A routine maintenance check was performed on the heat pump system. The existing air filter was found to be in need of replacement and was exchanged with a new one. A thorough inspection of all electrical and mechanical components was completed. Blower motor were tested and confirmed to be operating effectively. The resistance coil was also inspected and found to be functioning normally. The system is operating as designed. Recommendation: For enhanced indoor air quality, the installation of an ozone-free air scrubber is recommended.
Summary of Findings: A thorough inspection was completed on the heat pump system. All components, including the resistance coil and the contactor, were observed to be operating within normal specifications at the time of service. The refrigerant charge and system pressures were also confirmed to be within the manufacturer's recommended range. The air filter was found to be clogged and was replaced as part of the maintenance service. Recommendations: Replace capacitor: To ensure proper system function and prevent premature motor failure, the dual-run capacitor should be replaced. The current component is operating outside of its tolerance range. Clean blower wheel: Cleaning the blower wheel will restore proper airflow, reduce stress on the blower motor, and improve system efficiency. Clean condenser coil: Cleaning the outdoor condenser coil will improve heat transfer efficiency, enhance the system's performance, and reduce energy consumption.
Upon arrival, I inspected the thermostat and found a notification indicating that the CR2032 coin cell battery needs to be replaced (as shown in the photo). I then proceeded to check the heat pump system. The indoor unit was operating properly, with a measured temperature of 132°F, confirming effective heating performance. Outside and I inspected the contactor, capacitor, and defrost board, and all components are in good working condition. The auxiliary heat was tested and is functioning properly. At this time, the system is running efficiently and providing proper heat output.

Inspected Goodman air handler and verified system operation. • Blower motor is functional with an amp draw reading of 1.2 amps, which is within the normal operating range. • Blower wheel is clean, properly balanced, and providing consistent airflow throughout the system. • Blower run capacitor is rated 40/5 MFD and tested at 39 MFD, which is within acceptable tolerance and performing as expected. • Contactor is properly engaging with correct voltage readings of 24V control voltage and 240V line voltage, confirming solid electrical performance and safe contact operation. • Control board and voltage transformer are in good condition with no signs of corrosion or arcing. • Low-voltage wiring connections are tight and show no wear or heat damage. • Evaporator coil is clean with no visible corrosion or refrigerant leaks. • Refrigerant pressures are reading within manufacturer specifications, indicating the system is properly charged and cooling efficiently under current load
• System is a 2022 Carrier heat pump, overall in good condition and operating as designed. • Thermostat is current and capable of utilizing all system features. • Duct system shows minor leakage that may slightly impact efficiency. • Filtration system is standard 1” filter; recommend upgrading to a higher-efficiency filter or air cleaner for improved air quality. • No visible mold observed at this time. • Evaporator coil shows no visible corrosion or active leaks. • Drain line is functional but should be flushed twice per year to prevent clogs and water damage. • Low voltage controls are functional with no visible corrosion. • Blower motor is functional with no signs of oil leakage or abnormal power usage. • Blower wheel is functional but beginning to collect dust buildup; cleaning recommended to maintain efficiency. • Blower run capacitor readings are within manufacturer specifications. • Water safety system is code compliant. • Control circuit board and volta

Looked at water heater
Clean blower: During our service call, we identified two issues - a dirty blower wheel and a faulty ECM blower motor. The ECM motor is not operating correctly despite running. At the customer request, we only cleaned the blower wheel. Please be advised that the motor's underlying issue may cause the original problem to reoccur. We cannot be held responsible for the motor's performance moving forward. for that.
Arrived onsite, numerous smaller plumbing tasks were completed today - water heater to be done in a couple weeks. First, started in master bathroom and replaced toilet fill valve and flapper. Flushed toilet multiple times to check for leaks and proper operation. Next, replaced right hand side Delta lavatory faucet cartridge, seats, & springs. Leak was coming from hot side escutcheon plate. Needed to disconnect supply lines below and tighten basin nut from underneath to secure handle to deck. Ran faucet and checked for leaks. In powder room, faucet supply line was kinked so replaced it under sink. Checked for leaks after turning water back on. Replaced toilet flapper next. Turned water off to home. Drained water from pipes by opening multiple faucets. Removed existing toilet supply line and toilet angle stop supply valve. Replaced with 1/4 angle valve and needed to replace flexible supply line as well. Turned main water shut-off valve back on. Checked for leaks. Flushed powder room toil
MAINTENANCE: 2005 Carrier Infinity 80% Furnace During today’s inspection, I found the system operating but with areas that need attention to maintain efficiency and indoor air quality: • Temperature Rise: 58°F, within acceptable range for this furnace. • Evaporator Coil: No signs of leaks, corrosion, or damage at this time. • Air Filter: Replaced with client-provided filter. • Air Ducts: The ductwork is heavily polluted with dust and debris. A professional duct cleaning is recommended to improve airflow, increase efficiency, and enhance indoor air quality while reducing wear on the system. • Blower Wheel & Motor: Motor is drawing 3.3 amps (max rated 3.8). The blower wheel has buildup and should be professionally cleaned. SCOPE OF WORK: 1. Remove the old sump pump. 2. Supply and install one submersible Zoeller M-53 sump pump. 3. Supply and install one 1 1/2" check valve. 4. Haul away all job-related debris. NOTES: • All work to be performed during normal working hours (M-F) 7AM to 5PM excluding holidays • Requests for additional work or items requested will result in an authorized change order and additional costs. • This proposal is valid for ten (10) days from the date of this proposal. EXLUSIONS • No warranty on any existing equipment, piping or wiring not changed or updated by Vito Services. WARRANTY • One (1) year warranty on parts and labor.
Arrived onsite, turned water off to home. Opened multiple faucets to drain water from pipes. Cut out approximately 5' of hot & cold copper water lines in basement supplying water to kitchen. Re-piped each with PEX tubing and connected to existing copper with press fittings. Turned water back on at main water shut-off valve and checked for leaks. Next, removed shower head that I had installed on 9/5. Customer did not like it because of poor pressure. Installed new shower head and made sure the pressure was sufficient. Cleaned up and removed all job related debris.
Upon arrival, the customer reported that the system was displaying an error code. The system was reset and power was cycled, but no issues were found during testing. A final cycle of the system was performed, and it is currently operating normally. The customer was advised to monitor the system moving forward and report any further issues if they arise.

Problem with HVAC that is leaking into neighbors units: Customer reported water leaking from the AC unit. The condensate drain line was found completely clogged with algae and debris. Flushed drain line and confirmed proper drainage. The systems is really old and I recommend option a,b,c to the customer. #Option A was the clean the drain line. #Option B recommend repairs of the system 30 days warranty #Option C recommend a replacement of a full system due to age and performance age 2004
Arrived onsite, performed plumbing maintenance check. Found one failure. Garbage disposal under kitchen sink showing signs of wear. Customer also explained there is an intermittent leak coming from the disposal arm area causing damage to bottom of cabinet. Quoted price for disposal replacement and offered to replace 3rd floor hallway bathroom toilet flapper free of charge. Customer declined estimate for now.
Performed Summer HVAC Maintenance on indoor AC and outdoor furnace
Customer reported water dripping from the system. Upon inspection, the source of the leak was identified as the overflow port. The customer was informed of the findings, and it was recommended to close the overflow port to resolve the issue. The customer agreed to the recommendation and also chose to sign up for the VIP membership. The port was closed, and the customer was successfully enrolled in the membership program. At this time, the system is fully operational with no further issues observed.

1. Make all appropriate notifications and shut down water to serial number 75803 located in the data center. 2. Perform a rebuild on the assembly replacing all worn or broken working parts using all new genuine Watts parts. 3. Clean and lubricate inside of assembly. 4. Put assembly back together and restore water. 5. Retest assembly and report passing marks to Fairfax Water. Performed a total rebuild on serial number 75803 and it now passes the test. I valved the assembly off since it was off when I got here. While it did pass the test it is possible a thorough cleaning could be it this assembly. A cleaning like I mentioned would require removal from the ceiling by un fastening the unions which keep it in place and bringing it down to floor level where I could gain better access to the inside of it. This action would take time which was not included on this quote, that being said, the assembly now passes the certification test.
During the maintenance of the 2015 heat pump system, it was observed that the system blower was clean; however, the evaporator coil was found to be dirty and in need of cleaning. A full inspection of the electrical components revealed no issues at this time. The condenser coils were also inspected and determined to be dirty and in need of cleaning. After completing the maintenance inspection, no operational issues were identified aside from the dirty coils. The customer was informed of the findings and agreed to proceed with the recommended cleaning. Both the evaporator and condenser coils were thoroughly cleaned. After the cleaning was completed, the system was cycled and confirmed to be operating properly. The system is currently in good working condition.
