09/13/2024 arrived on site for a customer who wants a gas pressure test customer showed me area of concern and explained the situation to me she just replaced her heater 2 years ago and after the first year her water heater stopped working they called rheem and sent a plumber out and replaced the burner assembly since it burned out and now they replaced it for a second time customer said the plumber that rheem said he recommends a gas pressure test to see if the heater is getting enough gas to it. customer has a 50 gallon gas before and they upgraded to a 75 gallon gas heater gave customer investment option to test gas pressure and customer agreed started by checking out side and see that the gas meter has a 5psi gas reading and a pressure regulator before the meter meaning it's getting 1.5 psi which is good. connected pressure gauge to the heater drain and have 60psi of water pressure then disconnected gas and installed test coupling for monometer turned gas slow on and saw that on th
09/13/2024 arrived onsite, removed Toto toilet tank cover in powder room bathroom. customer stated that fill valve was getting triggered causing water to spray into flush valve on occasion. I diagnosed the issue as the existing flapper was not making a proper seal on the flush valve mechanism which in turn causes the water to run. removed existing flapper and installed new 3" adjustable flapper and set to proper setting based off the toilet model. flushed toilet multiple times to check for proper operation. cleaned up and removed all job related debris.

09/10/2024 arrived onsite, customer's powder room toilet had a slow leak by the angle stop valve. determined angle stop valve was new and not the cause of leak. turned valve off and disconnected supply line from fill valve BC threads. noticed that the fill valve nut was loose while removing the supply line. tightened fill valve nut and reconnected flexible supply line. turned valve back on and flushed toilet multiple times to check for leaks. advised customer to monitor the area and see if leak continues. if it does, I informed customer that the Toto fill valve and the flexible supply line will need to be replaced. cleaned up work area.
09/06/2024 Today, I arrived on site for cooling maintenance and found the following issues: The filter is slightly dirty, but the owner will replace it with a reminder. The condensate pump safety end has been snipped off, which is a potential flood risk if the pump fails. I put the pump on operating mode only, not safety mode. There is no water alarm in the space. I recommend installing one in case the condensate pump fails. The condensate pump line is brown and hard. No condensate treatment has been done. I recommend using vinegar to preserve the drain line or replacing the pump and line for safety. I checked the AC unit outside and the pressures are okay. The outdoor unit is not badly dirty and the capacitor is okay. The contactor should be replaced due to burn marks, but the contactor ohms are good and there is no voltage drop across it. The units are 14 years old and at the end of their life. I recommend speaking with a comfort advisor to assess the need for a system replace
