactor Is pulling 240v/24v. Fan motor has been replaced last year and amperage pulling .80. Compressor amperage is reading within range. All wires are intact with no obstructions found. 1 ZONE AIR DUCT CLEAN $808.00 DRYER VENT $300.00 client would like to have recommendations emailed to him.

System is a 2016 90% Furnace/AC system. Checked all components for proper operation found no issues with components. Secured any loose wires and checked for dirt and debris. Found blower is clean along with evaporator coil. System does have an UV light that has blownout and Humidifier. Checked all starting components on the condenser and found contactor is failing and will go out soon. Checked cleanliness of coil found coils do need to be cleaned. Refrigerant level are good. Final cycled system at the time system is operational. Signed customer up for VITO VIP membership, replaced contactor and ordered UV bulb. Collect total today via check. Returned and installed new UV light ay this time UV light is lit.

Arrived on site to look at some toilets that were having issues, one toilet was backed up, cleared the blockage with a plunger, multiple toilets had loose seats or handles, tightened up all those issues, one toilet was loose at its base, the closet bolt had come dislodged, checked the flange and reset the bolts and toilets, toilet is no longer loose, looked at an issue with one of the sinks draining slowly, cleared out all the debris in the trap and tested it, no longer has issues draining, customer wants to schedule a day to re-chalk some toilets, cleaned up work area and left

I arrived at my customer home for a two systems AC maintenance outdoor temperature is 76 degrees at this time customer like his/her thermostat set between 65 and 80 degrees in the home I adjusted customer thermostat five degrees below the room temperature in AC mode customer provided all air filters and replaced them I flushed both systems drain pipe and pump check all amps and components indoor and outdoor one of the thermostat not working properly I recommend a replacement of it both systems working at this time

Checked filter, 20x25x4, checked indoor blower motor and wheel found no ecm motor surge protector, checked condensate pan line and ez trap with safety switch, added condensate tablets, checked return air temperature 72° , checked supply air temperature 49° , checked condenser motor and coil, checked inverter board all wires safeties and connections, checked outdoor air temperature 68° , checked discharge air temperature 82° , checked freon level liquid line temperature 75° , suction line temperature 48°

Check both ac systems working cooling fine found no ecm motor surge protector and outdoor surge protectors, top floor has no UV light system

A/C maintenance in 2023 HEAT PUMP

Today, I arrived on site for heating maintenance. Basement Unit: High limit switch was not installed and showed heavy rust. Inspected heat exchanger with a camera; noted heavy rusting but no holes present. Reinstalled the high limit switch and adjusted the thermostat to a higher setting. System performed normally after adjustments. Inspected gas piping for leaks; confirmed no issues, and the system is heating properly. Attic Furnace: Noticed a gas leak from the gas valve, with minimal pressure reaching the first port. Conducted a combustion inspection after jumping for a call for heat; results were normal. Door was off during inspection, allowing gas to dissipate safely. Recommended replacing the gas valve for the safety of the unit. Confirmed the system is heating at this time.

Boiler Making Loud Noise, Water Not Hot: arrived, boiler making noise. after inspecting notes and noticing there are no radiators, the issue is with the water heater. called office. office scheduling a plumber to come out to evaluate the knocking noise when water is running and hot water

Slow Leak Under Kitchen Sink: arrived on site for a customer with a slow leaking p trap customer showed me area of concern and I replaced the p trap Around last year ran water in kitchen sink and after a few mins notice wrap dripping a but from the top trap nut and tired tighten by hand and still drilled told customer I'll take apart and tape and dope the trap as well but also brought to the customer attention that the kitchen drain does drain above the disposal drain and if customer will continue to have issues I recommend having our comfort adviser come out and give a quote to bring drain line down a bit. removed trap and let it drained in a bucket then taped p trap and doped and tighten again and let water run for 10mins and was switching between hot and cold and as of ticket completion no leaks were found cleaned up work area and all work related materials thank you for choosing Vito. note:30 day warranty on trap if issue happens again I recommend having our comfort adviser com

HVAC Parts Install Draft Inducer Motor: replaced inducer kit 340793-762 , checked operation system is working heating fine

Upon arrival customer concerns system is not heating. Checked Tstat and found heat is set to on and the temperature set is above room temperature. Went to furnace and observed furnace is starting up but flames are going out after ignition. Found flame sensor is dirty and needs to be cleaned. Cleaned flame sensor and recycled system. System has made a complete cycle. Check some components and found blower is dirty and should be cleaned. Also inducer motor is amping over max indicating higher chance of failure. System is a 10yr 90% Furnace/AC made by Goodman. Recommended replacing system because of age and condition.
