09/19/2024 upon arrival of home I noticed that the toilet I repaired a few backs was still experiencing issues. the toilet had a sluggish flow and would run periodically. I then opened tank to fully inspect. I noticed that the toilet handle would sit on top of the fill valve causing it to run. I looked in the bowl and noticed heavy calcification around the jet opening . I cleared the jets and readjusted the toilet handle . toilet is flushing at its best at the moment . there are no further failures. customer also signed up for service plan.

09/13/2024 arrived on site for a customer who wants a gas pressure test customer showed me area of concern and explained the situation to me she just replaced her heater 2 years ago and after the first year her water heater stopped working they called rheem and sent a plumber out and replaced the burner assembly since it burned out and now they replaced it for a second time customer said the plumber that rheem said he recommends a gas pressure test to see if the heater is getting enough gas to it. customer has a 50 gallon gas before and they upgraded to a 75 gallon gas heater gave customer investment option to test gas pressure and customer agreed started by checking out side and see that the gas meter has a 5psi gas reading and a pressure regulator before the meter meaning it's getting 1.5 psi which is good. connected pressure gauge to the heater drain and have 60psi of water pressure then disconnected gas and installed test coupling for monometer turned gas slow on and saw that on th

09/13/2024 arrived onsite, removed Toto toilet tank cover in powder room bathroom. customer stated that fill valve was getting triggered causing water to spray into flush valve on occasion. I diagnosed the issue as the existing flapper was not making a proper seal on the flush valve mechanism which in turn causes the water to run. removed existing flapper and installed new 3" adjustable flapper and set to proper setting based off the toilet model. flushed toilet multiple times to check for proper operation. cleaned up and removed all job related debris.

09/06/2024 Today, I arrived on site for cooling maintenance and found the following issues: The filter is slightly dirty, but the owner will replace it with a reminder. The condensate pump safety end has been snipped off, which is a potential flood risk if the pump fails. I put the pump on operating mode only, not safety mode. There is no water alarm in the space. I recommend installing one in case the condensate pump fails. The condensate pump line is brown and hard. No condensate treatment has been done. I recommend using vinegar to preserve the drain line or replacing the pump and line for safety. I checked the AC unit outside and the pressures are okay. The outdoor unit is not badly dirty and the capacitor is okay. The contactor should be replaced due to burn marks, but the contactor ohms are good and there is no voltage drop across it. The units are 14 years old and at the end of their life. I recommend speaking with a comfort advisor to assess the need for a system replace

08/05/2024 AC MAINTENANCE ON ONE UNIT. I checked both 16251 filters and replaced with ones Costumer provided. I checked the indoor blower wheel motor housing compartment for any obstructions and found none. I checked motor amps and found within specs. I checked the evaporator coil and noticed some rust on the coil. I flushed the Condensate drain line that goes to a Condensate pump with 2 gallons of water and added condensate tablets. I also noticed a fungle outbreak cultivating within the unit contaminating it and circulating back into the air. I did show the client and make them aware of this concern. I checked all limits and safetys and all wiring and connections. I got a return air temperature of 71 and a supply air temperature of 49. I checked the outdoor condenser coil and found real dirty with dirt and debris. The clogged coil will make restrict the air flow for the compressor, and in the long run it will eventually damage the compressor itself. These outdoor units must be clean

NO Air Conditioning: Today, I arrived on site to address the customer's complaint of no AC. After inspecting the system, I found that the capacitor on the 5mfd terminal was bad. To resolve this issue, I replaced the faulty turbo capacitor with a new one. As a result, the system is now on and running smoothly. The pressures of the system are currently at a good level. However, during my inspection, I noticed that the fan motor is making a loud noise. Based on this observation, I recommend replacing the entire unit to ensure optimal performance and to eliminate any potential future issues. To summarize, here are the recommended repairs, replacements, and additional services: Repairs: Replaced the bad turbo capacitor on the 5mfd terminal. Replacements: Recommend unit replacement due to the loud noise from the fan motor. Additional Service: None mentioned in the notes. Please note that no future plans, after-work condition of the system, or parts order procedures were mentioned in t
